184: Summer Slowdown: Why Your Podcast Downloads Dip in July (And Why It's Totally Okay)03 Jul 202400:15:23

I want to share a little insider secret with you. If you’ve noticed a dip in your podcast downloads, I know it can feel like a real punch in the gut. Trust me, I've been there, and it's totally normal to happen during July, so don’t stress!

Here’s the thing: summertime is all about beach days, vacations, and soaking up the sun. People are lounging with a good book or spending quality time with family and friends, which means they might not be listening to podcasts as much.

This seasonal dip happens to a lot of podcasters. It’s just part of the natural ebb and flow. Instead of worrying, use this time to refresh and plan. Maybe brainstorm new content, batch record some episodes, or even take a little break yourself.

Remember, it’s not about the short-term numbers; it’s about the long-term connection you’re building with your audience. They’ll be back, earbuds in hand, ready to dive into your amazing content before you know it.

So, embrace the summer vibes, enjoy a little downtime, and know that you’re right on track.

EP 92: The Mastermind Meltdown28 Feb 202300:15:32

One of the biggest surprises I've experienced this year was the gift of a mastermind.  The surprise is that I've never leaned into them (the price tags repelled me) and never felt they were worth it.

Back in January I circled around to a podcast I used to listen to, The Powerhouse Women Podcast with host Lindsey Schwartz and heard her talk about the game changing effect of a good mastermind.   So I clicked the button and registered.

Did I have a clue what I was getting myself into?  Heck no.  Did I know in my gut I needed to be there?  You betcha.

So why was it a meltdown?  Because my brain was so full of information, and my heart so full of joy when all was said and done that I literally melted into a puddle in my bedroom closet.  I guess when you leave an experience rung dry you have to have some release of emotion.  Too bad mine actually started in the middle of a neighborhood casino night and ended in the puddle in the closet.  But that's real life!

Tune in to hear just what all I learned about experiences, myself, and others and to hear why I was such an emotional dish rag at the end of the past two weeks.

EP 91: Less Contenting, More Commenting To Grow Your Instagram14 Feb 202300:12:27

You may find this shocking, but I am NOT a lover of Instagram Reels.  While I'll spend hours scrolling through them...recording them is a chore.

The good news is that you can still grow your Instagram even without the almighty reels.  Now that Insta is placing a focus again on posting content the playing field has been leveled and engagement points can be on the rise.

Listen in and I'll share my secret weapon to turning comments into relationships on Instagram.

EP 89: The 5 Areas You'll See Major Improvement In By Tuning in to The B-Word Podcast08 Feb 202300:16:47

We're about to hit our 100th episode (so exciting!), have over a million downloads (that's the 2 comma club friends) and it's only the beginning of year 2.  So if you've been around for a hot second, or just tuning in THANK YOU.  From the bottom of my heart.

I laughingly call this little 'ole podcast the girlfriend's guide to business and so I wanted to peel back the curtain for ya and show you just where we're going in 2023, and how tuning in will continue to make an impact in your life and biz.

In reality, I've narrowed down the ways your business will find massive growth and improvement to 5 major areas:

  1. Branding/Marketing
  2. Strategies
  3. Simplified Systems and Processes
  4. Lifestyle
  5. Real Estate Advice

Tune in even if you think #5 doesn't apply to you.  Because here's the simple truth of the matter.  70% of all Realtors have other jobs, other careers, and are doing this as a side hustle.  So you never know when your current role will take a shift and you'll pick up and lockbox and think "Yep.  This may be for me too"

If you want the majority of your business to run by referral or sphere, then the overall customer experience had better become your number 1 priority.

EP 80: Starting A Business In Under $3,00008 Dec 202200:15:40

Starting a business can be scary both mentally, and on your wallet.  Most entrepreneurs have NO CLUE what it really costs to start up, and struggle to make and maintain a budget in the first 1-3 years.

I recommend getting a small business loan for $10,000 to give you wiggle room to experiment and not stress out, but if that gives you the hives (and that's ok!) then I'm breaking down the 7 biggest things you should spend money on.....and it comes in at right around $3,000.

Not bad my friend!
Here they are, and I'll give more in depth to them in the shownotes on the webpage so head there for more juicy goodness.

1. Forming an LLC, licensing fees and contracts
2.  Kajabi for Email and Marketing
3.  Canva for all kinds of graphic and branding fun
4.  GoDaddy for domain names
5.  Gorgeous Stock Photos and Videos-Social Square
6.  Project Management Platforms like Asana or Monday.com
7.  Must Use Technology like Tailwind

The one that's lastest the longest in my brain is what I'm sharing with you today.  The episode may be short and sweet, but the ramifications of the message are long lasting and meaningful.

EP 77: From Hot Mess Express To Millionaire Momma with Allie Casazza17 Nov 202200:38:50

Meet my newest bestie, Allie Casazza.  If you haven't heard of her before now all I can say is "You're WELCOME!"

Allie Casazza is on a mission to eradicate the "hot mess mom" stereotype by empowering other women. She has built a massive audience and a multimillion-dollar online business based on her proven, family-oriented approach to minimalism. She is also the host of The Purpose Show, a chart-topping podcast, and the creator of multiple online programs and courses that garner tens of thousands of registrations each time they run.

I could have stayed on the show with Allie for hours, and the two of us align on so many levels.  You know those women in your life who just send sparkles of joy into whatever is going on?  She's that woman.

Listen in ladies because Allie takes us through the moment in Target where her family was so financially strapped she had to choose between purchasing toothpaste or tampons, to her mindset on starting her business out of desperation.

Growing an empire with 4 babies, and how she personally struggled with the hustle mentality and what it did to her health.

Allie's story will empower you to get up off the floor (or heck, settle in with a mug of coffee and your fuzzy slippers) and shed the pieces of your business you don't like, lean into the parts that resonate with you and grow it to places you never dreamed of.
Now, take a moment and share this episode with your bestie.  She'll thank you for it and so will I!  Then drop into my DMs on Instagram @itsjoannebolt and tell me what advice Allie gave that made you jump up and down.  I'm excited to hear it because there are MULTIPLE parts here that I keep going back to myself!

Recession proofing your business is a critical mindset to get into, especially when the economy is slowing down.  I've said for years that a healthy and engaged list (or you may call it a database!) is the #1 thing you can do for yourself in order to create a sustainable business.

From the time I was running sorority recruitment and teaching the members how to keep and maintain a list of potential new members to call when they had available openings, to running a $56 million dollar Real Estate Team  it all came down to our list of  past and potential clients.

Show me your list, and I'll predict your revenue potential.  It's that simple.

So simple it's hard in fact.  I'll wager that 60% or more of my listening audience has a database, and never uses it for more than an address book.  Your customer relationship management (CRM) software sits so lonely at times that it grows mold.

Now is the time to jump back in, re-engage your list and modernize your email campaigns.  Doing so can-and will!-increase the know, like, and trust factor you have with your subscribers.

Before you jump in and hit send on that next newsletter (omg please don't send out a plain old newsletter.  That's so OLD my friends) you need to lean in and take a hard look at how to avoid the dreaded spam folder.

In today's episode, I dive into 6 of the easiest ways you can take action on RIGHT NOW to not get yourself blacklisted in email land.  This isn't an exhaustive list, but it'll get you off to the races quickly and efficiently.

1.  Delete your unsubscribers (holy cow yes I know this is scary.  The last student I told this to almost hyperventilated on me.  But I promise I don't give you any action items to do that I don't do myself!)
2.  Re-Engage subscribers who haven't opened or clicked an email from you in 6 months or more.  (ahem.  Assuming you've been sending out emails that is...)
3.  Avoid common trigger words
4.  Check your spelling and grammar for goodness sake
5.  Create more clickable emails (my favorite!)
6.  Give subscribers the easy button way out

And then join me at www.realbosswomen.com/listbuilding for an immersive online course on how to build your list bigger and bigger to create sustainability.  You get LIFETIME access to the course (including all updates!) and entrance into the Facebook group where I jump in on the regular to take a look at your work, answer questions, and crowd source with you to get your creative juices flowing.

EP 75: Gobble Up This Bite Of My Coaching Call To Learn The True Realtor's Sales Funnel10 Nov 202200:13:39

Today's coaching call I had with 2 of my student's was one that is so juicy, I had to slice off part of it to share with you.

We were discussing a Turkey Giveaway for Thanksgiving, and how to implement this strategy in a way that would build the agent's business.

The students thought I'd share with them a great social media post idea to generate traffic.  Instead I challenged them to dive deeper into the strategy and how it fits into the overall Sales Funnel of their busines.

Sales funnel?  What in the forking shirtballs is that?  Can't we simply toss a post onto Facebook and use it as lead generation?

It was a valid question to be asked, but the hard answer is "NO".  Not if you want to recession proof your business and build one that is sustainable.  Learning the sales funnel and how to create content to move potential clients through it is as fundamental as knowing how to write up a contract.
Only it's almost never taught.  That's why it's going to be my keynote at the annual Focus Conference next February for The Real Boss Women.

For now though, check out this bite of information.  I promise you it's juicy....and super relevant to you too.

EP 74: Mastering The Foundations of Referrals With Stacey Brown Randall08 Nov 202200:38:18

Stacey Brown Randall is the award winning author of the book Generating Business Referrals without Asking, host of the podcast Roadmap To Grow Your Own Business, and group coaching expert for business owners looking to create a sustainable flow of referrals.

In This Episode
Stacey and I are diving into the 18 strategies she uses to teach how to build a referrable business.  It all starts with looking at where the gaps are, and identifying 1 of the 3 Foundational Strategies you need to start with.

Foundational Strategies
Stacey encourages all entrepreneurs to take a deep dive into their existing and potential referral sources first.  Those are the low hanging fruit and the building blocks you need to crush before moving on and layering more pieces into your strategies.  She has proven scripts for these strategies to help her clients close the deals and curate higher rates of referrals.
The 3rd foundational strategy is building a Referable Client Experience.

Situational Strategies
Once you're cruising through the foundational strategies like a boss, Stacey teaches you to layer on Situational Strategies to enhance the overall process.  She calls this 'strategy stacking'  (a process where you focus on adding in ONE layer before the next in order to avoid overwhelm).

Next Level Strategies
The final step in your mastering the referral process is to layer on next level strategies.  These are things like referral relationship transfer (a FABULOUS technique for team owners to learn!).

Since we're discussing referrals, I'm going to ask a favor of YOU my friend.  Will you take 2 seconds and send this podcast episode to a friend?  By referring The B-Word to others, you'll help grow my business, and I in turn can help your friends grow theirs.
How fabulous is THAT?!!

EP 73: The Monsters Under The Bed Are Real03 Nov 202200:14:55

Trigger Warning!
This episode isn't like any other I've ever done.  I'm diving in and getting very real, and very vulnerable with you.

And I'm sharing some hard truths about my journey along the way.  If you get triggered by trauma, or have children in the car this is NOT the episode to listen to!

We all have traumas in our lives.  I call them big "T" traumas and little "T" traumas.  But they are what make us who we are and shape everything about us.

From how we react to situations, to how we deal with our colleagues and friends.  You carry your traumas with you at all times.

For me-a big "T" trauma occurred in my late 20's, when I was abducted from my Real Estate office by a potential buyer.  It's that 1 in a million horrible thing that can happen to an agent....and it did.

Spoiler alert.  No the abductor did not kill me.  (Seriously you'd be shocked at how many people automatically think the very worst and duh.  I'm the one telling the story so whew!  I survived!)

Today I'm opening up and sharing a portion of the story.  I'm keeping it short because most people need it in small doses.  But stick around until the end because the best truth of all is right there waiting for you to hear.

If you know someone who needs to hear this story, please share the episode.  I'd love to meet them and have them follow along on my journey!

EP 72: Lessons I Learned My First Year As A Podcaster01 Nov 202200:16:04

Can you believe it's been a year?  I remember sitting down in front of the podcast mic last year with no expectations of what I wanted out of the podcast other than a fun place to give a voice to my biz.

I never expected it to take on a life of it's own and become the main portion of my business.  But that's what it's done.  In fact the biggest suprise of my past year is that this podcast, The B-Word is the main pillar to my business!  That's part of the fun of being an entrepreneur though isn't it?  Learning and growing your biz and evolving it along the way.

Regardless of what industry you're in, I looked back over the last year and realized that the lessons I've learned are applicable to everyone.  Because really, running a podcast is a business in and of itself isn't it?  Today I'm spilling the beans on some of my biggest lessons, aha moments, and insider info you need to know if you every considered podcasting as part of your journey.

EP 71: 10 Things No One Told You About Being Your Own Boss27 Oct 202200:18:37

I came out of college with high expectations of what the working world would look like.  I'll admit it...I somewhat thought it would be all sparkly and filled with exciting work trips, amazing high heeled shoes and outfits to wear, and happy hours filled with co-workers and cosmopolitans.  Until my manager at the consulting firm sincerely got upset with me over taking a day off work to attend a funeral for someone who wasn't an immediate family member.

I remember thinking "you've got to be kidding me here.  I have personal days off but I'm not really expected to take them?

When I did finally quit that role, I remember being on the plane back to Atlanta from Denver Colorado (where my last consultant project was based) dreaming of being my own boss.  In my head the working world was now more like Carrie's world from the original "Sex in the City" HBO series.  Days filled with a few hours of work, even better shopping sprees because the clothes didn't need to be 'corporate professional' and my shoes no longer needed to be the closed toed grandma shoes that the corporate world required at the time.

I honestly went into Real Estate beacuse3 I had no clue what else to do, and knew that I did need to help pay the mortgage on the house that Jeff (my husband) and I had recently purchased.  So the transition into entrepreneur world wasn't a hard one for me.   I naturally have lots of drive and ambition.

I do admit though that there were a few things I wish I had known in advance about being your own boss.  Since there's no onboarding manual for going into business for yourself, I'll let you consider this the girlfriends guide to starting a business.  The real deal of it you could say.

In today's episode I'm giving you the 10 things no one told ME about being my own boss.  I want you to be prepared sunshine!  Tune in and then text me at 678-736-8055 with which one resonated the most with you

EP 70: Letting Go Of Failure Mentality Featuring Holiday Miller25 Oct 202200:35:44

Pivoting your career can feel like the scariest thing you can possibly do.  I think that part of that comes from our own limiting belief that our work, or our kids, or our volunteer activities define us.

The truth is, we as women go through seasons of life as we mature and those seasons sometimes bring with them a different set of passions and interests.

 Feeling Like A Quitter

Holiday, like many women didn't want to admit that as a Realtor she felt frazzled and like a failure as a mom.  It's hard to work in a role where you need to be showing homes on the weekend, and also at your children's sports activities at the same time.  These feelings really led to a spiral in her life because she knew she was miserable, but felt like the people around her would judge her if she quit Real Estate.

She was more afraid of what people would think, especially her own family, than of doing what felt right in her gut.

Holiday shifted her mindset to get out of failure mentality, and into the space where she could find her zone of genius and her joy.  It's made all the difference in the world to her and her family and today she shares how she got here and what you need to do in order to take the step out of what you're not happy in and land joyfully in a place you are passionate about.

EP 69: How Discovering Your DISC Profile Can Help You In Sales with Cynthia Matheny20 Oct 202200:27:55

For years I had no idea what the DISC profile really meant, and how it could help me in my career.  I poo-pooed the thought that these "personality test" could nail me to a T, and be accurate.  Then one day I had a member of my team tell me I was rude and blunt.

Let's be honest, I thought she was long-winded and a chatty Cathy.  But it did make me start to wonder if there was something to these personality tests, and if I could leverage knowing and understanding them in order to become a better (and more thoughtful!) leader to the people on my team.

You know what?  IT DID.  It absolutely changed how I viewed them, how I walked into a room and spoke to them, and the mindset I took when having the easy, and the not-so-easy conversations they needed in order to grow in their business.

Cynthia Matheny is a Realtor turned DISC profile teacher.  She helps people all over the country identify what their unique DISC graph is, how to understand it, and better yet....how to use it in their business to become overall better at their job.

Are you currently leading a team, diving into a sales role, or like I was and wondering why in the forking shirtballs you sometimes just don't connect with the people you feel you should?  If you answered yes to any of those questions then this is the episode for you.

EP 68: 10 Ways To Repurpose Your Content With Purpose18 Oct 202200:16:13

In the last episode of The B-Word, Episode 67, I talked about how to Plan Your Perfect Photoshoot For Your Brand.  Today I'm detailing out for you the 10 ways I purposefully repurpose the content I create, and how I use those photos for that.

Repurposing your content to get the most out of what you create is one of the most often asked question of our audience, and it's one I was on the struggle bus with myself until the last year, when I put a system in place that worked for me and my business.  The critical piece really is in determining where your original content comes from on a consistent basis, and then you can easily implement a system to carry it out into the world in various places.

We use tailwind to easily schedule out our content so that the daily calendar isn't overwhelmed, and we can batch it in less than 1 hour per episode.  Do you want that kind of freedom back in your schedule?  I know you do!  Listen in and take some good notes and then text me at 678-736-8055 and tell me which one of the 10 steps you haven't thought about before.

EP 67: Planning Your Perfect Brand Photoshoot14 Oct 202200:18:33

While as a society we've gotten quite used to taking selfies, I find that many entrepreneurs forget the importance of updating the brand photos they use.  And one of my pet peeves is to find a brand that hasn't changed a thing on their website in years.  ESPECIALLY when that's obvious to the naked eye!

EP 65: Scaling Your Business With A Podcast Featuring Lizzy Phillips29 Sep 202200:27:19

When I stop and consider all the various ways you can scale your business, I am constantly amazed at how many options there are.  Especially when you nail it down to one little fact of life: in order to scale, you must grow the size of your audience.

Today's episode features my good friend Lizzy Phillips, co-host of The Modern Real Estate Agents Podcast (which drops a new episode every Monday).  LIzzy and her husband Johnny are a husband/wife Realtor team in Flowery Branch, GA and hang their licenses with eXp Realty.

Lizzy and I take a candid look inside just why she and Johnny decided to start a Podcast.  She openly shares how they have a passion for helping new agents succeed and they wanted a way to grow that audience.

She and Johnny named their Ideal Client Avatar "Bob" and dialed into just what Bob would want.  The answer?  A mentor who was currently in production, doing exactly what they teach to do, and going through the ups and downs of the Real Estate Industry with them.  They knew that Bob would need help, guidance, and a place to ask the questions he (or she!) was afraid to ask in an office setting.

Now, The Phillips team has multiple agents under them, they are sucessfully also growing and mentoring a revenue share team at eXp Realty for passive income, AND they have a thriving podcast audience that often joins their Facebook community as that place to ask the questions.  I know I pop in there on the regular to offer guidance myself!

What does this engaged and growing audience also mean?  If you guessed referrals from across the country then you guessed correctly.  In short, their podcast is doing exactly what they wanted to achieve with this strategy, and doing it very well.

Lizzy ends the episode with giving 7 tips on how YOU can get started with your own podcast and things to consider along the way.

EP 64: Top 10 Mistakes Realtors Make On Social Media with Jenny Friday23 Sep 202200:25:43

Grab Your Bright Pink Felt Pen,  a notebook, and be ready to take notes on this episode because I GUARANTEE you're making at least ONE of these mistakes.

I loved recording this episode so much, and hearing from Jenny Friday about the Top 10 Things she sees Realtors do WRONG on their social media.  Jenny is a former Realtor turned Social Media Marketer for Realtors.  Her role in the Real Estate Ecosystem is to help you as the agent crank out good content, that is a value to your audience vs. the same old boring BS that every agent on the planet produces.

You have to stand out in your industry and that's what she loves helping you do.

In case you're wondering what her top 10 mistakes are:
[2:46] #1-You're Being Too Generic
[4:19] #2-Socials Should Be About Your Audience, NOT About You
[7:18] #3-You're Following Outdated Advice
[9:49] #4-Social Media Isn't A Flyer
[11:53] #5-Stop Trying To Do It All
[13:29] #6-You Can't Hack the Algorithm
[16:05] #7-Viral For You is Amazing
[17:23] #8-Purposeful Posting Is Best

EP 63: A Beginner's Guide To Being a Realtor Featuring Nakia Brooks20 Sep 202200:44:01

From police officer to Realtor, Nakia Brooks has had a long and distinguished career.  As a Realtor for the past 18 years, he's personally closed over 1200 homes (700 of them being short sales which is how he ramped up his business).  In the last 7 years he hasn't sold homes himself, instead investing in coaching and mentoring agents at the brokerage he opened in North Georgia.

In this episode, Nakia talks about being the upcoming President to NAMAR Board of Realtors, and how humbled he was to recently be awarded the Realtor of the Year award for the Georgia Association of Realtors.  He's literally 1 of 52,000 nominees and holds the honor proudly.  He shares several tips on how you as an agent should be using the board you're a member of (even if you're like me and often times forget to pay your dues!)

As a bonus to this interview, I had Nakia share his top lead generation system.  One that has worked for him for 16 years and the system that he shares with tons of agents to help them go from less than $1 in the bank, to being financially stable.

EP 62: Creating a Money 💸 Mindset With Kanani Briggs15 Sep 202200:27:19

Let's Make It RAIN boo!

Did anyone else just mentally picture scrooge mcduck sending out money bags everywhere?  I bet I just dated myself.

But let's be honest here.  We're not in business to NOT make money so there's no point in pretending otherwise.  I bet not one of you can argue that while you'd love to be a millionaire, you really just have a desire to make a certain level of income to create a financial cushion for your family.

How women look at money is interesting to me.  We tend to give it away faster than our male counterparts (in terms of lowering our commissions), and since a Realtor IS commission based there's often no set 'way' of knowing if you are actually in a healthy relationship with your bank account.

That's why I've brought in Kanani Briggs for this convo.  Because this girlfriend is a certified money mindset coach, one of the facilitators for the Chic Clique Masterminds that we host here at the Real Boss Women, AND an empowerer of women.

EP 61: Joanne's Top 10 Boundaries To Avoid Burnout 😊13 Sep 202200:23:08
Setting boundaries CAN  help you avoid burnout!

Did you know that a typical Real Estate career lasts les than 3 years?  I fully believe that's because of 2 things.

1.  Agents don't realize when they start this business that it IS in fact, a game of sales

2.  Agents don't set boundaries and burnout from the constant need to work

So let's talk about those boundaries, shall we?  I've been an agent for 20 years and during the course of those years I've set lots of boundaries myself.  Some of them I'm tempted to break often, and some of them will make you have an anxiety attack trying to imagine implementing.  But for me-they really work.

So settle back with a good glass of Prosecco and listen in.  I bet you'll end up finding a few of them that YOU can set for yourself!

EP 59: It's Not A Little, It's A Latte06 Sep 202200:08:07

Labor Day is over…which means Fall is around the corner, and that means I’m all about the return of Starbucks pumpkin spiced lattes!!! ♨️☕

Did you just envision all that yumminess with a little dab of whipped cream too? If so, you're MY KINDA GAL and If you text me the word “pumpkin” to 678-736-8055  -- > becauuuse I am known for running little contests and chats with my texting community, there's no better time than Pumpkin Spiced Latte time to do one in honor of it's return.

I'm drawing the names of 4 people in the first 100 who text me and sending them a Starbucks gift card!  You’ll also get ongoing fun business tips and early access to other contents and more.

It really is the little things in life but I digress…

In the show today I’m  wrapping up my  series on ‘Nailing Your Niche’ with a convo about the brilliance of Starbucks marketing,  messaging and promotions and how that applies to YOU. (Don't miss all the juicy info I shared in this series here in Ep. 56 & 57 & 58 )

Starbucks has it allll dialed in; who their market is, when and where to launch limited products yearly, how to build excitement and loyalty and so much more.

So, listen-up Ladies → Real Estate is no different!!!

Get creative, plan ahead, create an experience for people in your niche throughout the year.

Here’s the ‘Real Estate Latte’ recipe:

Your ICA (ideal client avatar) + Niche you serve (i.e. Divorce, First-time buyers, Luxury etc.) +
creating promotions and events around the things/topics that your niche peeps love, care about and enjoy the most.

For example, say your niche is teachers, maybe you organize a local fundraising event in May or June to collect school supplies for the next school year…just one possibility of many.

PLUS, on the topic of Lattes → I’m also sharing my personal secret sauce on today’s that helped me build a $56 million Real Estate business. It’s the 3 C’s and you’re going to have to listen to today’s episode to find out what they are, how they work and why they work to build relationships and expand your brand.

Finally, you don’t want to miss me playing a little snippet from an IG Reel I’m OBSESSED with about the arrival of Pumpkin Spice lattes by the The Holderness Family, OMG so good!

Enjoy and let me know what you think in the reviews:

EP 58: Be The Thermostat, Not The Thermometer With Liz Brown01 Sep 202200:31:19

Remember back in Episode 56 when I brought up Divorce as a niche and you thought to yourself "Nobody actually does that!"  (don't deny it...you totally did!)  Well To conclude this niche series I brought in a special Realtor friend, Liz Brown to share how she works in the Divorce Niche.

Liz is an active member in the Real Boss Women community, and loves to give back and mentor others.  She's an award-winning and top-producing real estate expert specializing in personalized, boutique service across the Triangle.  As the owner and broker in charge, her ambition is to create and cultivate relationships and partnerships with clients that stand the test of time. Whether it is your real estate needs, a restaurant recommendation, or professional advice, Liz is here to assist you as a long-term resource.

I loved it when she said one of the main things to remember is that your clients are emotionally charged, and it's a situation where you have to be the thermostat, not the thermometer.  It's up to you to set the temp of the process, and keep it nice and cool.

Here's a sneak peak into the episode:
2:07 Meet Liz Brown

5:31 Liz shares advice on working in the Divorce Niche of Real Estate

9:19 Setting boundaries and why that's critical

11:12 Liz's checklist for listing Divorce Homes

14:04 Joanne remembers a client story concerning coming off title, but not the mortgage

16:42 How Liz ended up in this niche

18:34 Look at the lead generation aspect of the Divorce Niche, as well as other niches

28:30 Best advice Liz can Offer

EP 57: Lifestyles of the not so rich niche30 Aug 202200:15:33

I'm finishing up my series on selecting a niche for your Real Estate Career, and today it's all about the lifestyle niche.  We started back in EP 55 chatting about great niches for new agents, and then moved to EP 56 that's more for the trendy, experienced agent and now I'll hop into a niche that you boojee go-getters will adore.

I call it the lifestyle niche and define it in 2 ways:

  1. The lifestyle of what's around me
  2. The lifestyle of WHO do I want around me

In this episode I help you uncover the fun ways you can look at where you live and develop your niche around areas that not be available everywhere else in the country.

And then I'll show you some examples of the totally unexpected niche a few of my students curated for themselves just based off of what they are passionate about in everyday life.

Finally I'll end the episode by handing you the blueprint of questions I always ask when considering how to move forward in a niche strategy.  This is a small but mighty packed episode and I promise you'll want to jump back to episode 55 and start the entire series over again when you finish.  You may find that you listen to it with a totally different mindset this time around!

And if you've been hiding under a rock for a few weeks and haven't taken the quiz yet to start uncovering the right niche for you then honey.  It's time.

EP 56: Neutrality Isn't Just For Switzerland25 Aug 202200:21:20
I'm Continuing Our 'Niche Building' Conversation Today With A Niche I Built A $56 Million Dollar Business in.... The Divorce Niche!

If you've ever met me in person, you quickly realize that I'm not a high "I" on the DISC profile.  In fact, most of the time my high "D" enters the room well before I do.  Perhaps that's the reason I excelled in a niche that I'm not even a part of.  Happily married for almost 20 years here, but boy could my team and I work the Divorce field like true champs.

The key to this niche is remembering that neutrality isn't just for Switzerland.  It's for agents who work with divorcing clients.  That, and maintaining a cool and level head while things get crazy and clients get a little wack-a-doodle in their thinking.

This niche tends to lean toward the more experience agents, or like I was...the team agents.  So if you're a newer agent you may want to go back to episode 55 where I dive into the New Home Buyer and Mom Of Toddler niche.

If you want a shortcut to your niche then these are the next steps:

1-TEXT the word 'NicheQuiz' to 678-968-7740.

2-RIGHT NOW - hit the subscribe button on your podcast player so that when next week's episode drops you’ll have it loaded up and ready to go.  On Tuesday I’m diving into a few other niches I love in Real Estate and think you will too.

EP 55: Create the Niche, B**ch! 😉23 Aug 202200:14:04

It's time to Niche, B**ch!  (Noooow say that in a Brittney Spears voice and laugh out loud with me)

All joking aside, this week I'm kicking off a 6-part series on all things Real Estate Niches: What are they are, how to choose yours, what to do with them once you do and much more.  Today is Part1 focusing on first time homebuyers and mom's of toddlers niches.

If I'm being totes honest, this series is going to be super fun for me, even more than the referral series I just wrapped up in July (if you haven't already check those episodes out here)

Why? Well, one of my favorite things to do in business is to really solidify a brand so that when I market and work with it, I’m the expert (YOU will be the expert after this series).  If you’re a Realtor I can guarantee you’re asking yourself right now “why would I niche?  I want to work with ALL buyers and sellers!” Am I right?

So grab a glass of prosecco 🍾 with me and let’s dive into a series I’ve created just for you and it’s all about niches.  Today’s episode in particular I’m getting candid on 2 of the best ones for new agents and high “I” on the DISC profile = those First Time Homebuyers, and moms of young toddlers

And, TRUST me please; by niching down in Real Estate you become less of a Jacqueline of all trades, master of none, but instead, you'll make yourself a true SME (subject matter expert) in your chosen niche. PLUS, the more you work in a niche the better you become at honing all the various aspects of your business that you’ll need.  Your knowledge gets better, your social media becomes targeted, your referral systems are refined, and heck even your contract to close process becomes buttoned up.

If I'm speaking your language BUT you're still not sure what niche would best fit YOUR personality type as a Realtor -- well you're in luck. I created a niche type quiz specifically for Real Estate agents (aka YOU). It will discover your type, give recommendations  on  who to work with, AND it curates a list of podcast episodes you need to dive into to get in the right mindset to go forth and make your niche happen with ease and efficiency.

So, if you want a shortcut to your niche then these are the next steps:

1-TEXT the word 'NicheQuiz' to 678-968-7740.

2-RIGHT NOW - hit the subscribe button on your podcast player so that when Thursday’s episode drops you’ll have it loaded up and ready to go.  On Thursday I’m diving into a few other niches I love in Real Estate and think you will too.

3-Please consider leaving a review to help other women find my content
here. If you tag me on IG @realbosswomen with a screenshot of your review  then you'll be entered into a monthly contest for a $25 Amazon gift card.

Until part 2 of the series, cheers for now,

~Joanne

The Myth Of Overnight Success Debunked04 Aug 202200:10:49

Today we’re going to talk about the myth of the overnight success and debunk it big time.  I know you’ve been as guilty as me at looking at someone else and seeing what you believe are their overnight results.

Social media really makes this easy to do because you stumble upon someone doing what you're doing, or in the industry you’re in and suddenly you’re inundated with their current picture.  And let’s be honest here-most of the people you’re watching aren’t ones you have immediate access to where you can pour a nice glass of wine, curl up on the couch and start gabbing to pick their brain.

What happens next? Likely you tend to believe in that you’re not as good as they are because your journey isn’t taking off as quickly as it 'should' be.  You may even think you’ll never get to where they are because of perceived abilities, skill sets, or environments.(you all know what I mean here).

BUT, that's why I wanted to do a show on this topic - because I don't want you to let mindset get you - based on myths. I want to encourage you to not let yourself go down that path, but instead to pick yourself up and remember that everyone starts somewhere.

The myth that it happens overnight is truly that: a myth, and as one of my friends recently reminded me: Comparison is the thief of joy.  When you spend too much time and energy comparing yourself to someone else, you’ll never enjoy where you are in YOUR journey.

I’ll give you practical advice based on my own personal struggles - on how to overcome this myth-mindset trap...listen to the full episode where I will walk you through how you can move past this mindset trap.

Referrals Without Asking Featuring Stacey Brown Randall02 Aug 202200:37:29

As we conclude our series on A Modern Approach To Working By Referrals, I knew I had to bring in a ringer for you to connect with.  After all, my philosophy at the Real Boss Women is Real Life.  Real Fun.  Real Business and one of the things I value the most is connection over competition.

So of course, I had to grab a quick conversation with Stacey Brown Randall.  Stacey is the referral ninja, known for her podcast Roadmap To Grow Your Business, and the author of "Generating Business Referrals Without Asking"

Stacey is a keynote speaker at our upcoming Work, Play, Slay event in Nashville this September and if you're craving hearing her in a setting where you can raise your hand and ask questions.  This is it folks.

I loved this conversation with Stacey because we align so much in our thinking on how to handle referrals, and that what you've always been taught probably isn't what is going to work now.  And I won't lie-her philosophies are going to really leave you shaking your head and rethinking your entire database.

So if you're ready to start your database, or fine tune yours to perfection and need a little kick in the pants to do so, here's a little glimpse into the episode:

  • [4:33] Stacey's Keynote is all about referral strategies
  • [5:04]  Stacey brings the truth on why the way we work our database is wrong
  • [8:19] Being commission base brings the anxiety
  • [9:50] There are 2 things you need to be able to know from your database
  • [14:10] The gold star layer
  • [19:16] Stacey's strategy is based on science
  • [22:20] The reality of closing a cold lead vs. a warm referral
  • [26:38] Why People ACTUALLY refer
  • [29:16] The hardest thing to wrap your mind around

A Modern Approach To Working By Referrals Part 228 Jul 202200:15:31

This Is So Easy It's Hard....And I PROMISE You Can Implement It Immediately!

Remind me not to pop the cork on a bottle of champagne 🍾 the next time I create a series I'm so excited about.  I find myself looking around for someone to share it with and then remember that you're not sitting here with me.  You're in your own office, working steadily toward that amazing and updated referral approach we've been discussing since Episode 49.

Referrals are simply the piece of my business that make me want to laugh out loud with giddiness, bust out an old cheer from my cheerleading days, and make sure that everyone-and that includes you-has the ability to create them too. If for no other reason than this: you want a business that is sustainable through any market condition (and yes that included COVID-19 Lockdowns!), any change in technology, and that you can scale.  That's when you really turn the dial on working smarter and not harder my friend.

So if you're sitting on the edge of your chair waiting for me to give you the next piece of my secret sauce, tune in. Oh-and make sure you grab the freebie I'm including.  The Top 5 Tags For Your Referral Database.  I can promise that some of them you've never considered using and that you'll want to know what they are.

The cliff notes of this episode are:

Grab the freebie before it's too late!

Want to join me in Nashville this September and open up that database so that I can help you tag things correctly?  I know you do boo!  So grab a ticket NOW and make sure we have a spot reserved for you!

A Modern Approach To Working By Referrals Part 127 Jul 202200:19:42
Spoiler Alert: The way you've been taught to work referrals needs to change

This series by far has been one of my favorite to produce, because working by referrals is LITERALLY how I built my million dollar real estate business.  And back when I worked for Sigma Kappa, it's also how I taught each sorority chapter to fill their membership levels.  So when I think on it-referrals methods and thinking like a referral machine can be the true foundation of any business, any where.  You name the industry, and I'll tell you how to create that plan and make it work.

That's the problem though isn't it?  Many of you have relied on someone else helping you create your system.  And to be honest, most of those people are old, outdated in their thought processes, and only looking at what worked for them.  Not what the current state of the industry looks like and craves.  😲

The big question I know you're asking yourself is this: "Does modernizing my referral approach mean I have to scrap everything I've known and done and start over?"

Good news pumpkin!  It does NOT. 🎆🎆🎆 It does mean you need to take what you've been doing and tweak it though.

If the thought of tweaking your mindset and system to get modern on referrals brings you the same joy and giddy feeling it does me, then tune in to hear:

  • [2:37] What the Forking Shirtballs IS a referral exactly?
  • [3:37] I'll use my Avatar "Betty" To Give You An Example Of How A Referral Really Works
  • [5:10] You need to understand what your job actually is in the referral process
  • [7:29] Modern Technique #1: It's all about THEM and how to revamp your thought process
  • [12:23] Pro-Tip: You need to say Thank You via a quick video and the script I use for mine
  • [14:07] Technique #2: Create a Real Relationship so people get to know you on a personal level
  • [15:32] I give an example of how a big corporation moved from a cheesy tag line to a relationship based model
