Kindness counts. Empathy counts. Having a strategy counts - especially with social media in uncertain times.

Lately, I've sensed a lot of angst in real estate, with changes coming from NAR, fluctuating mortgage rates, and the fact that it's an election year. So, I thought it would be a perfect time to revisit how to make the most of social media in times like these and so I thought I’d share some of these insights here on our podcast!

Exceeding Expectations with Customer Service11 Sep 202000:08:59

I’m sure you’ve all had those amazing customer service experiences that leave you impressed and excited to tell the world about your experience. On the flip side, you've probably also had some not so stellar experiences where you are equally fired up, but frustrated and you're ready to tell the world also.

In this podcast I want to chat a little about that because we really believe as a company, that customer service is so important. It's one thing to get a new customer or to get a new client. It's a whole other thing to retain those customers and to keep them happy!

 

Lessons learned:

• Have clear communication and set clear expectations.

• Under promise and over deliver.

• Is there an opportunity to exceed expectations?

• Lean into your niche of really who you serve best and then refer out.

Are you struggling to manage kids and their chores? In this episode, we are going to be talking about kids and chores, a very relevant conversation during this time. I'm excited to dive into a few of the things that we do as a family when it comes to kids and chores, especially with everything going on in the world these days.

• We look at it as a team effort.

• Kids are never too young to start learning responsibility.

Do you tend to put yourself on the bottom of your to-do list? I think in our society it is often looked at as selfish to love ourselves or to put ourselves on the list, and that is so unfortunate.

In this podcast, I wanted to share my own perspective on how important it is to take care of yourself first, before you can take care of other people. I hope you enjoy this episode and hopefully it encourages you to put yourself at the top of your to-do list.

We talked about how to set goals around your values, about not saying yes to everyone and everything, and we also talked a lot about having less hustle and more heart in your business. What I've Learned: YouTube31 Jul 202000:18:31

Are you on YouTube? I've had my YouTube channel for a very long time, but it really wasn't until about three years ago that I actually started to take it seriously. The way I used to treat YouTube is it used to just be the place where I would put a bunch of videos and then I would never do anything with them. It was like the dusty library and there wasn't a whole lot happening. But three years ago my team and I decided to get more serious about YouTube and we launched our #GetSocialSmart Show.

So fast forward to today and we have a thriving weekly show. We have a video on YouTube that comes out every Wednesday where I share social media tips, tools and strategies. Having our show has changed our business in a big, big way. It has helped to grow our community. I can't tell you how many people hire me or want me to teach or reach out to me or decide to join our Academy because they found me first on YouTube.

So in this podcast, I’m sharing behind-the-scenes of our YouTube channel, how it has impacted our business in so many ways and tips for you if you are just getting started.

• Consistency is also key - it's ok to repeat content

In today’s episode I want to take you behind-the-scenes and talk a little bit about virtual open house mastery. In the past few months, I have taught thousands, probably close to tens of thousands of agents, how to do a virtual open house specifically through Facebook Live.

In this episode I’m sharing what I’m seeing work really well for agents, the systems and steps that we recommend, and tips and best practices to help you master your virtual open house skills.

Lessons learned:

• It’s a 3-part system (promote, show up, promote after)

• What are you going to do before to get people to show up and tune in to your Facebook Live? What are you going to do during to keep people engaged and to watch the replay as well. Finally, what are you going to do afterwards to follow up?

• Use other platforms (such as Instagram) and email to promote your Facebook Live ahead of time.

• It’s all about storytelling - don’t just tell the facts of the home, tell the story!

• Practice, practice, practice. Going live can be nerve-wracking, but the more often you do it, the easier it gets and the better you get!

Race, Real Estate and Social Media10 Jul 202000:50:05

In this podcast, we are continuing a very important conversation around race, racism, real estate, and social media. Now, if you've listened to this podcast, you know, we talk about all kinds of things on this podcast from a motherhood, to my business, to social media and everything else in between. But lately as our world has evolved and changed in 2020, one of the things that's really on the forefront of so many of our minds are issues around race and racism. And certainly it's not a new conversation, but I think for a lot of us and especially myself, as we've seen so much of the social injustice that has happened in our world, our eyes have been opened.

I know I can speak from my own experience that I have really had my eyes opened in a way that probably I've not had them open before in terms of what's going on in this country when it comes to race and taking a stand for black lives matter and saying things like that publicly. I have to say, it's been a little nerve wracking. It's been a little uncomfortable, but as a white person it's probably the least I could do, right?

I am working on becoming a better ally and a better friend and actively anti-racist and working on my own journey. As I shared in the last podcast episode, I'm going to be sharing more of my journey throughout different episodes on our podcast series here.

So this podcast is a very candid conversation between myself and fellow real estate and social media speakers, Marki Lemons Ryhal and Chelsea Peitz, about things like what to say right now, what to do right now, how to be a better ally, and what to post on social media during times of social injustice.

Unconscious Bias in Real Estate03 Jul 202000:51:19

In this podcast, I am excited to share with you a very special conversation that I had recently on Facebook Live. I had the pleasure of interviewing a dear friend of mine and an accomplished keynote speaker and author, Valerie Alexander. Valerie and I had a really important conversation about unconscious bias in real estate.

Currently, we are in the midst of a global pandemic and on top of that, we are in a state of social injustice. I know for myself, if I can be candid as a white woman, my eyes have been opened in a way they’ve never been opened before in terms of race and racism. I have been working on my own self to do a lot of work, to better educate myself and our family on how we can be better and how we can be actively anti-racist and how we can be a better ally.

I'm excited to share my journey here on the podcast. I’ll be sharing periodically from time to time my journey, because I think it's important to talk about it. This conversation is one of the first steps in that for me.

The reason why I reached out to Valerie is because Valerie is an amazing speaker. She gave an incredible TED talk a few years ago, all about unconscious bias. What's really interesting is the brain science behind unconscious bias. So I hope you are able to really listen and really, really give this interview the time and attention it deserves. I think it's a really, really important conversation.

How You Exit Means More Than How You Enter26 Jun 202000:13:24

How you exit a relationship, especially a professional relationship, is just as important (if not more) than how you enter it. Over the years we have experienced a number of endings, whether that’s with an employee, a client contract or project completion.

In this episode, I’m sharing my thoughts around ending professional relationships and how to do so gracefully and respectfully.

Lessons learned:

• Not returning emails or phone calls and essentially “ghosting someone” is completely unprofessional.

• At the end of a relationship it can feel sticky and awkward, and it is. But it’s a small world, so always go above and beyond when it comes to ending a professional relationship.

• If you’re leaving a job, offer to stay on a few extra days to help train your replacement, or create a detailed outline of duties to help make the transition as easy as possible.

• If you’re ending a client relationship, offer to connect them with someone who would be a better fit.

Your Logo Doesn't Have To Be On Everything12 Jun 202000:13:17

When it comes to marketing, I think a lot of times we get hung up on the fact that in order to brand ourselves we have to slap our logo on everything. I don't necessarily agree with that philosophy. I think branding and marketing is so much more than your logo!

To me, it's really the experience of what it feels like to work with your company, with your brand. In this podcast I share a few of my insights on building your brand online - without plastering your logo on everything!

Lessons learned:

• How you're crafting your messages is key - your content creates the experience for your audience.

• When thinking about your brand voice, it helps to think through who you are speaking to specifically.

• There’s a lot of power leaning into who you are...and who you are not.

• When you think about your content, whether it's videos, Facebook Live, podcast content, social media content, you want to write a book, whatever it might be, you want to think about who is that ideal person who's listening and who's watching.

Ending The School Year During A Pandemic05 Jun 202000:12:26

At the end of every school year, I always have a bit of mixed feelings. There's always the happiness that we are done and that it’s summertime. And, there's always a little bit of sadness in saying goodbye to teachers and the boys getting older and moving on. But I think this year, it’s especially bittersweet.

In this podcast I’m sharing a few of my thoughts about this bittersweet end of school time and how we’re transitioning into summer as a family.

Lessons learned:

• We’ve tried to look at things as “glass half full” and explain to our boys that it’s okay to be “happy sad.”

• We’ve tried our best to have open conversations and honest dialogue without scaring our boys.

• As we head into summer we’ll keep a bit of structure so it’s not just a free-for-all.

• Look at your life as content.

• Be a good finder. Be on the lookout for people doing good things and highlight other people, whether it's on a broad scale, or something small in your local area.

• Check your inbox and you'll get lots of inspiration for what to post on social media. If you're asked a question more than once, that's a great piece of content.

• Look beyond the covers for content. Look for a book on Amazon and then when you go to that book, look at the table of contents. (Tip from Pat Flynn)

How can you build trust with your marketing when everyone is pitching you someone - virtually everywhere? This is exactly what we covered in this podcast which is a special Facebook Live interview I did a few weeks ago with one of my all time favorite keynote speakers and authors, Ron Tite.

I first met Ron a few years back. I heard him speaking at an event and I was totally blown away - he’s one of the most talented keynote speakers I’ve met! So, when his book, “Think Do Say” came out last year I knew I had to get a copy of it and I have since read the book a few times!

If you are in marketing, if you are a real estate agent, if you ever thought about how to market your product or service or yourself or build a business in a really smart and thoughtful way, you will love this podcast interview!

How to Rock Your Virtual Open House15 May 202000:11:33

Now more than ever, real estate agents need to get creative and stay safe when it comes to open houses. In today’s episode I’m sharing a few tips and strategies on how to maximize a virtual open house using Facebook Live.

Please note – please stay safe and abide by all of your local and state rules! When in doubt – ask your broker!

Lessons learned:

• You can do a Facebook Live from your phone or computer. You don't need any fancy software, you don't need a special app.

• As you get a little bit more experienced with Facebook Live and doing virtual open houses, I recommend using a third party platform like Be.Live or Zoom

• Promote your virtual open house in advance on social media and email.

• If doing a Facebook Live from your phone, make sure notifications are turned off.

• Welcome people to your Facebook Live.

• Share 3-5 highlights of the home.

• End with a call to action such as, “If you'd like to see the full virtual tour, send me an email.”

• After your live broadcast - be sure to promote the replay!

As of the recording of this episode, here in the San Francisco Bay Area, we’ve been in a Shelter-in-Place situation for nearly 7 weeks. In the past few weeks, I've been asked a lot about how to navigate social media in these uncertain times. I've been doing a ton of training and zoom calls and webinars all about this topic. As much as social media brings us together in times like these, it's also really important to think about what to say, what to post, what's appropriate, and what's not appropriate.

In this podcast I will give you a few ideas, a few dos and don’ts, and some actionable tips as we all adjust to this new way of doing life and business.

Lessons learned:

• Be helpful

• It doesn’t need to be all about business

• Now is not the time for “marketing as usual”

• Reach out to your current and past clients and simply ask, “How are you?”, “Do you need anything?”, “Can I help you with anything?”, “Is there anything I can do for you?”

• Share your own story and struggles - the funny moments, what’s keeping your kids busy, etc.

• Share good news!

• Turn off automation

• Now is the time to create original content (and get on video!)

We are going through a pandemic right now. It is uncertain times, unprecedented times. I thought it would be appropriate to share on this podcast a few of my candid thoughts about how I'm getting through this personally, professionally and maybe lend a few insights.

Lessons learned:

• Try to give yourself grace, grace to your kids, grace to your spouse.

• Get outside, get some fresh air, even if it's just for a moment.

• Having a routine is important, especially for kids.

• Look for ways to be a helper.

• Make time for a little fun in your day!

• Enjoy the family time. Think of this time as a pause in your life and a gift to slow down and focus on what’s most important.

• Indulge in the little things.

As a lot of you know, I am a mom to two awesome boys and I am CEO and cofounder of our company.

I think a lot of times when it comes to being a mom or a parent or guardian, let's just be honest, it's overwhelming. What I've tried to do to make it a little bit more manageable and less stressful for me and our family is to try to have a CEO mindset.

• You can’t do it all.

• Try to stay as organized as possible and put it on the calendar.

As much as I love social media, I also know that it's equally important to have a solid email marketing strategy. There's something really powerful about owning your own email list. I feel the same way about content. You want to own your content, you want to integrate social media, but you also want to have a strong email list that you have built and cultivated.

I want to encourage you to start thinking about building your email list and this episode is going to give you some tips, a little bit of my lessons learned, why I think it's important and just a few strategies for you as you are thinking about building your list going forward.

Lessons learned:

• You have to start now. Start with where you are at.

• Just like any other marketing, email marketing is all about being intentional.

• Don’t spam. Don’t buy lists.

• Consider creating a lead magnet and a landing page to build your list.

I’m someone who wears many hats. I run a company, I'm an author, a speaker, a mom, a wife, a daughter, etc. and unfortunately, whether I like it or not, friends tend to fall to the bottom of my priority list. I'm actually embarrassed to say that out loud, but it's true.

Over the last year, I’ve really tried to be proactive and put friends higher on the priority list! In this episode I share more about my journey towards being a better friend (and thoughts on what true friendship really means!)

• If you want to have closer relationships with your friends, you’ve got to be proactive.

• It's pretty amazing, when you put yourself out there, what comes back to you full circle.

• You’ve got to make it a priority.

• Remember, people come into your life for a reason, a season or a lifetime.

Every time you hit post, every time you hit share, every time you hit like - you're leaving this digital footprint that is telling the story of who you are, what you believe in, and what's most important to you. For most of us, we hope that in our life we leave an amazing legacy for our family and friends that encompasses who we are and what we believe in, and the impact we had in our family and our communities. But we also are leaving a digital legacy. In this episode I want to encourage you to think about how you want to be remembered, especially digitally.

Lessons learned:

• Our kids, our grandkids, our great grandkids will potentially know more about us than any other generation and a big part of that is because of what we are posting online with our digital legacy.

• Think about what you are posting. When you post online, think to yourself, what if someone were to look back on this in 20 years?

• If you don't want to be on social media, you don't have to do it. But I would encourage you, especially if you have kids or grandkids, to get online and share a little bit, sharing who you are and sharing your stories can be really, really powerful - especially for your future generations.

• Things change as your kids are in different age groups

• Every kid is different

• It’s important to pay attention

• Trust your kids to make good decisions

• We have a responsibility to teach them how to be responsible digital citizens

How to Create Great Work10 Jan 202000:09:42

A few years back I saw a video that really inspired me. The video was by Ira Glass, an American public radio personality and host of This American Life.

The video is all about storytelling and doing creative work. One of the things he talks about in this video is the idea that we all want to do great work - it doesn't matter what industry we're in.

Maybe it's writing a book, maybe it's launching a podcast, maybe it’s putting out video content or improving our marketing, but most of us won’t produce great work out of the gate.

We all have to start somewhere and do the work - and at first the work might be bad. It might be really bad. But if you don't actually do the work, it's not going to happen and you're not going to have that success that you really want to. You've got to get through doing really bad work to get to the great stuff!

Lessons learned:

• Great work doesn’t happen overnight. We all have to start somewhere.

• You have to go through actually creating work to get better.

• We shouldn’t compare ourselves to other people.

• You can read the books, you can listen to the videos, you can go to events, you can get all fired up...but if you don't actually do the work, it's not going to happen.

Happy New Year! In this podcast I’m sharing a few thoughts around the new year - thoughts about our business, some reflections, some of our goals, and a sneak-peek at what you can expect from us in 2020.

Lessons learned:

• Family first. When planning your year, start with what is most important. For us, that looks like family vacations, birthdays, special occasions/family events and regular date nights.

• Serve more people. Professionally this year, we will continue to focus on growing and enhancing our #GetSocialSmart Academy. We’ll also focus on speaking - getting our message in front of more people.

• Social media in 2020. We’ll continue to focus on Facebook - Facebook Lives and Facebook Groups will continue to be important and Facebook Stories will also be a focus.

• Instagram. Instagram will be our other big focus in 2020 - Instagram Stories, Instagram Live, IGTV and the newsfeed all continue to grow by leaps and bounds.

• YouTube. We’ll continue to focus on growing our YouTube channel and publishing our weekly #GetSocialSmart videos.

• Other social channels. We’ll continue to focus on LinkedIn and keep an eye on TikTok.

Have you ever asked someone’s advice only to realize that maybe they weren’t the best person to ask? In this week’s podcast episode, I share a few tips and lessons learned on how to ask for feedback and who to ask for that feedback.

Whether you are thinking about making some changes personally or professionally in the year ahead – this podcast will give you a few ideas on who to ask (and who not to ask) for advice!

Lessons learned:

  • When we are searching for answers – we ask a lot of people. Be careful about asking too many people at one time. Not everyone is qualified to give you actionable advice.
  • Think about who you are asking – some peoples' motives aren’t always the purest. Ask yourself, "are they biased?"
  • Be as specific as possible with feedback that you are asking for!

Do you ever feel like you are carrying in your head all of these teeny tiny details of things that need to get done – for everyone in your family? Are you ever tired of feeling like you are the only one who is juggling your schedule - PLUS everyone else’s “to-do” list?!

I have felt this way and it’s something I struggle with – even though I have an amazing husband who carries so much of the load with me. I still feel overwhelmed by the "invisible load."

In this podcast episode I share my thoughts which were inspired by an article I read recently (link below). I struggle with this and would love to know if you do too. Take a listen and let me know!

Lessons learned:

  • I am learning not to be as much of a micromanager of everyone else in my family. Done is better than perfect!
  • I am learning to ask for help more and to let go of the things that aren’t really as important.
  • I am learning to give myself more grace – something I think a lot of moms can relate to!

When you take on the monumental task of updating a website – there is a lot to consider: how much to spend, who to hire, what (and what not) to include on your site, and so much more!

Brands and businesses changes – so what was relevant or important to your brand a few years ago may need to change – as we discovered.

This podcast is the story of how and why we updated our website this past year. I hope by sharing my journey from no website the first year we were in business – to where we are now will help you as you think about your brand and your business.

Lessons learned:

  • I know enough about websites to be dangerous – if you feel this way too, it pays to hire a pro!
  • Look at what you can afford and then stretch your budget a little bit more if possible
  • Evaluate your brand and remember – less is more
  • Do you have a website that converts to generate leads? Or, helps to increase views to email subscribers? One and/or both goals are import to consider!
  • Start small and you can always scale up
  • Done is better than perfect

Everyone keeps asking me how I really think about TikTok – so here we go! In this episode I dive into answering questions like:

“Should I be on it? Should I let my kids use it? Should Realtors be on it?” (and much more.)

My answer may surprise you but if you are a mom, a real estate pro or just curious in general what the heck TikTok is and if you should be on it – take a listen!

Lessons learned:

  • Trust your kids but always check out a new app before letting them download something new. For us, we believe in trusting our kids but also being aware of what may or may not be appropriate for them to watch. It’s a personal decision and you have to do what is right for your family!
  • Just because something is “new and shiny” – doesn’t mean it is right for you and your business. Is your potential customer on the platform? Who are you trying to attract?
  • We can learn a lot about video from TikTok – if anything, the app is super entertaining!

What I Am Most Grateful For29 Nov 201900:11:05

I truly believe in the power of having an attitude of gratitude. I think as we go about our lives personally and professionally, it's easy to get frustrated with things. It's easy to look at our social media feeds and get annoyed or jealous. But what I have found that really helps in those moments of frustration is being grateful for what you do have versus what you don't have. And so I feel very, very grateful and in no particular order this podcast episode is a little bit of a love letter to the things and the people I'm most grateful for.

What It’s REALLY Like to Work With Your Husband22 Nov 201900:11:20

In this episode I give you the real deal of what it’s like to work with my husband. As a lot of you may or may not know, my husband Paul, who I've been happily married to for 18 years, is also my partner in our business. Back in 2001, when we first started dating, we worked together.

One of the things I fell in love with about Paul early on was his work ethic. To this day, it is one of the things I love most about him. It's probably pretty safe to say, I think he loves that about me as well. We both have an incredible work ethic.

Paul is a getter done-er (yea, that's a word) - he will get the job done. If he says he's going to do something, he does it. If he makes a commitment, he's going to do it. Honestly, in this day and age, I think that’s pretty rare.

I want to be really honest and say it's not always easy. It's not always easy, but with trust, setting boundaries and sneaking in some fun - we have loved working together and feel incredibly blessed to do so!

Lessons learned:

• Stay in your own lanes. What are your individual zones of genius?

• Don’t micromanage - done is better than perfect.

• Have boundaries, especially work and personal.

• Sneak in a date night on a Friday afternoon or go out to lunch once a week.
