Demystifying Tenants

Then you’re in luck because today Allan will be discussing the different types of tenants, tenancy agreements, and the different ways you can have people staying in your property. He’ll also be touching on his experience with student flats versus professional HMOs, evicting tenants, and background checks.

- The first step in eviction proceedings is to serve the tenant with a formal notice, typically either a Section 21 Notice or a Section 8 Notice, depending on the circumstances. These notices specify the grounds for eviction and the date by which the tenant must vacate the property.
- If the tenant does not voluntarily leave by the specified date in the notice, the landlord can apply to the court for a Possession Order. This involves submitting the necessary paperwork and paying the required fees.
- A court hearing will be scheduled where both the landlord and the tenant present their case. The judge will consider the evidence and determine whether to grant a Possession Order.

Today on More Than Just Property, Allan will be talking you through how setting consistency in your diet, exercise, sleep schedule, diary management, and even what you wear is so important to driving you forward quickly in life which translates to your business.

- Decision fatigue is “the idea that after making many decisions, your ability to make more and more decisions over the course of a day becomes worse,” said Dr. MacLean, a psychiatrist. “The more decisions you have to make, the more fatigue you develop and the more difficult it can become.”
- Minimise distractions in life while you’re working on your business. Allan’s phone goes into do not disturb mode at 8am on a working day and only a few people will get through to him, the rest go to an answering service.
- Once you’ve been distracted from your work, it can take up to 35 minutes to get back into your working headspace. You can’t afford to lose that amount of time every time your phone dings.

Today on More Than Just Property, Allan is joined by best-selling author, Alexander Seery. Alex is a successful entrepreneur, and investor, he is the founder and CEO of Shifts to Success, a specialised business training company that supports the public sector in building successful businesses. At the age of 24, he built his first company with zero start-up capital to a six-figure business while working full time as an officer based in custody.

He’s here to share his story of going from a community centre kitchen, to working with Premier League footballers, to investing in property in the UAE. Joe explains why he chose to go into business overseas and tells you about the differences, pros, and cons of the industry in Dubai.

Working With Mentors

Last week on the show, Allan talked you through how to work with investors. This week he’ll be doing the same but on the topic of mentors. Find out what mentorship really means, how it can look different for different people, and what a mentor can do for you. Allan also shares his personal experience of working with mentors and how well this investment has paid off.

- Having the conveyancing process drag on can lead to having to re-apply for funding, luckily with Allan’s latest purchase the lender agreed to extend the offer, rather than making him apply for a new one with a higher interest rate.
- Working with investors allows Allan to buy multiple projects at the same time and also allows him to work on multiple projects at the same time. If you don’t have millions in the bank then this can be a tricky thing to do without investors.
- By using a mentorship scheme, Allan was able to network with investors and found it easier looking for funding that way rather than approaching lenders.
- It’s important to be able to work with investors when things go wrong, not just when they’re going well. For example there could be market changes, restrictions on trading, anything like that you need to know how to deal with it. It’s not about getting the money, it’s about understanding the person and their motivations.
- One of the most important things Allan does when he talks to investors is show them the project. He has a whole folder of photos of what they’re going to do, all the numbers they will need, timescales etc. People want to see what you’ll be doing with their money and know they’re investing in something that has a solid plan. It builds trust.

They can give you tools towards helping you deal with situations that you are in and you can start to build on that yourself, but you cannot expect somebody else to have written a book 10 years ago that you're going to read and suddenly it changes your life.
- Mortgage payments are going to go up significantly this year and towards the middle of this year, it's going to start having a knock on effect across everything. Council tax is going to go up because councils have no money left. Income tax is expected to go up, we're going to be squeezed at every single point we can be.
