In this episode, Nicholas talks about:

  • The importance of running financial scenarios (best, worst, and most likely) to ensure investment stability and avoid potential losses in real estate.
  • Benefits of using commercial financing but caution against over-leveraging and the risks of maintaining high loan-to-value ratios in a property portfolio.

Hidden Hazards: The Untold Struggles of Real Estate Investing with Benjamin Julius Ep. 15905 Sep 202400:52:21

Meet Benjamin Julius, Ben is the founder and CEO of Lionheart Development, a thriving land development company with $2500M in assets under management, where his practical and passionate approach to real estate is deeply rooted in his dedication to community, creativity, and strong industry relationships.

In this episode, Ben discusses about:

  • The importance of working on your business rather than getting too involved in daily operations, focusing on hiring a bookkeeper and admin to handle time-consuming tasks.
  • Real estate as a challenging field where unforeseen issues like changes in rules, financing difficulties, and market fluctuations can arise, making it essential to be adaptable and prepared for setbacks.
  • The value of practical experience in real estate, comparing it to learning a sport—success requires hands-on involvement and the ability to adapt strategies as you encounter challenges.
  • The importance of having multiple backup plans (B, C, and D) and managing expectations, particularly in real estate where cash flow is often overstated and risks are underestimated.
  • Specialization as recommended over juggling multiple strategies at once; focusing on one real estate strategy and mastering it before moving on to another can lead to better long-term success.

About Ben
Ben is the founder and CEO of Lionheart Development. His enthusiasm and dedication to real estate have grown the company from a small-scale rental and construction business to a successful land development company. In 2017 feeling lost in the professional world, Ben and his wife leveraged everything they had to dive into real estate. Fast forward to the current day and he now holds $2500M assets under management and is continuing to grow. He is the boots-on-the-ground guy and primary contact between planners, construction companies, and the municipalities during the site plan approval process and for all ground-up projects. Ben brings his creativity and philosophy of ensuring the best use of subject sites when he analyzes land and building purchase opportunities, during a due diligence phase, and when collaborating with appropriate stakeholders. Ben's approach to development is both practical and passionate, in which he deeply values his relationships with investors and fellow industry professionals.

  • How lenders should evaluate potential deals by assessing borrowers' exit strategies, debt servicing plans, and project financials.
  • Securing investments with first mortgages, second mortgages, or limited partnership agreements is recommended to protect lenders' interests while avoiding reliance on promissory notes.

About Kyle
Born and raised in Kitchener-Waterloo, I was introduced to the financial services industry in my early twenties, where I became an independent financial advisor. While working with clients with a more “traditional” financial planning approach I started to look for alternative investment strategies that would help myself and others reach retirement goals at a much younger age.

At the age of 23, I bought my first pre-construction condo, a year later a single-family rental, and the following year another single-family rental. Fast forward to 2018, I sold my book of business as a financial advisor to focus on my real estate investing business. It was at this time that I also grew my career and started as an independent mortgage agent Finishing in the top 1% Nationally for the past 3 years. I take a real estate investing approach to my mortgage business. My years of experience as a financial advisor have also helped me to develop a balanced approach to real estate investing.

In this episode, we talk about:

  • Milena’s journey from nursing to real estate on the Let's Get Real Estate podcast with Danielle Chason.

  • Importance of providing value and entertainment to quickly capture attention on social media.
  • Visualizing and understanding the target audience's needs to create resonant content highlights the necessity of continually learning new skills in business.

About Milena
I worked as an ICU nurse across the border in Detroit lived in Windsor, ON, and invested in real estate here using the money I made from my job. I was born and raised in Windsor and went to school here from kindergarten to university. I came from a family of immigrants and I'm the first in my family to own real estate in North America. My first investment property was a 6-unit building in Windsor that I house-hacked while working my first year as a nurse. I bought another property the following year (duplex conversion) and made enough cash flow to be able to sustain my living expenses. I quit nursing after working throughout the entire pandemic and decided to pursue my career as a realtor and real estate investor beginning of 2022. I grew quickly on social media and made 300k my first year as a realtor, started my own team (the WindSocial realty team) with 3 realtors under me (and growing), ran the largest real estate investor networking event in Windsor (Windsor REI Social), and am now looking for larger multifamily projects.

I have a lot of fun working with clients to start and build their real estate portfolio here in my hometown! We believe in working through the process with our clients step by step to set them up for success long term. Our first-hand selling and investing experience helps our clients execute and take advantage of the team we have to support them. This is the new cash flow and appreciation play if large multi-units are out of your range!
