This weeks Ask The Angels question from Paul is around his confusion as to when he should pay the landlord rent for his rent to rent HMO property.
Here’s Paul's question...
“We have a R2R HMO, I was under the impression that we take the rent payment from the tenants at the end of the month and pay the landlord for that month at the end of the month.
The landlord we are working with was expecting the rent to be paid ahead of the month. I can’t quite get my head how to work this, as this means paying him out of our own pocket and getting reimbursed by the tenant, is this normal?”

"I’ve been following you both for a while in regards to rent to rent and property management.
I just wanted to know whether you had a package or a system available online in regards to leases that you provide to landlords and also information on how we actually source these types of properties, obviously they’re going to be HMOs.
I know that you’ve mentioned the council, it’s just that when I’m actually approaching the landlords I don’t know if you’ve got a script or certain information or key things that need to be implemented.
I just wanted to know if you either provided one on one scenarios where, obviously I’ll have to pay for that service, where you just provide that type of information.
That would be great. So if you could get back to me and let me know, I’d really appreciate it."

When you start a business you need money and you need mindset. The less money you have, the more mindset you need.
When I say mindset, it’s shorthand for mental toughness and resilience. It’s hard work to believe something you can’t see. You have to believe in something you can’t see yet, which takes conscious commitment and resolve.
But for most people I don’t recommend setting up a rent to rent business when you’re on Universal Credit, and I'll tell you just why in this episode.

Here’s Mike's question...
"One question about the HMO List - I found one list for my area but the HMO addresses and the Landlord addresses are all the same. If I was to send letters to all these 'Landlord' addresses, what if they were all addresses of the HMO properties that was being let out? Therefore, the landlords would not receive my letters as they don't live there. Should I still send the letters?"

The HMO Landlord list is available from the Council for each area. Each local authority is legally bound to publish the list - so don't take no for an answer.

"I just wanted to find out, I’ve got a registered company already, it was for a very different purpose than rent to rent. Would I be able to tweak the name to suit my rent to rent business? Or would I have to apply for a new company altogether?"
You may be able to use your existing business for rent to rent. You can also change the name of your limited company and it's a simple process online. You can do it through Companies House which is straightforward and quick and costs £8.

ATA 045 – What do you say to a landlord when you are brand new to rent to rent and have no experience?

We have had another great question from Rianna about what to say to a landlord when you have no experience of rent to rent.
Here’s Rianna question...
“If you have a conversation with a landlord over the phone or you go and actually visit their property and speak face to face with them and then you’re in the process of discussing how you would like to go forward with the deal and they ask you: ‘do you have experience and how much?’
"Now obviously I’m a brand new company all together and I’m absolutely brand new to rent to rent. I know a little bit of information but I’ve never had a deal before so how would I put across that I’m trustworthy and able to handle the property without having to explain that I actually have no experience to the landlord.”
It's the second most popular question I get asked which is ‘why would anybody give a property to me?’ And I hear ya!
It just seems ludicrous that a landlord would walk past a traditional high street letting agent and give a property to you who likely has no property experience.
Yet still it happens. Every guest we have on the podcast talks about their first rent to rent deal and how they got it before they had experience.
People without prior experience with property and without huge pots of cash in the bank are making money from properties they don’t own.

ATA 044 – How do you tell a landlord you don’t want to manage their property?

We have a great question from Rianna about what to do if you don't want to take on a landlords property and manage it.
Here’s Rianna question...
“What happens if you get a call from a landlord after you’ve sent out your letters. They give you a call and you go through the costs of the property and all the bills and you find out that at the end the deal is actually not profitable for you.
"How do you go about saying this deal’s not profitable for me? Or do you tell them at all?
"And I understand this can be irradiated if you know the details about the property beforehand do the calculations and the summary and find out it’s not profitable, therefore you don’t have to have that awkward conversation with the landlord. If this happens, what do you do?”
I think many of us wonder what to do in situations like this and perhaps over-think and over-analyse. I’m going to give you some examples of what we’ve said to landlords where we don’t want to take on their properties.

So what do you do?
First let me tell you that shyness or introversion does not stop you from being successful in business.
I felt shy when I started, now I don’t.
In this episode I want to share with you something which blew my mind the first time I heard it.
But the bottom line is: You are not shy. Or at least you’re not always shy. And you can use the feelings and thoughts you have in situations where you feel more confident to increase your confidence in new situations.
Embracing curiosity and seeing it as a game can really help you feel less heavy.
