In this Deals, Deals, Deals Podcast Series, we go Behind the Scenes on some of the UK's most Creative, Lucrative and Award-Winning Deals š¤© Ā Ā In this episode, I am joined by Chris Chadwick and Richie Miller who have been awarded the Property Entrepreneur Deal of the Year by their peers twice now and we go through their latest deal which they have just completed on. Ā Chris and Richie have been part of Property Entrepreneur together for 4 years and have gone from strength to strength. They now focus on doing larger deals using none of their own funds, mentoring on how to do that and also their Self Storage business. Ā This deal is a great mix of a motivated seller, who Chris had built a long term relationship with by managing 16 of their flats which needed updating, a unit which was leased to We Buy Any Car which they renewed, a MOT centre at the rear with planning potential and a used detached building which has a planning gain.Ā Ā They also had an investor, who was lending them the equity required for the bridging, pull out just before completion and then managed to negotiate vendor financing as well as finding a bridging company that would lend on the valuation as opposed to the purchase price. Ā Here are the numbers: Ā Valuation:Ā Ā£1.7m Ā Purchase Price: Ā£1.35m Ā Vendor finance: Ā£450k at 11% paid monthly from the rent Ā Refurb Ā£250k + Ā£50k for the detached building Ā Costs and rolled up interest: Ā£200k Ā Gross Development Value: Ā£2.6m Ā Ā£5k pm / Ā£60k pa cashflow after refinance and no money left in. Ā Chris and Richie will be hosting open days at the site in Sheffield on 24/10 and 21/11.

In this episode, we're welcoming Property Entrepreneur Chris Doran into the Hall of Fame for winning Advanced Property Entrepreneur of the Year 2024 Chris Dornan is a highly experienced property entrepreneur, who started his professional career in carpentry, construction and developments. Fast forward to now and he's a serial entrepreneur running 4 businesses with his business partner Tsen Wharton. His businesses vary from SA to developments to property investing and coaching and mentoring. Chris joined Property Entrepreneur 3 years ago and since then he's gone from working in the business to on the business. Chris's turn around is nothing short of miraculous; from working over a 100 hours a week to being highly strategic, systemised and leveraged. He's done this by delegating the lower - medium value activities in his business to new team members and increased his hourly rate by focusing only on the high value activities within his businesses.Ā By doing this he has solved some of the most challenging issues every entrepreneur experiences; lack of capacity, lack of systems and lack of clarity.Ā Going through this process was not easy but he has achieved what many entrepreneurs do not. Chris now has the time to do much more highly valuable strategic work and is reaping the rewards in terms of profitability and time for himself and his family.Ā I hope you enjoy!
