Season 2 Finale -Episode 85

One last aria as we march towards the grand finale for Key Exchanges. Is this the end? I have no idea, but in this episode I reflect on how far we’ve come as a show and I’m also joined by my friend John Arroyo with Ruby Red Media and we share some of our favorite moments from Season 2.

This one is one of my very favorite episodes that I’ve had the pleasure of bringing to you on KE901. All three of the women on this week’s episode are some of the most uniquely driven and freakishly impressive individuals that I’ve ever met in my life.
Itzel Sanchez with Keller Williams is one of my favorite people in the industry. There’s no façade or BS surrounding how she’s ranked as a top 20 Latino Realtor in the nation for each of the last three years. She just steadily puts in the work at a level greater than most and it’s all driven by the love she has for her clients and her desire to see their family’s wealth increased through real estate.
My second segment is a topic that I was fired up to get into with my friends Amanda Lott with Crye-Leike Midtown and Kelly Jones with Community Mortgage. Work-life balance is something we could likely all do a little better job with and these two high performers shared some of the tips and thought processes they use to improve in that area.

I really enjoy all three of our guests this week as individuals and having the pleasure of talking about their businesses in one episode is a treat for all of us as well. They are knowledgeable and well respected and I just always leave every interaction with them grateful for the time together.
Kaylee Oaks with Hometown Realty is someone who has run in similar circles as me for years, but we really never had the opportunity to connect much and I realize now that was certainly a missed opportunity on my part. She is just as charming and engaging in person as her reputation led me to believe and she’s built a business inside of her boutique family owned brokerage that’s incredibly respectable.
I always enjoy segments on the show when we get to dive into a topic that I don’t get to hit on very often. I was thrilled to be able to bring Dustin Jones with Jones Aur Commercial Real Estate and Eric Fuhrman with Crye-Leike Commercial back on the show to give us a Commercial Update and these two pros did not disappoint.
Peterson Wellford is an affiliate broker with The Firm and a near lifelong Memphian aside from a few stretches in Tuscaloosa and Lexington for college. Previously he had worked full-time in the fitness industry but a year ago he took the leap into real estate and he’s been making waves ever since. His charm and charisma are contagious and it’s easy to see why he’s had such great success in an incredibly short time.
Luxury real estate is one of the sexier topics to cover on our show because when you raise the price points higher, you typically get to see some pretty special properties as well. I was lucky enough to be rejoined by two of my friends that live in that space regularly in Josh Spotts with The Best Spotts and James Harvey Jr. with Keller Williams and it is a conversation you won’t want to miss.

Preston Williams has been an associate broker with Crye-Leike Bartlett almost 5 years now consistently ranking as one of the top performers within their office. Prior to real estate, he ran a marketing business and was eventually able to leverage those skills in content creation to be a priceless asset for his practice and a massive revenue generator at the same time.

This week’s episode was just fun, plain and simple. I laughed a ton while we were recording them, I laughed again when editing the show together, it’s just a good time with three incredibly impressive realtors that I have the utmost respect for.
Bubba Sandefer was employee #1 at Emmett Baird Realty and he feels a deep connection to that brokerage but also the path he took to land there. He is one of those people leaves an impression long after he’s left a conversation and 9 out of 10 times it’s overwhelmingly positive. Our conversation about his path in the business was great and something I’m sure you’ll enjoy hearing as well.
There are many times in our careers when we can let comparison slip in and judge ourselves against some of our peers in the industry that may be killing it. The snapshot that we have of their lives is often not near as rosy when you’ve walked their walk though and with that in mind it was an honor to be rejoined by my friends Shannan McWaters from The Firm and Michael Jacques with Reid Realtors for a segment I titled “Failing Forward”.
David Da Ponte-Cooper has been a realtor associate with Sowell Realtors for 21 years now and is one of the very top producing agents in the entire city. Until I started doing my research for this interview, I had no idea how successful he really is because he’s not very flashy with his marketing or incredibly visible for the world to see, but he puts in the work and is steadily referred by clients at an alarming rate.
Jason Woods with Community Mortgage and Mark Miesse with Memphis Title rejoined the show in our second segment to discuss what to do when a deal falls apart. It’s never a fun situation to find yourself in but every agent with any significant tenure in the business has had it happen and Jason and Mark broke down some reasons why it happens, how to spot it coming in advance, and how to handle the situation when it the deal falls apart.

Marq Cobb is a partner and the managing broker of Myers Cobb Realtors. He’s almost 2 years into launching his own brokerage and they are certainly making waves and establishing an impressive brand in the industry. We talked about his path to real estate, his time spent in wholesaling real estate, and where he sees MCR growing in the years to come.
To start of Season 2 we had Mike Parker with The Firm and Carol Lott with Crye-Leike Midtown on to discuss the state of the real estate market in Memphis. The response we received from that interview was awesome and now that we’re three months removed from it and still feeling some of the changes happening in our space, I figured it was an awesome time to bring them back in our second segment.

Margaret Mikkelsen with Crye-Leike Germantown has fully leaned into being an expert on Mid-Century Modern architecture and tying her business to match sellers of quality homes with buyers who intend to maintain the architectural integrity of the home. She believes in good design regardless of the period, but is uniquely tied to MCM, ranch, and contemporary houses and she can make a pretty convincing case for the pink tile in your bathroom as well.
Katie Shotts is the CEO of the Memphis Area Association of Realtors. She’s been a friend for several years but it was great to get to sit down and chat at length about her journey in the industry as well as some of the behind the scenes workings of a realtor association that not many members may know about.
