Today, I’m delighted to sit down with two people in the industry that I really admire. Chris Shaw, an almost high-school dropout who shunned the family construction business to pursue a career in broadcast media, before coming back to this world during the 2008 recession and ultimately going onto build one of the largest construction companies in the north west. The second voice you’re going to hear is Alex Riddick. Alex is an electrician by trade who spotted the potential for student accommodation while working as a contractor on other people’s projects. He then went onto buy his first HMO in 2016 and, as most trades tend to do, he got very hands on with that first project. Since then, he has systemised his business and has built an enviable portfolio with some of the highest standard student properties in Liverpool. The real beauty of their story comes when the pair met, and by bringing their collective experience and complementary skills together, they are braced for huge growth in both sides of the business, the construction side and the investment portfolio side. Today I'm delighted to welcome Danny Farrow and Hein Lingenfelder, friends for almost a decade, who brought together their varied corporate backgrounds and limited property experience three years ago to create The Momentum Investment Group, and go on to achieve far more together than they would have done apart. To give you an example of how this played out, before they started working together Danny’s route to financial freedom through property was saving up deposits to buy a portfolio of single lets at a rate of one per year. That sounds familiar to me, a lot of people are struggling trying to do the same thing, and he estimated it would take him another 15 years in order to step away from the day job. But, since they’ve started working together, they’ve created a pipeline of around 50 build to let units across five sites in only three years, with a minimum return on GDV of 25%, but getting far in excess of that with their current light industrial to residential conversions. They really show that you don’t need decades of experience before stepping into larger projects and during the interview we discuss a lot of detail around the type of projects they focus on, exactly how they create value in each of their projects and the numbers behind several of their deals as well. Today I’m delighted to be joined by Jerry Alexander, a fellow Scot investing in commercial property but in a much more active way than the usual approach, enabling it to compete with more creative residential strategies from a profitability perspective. It’s an approach that Jerry has been refining since he bought his first commercial unit in 2004, and he’s now got it down to a pretty fine art. It’s all about adding value to property by increasing the rental income, as commercial property valuations are typically based on a multiple of the rent. This allows him to release much of his initial investment from each deal, ready to move on to the next. It’s not dissimilar to the common buy, refurbish, recycle residential model, but the focus on commercial has many advantages. He’s built an enviable portfolio with this strategy, generating over one million pounds per year in rental income. Today we've got our second HMO month interview, and today we're joined by Clair Mcardle, a North West based investor and owner of Blue Sky Spaces. As with Ben & Jules, our guests last week, Clair has achieved a huge amount in just a couple of years, recently hitting her goal of creating 5 HMOs over the past 24 months. After a bit of a false start and some uncertainty with exactly where she should be investing, Clair discovered she didn't need to follow the crowd to Manchester where she'd first attempted to grow her portfolio. Instead, she focussed on areas closer to home and as well as making her life a lot easier, she's discovered a great local niche where her properties are in huge demand. We often talk about mini-HMOs generating £600-800 monthly profit, but Clair's latest 4 bedroom HMO is generating in excess of £1,000 every month, in a location many before her had dismissed as unprofitable and low value. It really goes to show what the right area analysis can do for your business. There are many great insights like this in today's episode so I'm sure it'll open your eyes to the potential of HMO investing.

In this episode I thought it'd be fun to share some - 'fairly personal' details about our new goals and property plans for the next couple of years. I'm going to break down the process Victoria and I have been through recently to create a new vision for our future, understand the financial targets we need to hit to make that vision a reality, and then break it down further to put a create a roadmap that tells us what we need to be doing in terms of the type and number of projects to get there.
I'm sharing this for two reasons - the first is that it's a genuine reflection of the process we go through pretty regularly to reassess our goals and make sure we're still working towards a vision that inspires us. It's something we get asked about a lot, in terms of how we set goals and what our future plans are, so I though it'd be fun to go into the detail of latest goal setting session and tell you what we want to achieve and how we arrived at those plans.
The second reason is that we wanted to take it a step further and work with you to create your own vision, goals and roadmap for the next 3-5 years. James Mitchell, a young family man with an entrepreneurial background. He decided he wanted to spend more time with his kids, picked serviced accommodation as his focus area with no real experience, and 18 months later has created a million pound company between his rent to SA units, his SA management company and his cleaning and maintenance business.
It was great to find out how James was able to pick up so many deals and grow his business so quickly, but my favourite parts of the discussion are his tips for generating more direct bookings and systemising his business to the extent it only takes him about an hour a day to run.
