Many real estate professionals consider Ben’s monthly research reports a can’t-miss read for good reason.
Ben shared his thoughts on why Canada’s economy is in worse shape than what the markets think. He also unpacks the massive shortage of family-sized homes, where he notes that Canada is starting only one new home for every 20 new people moving to Canada. Finally, Ben also discussed how a decline in Canada’s population growth rate and housing starts will impact the housing market in the months and years ahead.

In what should normally be the busiest real estate market of the year, John and Steve explain slow conditions in Toronto and Vancouver - with some nuanced trends. Demand for low-rise homes is low but listings are only rising from a historic low, so it’s a bit of a stalemate still peppered with some bidding wars. On the condo side, listings are climbing - and new condo sales are way down, is this the start of a longer condo market dip? Also: how much have delayed interest rate cuts and revised forecasts calling for rates to stay higher longer impacting the market?

In today’s episode, John talks to Murtaza Haider about rent controls in Canada and their potential impact on rental supply. Murtaza is a professor of Data Science and Real Estate Management at Toronto Metropolitan University.
In the lively chat, we discuss why Ontario has seen very little growth in rental housing even though the new rental supply is not rent controlled. We also discuss the differences in approach to rental housing between North American and European economists and governments. North Americans lean more towards a free market approach to rental housing, while Europeans have coupled adequate rental supply while maintaining policies that protect tenants.

As they head off low polling numbers ahead of next year’s election, Canada’s governing Liberals have released a federal budget largely focussed on Canada’s housing availability and affordability crisis. Urmi and John discuss the background and efficacy of the many measures proposed including: subsuming immigration policy and targets to housing realities, an increased capital gains tax that will hit some housing investors, an extended ban on foreign buyers, and a pile of supply-side policies that is aimed at yielding a net 2 million new homes by 2031.
