If you want to make more and work less, you NEED to start building a team around you. It's not an option. By delegating all the tasks on your plate to others, you free up more time to do more business. Plus you put great people in the right seats where everyone knows their roles.

But it all starts with making the very first hire, and committing to the process of determining who to hire in the future. 

In this episode, Dustin Brohm discusses the importance of making your first hire as a real estate agent and building a team. He emphasizes that hiring a transaction coordinator should be the very first hire Real Estate Agents make, as a TC is a simple and affordable way to outsource all those countless administrative tasks. 

He also encourages agents to identify the tasks they spend their time on and categorize them to determine which roles they can hire for. By delegating non-income producing activities, agents can focus on the tasks that generate business and ultimately build a successful real estate business.

What percentage of your business comes from referrals? Are your referrals mostly agent to agent, or are they client to agent? Do they come from social media, or word of mouth? When establishing your credibility in the industry, you should ask yourself these questions. Getting referrals from past clients sounds tough on paper, but it's easier than you think (if you put the extra mile in). If you're not putting the extra mile in, take some notes.

On this week's episode of the Massive Agent Podcast, Realtor and founder of the RVA home team, Shannon Milligan, joins host Dustin Brohm to explain how 95% of the business she receives is from referrals. Shannon has prioritized using Facebook over other social media platforms to make it more interesting. Combining that with highly authentic posts, her sphere is genuinely interested in what she has to say. While it didn't come overnight, she stuck to her roots, thus creating a sense of comfort for her audience.

Should you cut costs during a recession? That's the million-dollar question quite literally. In short, the answer is yes. You should audit/cut costs during a recession only if they are the right ones. Consider this an opportunity to get your ducks in a row and become more thoughtful about your investments.

On this week's episode, Dustin Brohm throws Realtors a life preserver in hopes to save them from a mountain of headaches. Many agents that have entered the industry in the last ten years have yet to experience an actual recession, resulting in a lack of preparedness. The reality is you need to be ready to pull the plug on certain costs if you do not see a return.

Inflation is not showing any signs of slowing down soon. So, If you are frightened by this, change your perspective. Rather than "keeping your powder dry," recognize that there is less competition in a market like this. Do you ever say to yourself, I feel completely stuck? Stuck in a place where your goals, wants, and needs do not align with the day to day life you live? In the life of an agent, this overpowering sensation of being stuck occurs more often than not. Whether you feel trapped on a team, in a neighborhood/home, or even in your own mind, there is ALWAYS a way to get unstuck, and it starts with recognizing your comfort zone.

On this week's episode, Dustin Brohm sheds light on his own experience of feeling stuck in an environment that was detrimental to his productivity. It all came down to abundance, or lack thereof. In Dustin's case, it was his living environment that was holding him down. So, he listed his home on the market. Was it a pain in the ass? Yes, but so is staying in the same place forever.

It's impossible to operate at full capacity when your environment is holding you down.  We as humans tend to let minor inconveniences hold us back from making the changes necessary to better our lives. Changing a team or moving offices sounds like a hassle on paper, but that is where we have to challenge the mind to think bigger. Growth only happens outside of the comfort zone, and facing minuscule setbacks head on will allow for growth and abundance in years to come.

Leaving a team to become a solo agent is not an easy decision. There are many pros and cons to consider. Here are some questions you should ask yourself:

  1. Are you losing transactions because you’re stuck as a buyer or listing agent? 
  2. What do you want your business to look like in 5 years?
  3. Are you staying put because you’re comfortable and afraid of the unknown?
  4. How much have you paid in commission and fees over the last 2 years, and what value did you receive for those dollars?

On this episode of the Massive Agent Podcast, host Dustin Brohm talks with top producing real estate agent Jeff West. Jeff went from a barista to becoming a long time buyer’s agent, and now a top producing Icon Agent with eXp Realty. He tells us the story of how he fearfully decided to take the leap after missing out on several listings to his team leader.

Jeff advises us to make sure we’re receiving value for the dollars we are paying to our brokerage. His income nearly doubled when he made the switch. Maybe the final question we should ask ourselves is, “Are we more dedicated to our brokerage than we are to our income and to our individual growth?” Making the change isn’t hard when you’re really ready. At the end of the day, we’re still helping families and serving clients. Just build on what you already know, surround yourself with supportive people, and take action.

The struggle for consistency is real. Shiny object syndrome is everywhere and countless real estate agents fall prey to it every day looking for the holy grail. Experts say you must do the same thing long enough to be successful. In some cases that may be six months, nine months, or possibly one year to gauge if our strategy is actually working. 

On today's episode of the Massive Agent Podcast, host Dustin Brohm explains how we are shooting ourselves in the foot and completely killing any momentum by pivoting from our marketing strategies too early. Dustin reminds us that often we pivot for the wrong reasons. By doing so, we turn away from our current strategy before we have a chance to gather any success metrics. Admittedly in this day and age we have microwave mentalities, which means we've grown accustomed to having everything fast. Dustin even shares his own struggles with being a visionary and working toward discipline.

Finally Dustin discusses the switch cost. Pivoting means starting over and there are costs associated with abandoning current strategies to start something new. If what we’re doing isn’t working there are some key questions we should ask ourselves:

  • Is it our strategy or, just our implementation? 
  • Could we keep the strategy but adjust the content? 
  • Are we actually following up with the leads that are coming in? 
  • Have we gathered the opinions or feedback from others that we trust? 

If we are going to be successful we must focus on chasing one strategy at a time or we risk not being successful at any of them. It’s time for a gut check Massive Agents! Ask for constructive criticism, stop chasing sunshiny objects, and push ourselves into growth mode.

NFTs, TikTok, Zillow, cryptocurrency... there is so much noise competing for the hearts and minds of consumers. As agents we can either become frustrated haters and complain about the disruptors, or leave our opinions out of it and meet consumers where they are.

Just when we think we have our heads wrapped around the new NAR Rules from the NAR Settlement, the U.S. Government comes in and throws a monkey wrench into everything. Well, potentially. 

The U.S. DOJ recently said that they don't think that offers of buyers agent compensation should be offered... *checks notes*... ANYWHERE!
 
Excuse me? Uhh no. That's not part of the settlement. 

However... shouldn't real estate agents assume that if the DOJ wants some changes made, that at some point in the near future, we'll have rules and structure upended and rejiggered, yet again?

I do. 

However, in this episode we talk about what you should be doing right now to ensure that you'll thrive today, next month, or next year, regardless how they change the rules on us.
