What do you do when your estimate, or bids come back way out of your budget?

Most would say reduce the size of your house. I say, try some of these things to see if you can get the cost to be more manageable without having to reduce the size of your house.

Even if your budget and your estimate are within working terms, these areas may help you come in under budget.

When selecting a home builder, it's essential to ask the right questions to ensure they can meet your needs and expectations.

We have selected what we consider the 10 biggest questions, added what red flags to look for and present them to you, so your contractor interview can go a bit more smooth, as you now know what to ask and what to look out for.

What do you do next?

This blog post focuses in on what to do after you have started the process.

Should you hire a designer/architect or a contractor first, should you buy stock plans, or hope your contractor has something that will work for you?

This is focused on helping you make the best decision for your life, your family and you project.

You can read the blog post here.

"What should I do first?" An answer to what steps you should consider first in your pursuit of a dream home.

In this episode we look at the term plot plan, or plat plan and discuss what it is, why you need and and we compare it to a contour plan.

It is a much needed document, required for almost any new home construction and even additions.

Learn what this term means now.

In this episode, we go over what a perc test is, why you need it and the possible outcomes of the test itself.

This is a required test in almost all areas where a septic system is required and it is good to understand what it actually is.

Based on my blog post, https://dennisfletcherdesignstudio.com/2023/11/25/a-quick-guide-to-buying-land-what-to-look-for-watch-out-for-and-research/ I felt this would be a great place to start the podcast.
