324 - Commercial Conversion with £1m equity and £138,000 pa cashflow

This month we invite Mark and Martin Pow of Property Pow Brothers who have just completed the Property Entrepreneur Program, and have just joined the Advanced program as well as the Mastermind group. They had the honour of being voted by their peers for The Deal of The Year and we will go behind the scenes on that deal.
Mark and Martin are both family men and based in the South West. They started investing about 15 years ago and now specialise in Commercial Conversions, Title Splits and large HMOs.
The office conversion was a large property, 965m2 and they agreed a purchase option subject to planning, which they obtained for 10 flats, 8 x 3 beds and 2 x 1 beds. Property investing is not without its challenges and we discuss how their Joint Venture and funding partners withdrew just before completion and how they managed to raise £400,000 in 24 hours as well as how they found their lease provider.

10 bed HMO in the South West
Purchase Price: £620,000 (asking price £1m)
Total including purchase, conversion and finance: £1,767,000
Gross Development Value (GDV): £2,800,000
Equity: £100,000
Cashflow: £138,842 pa
Return on Capital Employed: 73% on £190,000

315 - Garrett Peers - Systems, People, and the Long Game

In this episode, Shiv Haria sits down with Garrett Peers, founder of Building Futures and a property entrepreneur with a portfolio worth over £100 million across the UK and Ireland. We're excited to welcome Garrett back to the podcast as he celebrates completing his Financial Fortress.
Garrett shares the story of how his company helps cash-rich investors transform underperforming properties into thriving communities and reflects on the growth of his portfolio over the past five years. He explains the early challenges he faced in property entrepreneurship, from buying well and managing refurbishments, to securing funding and navigating the chaos of running a business without systems, processes, or professionalism.
Garrett describes how joining Property Entrepreneur transformed his approach, introducing systems such as dashboards, scorecards, and SLPs, and helping him put "the right people in the right seats." He highlights the lessons learned from hiring the wrong people, and how using predictive indexing and culture fit tools now ensures stronger recruitment and team management. With proper systems and processes in place, Garrett has been able to increase profitability, reduce workload, handle larger deals, and set his sights on building a billion-dollar company.
The conversation also explores Garrett's personal journey, moving from burnout and poor health to running marathons, losing weight, and achieving a greater sense of balance and self-worth. Craig Shields is a builder and a carpenter by trade and tells us his journey from working with clients to working on his own projects to build his Financial Fortress.
Craig, originally from London and now based in Kent, has two business partners, both of whom are also on Property Entrepreneur.
With Suzanne Elsey, a London based Interior Designer, they attended the 3 day Property Entrepreneur Blueprint event two years ago and knew on the second day that they had found their community.
Craig also works with his childhood friend Alex Boyle, and they have been reinvesting their equity to grow their portfolio whilst doing contract work for cashflow and profit.
Craig discusses how they acquired a commercial conversion, how they funded it using only £50,000 of their own funds and some of the issues of the conversion. Using one of the strategies taught on Property Entrepreneur, they secured a 5 year lease with minimal management and maximum profit.
They were then offered another site with planning for the conversion to 9 flats within the M25. Craig discusses how they obtained site, again using little of their own money, the numbers and the exit they will use.
