This month we invite Mark and Martin Pow of Property Pow Brothers who have just completed the Property Entrepreneur Program, and have just joined the Advanced program as well as the Mastermind group. They had the honour of being voted by their peers for The Deal of The Year and we will go behind the scenes on that deal.
Mark and Martin are both family men and based in the South West. They started investing about 15 years ago and now specialise in Commercial Conversions, Title Splits and large HMOs.
The office conversion was a large property, 965m2 and they agreed a purchase option subject to planning, which they obtained for 10 flats, 8 x 3 beds and 2 x 1 beds. Property investing is not without its challenges and we discuss how their Joint Venture and funding partners withdrew just before completion and how they managed to raise £400,000 in 24 hours as well as how they found their lease provider.

10 bed HMO in the South West Purchase Price: £620,000 (asking price £1m) Total including purchase, conversion and finance: £1,767,000 Gross Development Value (GDV): £2,800,000 Equity: £100,000 Cashflow: £138,842 pa Return on Capital Employed: 73% on £190,000

In this Deals, Deals, Deals Podcast Series, we go Behind the Scenes on some of the UK's most Creative, Lucrative and Award-Winning Deals 🤩
Craig Shields is a builder and a carpenter by trade and tells us his journey from working with clients to working on his own projects to build his Financial Fortress.
Craig, originally from London and now based in Kent, has two business partners, both of whom are also on Property Entrepreneur.
With Suzanne Elsey, a London based Interior Designer, they attended the 3 day Property Entrepreneur Blueprint event two years ago and knew on the second day that they had found their community.
Craig also works with his childhood friend Alex Boyle, and they have been reinvesting their equity to grow their portfolio whilst doing contract work for cashflow and profit.
Craig discusses how they acquired a commercial conversion, how they funded it using only £50,000 of their own funds and some of the issues of the conversion. Using one of the strategies taught on Property Entrepreneur, they secured a 5 year lease with minimal management and maximum profit.
They were then offered another site with planning for the conversion to 9 flats within the M25. Craig discusses how they obtained site, again using little of their own money, the numbers and the exit they will use.

Since 2019, I've been actively stepping away from my Executive Director roles, selling my larger companies and moving into much more of a Non Executive position, whether on Boards in my own companies or other people's and in 2023, I made the big decision to step out of my final Executive role and up to the Chairman.
Levelling up to the Chairman was the first big step change that I've done in about 10 years and the experience has been quite significant.
In this podcast, I'm going to take you through the 15 lessons that I've learned in the first six months going from being an active Executive Director into a Non Executive Chairman.

This month's guest is ex-forces Richie Miller from Bristol, who joined Property Entrepreneur in 2020 with his business partner Chris Chadwick.
Richie shares his background and how he went from buying a buy to let, to a 6 bed HMO to a 48 mega HMO with Chris as his first 3 purchases.
Richie shares how he joint ventured with the estate agent he had started working with, Chris, how the property came to them, how they structured the deal and how they built over £1m equity with none of their own money invested.
As a result of Daniel Hill sharing the benefits of how to build a Financial Fortress using long term leases to reduce the noise and uncertainty that can come with HMO type of investments, Richie sought out a lease provider and discusses some of the issues he met before finding a suitable provider.
Within a couple of months, a 20 year lease was agreed and set up which has vastly reduced the time required to manage the property and also doubled the monthly cashflow.

One of the biggest challenges you will experience as a high performance entrepreneur is your ability to engage, negotiate and do deals with people.
Whilst business can be driven by logic, the human tendency is to be driven by emotion. If you want to get into the top 1% of high performance entrepreneurs, you want to make sure that you are somebody that is easy to do business with.
This doesn't mean you need to be a pushover, it doesn't mean you giveaway the deal. It does mean you need to think strategically and think logically and be able to approach business transactions from a first principle mindset.
Some people are very easy to do business with, others are very easy to fall out with and in this podcast I'm going to take you through how to get yourself into the top 1%.

The biggest mistake we see people make in wealth creation is thinking that bigger is better - more revenue means more profit.
The reality however, is not how much you make, it's how much you keep.
If you are not already managing your own personal finances down to the penny, the reality of you being able to manage six or seven figures in your business is going to be very challenging indeed.
In this podcast, I'm going to take you through the Personal Cashflow Management (PCM) Blueprint that I use to manage my personal finances down to a penny, how in 10 seconds, you can know exactly where you are against your monthly budget at any time and how through using only three debit and credit cards, you can have complete control over every pound that you earn.
It's not how much you make, it's how much you keep and the PCM Blueprint is what you need to achieve this.

In this latest DEALS DEALS DEALS Podcast, our host Mark Barrett introduces Tom Appleton who recently joined the Property Board and they discuss Tom's background as a footballer and then, after an injury, as a coach in Los Angeles.
With Christmas, the season of giving, coming up we cover two great types of deals:
Permitted Development is a strategy that Daniel Hill has been advising for a while to those on Property Entrepreneur and this is a textbook example of it being executed.
The first deal we explore is how Tom found an opportunity to buy an HMO and then how he went on to offer to buy four more from the same landlord using creative terms. Tom shares all his tips and tricks on negotiating these deals and how to structure it. He bought the first well below the market value and then paid £25,000 to secure the other four and used vendor financing to make over £100,000 profit a year.
Second, we cover Tom's strategy of buying a four bed HMO in the Article 4 area where the Permitted Development for converting a house to a house share has been removed. We discuss three deals he agreed in the last eight weeks, how he adds value with an extra two bedrooms and the approximate costs incurred. This increases the rents and the value resulting in either very little or none of his own money left in the deal.

- Portfolio of 5 HMO's and 32 rooms - BMV purchase agreed on one - Lease Option agreement on the other 4 - 5 Year term - Agreed total price just over £2 million - £25k option fee paid - New Gross revenue = £19,180pcm - Generating profits of around £8.5k a month - New GDV after renovations on all properties £2.5million
The 3x 4-bed to 6-bed HMO Conversions:
- Purchase price - £240,000 - Renovation approx - £70,000 - New value - £450,000 - Rents - £3,500-£3,700 pcm
- Purchase price - £225,000 - Renovation approx - £80,000 - New value - £450,000 - Rents - £3,500-£3,700 pcm
- Purchase price - £290,000 - Renovation approx - £85,000 - New value - £500,000 - Rents - £3,500-£3,700 pcm

The good thing about property investment is that you genuinely can make more in one deal than you've ever made in your entire life, the downside is that you can actually lose everything you've ever had if you don't know what to do.

Success and failure are both very predictable and as soon as you start a business one of the highest value activities you can do is build a team.
As you move through the gears and start, systemise and scale your company, there are three types of team you will need within your business and you'll have to change and shed the skin as you step change through them.
