He’s on a mission to inspire people to live a more fulfilled life by shifting how they think about real estate, then they can inspire those around them to do the same. Peeling Back The Curtains of Self-Storage (Part II) With Fernando Angelucci Ep. 050
04 Aug 2022
00:37:30
As a continuation of our previous episode, Fernando tells us more about Self-storage. This time, we will be focusing on learning to manage remotely. After earning 150 million in the span of three years, you definitely don't want to miss the telling of his journey!
In this episode, we cover:
How residential was taking a lot of his time even though he had a third party management, and he started wondering... who's passive truly when it comes to investors? His goal was to spend less than an hour a week managing his business.
Self-storage does not have tenants, actually. They can be considered "clients". And because of that, it cannot be guarded by tenant law. So he can take a lot of liberties with the units.
Fernando tells us how self-storage has a high sticky factor: If you raise the rent of a residential unit, most likely, the tenants will move out to look for something better. However, increasing a small percentage of the unit's rent, they will just comply. The cost of finding a different unit and moving everything will be way higher than the monthly cost of keeping it in the same location. He even said that he gets minimal to no move-outs!
He reminds us to make sure you have good visibility, an online presence (and a mobile optimized website!) . And remember to buy for cashflow. Cash is king. That's a good way to start.
Working your business remotely: how he does it. How does he know what markets to hit? Well, he makes sure that you're buying in a market that is under served!
PRO TIP: Focus on which investments will need no people present, just a phone (and he tells us all about those!).
About Fernando: Fernando Angelucci worked for Dow Chemical, a Fortune 50 business, where he helped launch a flagship product that generated $1 billion in global sales. When he was 23 years old, Fernando began working in real estate, specializing in residential rentals and wholesale. Fernando then went on to develop a Midwest-wide portfolio of multifamily rental properties. Fernando and the crew sold their residential real estate holdings to concentrate on self-storage in order to be ready for the upcoming economic downturn.
Peeling Back The Curtains of Self-Storage (Part I) With Fernando Angelucci Ep. 049
28 Jul 2022
00:32:07
Self-storage is something that we have not been able to come around in the podcast for some time. Now, our great guest Fernando Angelucci tells us ALL about the business. After earning 150 million in the span of three years, you definitely don't want to miss the telling of his journey.
In this episode, we cover:
Son of two immigrants from Brazil, good grades, hard work and retiring with a pension was expected of him throughout his life. He only had three options, according to his parents: attorney, doctor, and engineer... and he went for the latter before he got started in Real Estate! One day, his teacher gave him a copy of Rich Dad Poor Dad and his life changed forever.
As an immigrant, you may be wondering... how did he get so much capital to invest? Fernando tells us this funny story about how he applied for 64 credit cards in the middle of the night, to get 12 of them approved!
What else do you need in order to succeed? While people seem to think that Fernando is a risk-taker, he is actually risk-averse. As an engineer, assessing and analyzing were the foundations of his moves. He first had to understand what was going on around him before he even took a step!
Once fear shows up, most people tend to only focus on the fear and not the positives surrounding them. So... how do we fight it? Well, Fernando puts it this way: what's the best-case scenario? What's the WORST-case scenario? And most importantly, what is the most likely scenario to occur? It helps redirect your brain to start thinking about problems logically.
DID YOU KNOW? Fernando first started off wholesaling the self-storage units to mitigate risk.
Not satisfied? Don't worry. Stay tuned for part two next week!
About Fernando: Fernando Angelucci worked for Dow Chemical, a Fortune 50 business, where he helped launch a flagship product that generated $1 billion in global sales. When he was 23 years old, Fernando began working in real estate, specializing in residential rentals and wholesale. Do you ever feel like you're stuck, and you have to go back to the drawing board... except, you don't even know where to begin? Then you might be in need of a coach! This week, our dear guest Elizabeth Kelly tells us everything we need to know about coaching: how to know when you need one, what to look for, what a coach can help you with, and many more things!
In this episode, we cover:
How our guest got started in her journey. Elizabeth, who wears many hats in Real Estate, tells us how she started working for non-profit organizations and fundraising sales, then realized with her husband that Real Estate was the best way to go for securing her retirement! Now she fully focuses on RE through coaching and public speaking, with a passion to help!
Overwhelmed beginners who try their best to educate themselves through different mediums and yet don't know where or how to focus! With a lack of understanding of where to apply all the information they learn, a good coach is needed to help guide them towards goals and milestones! Elizabeth even gives us a 90-day focus tip you don't want to miss!
How it doesn't matter where you are standing in Real Estate... you might still get stuck somewhere! There is no shame in that, it's just important to recognize when you need help. And, of course, a good coach can assist with that concern.
How do you know it's the right coach? Elizabeth tells us how she sees a 30-minute discovery talk: as a job interview! She decides whether there is chemistry, if their values align, how communication works, and even how coachable someone is! The most important thing is: don't hire coaches just to tell you you're right!
Elizabeth's important advice is to slow down. Forget the noise. If being on social media is bringing you anxiety or disappointment, stop spending time, browsing it! Make measure decisions.
About Elizabeth Kelly: Elizabeth Kelly bought her first investment property in 2005. She and her husband Emmett started buying run-down single-family homes and converting them to duplexes. Eventually, they realized they had made a grave error and were forced to sell some of their properties. In 2010, Elizabeth and Emmett Kelly started guest speaking for Rich Dad Canada. By 2015, they were managing properties for other investors. Sandstone Property Management has now become a full-service management company. The Best Resource is Being Resourceful With Alex and Kaely Pal Ep. 046
07 Jul 2022
00:43:19
Alex Pal joins us here today to talk about his experience and journey in the real estate world. As we all know, everyone has a different approach to real estate; and today, we will be focusing on joint venture partnerships, raising money... and how to get started in RE investing! So grab a cup of tea, relax, and Let's Get Real Estate!
In this episode:
Funny thing is: Alex did not find real estate... real estate found him! He got started through a family connection when he was 16, listening to a CD by Robert Kiyosaki. Last thing you know - he's dressing up to go to conferences at age 17! When studying, he started realizing that he was not too happy with the idea of finding a dream job, but more so with the idea of passive income! Finding a thing to do by yourself and being financially free... the rest is history!
We talk about educating yourself, just like in any other aspect. Investing is a risky subject that, if done with enough knowledge and research, can work wonders! And Alex even told us about his implementation of two strategies in one property, which is not a common approach -but a very clever one.
We cover the conditioning that many people have of thinking inside the box, wanting the same house and lifestyle as their parents. While there is nothing wrong with that, there are so many more things you could do for your future dream home. If you are willing to sacrifice two to three years of your life in your twenties, you might find success! Alex's advice: get a basement, renovate it and live in it!
Where does the money come from to renovate and do all of these shenanigans? Alex said that he uses private money... or joint venture money!
Our guest's advice for people who are listening and are interested in starting out: start gaining traction, and find ways to get properties at good value.
About Alex: Pal Property Solutions, a Hamilton, Ontario-based provider of real estate solutions, was founded by Alex and his wife. They specialize in providing house buyers, sellers, and investors with comprehensive real estate solutions.
Additionally, the business purchases and renovates single or multi-family homes around Southern Ontario in an effort to revitalize communities, provide dependable housing, and promote homeownership.
The Benefits of Using a General Contractor with Jon Tenbrinke Ep. 045
30 Jun 2022
00:40:25
We are welcoming Jon Tenbrinkle today, as he spills the tea on construction contractors and everything going on with conversions: his subject of expertise. Jon is a colleague who is deep into my world, as he blew me away because of the systems he was implementing as a contractor, which is unlikely to see these days! So tune in, and learn some crucial information about contractors!
In this episode:
Jon started out as an electrical contractor; in fact, he was at the time the youngest master electrician in Ontario's history! Then, through networking and seeing how some people were not managing something in the right way, he decided to start business with a partner. Of course, ups and downs were present, but being able to open your own business and make it work... is what matters!
Are people able to pull out more money than they put in? Well, according to our guest: it depends on the area. It is also important to learn about costs: how to be able to run the numbers and stay within your budget. Getting to that perfect BRRRR and being able to do it the right way.
Jon's piece of advice to investors that are working with contractors: Networking. Doing the work and research. It's KEY to understand what type of contract you're looking for!

Listen To The Right People At The Right Time With Doug Meyers Ep. 016
Doug Meyers of Rev N You is going to help you crush all your limiting beliefs with his amazing story. I, myself, bought into this limiting belief that I was too young and didn’t have the money to invest in my own property. Tune in to this episode as Doug gives you a bit more inspiration on how you can make things happen even when you are still young and haven’t ticked all the boxes yet.
In this episode, we cover:
How Doug started buying investment properties at the age of 21 and now has 14 doors and 8 rental properties at the age of 29.
No matter what your age is, look at what the people above you are doing and replicate them. There’s no sense in reinventing the wheel.
Investing your money and getting it to work for you is the key to getting out of the rat race. Develop the ability to detach yourself from income-earning to the time that you’re spending and you’ll see many money-making opportunities coming your way.
Doug started real estate investing as a side hustle and quit his job 2 years ago when his flip income replaced his job income.
If you want something bad enough and you think it’s impossible because of your young age and lack of requirements, don’t take no for an answer and you have to be creative about how you’re going to get it.
Doug’s piece of advice - check in with your ego and learn from the people who are more successful than you. Be open to learning from people who are qualified to give you advice and be a positive influence on your life.
Doug is a former mining engineer who used real estate investing to provide the income to leave his previous full-time employment. This gave him the opportunity to pursue other passions and business interests with his full attention. He has a portfolio of condos, duplexes, and triplexes across Western Canada, and is a partner in an active flipping business in Saskatchewan.
An award-winning investor and Keyspire Success Story, Doug is the host of RevNYou’s very own RevNYou with Real Estate Podcast where he interviews real estate investors in all walks of life. He is also the host of The Grow Give Expand Podcast, where he speaks with entrepreneurs and business owners, uncovering the personal practices and systems that help them live successful, meaningful lives.
