This Week In Wealth: Did Trump's tariffs cause the volatility or did we already have the sniffles? #16511 Apr 202500:21:41

Send us a text

Did Trump's tariffs cause the volatility or did we already have the sniffles?

In this new weekly format This Week in Wealth, I discuss the current state of the markets, personal investment strategies and the critical importance of diversification in building a resilient financial portfolio. I shares personal anecdotes, insights on market volatility and practical steps for you to take in order to secure your financial future. The conversation emphasises the emotional and financial costs of not diversifying investments and provides actionable advice for managing risk and creating multiple income streams.

I also discuss the parallels between now and the industrial revolution in the 1930s so beautifully written about by John Steinbeck in The Grapes of Wrath. What do you think?

Takeaways

  • Diversification isn't just a financial strategy, but the foundation for long term wealth building.
  • The hidden cost here isn't just the money that you lose, it's the peace of mind that you sacrifice.
  • Diversifying allows you to match this risk tolerance with your investment choices.
  • The world of investing is anything but predictable.
  • It's easy to fall in love with one asset class and want to go all in.
  • Start with what you know and align to your financial goals.
  • Automate your investments to take advantage of market fluctuations.
  • Reinvesting dividends will help you grow your portfolio through compound growth.

As always I really appreciate your like, comment and follow. Thank you.

WEALTH: Gold is at all time highs so why does gold expert Simon Popple believe everyone should hold some? #15523 Apr 202400:28:18

Send us a text

WEALTH: Gold expert Simon Popple makes a strong case for the inflation protection qualities of investing in gold. Even now when gold is at all time highs. As a former head of investment manager at Strutt and Parker, Simon realised that his personal inflation rate was much higher than the RPI. After much research he decided investment into gold was the answer.

In this interview we discuss:
- Why gold provides the hedge against inflation that Simon believes we all need as part of a balanced portfolio
- How to invest in gold and other commodities directly or via companies exposed to gold
- How physical silver can save your skin should an armageddon-like situation unfold
- How Simon teaches people to invest in gold and other commodities using his BRIDGE System.

ABOUT SIMON
Following an MBA, Simon's corporate career started in investment banking at Singer and Friedlander and later at ABN AMRO where he became one of the founding members of their financial sponsors team within corporate finance.

Deciding that his friends in property were earning more and working fewer hours, Simon went on to become the head of investment management at Strutt and Parker real estate financial services and then joined Copland, one of the world's largest private property companies as their youngest director. It was during this time that Simon realised his pension wasn't keeping up with his own level of personal inflation let alone the RPI. He decided to do something about it and struck gold.

WISDOM: What are purchase lease options and why is now the time to use them according to Gillie Barlow #15219 Mar 202401:03:08

Send us a text

EP152: "I've been doing purchase lease options since before they were being taught. I would never have said now is a good time to do it because it's always been a good time. But now I'm telling the world that there are so many options out there. And the amazing thing about it is that we get to help people. There are people out there who we need to help. They are literally so stressed, so scared, getting sick because they cannot cope with what they've got. We can go in there and take all that pressure off them. Take their pain. Let them earn income each month without the fear of having to pay a mortgage each month."

I met with Gillie Barlow, experienced property investor who has never put down more than a few thousand pounds for any of her property deals. She explains how PLOs are the way to not only build your own portfolio but genuinely help people get out of difficult situations.

KEY POINTS

  • What are purchase lease options, PLOs?
  • What is now the right time to seek out PLOs and how do you go about it?
  • How Gillie started with a vision to help disabled children and led to her volunteering in jails
  • Why it is so important to invest in property with purpose

ABOUT GILLIE

Born an identical twin into a large family, Gillie grew up in a wonderful farm house with a menagerie of animals. She has always had a passion to build people up, to see them flourish and to help them understand what ‘happy’ and ’success’ mean.  She has forever had a love for property but even more for people.  She is a property entrepreneur and a visionary.  When she was 20 she flew out to the Kalahari desert where she lived for a while, working with a safari company.  It is during this time that Gillie whilst stretching herself massively out of her comfort zone and lead her to purchasing her first property 2 years later - a ski chalet in France. It became part of Sophia Holidays and is where many disabled children ventured through her charity Sophia's Alpine Disabled Adventures.

WEALTH: Is confidence in the UK property market starting to return? We dig deep into the house price data #15112 Mar 202400:37:40

Send us a text

EP151: January 2024 has started well in terms of confidence returning to the UK property market. The cost of borrowing has started to decrease as mortgage lenders fight for market share. Santander has launched a 5-year fixed rate at 3.84%, which is very different to the average rate of 6.66% during August 2023. The Bank of England may start to cut interest rates sooner than initially thought. This will be welcome news to homeowners, businesses and the wider economy.

The positive indicator of the housing market is that mortgage approval rates are 25.6% higher than 12 months ago, which will filter through to a greater number of property transactions over the next few months.

Key Points:

  • Nationwide, Halifax and Rightmove have reported: -0.2%, +3.1% and +0.1% over the last 12 months. Nationwide, Halifax and Rightmove show that prices increased from last month (on a monthly basis).
  • ONS figures show increases of -1.4% nationally and -4.8% in London.
  • Rents have increased by 7.5% nationally and 4.6% in London. The average monthly rent is now £1,280 nationally, and £2,081 in London. They are predicted to increase by 25% over the next 2 years as the shortage of rental stock increases as some landlords leave the market.
  • The Bank of England rates have remained on hold at 5.25% for the fifth consecutive month, and is forecast to reduce rates as early as May 2024.
  • Lenders have started to reduce the rates available on 2 year and 5-year fixed terms, as they predict that Bank of England rates will decrease to around 4% over the next two years.
  • Stamp duty: it has been muted that if Labour are elected in at the next General Election in the second half of the year, they will increase SDLT for overseas buyers.

My Property Consultant believe that prices will remain constant for the next 6 months, but some areas may see slight decreases (around 3-5%) but it does depend on the area and type of property.

WISDOM: Why Lucy Gernon believes women can have it all even in a corporate world made by men for men #15005 Mar 202400:44:59

Send us a text

EP150: "Why do you feel like you need to seek outside validation? Why is your sense of self linked to certain metrics? When we understand that, it always goes back...to our childhood self where we formed a belief of ourselves that we're not good enough unless other people told us we were. So when you look back on this as an adult...you can see a totally good enough me...[clients] can see that they were good enough. Then you get into affirmations...that will really start to change the subconscious mind...It all goes back to doing the inner work that most people will never do because it's scary, it's uncomfortable."

Lucy is hugely insightful and an intelligent communicator and I could have conversed with Lucy for hours on topics such as:

  • Why women can have it all
  • How the corporate world was created by men for men and doesn't suit the modern day life of women, or men for that matter
  • What it means to have 360 degree success
  • Lucy's story from how she turned her back on a successful career as an executive in the pharmaceutical industry to start all over again as an executive coach
  • Lucy's goal to help 100,000 by 2027

ABOUT LUCY
Lucy Gernon is, a multi award winning Executive Coach for women in senior corporate leadership. She came to coaching via a successful career as a driven, high-powered corporate leader in the pharmaceutical industry solving complex problems, delivering on time and shaping culture

But inside she was running on empty, anxious, and overwhelmed with no work-life balance, horrendous self-belief and a strong inner critic. And when that started to affect my reputation and my most important relationships, she decided enough was enough so she invested in herself to take back control and leave her 20 year career and empower women leaders.

Since then, she's created a top-rated podcast, won several prestigious business awards, and sold-out masterclasses and programmes.

WEALTH: Is property investment *really* for everyone? A £700k portfolio but no home means time for a rethink #14927 Feb 202400:12:24

EP149: CASE STUDY - Property investment is often touted as the holy grail toward financial freedom. Courses are sold and many are living this perceived glitzy lifestyle thanks to their "passive income" from property. But what about if it is your property portfolio that's holding you back from living your best life or even worse, is pushing you toward financial ruin?

Here I  share with you a case study of my client Barbara, name and details changed of course. What I suggested might shock you. It shocked her. I was surprised too. Ultimately the numbers don't lie.

We're looking for more case studies. If you would like a complimentary review of your portfolio, anonymously or live, get in touch at nicolebremner.com/discovery.

HEALTH: We've been selected as part of Bryan Johnson's 2,500 person Blueprint experiment, BP5000 #14820 Feb 202400:12:43

EP148: We've been selected as one of 2,500 guinea pigs for the BP5000 programme. What is Blueprint and what is the BP5000 programme?

You might have heard of Bryan Johnson, a tech multimillionaire who sold a company to Paypal for gazillions. Over the last couple of years he has spent over $2m a year testing everything there is to test with a team of medical professionals. His goal is to try to slow the aging process with a range of medical and dietary interventions which cost millions and take up, it seems, most of his time. Some of it is quite controversial but when I'm trying to make sense of the science I do find myself asking, what would Bryan do. The logic is that Bryan and his team will have looked into every option and optimised his diet, supplements and lifestyle to achieve this goal of slowing down the aging process.

Here I go through what it is and what testing I've had so far. I'll be keeping you up to date of the progress of being a human guinea pig on the BP5000 and the outcomes of this group experiment.

WEALTH: A strong start to the housing market for 2024, but will it continue? Here's why Eyeedul Haque believes so #14713 Feb 202400:33:06

Send us a text

EP147:  2024 has started well for the UK property market, as there is definitely an appetite for property.

House price forecasts for 2024 remain relatively positive, with most institutions believing that prices will remain flat. In December, Knight Frank had initially forecast a decrease of -4% for 2024, but have revised this forecast to +3% growth for the year.

House prices: Nationwide, Halifax and Rightmove have reported: -1.8%, +1.7% and -0.7% over the last 12 months. What is interesting is that Halifax and Rightmove show that prices increased from last month (on a monthly basis). Halifax reported increases over 3 consecutive months. ONS figures show increases of -2.1% nationally and -6% in London.

Rental market: Rents have increased by 8% nationally and 6% in London. They are predicted to increase by 25% over the next 2 years, as more people will be renting due to the higher cost of borrowing.

Interest rates: The Bank of England rates have remained on hold at 5.25% for the fourth consecutive month, and is forecast to reduce rates as early as May 2024.

Mortgage rates: Lenders have started to reduce the rates available on 2 and 5-year fixed terms, as they predict that BoE rates will decrease to around 4% over the next two years. 22 lenders have reduced rates since January and there are more than 10 fixed rate deals where the rate of interest has dropped below 4%.

What is the outlook: Eyeedul believes that prices will remain constant for the next 6 months, but some areas may see slight decreases (around 3-5%) but it does depend on the area and type of property. He believes we're in a buyers’ market and there are opportunities to take advantage of. The current market conditions will not last that long, as we know that as soon as BoE rates reduce, people will start buying property again as confidence returns.

Stamp duty: it has been muted that if Labour are elected in at the next General Election in the second half of the year, they will increase SDLT for overseas buyers. There is already a surcharge of 2% over the existing stamp duty bands, but Labour will increase this further.

WISDOM: The future of estate agency, building for that future and becoming the first female MD of John D Wood & Co. with Polly Ogden Duffy #14630 Jan 202400:42:27

Send us a text

EP146: "It’s too early to say the market is turning but all signs are very positive. One week of good results are great. Two weeks is a coincidence, three weeks a trend. So we’re waiting to see what the next few weeks brings. Right now the market is thriving."

"If you’re going to sell typically people wait till spring. It’s pretty miserable this time of year. If you wait for spring there's more competition...so that could impact your price. There are buyers who are keen now who perhaps paused for thought last year and now they’re ready and you really can make the most of them. I think later in the year, as with every election year, you get closer and it's people start to think I’ll just wait till the election decision into early 2025."

There are many gems in this conversation with industry veteran and MD of John D Wood & Co., Polly Ogden Duffy. She talks about:

  • Becoming the first female MD of John D Wood & Co. in the company's 150 year history. How good mentors helped and how she now helps others.
  • The importance of taking the long view in your career which sometimes means taking a step back to go forward.
  • The future of estate agency in a new fragmented market with key players emerging as brands rather than the traditional agency model.
  • Today's market and why now is the time, in her opinion, to list your property and avoid the competition of spring.

Health, Wealth & Wisdom: A fresh new name and a fresh new focus after seven years of podcasting #14422 Jan 202400:02:13

Send us a text

EP144: New year, new name, new focus.  I launched my podcast nearly seven years ago. It has kept me sane and connected during some tough times. Thankfully I’m in a much better place and have loyal listeners, thank you. But as my career has evolved I’ve struggled to find the right name and focus.

Finally I’ve come up with a name which is the perfect intersection of my interests and, I hope, that of my listeners. Over the coming days my podcast will be relaunched as Health, Wealth & Wisdom. Why?

🧘‍♀️HEALTH From a family of vegetarian medics, I’ve had a keen interest in health and nutrition forever. I completed a year of Biomedical Science at university before switching to commerce but returned to do a Post Grad Certificate in Plant Based Nutrition in 2010 which lead me to becoming vegan for 6yrs. It’s an area that continues to fascinate me and I hope to bring you the latest research from experts as well as mine Paul's trial on our journey to better health.

🏗WEALTH Property often draws people with the promise of financial freedom. The pursuit of this holy grail is something that can catch you out. Yes, property remains a pillar of a well-balanced portfolio but caveat emptor! How do I know? I’ve been there and have weathered just about every storm. Fortunately I've come through the other side wiser (and greyer).

I also have a background in financial planning. I switched majors from biomed to a BCom Financial Planning and then went on to do a Post Grad Dip Financial Planning becoming the youngest ever Chartered Financial Planner in Australia. Leaving Oz I worked at some top fund managers and banks in London and New York. More recently I’ve completed a financial coaching certification.

WISDOM As Socrates said, “Intelligent individuals learn from every thing and every one; average people, from their experiences. The stupid already have all the answers.” As someone who is naturally curious, I love to speak with people and will continue to share these interesting conversations.

Thanks to those who have listened from the beginning, I hope you like the new direction. Please like, subscribe and send me any comments or suggestions. Thank you.

WEALTH: Despite the headlines house prices ended the year only down a touch. But what will 2024 bring? #14318 Jan 202400:39:17

Send us a text

EP143:  We ended 2023 on more positive news that inflation has fallen again to 3.9% from 4.7% in October, which will ease the pressure on the Bank of England to raise rates further. Welcome news to those 2 million people due to remortgage over the next 12 months.

House price forecasts at the beginning of 2023 were mostly incorrect. Knight Frank and Savills were forecasting decreases of 10%, and Capital Economics forecast an even more gloomy 15% decrease. Unfortunately, the mainstream media picked up on these negative predictions and scared us into paralysis. The good news is that prices in the UK were much more resilient and only decreased by 1.2% overall.

KEY POINTS
House prices: Nationwide, Halifax and Rightmove have reported: -2.0%, -0.6% and -1.1% over the last 12 months. What is interesting is that monthly figures actually show that prices increased from last month. Nationwide and Halifax reported increases over 3 consecutive months.

ONS figures show increases of -1.2% nationally and -3.6% in London. This ONS data has a 3-month lag time, as it records the prices that properties actually sold for and is taken from data from the Land Registry. The rate of house price growth is levelling off.

Rental market: Rents have increased by 8.9% nationally and 8.1% in London. The average monthly rent is now £1,279 nationally, and £2,174 in London. They are predicted to increase by 25% over the next 2 years, as more people will be renting due to the higher cost of borrowing.

Interest rates: The Bank of England rates remained on hold at 5.25%. The Bank stated that they may keep rates on hold for longer than a few months until the inflation target of 2% is met. The latest inflation figures of 3.9% will mean that the Bank of England could start reducing rates as soon as the end of March 2024.

Mortgage rates: Lenders have started to reduce the rates available on 2 year and 5-year fixed terms, as they predict that Bank of England rates will decrease to around 4% over the next two years.

Outlook: Eyeedul of My Property Consultant forecast that UK house prices would be level for 2023, and was correct. He believes that prices may remain constant for the next 6 months, but some areas may see slight decreases (around 5%) but it does depend on the area and type of property. Interestingly, Rightmove forecast prices to fall by only 1% and some forecasters are already predicting increases of 5.9% during 2024.

How anyone can fall for online romance scams. Becky Holmes explains why Keanu Reeves is not in love with you #14222 Dec 202300:35:21

Send us a text

EP142: While many find their future life partner online, amidst the virtual roses hides a sneaky villain - the online romance scammer. These tricksters play with emotions, taking advantage of those just looking for a much desired connection.

In this episode, Becky Holmes, the hilarious writer behind the @deathtospinach X/Twitter account talks about how she exposes fraudsters in (hopefully) funny ways.  What started as a lockdown boredom buster turned serious when she discovered the heartbreaking stories of scam victims.

We talk about her X adventures, dealing with the scammers and explicit photos, and the bizarre world of script-bound scammers. Keanu Reeves pops up as the most impersonated celebrity and we explore the dark side of romance scans, funding other shady dealings.

Becky spills on the toxicity of X, the safer but not-so-safe LinkedIn, and how her experiences result in her first book 'Keanu Reeves is not in love with you' coming out in January 2024. We dive into the challenges of writing, from romance fraud to personal struggles, and how it all shaped her understanding of the psychology behind the scams. She hits home the point that anyone, regardless of who they are, can fall victim to romance fraud. Becky shares the lack of attention from law enforcement and the positive twist in her story - getting engaged during this whole adventure.

Episode Highlight:

  • Becky's engagement with scammers on X during lockdown

House price show a slight increase this month but soaring rents are not good for anyone #14120 Dec 202301:15:06

Send us a text

EP141: At the risk of being a broken record once again the two biggest stories from the recent data is that some price data is actually showing a small increase in house prices. Second, rents continue to increase.

"There is positive news with the rate of inflation in the UK dropping to 4.6% from 6.7% last month. The Bank of England is under less pressure to increase interest rates, and there may be rate cuts during the first half of 2024. House prices remain resilient, defying the forecasters such as Knight Frank, Savills and Capital Economics who all predicted decreases of 10-15% during 2023." Eyeedul Haque

Key points:
1. Nationwide, Halifax and Rightmove have reported: -3.3%, -3.2% and -1.3% over the last 12 months. What is interesting is that monthly figures actually show that prices increased from last month. Nationwide and Halifax reported increases of 0.6% and 1.2% respectively.

2. ONS figures show increases of -0.1% nationally and -1.1% in London. This ONS data has a 3-month lag time, as it records the prices that properties actually sold for and is taken from data from the Land Registry. The rate of house price growth is levelling off, but certainly not in free-fall (as some headlines this week are suggesting).

3. Rents have increased by 9.6% nationally and 10.2% in London. The average monthly rent is now £1,283 nationally, and £2,192 in London. They are predicted to increase by 25% over the next 2 years, which is welcome news for landlords whose costs have increased over the past 24 months.

What is the outlook:
Eyeedul of My Property Consultant predicted that house prices would remain level 12 months ago, and have been correct. "Prices may remain constant for the next 6 months, but some areas may see slight decreases (or around 5%) but it does depend on the area and type of property. We are in a buyers’ market and there are opportunities to take advantage of. The current market conditions will not last that long, as we know that as soon as the Bank of England start to reduce rates, people will start buying property again as confidence returns. This is turn will increase house prices, hence we advise clients to purchase within the next 3-4 months. The end to end process of buying a property takes a minimum of 3 months once a property has been found."

Join us live on 9 January as Eyeedul and I continue the discussion on UK house prices.

Could it be that house prices are starting to rise? Really? I discuss the latest data with Eyeedul Haque #13910 Nov 202300:34:46

Send us a text

EP139: Two biggest stories from the recent data is that some price data is actually showing a small increase in house prices. Second, rents just continue to increase. We dig into why.

Key points:

  1. Prices starting to level off. Rightmove is showing prices are actually increasing on a month on month basis. How much of this is lack of supply?
  2. HMRC transaction levels are 20% lower than a year ago. Most of this is down to a lack of availability of credit due to interest rates being so high. Sellers are also sitting out with only those who desperately need to sell selling.
  3. Interest rates remained at 5.25% for the second month in a row. While inflation still not at the 2% target, 6 out of the 9 Bank of England members decided to keep rates on hold. Commentary from the BoE show that they believe the interest rates have topped out.
  4. Mortgage rates have come down about a percent since June.
  5. Rents increased 12% nationally y/y and are forecast to increase another 25% over the next two years*. People are unable to afford mortgages so they're forced into the rental market. Combined with 43% fewer properties available since 2019.
  6. Landlords are not winning by demanding higher rents as most need to service much higher mortgages.
  7. Two areas where rents declined in Scotland and West Midlands, -0.8% y/y and -0.5% y/y, respectively.

We also talked about the soaring homelessness, especially in Liverpool and even the excess consumption of cheap clothing by Brit

Another interesting discussion was that small corporate BTL landlords are still paying excessive arrangement fees of 7%. Eyeedul even saw a one year fixed rate of 3.75% with a 15% arrangement fee!! It's kicking the can down the road as that fee is added to the end of the mortgage while it helps to keep cashflow manageable. It's no wonder that some landlords are choosing to go on a one year bridge as they're cheaper than BTL products.

What's really happening to UK house prices? We decipher the September data #13810 Oct 202300:52:31

Send us a text

EP138: What struck me this month in my discussion with Eyeedul is the continued strength of the rental market. Nationally rents increased 10.3% y/y while in London it's 13%.

“It isn’t just tenants who are feeling the financial strains of increasing rental prices. The exacerbating economic issues around rental prices are also leaving landlords with increasing rent arrears, resulting in struggles to make mortgage payments and other expenses. It really is a vicious circle, with very few winners. We see no end to the madness, with rental supply coming under more pressure as Landlords try and exit the market.” Andy Halstead, CEO HomeLet & Let Alliance

I asked Eyeedul: "We are seeing again, the number of renters increasing dramatically. In August alone, there were 50,000 new tenancies added to the market. The number of renters chasing each home has jumped from 20 to 25 in the last five months according to Rightmove. In 2019 there were six phone calls or email requests per property and that rose to 20 by the spring of 2023 and now 25. We’ve got Andy Halstead, CEO of HomeLet & Let Alliance, saying that landlords are leaving the market and we've got an increase in demand with a decrease in supply but are we actually seeing any figures that support that landlord exit?" Take a listen and let me know what you think.

House prices: Nationwide, Halifax and Rightmove have reported a consistent message: -5.3%, -4.9% and -0.4% over the last 12 months.

ONS figures show increases of 0.6% nationally and -0.8% in London. This ONS data has a 3-month lag time, as it records the prices that properties actually sold for and is taken from data from the Land Registry. The rate of house price growth is levelling off, but certainly not in free-fall.

Interest rates: The Bank of England rates have remained at 5.25% which is very welcome news. Rates may plateau now, as they will not decrease until 2024 until inflation targets of 2% are met.

Mortgage rates: Lenders are continuing to be competitive as they are fighting for market share, and SWAP rates are decreasing which gives scope for reduction in rates.

My Property Consultant still forecasts UK house prices to level off for the remainder of 2023, which means that we are now in a buyers’ market. We cannot expect large discounts on properties, but there are certainly less people looking which makes it an ideal time to buy property. A softer market has been priced into the marketing prices, and properties which are keenly priced will sell.

Susannah Cole, the Bounce Back Episode: Surviving 3 1/2 cancers, online criticism and rebuilding your body and life #13705 Oct 202300:55:12

Send us a text

"I was a little bit surprised to be diagnosed. It became quite a difficult journey for a period of time. My response on the January 19th 2021 was naïve. They asked me to go in to get results and I didn't realise that meant bad news. My response was 'this had better not kill me' and it had a 40% chance of killing me...better odds than some are facing."

EP137: It was lovely to have Susannah back on the pod. When asked why she has been so quiet of late she revealed that she’d had not just one, but 3 1/2 cancer diagnoses. Since then she has been going through the slow process of rebuilding her body, mind and business.

What got Susannah through this difficult time, financially at least, was her property portfolio which we discussed at length. Particularly how she managed a rapid restructuring following the first diagnosis and whether she in-sourced or out-sourced and her learnings from that time.

I also asked Susannah how she got through the awful criticism she received at the hand of a well-known property forum a few years ago. Susannah was very honest about the pain they inflicted and shared that the perpetrator of the vilest attacks is now facing the largest defamation case in UK history. I did not see that coming. Live by the sword, die by the sword.

Susannah is lovely but also highly knowledgeable and generous with that knowledge. Well worth following  YouTube account for more.

What's really going on with property prices? We decipher the data on the UK housing market #13628 Sep 202300:29:45

Send us a text

EP136 : Once again I'm joined by property expert Eyeedul Haque to discuss the recent data on the UK property market, with a focus on recent developments related to mortgage rates, inflation and property prices.

We discuss:
- Mortgage payments are set to increase by £500 for approximately 1m households.
- The Bank of England's interest rate has reached a 15-year high at 5.25%.
- Inflation stands at 8.7%, and the government aims to reach a 2% target.
- Effectiveness of the monetary policy in dampening inflation, noting that it might be causing inflationary pressures.
- Rental market is seeing significant rent increases due to rising costs in the economy.
- Prediction that interest rates will likely hit 6% by the end of the year, with some sources suggesting rates may reach 6.5%.
- Housing market is not experiencing a hard landing or freefall but rather a levelling off.
-  Continued shortage of new homes.
- New 100% mortgages aimed at first-time buyers suggest confidence.

Key moments:
1:37- Nicole asks about the proportion of the market represented by the 2 million mortgages affected by refinancing this years. Eyeedul explains that 2.4 million households with fixed-rate mortgages will be affected by the end of 2024, which is about a third of mortgage holders.
3:13 - Discussion about the recent increase in interest rates, reaching the highest level in 15 years. The Bank of England's efforts to control inflation, which stands at 8.7%.
4:54 - Eyeedul explains how rising interest rates impact various aspects of the economy, including rents, and predicts that monthly mortgage repayments on average will increase by £500.
7:42 - Rent prices have been increasing, with national rents up by 10% and London rents up by 14.6%. The trend continues with a 10% increase nationally and 9.3% in London.
8:24 - Speculation that interest rates could hit 6% or possibly even 6.5% by the end of the year.
9:50 - Despite some forecasts predicting declines, Eyeedul notes that actual house price decreases have been less severe.
11:22 - Eyeedul explains that the housing market may enter a flat phase for the remainder of 2023.
12:42 - The introduction of 100% mortgage products by some banks suggests confidence in the housing market's stability.
22:45 - Key takeaways: House prices are not in freefall, but rather experiencing a bottoming out. Rents continue to rise due to interest rates and inflation. Interest rate increases are expected to stabilise and peak.
23:47 - Predictions for the future: Eyeedul predicts that house prices will flatline for the remainder of the year, with opportunities for buyers, and advises investors to consider areas with more stable property values.
26:47 - Rental increases and capital value growth assumptions used for modelling, indicating a 5% annual increase for both.

Forty years in financial services: How Bob Harvey’s journey and outlook created a happy retirement #13301 Nov 202200:50:11

Send us a text

EP133: "I think most people appreciate someone making a purchase easier for them. Selling is not about persuading someone to buy something that they do not need but making a decision easier. ‘People buy from people,’ is a common saying and our job is to ensure that people buy us and not the product."

Meet Bob Harvey, now non executive director at SeventySeven Wealth Management after 25 years in management at St. James's Place. In this interview he reflects upon his career in sales and why it's now seen as a dirty word as well as wellness and his views on retirement.

"Compared to 30 years ago, the consumer is far better off. The industry is regulated, and people are more financially aware. The financial adviser is also treated as a professional person (which was not the case 40 years ago). There has been a shift in perception from financial advisers as product salesmen to genuine professionals."

In this interview we discuss:

  • the importance of sales
  • how Bob's father was one of the founding directors of Tesco’s when they set up their first store after the war in Brixton market
  • how important it is to present yourself well
  • going out cold calling shops in Maidstone in the snow in the late 1970s
  • striking the balance between work and life and lots more.

"I think the whole ‘work hard, play hard’ thing is really important. Working eight-hour days gives definition to downtime. I think a lot of people fall down because they do not give themselves enough time off. Here, I do not mean physically, but emotionally. It is important to be able to put things to one side, or in a box, and say I am going to focus on something else."

You can follow Bob on LinkedIn and read more about him on SeventySeven's website.

What's really happening to house prices? We discuss the data behind the headlines #13228 Oct 202200:27:36

Send us a text

EP132: "Nationwide are quoting a 9.7% increase this month compared to 10% last month. Halifax are also quoting 9.8% this month compared to 11.5% in the previous month. So the rate of change of house price growth is slowing, but there's no evidence of this massive downturn that people are talking about."

I met with Eyeedul Haque of My Property Consultant for a live discussion on the UK house prices. Each month Eyeedul puts together a tracker plotting the changes in the major house price indicators. On a single page you can see the latest data from the Halifax, Nationwide, ONS and others.

- The indicators, what they are and whether they're leading, lagging or real time
- What September's indicators are, well, indicating
- The reversal of the Truss government's mini-budget and appointment of Michael Gove as housing minister
- Potential interest rate increases and how they will impact house prices

goHenry co-founder Louise Hill shares how she raised over £12m and is changing the way children are educated about money #13125 Oct 202200:48:03

Send us a text

EP131: “I need to push myself to build that and get myself to a point where I feel that I am financially secure. And probably that's one of the main drivers for why I'm so passionate about encouraging people to learn about money and understand money and be empowered by it so that they can reap benefits later on.”

Louise co-founded GoHenry in 2012 when she realised that her children needed to learn how to manage money in an increasingly digital world. At the time her son was eight and her daughter was 11. Louise was so frustrated by how much they were buying online without realising the implications that she would pin Apple invoices to the fridge door to help them understand why their £4 a week pocket money was now just 50p. Fast forward ten years and GoHenry now has a community of 2 million customers in the US and UK who fiercely believe that good money management is a vital life skill.

“It’s always fantastic when a customer contacts us and says that their kids' behaviors changed or decisions have changed since they joined goHenry.”

Louise is Crowdcube’s top female fundraiser, raising £12m in four rounds on Crowdcube, including a single, record breaking raise of £6m in September 2018.

In this episode we discuss:

  1. the launch of goHenry and the moment she realised it was big
  2. ways the company is empowering young people to manage their money
  3. international expansion into the US and Europe and the challenges brought about by the idiosyncrasies of these markets
  4. Louise's own journey and how that's shaped her attitude to money plus more.

Louise has over 20 years experience in commerce and operations. Prior to goHenry, Louise was at the forefront of the retail industry’s transition to digital, launching the first wave of ecommerce websites for some of the UK’s biggest household names, including Next Directory, John Lewis, The Innovations Group, Past Times and Debenhams.

“Prosperity to me means that point at which you feel you've got enough, you're financially secure. And I don't think I've reached that point yet. I wish I had started investing and saving earlier.”

Louise is an authority on financial education and the youth economy and has made regular appearances on BBC radio and TV, including BBC Breakfast. Louise is a big advocate for the power of learning by doing and dedicates time talking to MBA groups at universities around the country.

The remarkable life of 94 year old Olive Roberts: orphaned aged 8 in wartime northeast England before finding true love and embarking on unexpected adventures #13004 Oct 202200:52:53

Send us a text

EP130: Olive recently celebrated her 94th birthday and is still in fine form. Her active mind and unfussy approach to life is refreshing in people of any age, not least those in their 10th decade. She narrates her story in exactly the same way, and even when tragedy strikes - for example the loss of a dear cousin and step-sister in a car accident - she is able to see the bigger picture. This is a lively and spirited account of a long life lived to the full.

Olive's story is a remarkable one. Beginning in the north east of England in the late 1920s, her life encompassed the aftermath of the First World War, the upheavals for Word War Two and the unexpected post war opportunity to travel and see the world.

Born in Morpeth, Northumberland, in March 1928. Her parents had suffered the hardships of a working class upbringing but at the time of her birth were happy and settled into family life. This was all to change with the death of her father, who died in 1934 of TB, the result of a chest weakened by a gas attack during World War One. Her mother married again, but after just two years she died while giving birth to twins. These children were adopted and Olive was left as an orphan.

As Olive's story unfolds, interspersed from extracts from her husband Ron's account of his war years and subsequent word for GCHQ, her resilience and optimism shine through, even as she moves away from her beloved north east to explore the exotic shores of Malaysia, Hong Kong and the Mediterranean. Her account is humorous and knowledgeable, casting lift on the constraints of the 1930s, the fear and exhilaration of the war years and, eventually, the chase to see the world and become immersed in cultures that a person of her background would otherwise have little access to.

What's really going on with UK house prices? Working through the data behind the headlines with property expert Eyeedul Haque #12929 Sep 202200:38:37

Send us a text

EP129: "We are in a very interesting time. On one side, we have the Chancellor trying to encourage house sales with fiscal stimulus. And on the other, we have the Bank of England using monetary policies to control lending. What makes the decision of when to invest more interesting is exchange rates."

In the first of a new monthly series I met with Eyeedul Haque of My Property Consultant for a live discussion on the UK house prices. Each month Eyeedul puts together a tracker plotting the changes in the major house price indicators. On one page you can see the latest data from the Halifax, Nationwide, ONS and others.

Live on my LinkedIn, Facebook and YouTube, we discussed:

- The indicators, what they are and whether they're leading, lagging or real time
- What September's indicators are, well, indicating
- Recent changes in the Truss government's mini-budget including SDLT and tax rates
- Recent interest rate increases and how they will impact house prices
- Making sense of the current turbulent economic environment and how this might impact house prices
- The ultimate problem with house prices - supply and demand.

Thanks to those who joined us live for some great questions on SDLT surcharges, the difference between house and flat values and what might spark a national house price collapse. Eyeedul very bravely put out a prediction. Let's see next month if he's correct or will need to take a U turn on his call.

"We've had amazing news in the last few weeks. We had interest rates go up again last week... We then had the mini-budget with the changes to stamp duty...to come into play. There's a third element with the pound taking the biggest fall in 37 years against the US dollar. All these moving parts make it an interesting conversation around when is the right time to invest."

From childhood trauma to Robbie Williams singing at your wedding; Sam White shares the ups and downs of success #12827 Sep 202201:10:24

Send us a text

EP#128 "If you've had some sort of trauma in your early life...the problem you potentially suffer with is an inherent feeling of a lack of self worth. And success won't fill that."

Sam White tragically lost her mother to an overdose at age 23. By 24 Sam launched her first business from her sister’s conservatory and she hasn’t stopped since. Starting as a small uninsured loss company in 1999, Sam has grown the Freedom Group to become a hugely influential and expanding business. In the past 20 years she has spearheaded the growth of a dynamic company in an ever-changing sector, all the while maintaining a strongly principled approach to business.

But the road has not been an easy one. While living her best life in LA even having Robbie Williams, her neighbour, sing at her wedding, a regulatory change saw Sam lose 60% of her business's revenue overnight. Swift action eventually saved the business but it was not without the war wounds of going through an experience like that.

With the continued growth of the Freedom Group, Sam always has her sights set on new projects and directions, which includes the launch of Stella, a woman focussed insurance company based in Australia.

We also talk about:

- Making and losing millions
- How Robbie Williams sang at her wedding (really)
- Same sex marriage, divorce and finding love again
- Having and raising children in a same sex relationship
- travelling, weight loss and so much more.

You can find her on Twitter @SamWhiteCEO, Instagram @samwhiteentrepreneur and LinkedIn.

Founder of the safari holiday and luxury travel pioneer Geoffrey Kent believes cashflow and discipline really are king #12612 Sep 202200:45:17

Send us a text

“My whole life has been one safari and I am still living it now. Even as I sit here in Monaco, I cannot wait to get up and have another adventure.”

My guest today, Geoffrey Kent, is the founder of luxury international travel company, Abercrombie & Kent, and the pioneer behind safari being a “hunt with a camera, and not with a gun.”

After being expelled from school, riding a motorbike off into the Kenyan sunset, and later training at the Royal Military Academy Sandhurst, Geoffrey brought all his experiences together to forge a business that would not only change the face of travel, but also people’s lives, forever. “Nobody had ever decided to camp on safari and guide people to take photographs.”

We discuss Geoffrey’s journey from starting with nothing but an old Land Rover and visionary ideas to how, 55 years after the founding of Abercrombie & Kent, he is enjoying life’s safari with adventures spanning 150 countries - from the Galapagos to the South Pole. We also reflect on the meaning of prosperity and important lessons about money:

“The most important thing about money I actually taught myself. You need to balance instinct with listening to other people. I am very instinctive and sometimes have had my fingers burned as a result. There will be moments where you make a lot of money and then think, ‘Wow, that was easy.’ That is a big mistake, because making money is not easy. If you do not realise this the first time, then you are lucky. The second time around and you will come to understand how difficult it can be.”

We also talk about:

·       The origins of the word ‘safari’.

·       Military training and its relationship with the new safari.

·       The rationale behind Geoffrey’s drive to succeed.

·       The importance of keeping active through adventures.

·       The passion of polo and tangible liquid investments.

What missing the 2020 Olympics by 2 seconds taught world champion, Jordan Thomas #12505 Sep 202200:41:02

Send us a text

EP125: “I was on fire. I was fighting well. Then I've got to one of the most important fights I just needed to get through. This fight was probably the most important fight to get that chance to have the Olympic gold medal. I received a head kick with two seconds to go, and two seconds just wasn't enough to get the points back.”

Jordan was on the pathway to Tokyo Olympics 2020 when he missed his dream by two seconds. Rather than wallow in the disappointment Jordan has shown incredible resilience to jump back up and keep going.

Jordan was very aware of the risks in this sport. His father was also a world and European karate champion. He was also aware of what a financial strain it could be to fund full time sport. For many years Jordan worked full time training others before turning his focus on training himself in the evenings.

“...before my world final, I got a message the night before that my phone bill had bounced...I was 22 at the time…Then I won my world final, very convincingly…and still came back home, and couldn't pay my phone bill because I still had no money.”

We also talk about:

  1. How mindset is the most important tool
  2. Being run over by a car and told he would never walk again
  3. Choosing between football and karate
  4. The life of a full time athlete
  5. Following in his father’s footsteps
  6. Jordan’s work with charity Inspire You

Jordan is active on Instagram and is preparing to climb Mount Kilimanjaro with a group of underprivileged young people for the charity Inspire You.

How Paul Green’s steady approach to savings and investment created a retirement he could look forward to #12402 Sep 202200:47:01

Send us a text

EP124: My podcast is back! We have another series of 12 guests to share with you over the coming weeks.

“Many people reach the age of 50 having been on a treadmill of career and families and they're faced with this realisation…they need to take responsibility for themselves as they move into the last period of their working life…If they don't, they may face a retirement…which could be less comfortable than they had in mind.”

Paul Green came from a conservative background where money wasn't something that people talked about. As he went through life, he realised it’s one of the key things to get right. Heading into retirement himself and shocked by how little people knew on the subject, Paul founded Over50sMoney to help people sort out their finances as they prepare to enjoy their retirement.

In this show you’ll hear about:

·       How Over50sMoney came about

·       People’s expectations of their retirement

·       Your home as a potential retirement pot

·       The social care conundrum

·       The importance of cashflow management for the day to day expenses

·       Supporting your children financially and leaving money to them when you die.

“I use an investment adviser. The original reason was that when we first had enough money to invest at a significant scale I was fully active in work. The adviser brings a lot of other advantages. He looks at things that I probably wouldn't. Because we've worked with him now for 12 years, he understands where we are in our lives... I certainly don't believe that I would invest as wisely if I hadn't had my guy on the case for many years.”

Paul did experience a short period when money was tight early in his entrepreneur journey. Now, however, thanks to years of diligent savings their only concern is for the wellbeing of their children and how much or little to support them.

“Like all parents the thing that you're always concerned about [is] your children. We have three bright young adults ranging from the early twenties to the late twenties… You have this whole debate about how much help you should give them on whether or not giving them support is helping them benefit themselves a little more. I don't think that's an easy question to get the correct answer to.”

When not walking along the beach in the picturesque south west, Paul can be found on Facebook at Over50sMoneyand the website.

What I learnt about business from being a stripper, with tech entrepreneur and angel investor Paulina Tenner. #12321 Dec 202100:36:52

Send us a text

“Being a stripper taught me more lessons than I could possibly imagine, a lot of which I’ve been able to apply to my business life..”

For the penultimate episode of The Nicole Bremner Podcast, I’m joined by former stripper Paulina Tenner. Paulina is the founder of GrantTree, where she leads a team of 50 people in helping businesses secure government funding. To date, the company has raised over £200m for tech start-ups and larger companies.

Originally from Poland, Paulina is a true trailblazer, challenging the status quo of how companies are set up and scaled and proposes a truly radical alternative of financial transparency and self-set pay.

“[Self-Set pay] is a very courageous and responsible process but it’s hugely empowering for people and I think that anything that you implement in your company that is empowering to your people has long-term advantages.”

Like many business people, Paulina has had times where she has faced burnout and it was during one of these periods that a chance encounter ignited a passion for burlesque dancing, which led her to become a showgirl.

She writes about her experiences of being a stripper and leading a double life in her book, Laid Bare: What the business leader learnt from the stripper.

“It was the biggest, most badass adventure of my life,” she says. “I think our sexual energy is a life-force, a life-force that can be manifested in a sexual way but also a creative way. When you awaken that, the entirety of your being and your leadership style changes.”

We
also talk about:

  • Embracing your wild side to build confidence in business
  • Workplaces of the future and the importance financial transparency
  • How to identify and use feminine and masculine paradigms in business

Paulina's book is available to buy from January 7, 2022 and can be ordered from paulinatenner.com. Follow @Paulinatenner on Twitter and Instagram for updates.

Finding clarity among the chaos and building a team for success with Staykeepers co-founder Ivo Gospodinov #12214 Dec 202100:53:00

Send us a text

“‘Workations’ have become really popular. We’ve ditched the office and have really embraced ‘out of office’ work.”

My guest today, Ivo Gospodinov, is one of the entrepreneurs behind industry leading prop-tech company Staykeepers, which he runs with his brother, Miroslav across the UK, US, Spain, Ireland, Germany and France.

Aimed at the Build to Rent market, Staykeepers is a fully-compliant, user-friendly online platform which ‘uses Smart Technology to sell empty rooms’, generating passive income for both long-term tenants and building owners by offering short lets while the tenant is away or the unit is vacant.

Travel and tourism was one of the key markets hit heavily by the pandemic but Staykeepers were one of those agile companies who were able to adapt their offering and consequently achieved 520% growth from January to August this year.

“The pandemic was one of the best things that could happen to our business. It really made us think about what we do and how we do it,” he says. “Initially, it impacted our revenue by about 95%. However, we managed to identify how we could adapt the way we target guests and travellers, changed our distribution channels and even signed some contracts with the NHS providing keyworkers with accommodation. That dynamic allowed us to think about how we bullet proof our position.”

We discuss how and why the businesses started back in 2015, how it has adapted and what operational and management techniques the company uses to stay on track.

We also talk about:

The importance of the RACI matrix in the workplace
Building the right team for success
Raising capital through crowdfunding
What is meant my ‘growth hacking’
How daily personal development can boost a business

You can find out more about Staykeepers by visiting: staykeepers.com or following @staykeepers on Twitter. To contact Ivo directly, email ivo@staykeepers.com.

How to be successful in a male dominated property industry with Star Projects London founder, Julia Starzyk #12107 Dec 202100:47:07

Send us a text

“A career in construction is not just about muddy boots.”

Today my guest is Julia Starzyk, a property quantity surveyor, project construction manager and founder of Stars Projects London, a dynamic property consultancy focusing on cost consultancy and project management in the luxury £1m to £6m property sector.

From converting a 150-year-old building in Mayfair into a luxury seven-bed hotel to a modern apartment in Chancery Lane with raw concrete ceilings, she has project managed over 90 luxury property renovations and listed building restorations.

Julia arrived in England from Poland 11 years ago and has since worked her way up in the property industry, from assistant site manager to commercial director of a construction company, studying for and achieving two master degrees in the process.

Back then the property industry was fiercely male dominated, and while more women have joined and found success in construction, there are some things that still haven’t changed.

“I’m yet to work on a site where there are female toilets,” Julia says. “I tend to work on the smaller developments so if there is one then it’s usually a unisex visitors’ toilet. I am yet to experience that luxury!”

Julia founded Stars Projects London just before the pandemic hit, to provide time poor high net worth clientele with everything they need to renovate and refurbish their property without stress, mess or hassle.

We talk about the challenges this generated as well as:

  • Why women feel the need to prove themselves in order to be on an equal footing with men working in property
  • Managing expectations when it comes to cost, time and quality of a construction project
  • From labour to material shortages, how BREXIT and Covid have affected the property industry
  • How modern architecture is perceived in the capital and other trends in property development

You can connect with Julia via LinkedIn or on Instagram @starprojects.london.

The importance of natural beauty and skincare with Rachel Noble, founder and creator of The Noble Apothecary #12030 Nov 202100:53:12

Send us a text

“It’s so important to think about what you put into your body and so we should be taking that view with our skin too.”

For anyone who has ever had problem skin or is fed up with trying endless beauty products in a bid for that healthy glow we all long for, this is the episode for you.

As a beauty blogger in London, Rachel Noble was living the dream being sent skincare to try and write about and attending big brand launch events. But her blogging career soon led her down the path of deep research into what actually goes into the products we put on our skin. That journey led her to step away from the mainstream beauty industry and create her own brand, The Noble Apothecary.

“I found myself getting a little overwhelmed by it all – that skin that was once happy, was no longer happy because I was testing so many different products,” explains Rachel, who also works as a health consultant for the NHS.

“I became quite disillusioned about the big beauty marketing machine and being a cog within that. I wanted something that was a bit more natural and something I could stand behind.”

The result was the Purity Gentle Cleansing Oil, which contains just three ingredients Abyssinian Oil; Black Seed Oil and Jojoba Seed Oil.

We discuss why cleansing is the cornerstone of healthy skin and the five key pillars – simple skincare, good diet, sleep, movement and meditation – that are better for your skin than any expensive serum.

 We also talk about:

  • The wonder ingredients that will make your skin glow
  • What skin products you should and shouldn’t be using
  • The other ways you can use oil within your beauty regime
  • The new Noble Apothecary Night Oil
  • Sunlight therapy and how to safely get your daily dose of Vitamin D

You can find out more about Purity Gentle Cleansing Oil and read Rachel’s skincare advice on the blog page of her website. Keep up to date with product news by following @thenobleapothecary on Instagram.

How to use marketing to raise capital for real estate business with Money Partner Formula founder Dave Dubeau. #11916 Nov 202100:45:05

Send us a text

“Most folks have $1 to $2 million dollars in hidden capital available to them within the people they know.”

Joining me this week, all the way from British Columbia in Canada, is Dave Dubeau, the creator of the Money Partner Formula.

As a bestselling author and speaker, Dave has shared the stage with people like Robert Kiyosaki, George Foreman, Robert Herjavek, Arlene Dickinson, Ted Thomas and more, sharing how he works with ‘mom ‘n’ pop’ real estate investors to help get started raising capital.

He began his career almost 20 years ago, when he did 18 deals in the space of 18 months and nowadays he invests passively in multi-family properties or what we would call in UK, multi-investment apartment buildings.

Dave developed Money Partner Formula, which uses marketing techniques to raise capital for new business entrepreneurs, after he struggled to raise finance for his own business venture.
“Part of the problem was, I had a deal on the go and I was desperate for money,” he explains. “I really needed that capital and that desperation oozed from every pore in my body and turned people off.”

We discuss how he turned it all around and came up with the five step Money Partner Formula, which to date has helped hundreds of real estate entrepreneurs quickly launch their capital raising processes.

We also talk about:

  • The rent to own market and how it differs across the continents
  • Tips on how to make the most of your immediate personal network
  • What is ‘edutaining marketing’?
  • The importance of testimonials

To get a free copy of Dave’s newest book, Money Partner Formula, visit

The challenges of investing in art with art world editor Jane Morris #11826 Oct 202101:06:57

Send us a text

“Buying art is a little bit like buying property in Knightsbridge…if you buy a blue-chip artist who’s dead and sit on it long enough then you probably will make money, but that means you need to be able to afford to sit on it for something like 30 or 40 years.

“Art is a very difficult asset class generally, it’s felt that if you have a wide portfolio then art is something interesting to put your money into, but you certainly wouldn’t do it as your primary source of investment. It’s also very easy to lose money.”

Jane Morris is the editor-at-large of CultureShock Media, an arts and culture content agency that delivers print, digital, film and social media strategies for leading arts businesses, museums and galleries.

Jane went to Central St Martins, where she studied fine art before studying journalism and has managed to establish a career which combines her fascination with both. She has written for The Art Newspaper, Monocle, the Economist, Artnet and the Guardian and has built teams of international writers covering news, investigative, data-driven reporting, analysis and long form features about the art world.

We talk about investing in art, how to spot a trend (as well as what’s best to avoid), THAT famous Banksy shredding moment and Non Fungible Tokens (NFTs).

“There has been a view, I would say coming more from the investment world, that one of the reasons people don’t buy digital art is because it’s easily copied. I suspect that it's because it’s not seen as as attractive as a painting on the wall.”

We also talk about:

  • The challenges and continuing effect of coronavirus on the art world
  • Current trends and ones to watch in the market
  • Ring bidding in the upper echelons of the art world
  • The risky game of trading art as an investment
  • The lack of diversity in the art world and what museums are doing to rectify it

You can follow Jane on Twitter @MaryJaneMorris.
