320. Brett Dickinson: How to Land, Market, and Sell a Masterpiece Property (round 2)01 May 202500:55:09

Brett Dickinson | How to Land, Market, and Sell a Masterpiece Property (Round 2)

The #1 Real Estate Agent in La Jolla
Brett has broken multiple sales records, including the two largest residential deals ever recorded in La Jolla’s history — one in the Shores and the other in the Country Club — as well as the highest sales ever on the waterfronts of Bird Rock and Point Loma.

In his first conversation — episode 210, How to Break Records in Your Business — Jere and Brett talked about how to break “formerly undefiable price records.”

In this episode, he’s sharing not just how he wins a masterpiece listing, but how he lands the opportunity, markets the property, and closes the transaction.

If you’ve ever wanted a raw look behind the curtain at how the biggest listings are won — against the fiercest competitors — this is the episode.

🎧 Listen in for insights on:
• How to compete and win luxury listings—against the fiercest competitors
• The role of time and timing in high-stakes negotiations
• Marketing is not just a checklist
• Why pricing is a marketing tool, not just valuation
• How Brett landed more articles for his listing than Marilyn Monroe's home
• The gatekeeper
• Identifying and qualifying buyers
• The mindset shift from commission-driven to client-driven service

🔑 Top Takeaways
• “Play a winning game.” Don't just show up—study the competition, set the table, and deliver better.
• Gatekeepers matter more than titles. They shape who gets in the room and what happens next.
• Don’t chase comps—create context. Brett convinces buyers by shaping the story, not citing price per foot.
• Defend your value. Discounting your commission tells the client you don’t believe in your worth.
• Strategic timing wins deals. The right message delivered at the right moment can be the deciding factor.
• Marketing isn’t optional—it’s the investment. Custom branding, PR strategy, and storytelling made Sandcastle iconic.
• Integrity creates long-term wins. A lost deal due to honesty led to future loyalty and new clients.
• You don’t have to be famous—just to the right people. Brett’s wife helped him understand the power of positioning.

🎙️ Sound Bites
“I got him a big bottle of ‘Shut the F*** Up’—because knowing when to stop talking is a power move.”
“It's not about playing the commission game. That’s the wrong game.”
“Set the table.”
“You never know what a buyer or seller is going to do—until they do.”
“You want to be very famous to a small group of people.”
“People don’t buy square footage.”
“Enjoy the journey”

188. Gregg Metcalf: Tapping Into Opportunities Through Commercial Brokers20 Sep 202000:49:35

Today I’m talking to Gregg Metcalf of JLL. Gregg is based in Atlanta and Not a broker who sells homes.  He is a commercial broker in representing companies leasing office space.

Gregg is on the show today to share with us, opportunities for residential agents through commercial agents.

A broker for over 20 years, Gregg started by representing landlords, first of residential multifamily, and soon after, landlords of office buildings.

This leads the opportunity he took in 2003 to take on the role of a  developer in commercial real estate of office and industrial space.

As a developer, he was also a landlord and didn’t just gain insight but experienced and knows exactly how landlords make decisions. This leads to the beginning of his great success today.  As the market turned in the Great Recession of 2009, his new path was clear.  In 2010, he began representing the tenants who lease the spaces from the landlords he so well understood. Gregg now represents corporations such as CohnReznick, a top accounting firm in the world, and other companies for whom he represents office leases across the country and the globe. Not to be left out, he leads and represented the relocation of Mercedes to Atlanta in 2015

185. Michael Valdes: Building Abundance29 Aug 202000:48:59

Today, I'm talking to Michael Valdes, the Executive Vice President of International Expansion at EXP Realty. Michael's main role at EXP is building on the current footprint of Canada, Australia, and the United Kingdom and growing exponentially into other international markets. Before EXP, Michael was a senior vice president of Global Servicing for Realogy Corporation, where he oversaw the international servicing platform for all Realogy brands, including Century 21, Coldwell Banker, ERA, Better Homes & Garden, Corcoran, Climb, and Sotheby’s International Realty in 113 countries. Michael was with Realogy in a variety of roles for 15 years. And before his career in real estate, he was the director of private banking at Deutsche bank for just under a decade. There, he oversaw a book of business of just under $1 billion. Needless to say, Michael knows abundance. What Michael also knows his humble beginnings. Before coming to the United States, Michael's father was a political prisoner of Cuba. Michael grew up in a family where they worked hard for everything they had most inspiring about Michael is that he is warm. He's loving he's giving, and he clearly knows just one mindset. The mindset of abundance.

184. Beth Dickerson: What Happens When You Show Up21 Aug 202000:53:16

Today, I'm talking to Beth Dickerson, owner and partner at Gibson Sotheby's International Realty. Beth is ranked a top agent in the country and in all of Sotheby's International Realty. She has listed and sold more than 2,500 properties. Totally more than $1 billion in sales. Among these sales. she has represented numerous notable clients. A few that can be named are Manny Ramirez, Mike Lowell, Doc Rivers, Tom Brady, David Price, Wes Welker, Herb Chambers, and Bill Simmons. Beth was the proprietor of her own real estate company for several years before she joined the residential division of R M Bradley in 1993, where she was the top producer for more than a decade. She founded her own boutique real estate firm in November of 2003 Dickerson Real Estate, before merging with Gibson Sotheby's International Realty in 2007. With all of these accomplishments and all that she has accomplished. What is most impressive to me about Beth is that after such amazing and unsurmountable success, she is still one of the most down to earth, unassuming and authentic people I have met and worked with. Today, she and I talk about not the tricks of the trade, not faking it until you make it, but just showing up and what happens when you do it?

183. Andrew Ernemann: Killing it with a Lethal Combination of Habit and Creativity15 Aug 202000:49:25

Today, I'm talking to Andrew Ernemann with Snowmass Sotheby's International Realty.
Formerly an internationally competitive ski racer, he is now what the Wikipedia entry references as retired to real estate. Since then, he's been named Realtor of the year and has been president of Aspen board of realtors. And not to mention the media where he is often quoted. And just to name a few, the Wall Street Journal, the New York Times, the Financial Times, thestreet.com
and the Denver Post. If this is retired, I'm not sure what not retired is like for this guy.
And that's not all, there's his Harvard Business School degree, his Stanford university Construction and Engineering and Management Degree, and most importantly, over 1 billion in real estate sales in his career.
And he's growing quickly. He has a virtual reality storefront in Aspen, and this year, the best year of his career in 2020, he has already sold over 400 million in real estate.
He has killed it internationally what as an internationally competitive skier and he is killing it in real estate. Today, we talk about killing it with lethal habits and creativity.

182. Kendra Connelly: Unthinkable Pain, Real Breakthroughs09 Aug 202001:03:18

Today I'm talking to Kendra Connolly with Sotheby’s International Realty Canada in Toronto.

She's back for a second interview. If you listened to Episode 181 last week with Kendra, she and I talked about her humble beginnings to bartender to top real estate agent at Saturday's International Realty, about removing your doubts and going for it.

After that interview, when we stopped recording, we caught up a little more about going for it, about her obstacles, her struggles being the very gift by which she found her way.  How that's the opportunity that gave her happiness today, and success.  She shared a lot more about her childhood about unthinkable childhood experiences and pain from abandonment as a toddler to her adopted father aiming a gun at her head and pulling the trigger. Not the self-imposed stuff that so many of us... or, at least, I can relate to.

She shared with me how she overcame so much adversity. I asked her if we could talk online and share for so many that have pain in their lives. So many of us that have challenges that we really want to break through and overcome. She agreed.

Today, here we are,  talking about overcoming unthinkable pain and making real breakthroughs.

180. Shawn Woof Interview: How to Align and Execute for Success25 Jul 202000:43:40

Today I’m talking to Shawn Woof of SIR Canada in Muskoka, a second home market and what he reminds me is to Toronto what the Hamptons is to New York.

10 years ago, Shawn was investing in real estate and decided to get his license because he didn’t see the value in having to pay an agent

Since then, he has discovered that there are great real estate agents, and great real estate agents don’t just offer great value, that they are essential. As a result of all of this, Shawn has become a top real estate agent in his market.

In a market that is dead for lack of a better word, dead, for at least 4 months out of the year.  Shawn saw this not as a problem, but as an opportunity. He had an idea.  He used that time to align and execute for success.    he continues to grow and cultivate that idea and his success today.  We talk about how he did it and how he does it.

  • 3:43 - How Shawn Woof got into real estate
  • 10:59 - Shawn’s Journey with Sotheby's International Realty Canada
