Weekly AI Update: The AI Agent Revolution: Your Personal AI Workforce Has Arrived27 Aug 202600:26:57

AI is quickly moving beyond chatbots and simple assistants into something far more powerful: a personal workforce of intelligent agents capable of helping professionals get more done with less friction. In this week’s Weekly AI Update, David Lykken is joined by Pavan Agarwal and Jennifer Vallinayagam to explore how AI agents can help mortgage professionals organize their day, conduct research, prepare for meetings, create content, prospect and nurture leads, and make better use of their time. They also examine the broader economic opportunity created when small businesses combine greater access to capital with AI-powered productivity. With agents becoming easier and less expensive to deploy, the conversation is shifting from “How do I use AI?” to “What can I delegate to AI?”—and that could create a significant competitive divide between businesses that embrace an AI workforce and those that don’t.

In this Hot Topic, David Lykken sits down with Odeta Kushi, Deputy Chief Economist at First American Financial Corporation, to unpack what the data is really telling us about housing affordability, inventory, mortgage rates, and regional market differences. Odeta explains why the U.S. still faces a long-term housing shortage despite rising inventory in markets like Texas and Florida, how a “silver glacier” of aging Baby Boomers could gradually reshape housing supply, and why a growing population of “shadow homeowners”—younger adults with the jobs and incomes to buy but who have yet to leave the family home—could represent significant pent-up demand. "Little Red Riding Hood" and The Warsh Wolf - Macro Market Update by Les Parker14 Aug 202600:01:01

"Little Red Riding Hood" and The Warsh Wolf

Awoo

Bonds see Warsh walking' in the woods. He’s like Little Red Riding Hood!

The Japanese Yen intervention worked. Consequently, Treasuries took a hit as the Dollar sank, and the Euro lost its bullish momentum. Intervention is not the cure, it’s a tourniquet. The cure is a country or economic zone’s solid policies that encourage investment.

Did Warsh decide forward guidance is good? It’s widely reported that Warsh is prepared to raise interest rates in September if inflation goes wild.” He did not show his teeth July because he saw the teeth of others in the mirror.

These views are mine. Understand the howls from Bonds at TMSpotlight.

The Death of Software? How AI Agents Are Rewriting the Mortgage Industry13 Aug 202600:24:45

The mortgage industry may be approaching one of its biggest technological turning points as AI agents begin challenging the traditional software systems lenders have relied on for decades. In this Weekly AI Update, David Lykken and Pavan Agarwal examine why the rise of autonomous AI could fundamentally disrupt SaaS, legacy loan origination systems, CRMs, and other technology built around people manually entering, processing, and transforming information. Drawing on insights from the AI4 conference and recent discussions about the growing pressure on conventional software companies, they explore a future where mortgage professionals simply tell AI what they need accomplished and intelligent agents execute the work behind the scenes. The conversation also addresses AI trust and reliability, operational efficiency, workforce transformation, and why mortgage executives must treat AI adoption as a strategic leadership decision rather than another technology initiative. For lenders and originators, the message is increasingly clear: the competitive advantage may no longer come from having the best software stack, but from learning how to command AI to do the work.

Stop Waiting for Lower Rates: How Mortgage Lenders Can Win in Today’s Market - 07/28/2026 Weekly Mortgage Update Commentary31 Jul 202600:14:20

Mortgage professionals hoping for a dramatic drop in interest rates may need to rethink their strategy, because today’s market continues to be shaped by persistent inflation concerns, volatile oil prices, geopolitical uncertainty, and an unpredictable Federal Reserve outlook. In this week’s mortgage commentary, the discussion cuts through the noise to focus on what lenders and originators can actually control: finding opportunities in the purchase market, spending the time necessary to understand challenged borrowers, structuring loans creatively, and helping more consumers achieve homeownership at today’s rates. Buyers are still buying and business is still being done, which makes the message especially relevant for mortgage professionals waiting on the sidelines for a refinance boom that may not arrive anytime soon. Rather than hoping the market will create opportunity, successful lenders must adapt to the environment in front of them, strengthen their execution, and remember one simple principle: hope is not a strategy.

"Does Anybody Really Know What Time It Is?" Bonds Don't Care - Macro Market Update by Les Parker24 Jul 202600:01:39

07-21-2026 "Does Anybody Really Know What Time It Is?" Bonds Don't Care

----------------------

(Bonds don't) Does anybody really know what time it is? (Care) Does any rally really care? (About time) If so, Bonds can't imagine why. (Oh don’t sell) They've all got time enough to buy.

The more things change, the more they don’t. The nature of a big system hides micro tragedies. Consider how mortgage rates have stayed within a 100 bps band for three years, but volatility has ranged from 2 to 5.

Imagine at 2 you make your gross margin, but net profit declines and eventually turns negative as volatility increases. The point is that the speed of change is more dangerous than change itself.

Buy or sell, Bonds don’t care.

Bonds Watch "Radar Love" - Macro Market Update by Les Parker17 Jul 202600:01:01

07-14-2026 Bonds Watch "Radar Love"

-------------------------

Bonds’ got a thing that hates Radar Love. They could switch and buy…

How shocking: August Crude Oil returned to the low 70s from the mid-60s. Oil has no narrative to justify exceeding $80 or falling below $64. Expect trading to be stuck in the 70s.

Meanwhile, rates wait for drums of war to stop.

The markets remain messy and noisy from little fundamental direction. Remove two wars and the Bond bulls return.

Bonds love bombs. Or They love them not.

These views are mine. Join TMSpotlight to know what’s on the radar.
