Deciding that his friends in property were earning more and working fewer hours, Simon went on to become the head of investment management at Strutt and Parker real estate financial services and then joined Copland, one of the world's largest private property companies as their youngest director. It was during this time that Simon realised his pension wasn't keeping up with his own level of personal inflation let alone the RPI. He decided to do something about it and struck gold.

But Cheryl has done just that for years, and successfully with a waiting list that keeps getting longer. During lockdown we spoke about the initial panic that things would completely shut down to the bounce in motivation as people realised now was a time they could reshape their businesses. What this means for Cheryl is many of her clients requiring shiny new websites. We also discussed Social Media World 2020 she was lucky enough to attend in San Diageo just before the world shut down including her key learnings. With the backdrop of the covid-19 pandemic and numerous tragic fatalities in care homes I interviewed independent living strategist, Andrew Fyfe. We discussed the role of care homes and retirement living for today’s society and the way our approach needs to change if we are going to meet increased demand for suitable property. With 8.6 million more people reaching age 65 over the coming decades, demand for suitable accommodation is only going to increase. The vast burden of meeting demand is going to rest on housebuilders. It’s a subsector of this industry which could be very interesting for those quick to adapt their strategy and take specialist advice. 

ABOUT GUEST Founded in 2019, Sovereign Property Partnership is the brainchild of two top University of Aberdeen Real Estate Masters Graduates. Through their academic studies and with a foot in the industry, they saw the gap in the market and recognised the difficulties facing retirees, developers, regulators and providers. They reached out to the industry, formed partnerships with top universities and gathered a board of advisers with experience and insight. What do you do when your business is student lets and universities shut down? This is the problem facing Philippa and Tom Charrier of FAT Properties. Late last year I had the opportunity to interview Philippa for my podcast. It wasn't published at that time so we caught up a couple of weeks ago to discuss what's changed now we're in lockdown and the rapid adjustments they've had to make in their business.

Philippa Charrier trained as an architect and urban designer and has 10 years experience working in the public and private sectors facilitating high profile urban regeneration projects throughout the UK and Australia.  She understands the impact that the built environment has on people’s behaviour, mood and mental wellbeing. Six years ago she co-founded FAT Properties with her husband  Tom alongside their busy family life as they saw a gap in the market to provide high quality student co-living with a focus on customer experience and wellbeing. Jamil knows all about successful people having coached no less than six elite sports people to number one positions. Jamil agreed to speak with me not once but twice. A good news story in an otherwise lacklustre property market. Graeme Alfillie-Cook, consultant, Apex Airspaces In this podcast we discussed what it was that sets Apex Airspaces apart and how they've grown from a standing start to now a company with a heft delivery pipeline and millions of development funding. Graeme is a senior real estate banker now working on a consultancy basis for Apex Airspace. He has helped the company put in place a £9m development financing with Homes England and more recently a £10m revolving development financing with the GLA to deliver 500 units across London. 

Graeme formerly headed Lloyds Bank’s Developers team providing innovative client centric debt finance solutions and in turn helping customers deliver complex development projects. He has extensive real estate and structured finance experience having worked with Lloyds’ major real estate clients closing numerous high profile debt transactions as well as being active in the structured credit and securitisation markets. Graeme joined Lloyds Bank from the University of Exeter where he studied Economic and Political Development. He is married with two children, lives in Central London, and sits on the Executive Committee of Wasps FC.

Health, Wealth & Wisdom: A fresh new name and a fresh new focus after seven years of podcasting #14422 Jan 202400:02:13

EP144: New year, new name, new focus.  I launched my podcast nearly seven years ago. It has kept me sane and connected during some tough times. Thankfully I’m in a much better place and have loyal listeners, thank you. But as my career has evolved I’ve struggled to find the right name and focus.

Finally I’ve come up with a name which is the perfect intersection of my interests and, I hope, that of my listeners. Over the coming days my podcast will be relaunched as Health, Wealth & Wisdom. Why?

🧘‍♀️HEALTH From a family of vegetarian medics, I’ve had a keen interest in health and nutrition forever. I completed a year of Biomedical Science at university before switching to commerce but returned to do a Post Grad Certificate in Plant Based Nutrition in 2010 which lead me to becoming vegan for 6yrs. It’s an area that continues to fascinate me and I hope to bring you the latest research from experts as well as mine Paul's trial on our journey to better health.

🏗WEALTH Property often draws people with the promise of financial freedom. The pursuit of this holy grail is something that can catch you out. Yes, property remains a pillar of a well-balanced portfolio but caveat emptor! How do I know? I’ve been there and have weathered just about every storm. Fortunately I've come through the other side wiser (and greyer).

I also have a background in financial planning. I switched majors from biomed to a BCom Financial Planning and then went on to do a Post Grad Dip Financial Planning becoming the youngest ever Chartered Financial Planner in Australia. Leaving Oz I worked at some top fund managers and banks in London and New York. More recently I’ve completed a financial coaching certification.

WISDOM As Socrates said, “Intelligent individuals learn from every thing and every one; average people, from their experiences. The stupid already have all the answers.” As someone who is naturally curious, I love to speak with people and will continue to share these interesting conversations.

Not many people can trace the start of their property portfolio to the 1600s. Yet his family initially bought a farm in the 1640s which then covered Islington, De Beauvoir, and into Kings Cross. By the 1930s the estate owned just about every freehold in the 1930s. Since then the estate has shrunk thanks to bombing, leaseholder reform, compulsory purchase, and, most significantly, death duties.

In this podcast we discuss:

Horses were an early passion in life and Edward briefly considered a career in eventing and showjumping before quickly realising that it was a challenging way to make ends meet. Instead, he turned his mind to property. His first job was in Connaught Square, W2, working for the Irish property investor and former Olympic equestrian, Alfred Buller – who went on to invest heavily in Clerkenwell, on the fringe of the City, not far from De Beauvoir Town.

Edward then set up an offshoot of the firm that focussed on rural property from an office in Hungerford, Berkshire. Later on, Edward ran a property department for a small finance house in St James putting together deals until the family and its trustees decided that The Benyon Estate could no longer be properly managed and required asset managing. Edward was brought in to lead the team as Estate Manager in 2007.

“So, my wife and I moved from Peckham to De Beauvoir Town to oversee this change,” explains Edward. “It’s been an amazing experience – somewhat nail-biting at times as we’ve invested a lot of money into the Estate – but I am pleased with what we have started in terms of bettering the Estate with the community in mind and I am determined to keep it going. Both the family and trustees have been, and continue to be, extremely supportive of what we are doing here which is about looking after our tenants and really understanding this area and its needs.”

WEALTH: Despite the headlines house prices ended the year only down a touch. But what will 2024 bring? #14318 Jan 202400:39:17

EP143:  We ended 2023 on more positive news that inflation has fallen again to 3.9% from 4.7% in October, which will ease the pressure on the Bank of England to raise rates further. Welcome news to those 2 million people due to remortgage over the next 12 months.

House price forecasts at the beginning of 2023 were mostly incorrect. Knight Frank and Savills were forecasting decreases of 10%, and Capital Economics forecast an even more gloomy 15% decrease. Unfortunately, the mainstream media picked up on these negative predictions and scared us into paralysis. The good news is that prices in the UK were much more resilient and only decreased by 1.2% overall.

KEY POINTS
House prices: Nationwide, Halifax and Rightmove have reported: -2.0%, -0.6% and -1.1% over the last 12 months. What is interesting is that monthly figures actually show that prices increased from last month. Nationwide and Halifax reported increases over 3 consecutive months.

 ONS figures show increases of -1.2% nationally and -3.6% in London. This ONS data has a 3-month lag time, as it records the prices that properties actually sold for and is taken from data from the Land Registry. The rate of house price growth is levelling off.

Rental market: Rents have increased by 8.9% nationally and 8.1% in London. The average monthly rent is now £1,279 nationally, and £2,174 in London. They are predicted to increase by 25% over the next 2 years, as more people will be renting due to the higher cost of borrowing.

Interest rates: The Bank of England rates remained on hold at 5.25%. The Bank stated that they may keep rates on hold for longer than a few months until the inflation target of 2% is met. The latest inflation figures of 3.9% will mean that the Bank of England could start reducing rates as soon as the end of March 2024.

Mortgage rates: Lenders have started to reduce the rates available on 2 year and 5-year fixed terms, as they predict that Bank of England rates will decrease to around 4% over the next two years.

Outlook: Eyeedul of My Property Consultant forecast that UK house prices would be level for 2023, and was correct. He believes that prices may remain constant for the next 6 months, but some areas may see slight decreases (around 5%) but it does depend on the area and type of property. Interestingly, Rightmove forecast prices to fall by only 1% and some forecasters are already predicting increases of 5.9% during 2024.

EP22: How do you solve the problem of old-fashioned, limited 2D design briefing in building projects? 'Most people do not know how to read plans, or really visualise the project from a simple document. If we can show our clients a complete 3D look of how the space will feel and work, it solves a huge amount of problems down the line.'

Oli is an architect and co-founder of Ackroyd Lowrie. At AL the focus is on using VR to design and collaborate with their clients. Previous to this, Oli spent 10 years working at Architype where he was responsible for developing a modular, timber-framed construction system that was used by several London Boroughs to deliver new Primary Schools and Nurseries. 

Most recently Oli has spent three years as Project Architect for the prestigious £24m New Junior School for Highgate School in North London. Oli passionately believes in working closely with clients, makers and builders to deliver projects in a collaborative manner. This approach, along with the revolution in 3D printing will change the building industry fundamentally, and Oli is keen that Ackroyd Lowrie are at the forefront of this shift. 

He has worked on several community self-build projects using this methodology, most notably to build a Biogas plant that provides renewable energy to a remote village from farming waste. Oli is also an artist. His work has been exhibited at the Royal Academy as part of the Urban Utopias exhibition and has been published in Blueprint and FX Magazine.

EP17: Having left school Ollie started to look for a "real" job. To keep him in petrol money for his racing cars Ollie started selling discontinued bathroom products on eBay. His eBay strategy snowballed and he never found the "real" job. Instead, Ollie focused on building his bathroom product company.

At just 19 years old the Bathroom Cellar was incorporated and now has a distribution hub, office and showroom based in Kent. Seeing the frustration involved in buying full bathroom suites from multiple retailers and wholesalers Ollie came upon the idea of selling full bathroom suites perfectly curated to your individual bathroom. In 2017 he founded Salacia of London, a disruptive, online bathroom brand alongside long-term family friend Jamie Dixon and Creative Director Simon May. In early 2018 I came onboard as the marketing director. 

Ollie lives a life that many people only dream about with winters spent in Barbados and summers in St. Tropez. His passion really lies in fast cars and one very unusual license. What struck me about Ollie is just how grounded he is despite his early success and the lifestyle he now lives. House price show a slight increase this month but soaring rents are not good for anyone #14120 Dec 202301:15:06

EP141: At the risk of being a broken record once again the two biggest stories from the recent data is that some price data is actually showing a small increase in house prices. Second, rents continue to increase.

"There is positive news with the rate of inflation in the UK dropping to 4.6% from 6.7% last month. The Bank of England is under less pressure to increase interest rates, and there may be rate cuts during the first half of 2024. House prices remain resilient, defying the forecasters such as Knight Frank, Savills and Capital Economics who all predicted decreases of 10-15% during 2023." Eyeedul Haque

Key points:
1. Nationwide, Halifax and Rightmove have reported: -3.3%, -3.2% and -1.3% over the last 12 months. What is interesting is that monthly figures actually show that prices increased from last month. Nationwide and Halifax reported increases of 0.6% and 1.2% respectively. 

2. ONS figures show increases of -0.1% nationally and -1.1% in London. This ONS data has a 3-month lag time, as it records the prices that properties actually sold for and is taken from data from the Land Registry. The rate of house price growth is levelling off, but certainly not in free-fall (as some headlines this week are suggesting).

3. Rents have increased by 9.6% nationally and 10.2% in London. The average monthly rent is now £1,283 nationally, and £2,192 in London. They are predicted to increase by 25% over the next 2 years, which is welcome news for landlords whose costs have increased over the past 24 months.

What is the outlook:
Eyeedul of My Property Consultant predicted that house prices would remain level 12 months ago, and have been correct. "Prices may remain constant for the next 6 months, but some areas may see slight decreases (or around 5%) but it does depend on the area and type of property. We are in a buyers’ market and there are opportunities to take advantage of. The current market conditions will not last that long, as we know that as soon as the Bank of England start to reduce rates, people will start buying property again as confidence returns. This is turn will increase house prices, hence we advise clients to purchase within the next 3-4 months. The end to end process of buying a property takes a minimum of 3 months once a property has been found."
