ATA 058 – Should I pay the landlord’s rent in advance for HMO rent to rent?

This weeks Ask The Angels question from Paul is around his confusion as to when he should pay the landlord rent for his rent to rent HMO property.

Here’s Paul's question...

“We have a R2R HMO, I was under the impression that we take the rent payment from the tenants at the end of the month and pay the landlord for that month at the end of the month.

The landlord we are working with was expecting the rent to be paid ahead of the month. I can’t quite get my head how to work this, as this means paying him out of our own pocket and getting reimbursed by the tenant, is this normal?”

There can be a lot of detail to get your head around when you’re starting in rent to rent.
And it pays to understand how it all works.

"I’ve been following you both for a while in regards to rent to rent and property management.

I just wanted to know whether you had a package or a system available online in regards to leases that you provide to landlords and also information on how we actually source these types of properties, obviously they’re going to be HMOs.

I know that you’ve mentioned the council, it’s just that when I’m actually approaching the landlords I don’t know if you’ve got a script or certain information or key things that need to be implemented.

I just wanted to know if you either provided one on one scenarios where, obviously I’ll have to pay for that service, where you just provide that type of information.

That would be great.

When you start a business you need money and you need mindset.
The less money you have, the more mindset you need.

When I say mindset, it’s shorthand for mental toughness and resilience.
It’s hard work to believe something you can’t see.
You have to believe in something you can’t see yet, which takes conscious commitment and resolve.

But for most people I don’t recommend setting up a rent to rent business when you’re on Universal Credit, and I'll tell you just why in this episode.
