Confession: I'm Overwhelmed, Here's What I'm Doing About It and Puppy Porn?

In this episode of "The B Word," I'm back, and boy, do I have a story for you! So, picture this: it's January, and I'm at this awesome retreat, feeling all pumped up for the new year. Then bam! I get a call from my husband, Jeff. Now, Jeff's the kind of guy who avoids doctors like the plague, but this time, he's in such excruciating pain that we end up rushing him to the ER. Turns out, it's kidney stones. 🩺 Yeah, those little devils.
Fast forward to April, and Jeff's still battling those stones. Meanwhile, my daughter Emily breaks her toe at a trampoline park, and not just any break—90 degrees straight down. So, yeah, that's the health drama in the Bolt household.
But wait, there's more! I've hired new people to help with the business, and let's just say, one of them dropped the ball big time. Cue the stress and overwhelm. I mean, trying to juggle family health crises and business woes? It's been a rollercoaster, to say the least.
But I'm not one to stay down for long. I've got my strategies for tackling overwhelm, like going back to reading for pleasure (Sarah J. Moss, anyone?), leaning on friends for support (shoutout to Christina!), and dialing back on social media scrolling (bye-bye, puppy videos 🐾🐾🐾 ).
Oh, and let's not forget the power of music. I'm talking Lauren Daigle and Zac Brown Band soothing my soul while I tackle chores around the house.
Chances are, if you're an entrepreneur, you're likely gong to face overwhelm yourself at some point. It coud be business related, family related, or like me...both. ummm...how you ask? Because when you comment or DM someone, their phone sends up a notification. Duh. Which means they see your profile pic & name in the notifications & then again when they check out the comment/DM.

It's the wild, wild west of real estate sales right now, but a good CMA still goes a long way toward creating confidence in your seller that you ARE the professional and know what you're doing. It can also assist you in wrangling them in when they want to outrageously price their home just because they think they can.
Here's a little tip: you need more than a valuation from Zillow or the top 3 comparables you found in your MLS. You need as much data as you can gather to state your case-especially if an appraisal is going to potentially be needed.
And even in this market, you can never guarantee that there won't be an appraisal contingency!

Gift Giving With Strategic Intent To Land A Real Estate Listing

If you don't have a strategy and intention for everything you do as a Realtor, you may as well just throw away your money.
Go ahead. Start now. Just toss it up into the air and I'll come catch it. That's about how effective doing ANYTHING without intent is.
So how does leaving a gift with a potential seller the day before the listing consultation result in nailing the listing? Because WHAT you leave should be thought out to evoke responses from your potential seller that when you listen to what they say, you pick up on where they land on the DISC profile.
Hear their words. Know how they tend to think and react, and then you can adjust your scripts to meet them verbally where they need you to.
A high "D" on the DISC needs to soften their tone when speaking with a high "I". A high "I" needs to cut to the point when dealing with a high "D".

Has anybody noticed lately that the socials are having a small identity crisis? There seems to be a focus on Tik Tok and Instagram to show you recommendations as much, if not more, than the people or accounts you already follow. They are paying attention to what your habits are, what times of day you play online, what you search, and who you’re creeping on.
So how do you become a recommendation that they give to your ideal potential client? Believe it or not, it's by being extraordinarily average and consistently showing up on video. You need your face and your voice to be heard.
Instagram, Facebook, TikTok, Linkedin. They are all moving toward the future of social media and showing their audience recommendations. Don't let this trend escape you and take advantage of it to the fullest.
Here’s the good news. At least in my opinion. Short form video is where it’s at ladies. Flat out, our attention spans as a culture is about as long as the gestation period for a fruit fly. This means you don’t have to create 30 minute videos on the benefits of buying a home, or what exactly a 30 year conventional loan is. You can create material that is short, informative, speaks to your ideal audience, and then move on to the next one.

5 Things To Capitalize On During The Market Shift So That Your Business Doesn't Derail

In today's episode, I'm coming in how with 5 perspectives you probably haven't considered in the market shift we are seeing. While everyone else is telling you the same 'ole same 'ole ways to shift your business, I want to challenge your mindset on a few things.
5 Things To Capitalize On During The Market Shift
01:42 1. Get back to the Fundamentals!
Create and maintain your email list. It doesn't matter which CRM you use, or if you simply use an email system like mailchimp or Convertkit. An email list is an essential foundation of your empire.
Create a solid marketing plan. Social media is by far my favorite way to market, and most of it is organic and free. 04:46 2. Solidify Relationships
Ok so this is an interesting one. I can promise you, there's an agent out there you've pissed off the last few months during the epic seller's market we were in. Now is the time to make amends, grab a cup of coffee and say "hey, let's be friends again". You need the community of your fellow Realtors and their support as you forge ahead in the days to come.
There's a good chance you've lost touch with some of your referral sources in the haze and craze of the last year. Now is a good time to reach back out and chat. However, stay away from scare tactics. We don't need to create a panic of buyers who all think the doom is coming with rising interest rates. It's our job to educate, not create unrealistic panic.
08:25 3. Be the Expert!
Here's a good tip for new agents. Go and see homes. Seriously-for the next 30 days go and preview 3 homes a day in the areas you wish to sell. Your knowledge of what's expected in an area, what's top of the line, and what's below par will expand. This will help you as new clients start asking questions. You won't have to go find the answer, because you'll already know it.
09:54 4. Expand your Influence
Reaching out and getting to now agents in other areas is critical if you want to build a sustainable referral piece of your business. Stop relying on Facebook groups to hand your name out and go BE the name others agents drop. Attend events like the Work, Play, Slay Event by Real Boss Women in Nashville, TN. Spend time daily communicating with agents across the country vis social media. Get out there and be seen!
11:42 5. The Mass Exodus is Coming. Are you Ready?
When times are good, people grab a license and sell. When times mean you actually have to work to obtain a client, tons of those agents will leave the business. Watch for the signs in your area and be prepared to pick up new business along the way.

How To Begin Investing In Real Estate For $27.40 a Day

Ok Ok hang on. You mean you AREN'T investing in Real Estate? 😮 You sell it, but don't utilize it as a way to generate a retirement income portfolio for yourself and your family?

Sweet friend, if I could make a wild guess, I'd say that you just groaned out loud and came up with a million reasons why you're not investing. In fact, you probably have a laundry load of reasons why not--You're broke, too young, too old, too many other bills to pay, don't want to be a landlord, lack the skills to renovate or decorate--this list goes on and on and on doesn't it?
And even though as a Real Estate Agent or Broker, you probably have worked with investors at some point in your career, you've never considered yourself to be one. You've never asked yourself the question "Well why in the forking shirtballs am I not doing this?"
I asked myself that question 14 years ago and decided to dig in and begin building a portfolio. Today, my husband and I have multiple properties in various locations, and they all provide solid passive income. But I know you have to start somewhere so I've got some easy peasy tips on just how you can get started. And pumpkin, it's all for $27.40 a day. That's legitimately less than what I spend at Target or Starbucks on any given occasion.

Spoiler Alert: The way you've been taught to work referrals needs to change
This series by far has been one of my favorite to produce, because working by referrals is LITERALLY how I built my million dollar real estate business. And back when I worked for Sigma Kappa, it's also how I taught each sorority chapter to fill their membership levels. So when I think on it-referrals methods and thinking like a referral machine can be the true foundation of any business, any where. You name the industry, and I'll tell you how to create that plan and make it work.
That's the problem though isn't it? Many of you have relied on someone else helping you create your system. And to be honest, most of those people are old, outdated in their thought processes, and only looking at what worked for them. Not what the current state of the industry looks like and craves. 😲
The big question I know you're asking yourself is this: "Does modernizing my referral approach mean I have to scrap everything I've known and done and start over?"
Good news pumpkin! It does NOT. 🎆🎆🎆 It does mean you need to take what you've been doing and tweak it though.

Today we’re going to talk about the myth of the overnight success and debunk it big time. I know you’ve been as guilty as me at looking at someone else and seeing what you believe are their overnight results.
Social media really makes this easy to do because you stumble upon someone doing what you're doing, or in the industry you’re in and suddenly you’re inundated with their current picture. And let’s be honest here-most of the people you’re watching aren’t ones you have immediate access to where you can pour a nice glass of wine, curl up on the couch and start gabbing to pick their brain.
What happens next? Likely you tend to believe in that you’re not as good as they are because your journey isn’t taking off as quickly as it 'should' be. You may even think you’ll never get to where they are because of perceived abilities, skill sets, or environments.(you all know what I mean here).
BUT, that's why I wanted to do a show on this topic - because I don't want you to let mindset get you - based on myths. I want to encourage you to not let yourself go down that path, but instead to pick yourself up and remember that everyone starts somewhere.
The myth that it happens overnight is truly that: a myth, and as one of my friends recently reminded me: Comparison is the thief of joy. When you spend too much time and energy comparing yourself to someone else, you’ll never enjoy where you are in YOUR journey.

It's time to Niche, B**ch! (Noooow say that in a Brittney Spears voice and laugh out loud with me)
All joking aside, this week I'm kicking off a 6-part series on all things Real Estate Niches: What are they are, how to choose yours, what to do with them once you do and much more. Today is Part1 focusing on first time homebuyers and mom's of toddlers niches.
If I'm being totes honest, this series is going to be super fun for me, even more than the referral series I just wrapped up in July (if you haven't already check those episodes out here)
Why? Well, one of my favorite things to do in business is to really solidify a brand so that when I market and work with it, I’m the expert (YOU will be the expert after this series). If you’re a Realtor I can guarantee you’re asking yourself right now “why would I niche? I want to work with ALL buyers and sellers!” Am I right?
So grab a glass of prosecco 🍾 with me and let’s dive into a series I’ve created just for you and it’s all about niches. Today’s episode in particular I’m getting candid on 2 of the best ones for new agents and high “I” on the DISC profile = those First Time Homebuyers, and moms of young toddlers
And, TRUST me please; by niching down in Real Estate you become less of a Jacqueline of all trades, master of none, but instead, you'll make yourself a true SME (subject matter expert) in your chosen niche. PLUS, the more you work in a niche the better you become at honing all the various aspects of your business that you’ll need. Your knowledge gets better, your social media becomes targeted, your referral systems are refined, and heck even your contract to close process becomes buttoned up.

I'm Continuing Our 'Niche Building' Conversation Today With A Niche I Built A $56 Million Dollar Business in.... The Divorce Niche!
If you've ever met me in person, you quickly realize that I'm not a high "I" on the DISC profile. In fact, most of the time my high "D" enters the room well before I do. Perhaps that's the reason I excelled in a niche that I'm not even a part of. Happily married for almost 20 years here, but boy could my team and I work the Divorce field like true champs.
The key to this niche is remembering that neutrality isn't just for Switzerland. It's for agents who work with divorcing clients. That, and maintaining a cool and level head while things get crazy and clients get a little wack-a-doodle in their thinking.
This niche tends to lean toward the more experience agents, or like I was...the team agents. So if you're a newer agent you may want to go back to episode 55 where I dive into the New Home Buyer and Mom Of Toddler niche.

We started back in EP 55 chatting about great niches for new agents, and then moved to EP 56 that's more for the trendy, experienced agent and now I'll hop into a niche that you boojee go-getters will adore.
I call it the lifestyle niche and define it in 2 ways:
The lifestyle of what's around me
The lifestyle of WHO do I want around me
In this episode I help you uncover the fun ways you can look at where you live and develop your niche around areas that not be available everywhere else in the country.

When I stop and consider all the various ways you can scale your business, I am constantly amazed at how many options there are. Especially when you nail it down to one little fact of life: in order to scale, you must grow the size of your audience.
Today's episode features my good friend Lizzy Phillips, co-host of The Modern Real Estate Agents Podcast (which drops a new episode every Monday). LIzzy and her husband Johnny are a husband/wife Realtor team in Flowery Branch, GA and hang their licenses with eXp Realty.
Lizzy and I take a candid look inside just why she and Johnny decided to start a Podcast. She openly shares how they have a passion for helping new agents succeed and they wanted a way to grow that audience.
She and Johnny named their Ideal Client Avatar "Bob" and dialed into just what Bob would want. The answer? A mentor who was currently in production, doing exactly what they teach to do, and going through the ups and downs of the Real Estate Industry with them. They knew that Bob would need help, guidance, and a place to ask the questions he (or she!) was afraid to ask in an office setting.
Now, The Phillips team has multiple agents under them, they are sucessfully also growing and mentoring a revenue share team at eXp Realty for passive income, AND they have a thriving podcast audience that often joins their Facebook community as that place to ask the questions. I know I pop in there on the regular to offer guidance myself!
What does this engaged and growing audience also mean? If you guessed referrals from across the country then you guessed correctly. In short, their podcast is doing exactly what they wanted to achieve with this strategy, and doing it very well.
Lizzy ends the episode with giving 7 tips on how YOU can get started with your own podcast and things to consider along the way.

So let's talk about those boundaries, shall we? I've been an agent for 20 years and during the course of those years I've set lots of boundaries myself. Some of them I'm tempted to break often, and some of them will make you have an anxiety attack trying to imagine implementing. But for me-they really work.

As a Realtor for the past 18 years, he's personally closed over 1200 homes (700 of them being short sales which is how he ramped up his business). For years I had no idea what the DISC profile really meant, and how it could help me in my career. I poo-pooed the thought that these "personality test" could nail me to a T, and be accurate. Then one day I had a member of my team tell me I was rude and blunt.
Let's be honest, I thought she was long-winded and a chatty Cathy. But it did make me start to wonder if there was something to these personality tests, and if I could leverage knowing and understanding them in order to become a better (and more thoughtful!) leader to the people on my team.

The truth is, we as women go through seasons of life as we mature and those seasons sometimes bring with them a different set of passions and interests.
Feeling Like A Quitter
Holiday, like many women didn't want to admit that as a Realtor she felt frazzled and like a failure as a mom. It's hard to work in a role where you need to be showing homes on the weekend, and also at your children's sports activities at the same time. These feelings really led to a spiral in her life because she knew she was miserable, but felt like the people around her would judge her if she quit Real Estate.
She was more afraid of what people would think, especially her own family, than of doing what felt right in her gut.
Holiday shifted her mindset to get out of failure mentality, and into the space where she could find her zone of genius and her joy. It's made all the difference in the world to her and her family and today she shares how she got here and what you need to do in order to take the step out of what you're not happy in and land joyfully in a place you are passionate about.

EP 71: 10 Things No One Told You About Being Your Own Boss

I came out of college with high expectations of what the working world would look like. I'll admit it...I somewhat thought it would be all sparkly and filled with exciting work trips, amazing high heeled shoes and outfits to wear, and happy hours filled with co-workers and cosmopolitans. Until my manager at the consulting firm sincerely got upset with me over taking a day off work to attend a funeral for someone who wasn't an immediate family member.
I remember thinking "you've got to be kidding me here. I have personal days off but I'm not really expected to take them?
When I did finally quit that role, I remember being on the plane back to Atlanta from Denver Colorado (where my last consultant project was based) dreaming of being my own boss. In my head the working world was now more like Carrie's world from the original "Sex in the City" HBO series. Days filled with a few hours of work, even better shopping sprees because the clothes didn't need to be 'corporate professional' and my shoes no longer needed to be the closed toed grandma shoes that the corporate world required at the time.
I honestly went into Real Estate beacuse3 I had no clue what else to do, and knew that I did need to help pay the mortgage on the house that Jeff (my husband) and I had recently purchased. So the transition into entrepreneur world wasn't a hard one for me. I naturally have lots of drive and ambition.
I do admit though that there were a few things I wish I had known in advance about being your own boss. Since there's no onboarding manual for going into business for yourself, I'll let you consider this the girlfriends guide to starting a business. The real deal of it you could say.

Can you believe it's been a year? I remember sitting down in front of the podcast mic last year with no expectations of what I wanted out of the podcast other than a fun place to give a voice to my biz.
I never expected it to take on a life of it's own and become the main portion of my business. But that's what it's done. In fact the biggest suprise of my past year is that this podcast, The B-Word is the main pillar to my business! That's part of the fun of being an entrepreneur though isn't it? Learning and growing your biz and evolving it along the way.
Regardless of what industry you're in, I looked back over the last year and realized that the lessons I've learned are applicable to everyone. Because really, running a podcast is a business in and of itself isn't it? Today I'm spilling the beans on some of my biggest lessons, aha moments, and insider info you need to know if you every considered podcasting as part of your journey.

Trigger Warning! This episode isn't like any other I've ever done. I'm diving in and getting very real, and very vulnerable with you.
And I'm sharing some hard truths about my journey along the way. If you get triggered by trauma, or have children in the car this is NOT the episode to listen to!
We all have traumas in our lives. I call them big "T" traumas and little "T" traumas. But they are what make us who we are and shape everything about us.
From how we react to situations, to how we deal with our colleagues and friends. You carry your traumas with you at all times.
For me-a big "T" trauma occurred in my late 20's, when I was abducted from my Real Estate office by a potential buyer. It's that 1 in a million horrible thing that can happen to an agent....and it did.
Spoiler alert. No the abductor did not kill me. (Seriously you'd be shocked at how many people automatically think the very worst and duh. I'm the one telling the story so whew! I survived!)
Today I'm opening up and sharing a portion of the story. I'm keeping it short because most people need it in small doses. But stick around until the end because the best truth of all is right there waiting for you to hear.

Foundational Strategies Stacey encourages all entrepreneurs to take a deep dive into their existing and potential referral sources first. Those are the low hanging fruit and the building blocks you need to crush before moving on and layering more pieces into your strategies. Situational Strategies Once you're cruising through the foundational strategies like a boss, Stacey teaches you to layer on Situational Strategies to enhance the overall process. She calls this 'strategy stacking' (a process where you focus on adding in ONE layer before the next in order to avoid overwhelm).
Next Level Strategies The final step in your mastering the referral process is to layer on next level strategies. These are things like referral relationship transfer (a FABULOUS technique for team owners to learn!).

Today's coaching call I had with 2 of my student's was one that is so juicy, I had to slice off part of it to share with you.
We were discussing a Turkey Giveaway for Thanksgiving, and how to implement this strategy in a way that would build the agent's business.
The students thought I'd share with them a great social media post idea to generate traffic. Instead I challenged them to dive deeper into the strategy and how it fits into the overall Sales Funnel of their busines.
Sales funnel? What in the forking shirtballs is that? Can't we simply toss a post onto Facebook and use it as lead generation?
It was a valid question to be asked, but the hard answer is "NO". Not if you want to recession proof your business and build one that is sustainable. Learning the sales funnel and how to create content to move potential clients through it is as fundamental as knowing how to write up a contract. Only it's almost never taught. That's why it's going to be my keynote at the annual Focus Conference next February for The Real Boss Women.

Recession proofing your business is a critical mindset to get into, especially when the economy is slowing down. I've said for years that a healthy and engaged list (or you may call it a database!) is the #1 thing you can do for yourself in order to create a sustainable business.
From the time I was running sorority recruitment and teaching the members how to keep and maintain a list of potential new members to call when they had available openings, to running a $56 million dollar Real Estate Team it all came down to our list of past and potential clients.
Show me your list, and I'll predict your revenue potential. It's that simple.
So simple it's hard in fact. I'll wager that 60% or more of my listening audience has a database, and never uses it for more than an address book. Your customer relationship management (CRM) software sits so lonely at times that it grows mold.
Now is the time to jump back in, re-engage your list and modernize your email campaigns. Doing so can-and will!-increase the know, like, and trust factor you have with your subscribers.
Before you jump in and hit send on that next newsletter (omg please don't send out a plain old newsletter. That's so OLD my friends) you need to lean in and take a hard look at how to avoid the dreaded spam folder.
In today's episode, I dive into 6 of the easiest ways you can take action on RIGHT NOW to not get yourself blacklisted in email land. This isn't an exhaustive list, but it'll get you off to the races quickly and efficiently.
1. Delete your unsubscribers (holy cow yes I know this is scary. The last student I told this to almost hyperventilated on me. But I promise I don't give you any action items to do that I don't do myself!) 2. Re-Engage subscribers who haven't opened or clicked an email from you in 6 months or more. (ahem. Assuming you've been sending out emails that is...) 3. Avoid common trigger words 4. Check your spelling and grammar for goodness sake 5. Create more clickable emails (my favorite!) 6. Give subscribers the easy button way out

One of the biggest surprises I've experienced this year was the gift of a mastermind. The surprise is that I've never leaned into them (the price tags repelled me) and never felt they were worth it.
Back in January I circled around to a podcast I used to listen to, The Powerhouse Women Podcast with host Lindsey Schwartz and heard her talk about the game changing effect of a good mastermind. So I clicked the button and registered.
