Tom Karadza is Co-Founder of Rock Star Real Estate Inc. in Ontario that has worked with real estate investors since 2008 to help educate, inform and ultimately buy rental property across the Greater Toronto Area. 

With a start in the software industry back in 1998, after a few years of being on the “technical” side of the business Tom decided to join the sales team. And he hit it out of the park in a big way! But he was miserable and felt like a cog in a big fat money machine.

With the guidance of an early influence, Dan Kennedy, Tom made the decision to become the master of his own life, his own rain maker, and the personal freedom that came along with that. He wanted to create his own business and live life on his own terms. This led to two things: real estate investing and a very serious study of marketing and sales.

Tom and his brother Nick decided to create their own real estate investing business and a real estate brokerage dedicated to investors. They started an investor program, “Income for Life,” in 2006 and then launched their own brokerage, “Rock Star Real Estate.” They wanted to start a brokerage “by investors, for investors” – so they did!

However, there are several strategies you can use to profit in any real estate market - up or down. In this video, we'll discuss four strategies: agreements for sale, rent to own/lease options, vendor take-back mortgages, and wholesaling. We'll explain what these strategies are, how they work, and how to implement them successfully. Agreements for Sale An agreement for sale is a legal agreement between a buyer and a seller. The buyer agrees to make payments to the seller, who remains the legal owner of the property until the buyer pays the full purchase price. This strategy is often used in markets where traditional financing is difficult to obtain, or where buyers have poor credit. To implement this strategy successfully, you need to find motivated sellers who are willing to enter into an agreement for sale. You also need to ensure that the terms of the agreement are favorable to you as the buyer, such as a low interest rate or a long repayment period. You may also need to hire a lawyer to ensure that the agreement is legally binding and enforceable. #Rent to Own/Lease Options Rent to own, also known as lease options, is a strategy where a buyer leases a property for a set period of time with the option to buy it at a later date. The buyer typically pays a non-refundable option fee and a higher-than-average monthly rent. This strategy is often used in markets where buyers have poor credit or can't obtain traditional financing. To implement this strategy successfully, you need to find motivated sellers who are willing to enter into a rent to own agreement. You also need to ensure that the terms of the agreement are favorable to you as the buyer, such as a low option fee or a long lease term. You may also need to work with a real estate agent to find suitable properties and negotiate the terms of the agreement. Vendor Take-Back Mortgages A vendor take-back mortgage is a financing strategy where the seller of a property provides financing to the buyer. The buyer makes payments to the seller, who acts as the lender, until the full purchase price is paid off. This strategy is often used in markets where traditional financing is difficult to obtain or where buyers have poor credit. To implement this strategy successfully, you need to find motivated sellers who are willing to provide financing. You also need to ensure that the terms of the mortgage are favorable to you as the buyer, such as a low interest rate or a long repayment period. You may also need to work with a lawyer to ensure that the mortgage is legally binding and enforceable. #wholesaling Wholesaling is a strategy where an investor finds distressed properties, negotiates a low purchase price, and then sells the property to another investor for a higher price. This strategy is often used in down markets where there are many distressed properties available. To implement this strategy successfully, you need to find motivated sellers who are willing to sell their properties at a low price. You also need to find other investors who are willing to buy the properties at a higher price. You may also need to work with a real estate agent or use online resources to find suitable properties and investors.
