Is it really possible to make that much money in such a relatively short space of time?

It can definitely be done, but to do it like this week’s guest, Oliver Adams, you’ll need knowledge, experience as well as the right mindset.

And you’ll have to work like a Trojan.

How UK Property Designers Get it Wrong with Julian Maurice25 Oct 202300:39:01

#112

80% of property businesses don’t realise what they set out to achieve.

One reason for this is because they follow the herd by chasing money rather than customer satisfaction.

As a result, they don’t create products that stand the test of time.

Julian Maurice of Icon Living has been a lettings agent, estate agent, project manager and plumber and DJ!

But he is best known as a designer.

In this episode, he reveals why design is so much more than aesthetics, why simplicity is important, and functionality is paramount.

If you want to know how to maximise your rental income not just for today but in five, ten and fifteen years in the future, then listen now.

 During the episode, we discuss:

·      Dieter Ram’s Principles of Design

·      Warren Buffet’s

·      Functionality over aesthetics

·      How good design can future proof your property business

Unmasking the Shocking Reality of Off-Plan UK Investments04 Oct 202300:40:45

#109

This episode is a must-listen cautionary tale for time-poor expats, overseas investors and anyone else tempted by off-plan developments in the UK.

Christina Campion and her husband thought they’d bagged a bargain when they invested in the swankiest apartment on the top floor of new development overlooking a beautiful park in the centre of Preston.

But all that glitters is not gold. When they visited the property for the first time, the layout of the flat was totally different from what they’d been promised.

And what should have been a warm insulated roof was a cold slab of concrete but had nonetheless been signed off by the approved inspector.

Their tenants were literally frozen out as icy winds howled in through gaps in the extractor fan and utility bills went literally through the uninsulated roof.

But it's not all doom and gloom. Christina's story also highlights the power of taking action, and putting the pressure on developers to make necessary repairs and improvements. She shares valuable lessons learned and offers practical advice for listeners considering similar investments.

This episode covers:

  • The importance of having a good solicitor
  • The dangers of putting down more than 10% deposit
  • Private Building Control companies
  • The dangers of leasehold properties
  • The difficulty of getting a mortgage on an off-plan new build development
  • Developers selling the freehold of a building to a 3rd party

#108

To be a successful UK Property Investor you need to be buying in areas with good employment prospects, expected population growth and solid infrastructure.

Preston ticks all those boxes.

Local employers include British Aerospace, Amazon and Lancashire County Council  not to mentionthe development of the Cyber Warfare Centre bringing 5,000 new jobs to the area, Preston is booming.

But deciding on an area is only half the battle when investing remotely. You have to find a good letting agent to manage your investment.

Matt Eastham runs Easthams & Co Residential Lettings. Matt is a passionate investor who believes in the power of sharing knowledge.

Rather than charging sourcing fees or trying to make a profit, Matt is committed to helping others by freely sharing his expertise.

He knows that if he provides good local knowledge for overseas investors, they will want him to manage the property on their behalf.

Matt represents a good case for reverse engineering the property investment process by starting with a letting agent.

Systemize Your UK Property Success13 Sep 202300:48:27

#106

You probably have a day job at the same time as trying to build a UK Property Portfolio.

You’re probably time poor.

The idea of having to allocate any of your precious time to working out what, let alone HOW to delegate tasks may lead to feelings of overwhelm. You don’t know where to start.

Dr. Steve Day, host of Systemize Your Success Podcast, was in a similar state when he moved to Stockholm with his Swedish wife and young family back in 2015 after already assembling a UK Property Portfolio.

With a degree in computing, systems analysis and design and a love of teaching it was probably inevitable that Steve would end up coaching others how to remove themselves from the daily grind by finding and training team members to help them.

In this episode, we learn how a meeting with personal development expert Dr. John Demartini convinced him to follow his twin passions for teaching and systemization.

During the episode, we discuss:

  • DIDACT: Steve’s model for systemization: Description, Input, Deliverable, Access, Checks, Time
  • Creating recorded versions of tasks for delegation
  • Password systems such as Last Pass
  • Hiring help for overwhelmed solopreneurs
  • Improving the recruitment process

Short Lease Extensions for Quick Profits in UK Property06 Feb 202500:41:29

#203

Buying a leasehold property with less than 80 years left on the lease offers savvy investors the opportunity to add value and force the appreciation in a short timeframe.

This allows you to potentially recycle your cash and turbo charge the growth of your portfolio.

Short lease extensions are equally powerful whether you’re trading for a quick profit or holding for cashflow.

And if you can combine lease extensions with other value adding strategies such as BRR (Buy Refurbish, Refinance) and reconfiguring properties to add more bedrooms, then you can make some serious cash.

Jason Patterson, is a seasoned property investor with over 23 years of experience in UK property.

He built his portfolio from a standing start, from money saved from his job stacking shelves in Sainsbury’s in Camden, North London.

In total, Jason worked at Sainsbury’s for 11 years, and as a side hustle, he almost accidentally focused on leasehold properties with short leases, a niche that would later earn him his nickname as the Short Lease King.

During the episode, we discuss:

o   Benefits of purchasing properties with short leases

o   Explanation of what constitutes a short lease

o   Impact on property value and mortgageability

o   Sweet Spot for Short Leases

o   Discussion on ideal lease lengths for extending

o   Combining short lease strategy with mortgageability

o   Steps to gather lease extension information

o   Importance of contacting freeholders

o   Explanation of Section 42/Leasehold Reform

o   Impact of potential leasehold reforms on buying strategies

Due Diligence on Companies House Part 130 Aug 202300:22:33

#104

You’re thinking of working with someone in the UK. Maybe you hear them speaking on a UK property podcast like this one. Maybe you met them at a UK property meetup. Maybe you read about them in a UK property magazine.

Either way, you want to do your due diligence on them. You’ve checked them out on every page of Google. You’ve listened to them on every podcast you could find. You’ve spoken to people they’ve worked with. You’ve asked about them on UK property forums, WhatsApp groups and Facebook communities.

The last thing (or maybe the first?) is to check them out on Companies House. But this may be easier said than done.

In this episode, long-time friend of the pod, Sean the Property Tax Accountant identifies five types of due diligence:

Commercial
Operational
Reputational
Financial
Legal

In the second part of this two-part special, we’ll be taking a deep dive into a mystery property person’s profile on Companies House to see if it matches what we know about them from what they say elsewhere…

Valter Pontes came from humble beginnings on a fairly remote island off the coast of Africa to being written about in Forbes magazine.

He attributes all his success to reading books. Lots of them!

Valter started his UK property portfolio by dropping out of university and using his student loan to sign up for a year long education course.

On the course, he learned to source property for others. And with the profits from his sourcing business. He started his own portfolio.

In this episode, we discuss my top ten UK property investment books which I reviewed in Episodes 58-68.

Valter also explains:

·      Why he asks people to read 120 books before they start working with him

·      Why he divides books into three categories: personal development, general        business knowledge and specific business knowledge

·      Why for every four properties he buys in the north, he buys one in the south

·      How he sources property

·      How he finds good builders in a new investment area

·      Why he also invests in the U.S.

Reducing Rents to Increase UK Property Returns!22 Jun 202300:36:46

#94

This is one of my favourite episodes!

Saam Lowni has bucket loads of experience in property as an estate agent, investor, landlord, developer, YouTuber, lender and broker.

Saam has a long history in property, dating back to his childhood in Durham during the 1980s, where his parents would buy houses in coal mining villages for 2-3K, refurbish them, and sell them for 4-5K.

He soon convinced his family to add to their portfolio in the North-East of the country with properties across the North-East of London.

After a spell in Hong Kong, he returned to the UK, refinanced the family portfolio to raise cash to buy student HMOs in Kent and Coventry.

 Tune in to find out:

·      Why Saam prefers professionals to students

·      Why he reduces rents to increase his overall returns

·      Why he aims to be Best in Class

·      How to find opportunities in Article 4 Areas

·      What he thinks about investing in the North-East

We also tap into Saam’s experience in property finance to get a beginner’s guide to terms such as Capital Stack / Mezzanine Finance / Unitranche Financing / Stretch Lender / Senior Debt / Juniour Debt / Intercreditor Agreements and more!

Hiring Virtual Assistants for Your UK Property Business15 Jun 202300:33:49

# 93

Do you need to systemize your UK property business?

Michael Gerber, author of  one of my favourite UK property investment books, The Emyth Revisited, encourages entrepreneurs to aim at creating a business that is system dependent rather than people dependent.

Latoya McDonald is  a property systemization expert who writes for YOur Property Network magazine, and is host of the podcast Outsourcing Your Property Business.

Latoya shares tips on centralizing storage spaces for property business-related files using Dropbox and Google Drive, and using Asana for organizing workflows.

She also highlights the importance of documenting everything in a business if not to achieve then at least to  to aim for passive income.

The speaker recommends using specialized virtual assistants sourced through agencies and provides a one-page checklist and short video for each task.

Additionally, the podcast offers insights on investing time into building the back end of a property business, the different roles of virtual assistants, and the importance of  'letting go'.

The Highs & Lows of Buying Property in Hong Kong30 May 202300:25:43

#91

No amazing guests this week because I thought you might like to hear about mine and my wife's experience of buying property here in Hong Kong

This episode explores some of the questionable tactics developers and sales agents use to get prospective property purchasers to put their hands in their pockets, including lotteries, lucky draws and luxury amenities.

After several failed attempts, we finally got our feet on the Hong Kong housing ladder and bought a tiny one bed apartment off plan on the lowest floor of a new build development in the New Territories.

We watched on with excitement as the property gained 50% in value while it was being built giving us a potential profit of £200,000!

But circumstances conspired against us as Stamp Duty rules, Donald Trump and the Hong Kong protests lowered the value and we were left trying to catch a falling knife…

Property Investing in Scotland09 May 202300:31:25

Mike Hanning is a Hong Kong Kong based expat who has so far invested in his hometown of Edinburgh in Scotland, which has been called the Mecca of Serviced Accommodation.

So you would think that this short-term business model would be the equivalent of the Chance Card in Monopoly which says Advance to Go. Collect £200.

However, it’s not that straightforward as Mike reveals in this must-listen episode for those interested in investing in Scotland.

The changing landscape for Scottish property investors makes choosing SA in Edinburgh (and Glasgow) over standard buy-to-lets not as clear cut a decision as it perhaps once was.

And Mike is the perfect person to give us the facts as he has one serviced accommodation unit and one buy-to-let.

This episode explores the complications of the Scottish Property market and also examines the effect of rent freezes on the housing market (spoiler alert… it’s not good!)

PropSourcer: A Platform for Connecting UK Property Investors and Sourcers03 May 202300:26:03

#87
As an expat / remote investor investing in UK property, one of your biggest challenges is finding a UK property sourcer you can trust.

This week’s guest is Dean Pike, a Hong Kong based expat, who found this out to his cost after finding himself fleeced by a sourcer on Facebook.

Determined that this should not happen to others, he set up PropSourcer, a platform for connecting UK property investors with verified UK property sourcing companies.

Dean has some great advice for property investors such as checking that any sourcer you’re thinking of working with is a member of one of the redress schemes such as The Property Redress Scheme (PRS) or The Property Ombudsman, (TPO).

Buying a £1.8 Million Block of Flats with Other People's Money26 Apr 202300:29:12

#86
This episode shines a light on how your property business could look in the future.

Jackie Tomes explains how she bought a £1.8 million block of flats with none of her own money.

Alongside her business partner and husband, Dave, she argues properties in this price bracket have less competition as the numbers are too scary for smaller investors and too small for pension funds.

During the interview we touch on factors affecting private investing and how Jackie has found that it’s better to attract investors first and then look for deals rather than the other way around.

How to Get Started in UK Property Investment with Jackie Tomes20 Apr 202300:32:57

#85
Jackie Tomes and her husband, Dave have accumulated a wealth of UK property experience through building their £15 Million portfolio in and around Thanet in the South-East of England.

After briefly falling victim to Shiny Penny Syndrome, they refocused their energy on adopting a business model consisting of acquiring and managing blocks of flats.

By systemising, refining and adapting this model, they are now able to manage their business remotely, leaving them free to spend their time travelling around Europe in their camper van, while also helping other property investors to build their own portfolios.

Jackie argues that in the current climate of high interest rates, expats looking to build a UK property portfolio may be best advised to look to HMOs as their business model of choice and to see buying in Article 4 areas as an opportunity rather than a problem.

Jackie also has some valuable advice around how to apply structure to your business.

This episode also tells the light-hearted story of how we tried to flip a sheep for profit in our first holiday for three years in Kyrgyzstan and how the lessons learned relate to property.

How to Buy, Refurbish & Refinance23 Jan 202500:26:17

#201
UK property is a really powerful tool for growing your wealth. But to do it well, you need to buy at a discount, add value and make sensible use of leverage. One way to do this is through a concept called Buy, Refurbish & Refinance (BRR) And that’s what today’s episode is all about.

When Mortgage Express fell to pieces in the wake of the Financial Crisis,  Kevin Wright devised a strategy that came as close to the concept of recycling your cash as legally possible, and that was how BRR came to be

I'd Like Help With Setting My Goals

During the episode, we discuss:

·      Historical Context of BRR

·      Kevin Wright's development of the BRR concept post-2008 crisis

·      Sacrifice as a key trait for portfolio building

·      Ready-to-rent vs. BRR

·      Forcing appreciation through refurb

·      Remote property management challenges

·      Buying Phase

·      Identifying problem properties and motivated sellers

·      Tools for remote property searches

·      How to buy at discount

·      System Setups for Viewing Properties

·      Need for consistent tracking and follow-ups

·      Monthly check-ins with estate agents

·      CRMs for property tracking

·      Collaborating with UK-based partners for reduced mortgage rates

·      Importance of boots on the ground

·      Refurb Phase

·      Common property issues: dilapidation, structural issues

·      Reliable tradesmen and project management

·      Refinancing Phase

·      Expat mortgage restrictions

·      Leveraging partnerships with UK residents for better rates

·      Variability in lender regulations

Are You going to Scarborough For Serviced Accommodation?06 Apr 202300:28:21

#83
Are you going to Scarborough? It’s definitely something you should think about, given that Scarborough Borough Council has approved a £2.25m budget for the return of the Scarborough Fair which was last held in the 18th Century and has now been reimagined as a year-round programme of arts, heritage, culinary and sporting events funded by £1.2m from the government's Town Centres Fund.

So if you’re looking to ‘sweat your assets off’, then Scarborough is definitely an option considering that housing stock is cheaper there than in its affluent neighbour Whitby.

And if you’re looking for someone to talk to regarding luxury holiday lets in Scarborough, then you’d be hard pushed to find someone more in the know about this seaside hotspot than this week’s guest, Louise Tomlinson of LOCL Properties.

And even if Scarborough is not your investment area of choice, there is a lot of useful, valuable, and thought-provoking content in this instalment to last you at least until next week’s episode!

Managing Serviced Accommodation Agents From Abroad15 Mar 202300:33:23

#80
Acquiring high yielding assets is the smart investor’s way to stay ahead of inflation and high interest rates.

But with so many short-term rental businesses going under during Covid due to an over reliance on Airbnb, Serviced Accommodation investors ignore the power of direct bookings at their peril.

Mark Simpson is the host of the Boostly podcast, and the author of three books on helping hospitality hosts thrive.

He’s on a mission to help one million short term rental businesses cut down on their over-reliance on Online Travel Agents.

This episode explores the ways in which expat and remote investors can manage their management agencies.

Mark highlights the questions to ask your managing agent to see whether they’re maximising your returns with direct bookings.

By drilling down on your avatar, and concentrating on referrals from existing clients, you can sweat your asset even harder.

Mark also has some handy hints for due diligence in your target areas.

If you’re into SA, this is a must-listen episode!

If you’re interested in raising finance for your deals or investing in other people’s deals then this episode could help you consider some of the factors worth factoring!

We also reflect on the three main lessons we learned from this experience:

How We Made 126K in Two Days Part 209 Mar 202300:18:49

#78

Following hot on the heels of Part 1 (#77), this episode takes off where yesterday’s left off as the race is on to exchange contracts on a 150K 3-bed semi in Nottingham that is arguably (by me anyway!) discounted to the tune of £60,000!

Fortunately, it’s Friday 4pm by the time we agree to buy, so we have the weekend to carry out more due diligence, arrange our own mining reports and prepare for exchange of contracts, which successfully goes through on the Monday.

On the Tuesday, a previously dead deal comes back to life.

But… only if we can exchange within SIX HOURS.

Be greedy when others are fearful is one half of Warren Buffet’s famous quote and was at the forefront of our thoughts when first one then another deal came up on consecutive days in November 2022.

This was a time when most investors were deserting the UK property market in the wake of the government’s disastrous mini-budget just weeks previously.

Today’s episode is the tale of how we took advantage of the situation to buy two properties on successive days at a collective discount of £126,000.

Part 1 sets the scene and demonstrates the need for speed when opportunities present themselves and bargains are to be had.

This three-part special also contains details of our newly launched website and email subscription service giving access to our 23 step guide to buying at auction and our newsletter.

Building a UK property portfolio undoubtedly has many benefits but perhaps the best thing it affords, if you get it right, is the chance to be both financially and location independent.

Julie Talbot started building her portfolio in and around her hometown of Salford in Manchester, whilst living in London, before following her husband to Abu Dhabi.

After fine tuning their remote investing skills, and with their children in tow, they now go wherever takes their fancy.

Julie has two rules when it comes to managing their portfolio:

 1.    She doesn’t fly back to the UK for property related matters.

2.    She doesn’t answer the phone

Why You Should Keep a Progress Journal with Darren McNeill15 Feb 202300:40:40

#74

Fed up with working in supermarkets in the North West of England, Darren McNeill of FMP Property Group started keeping a Progress Journal on Property Hub in February 2017 as he started to build his property portfolio.

At that stage he only envisaged buying a few Buy to Lets. But as he documented his progress on his journal, private investors started contacting him to lend him money so that he was able to scale his property business which now stands at 25 properties.

Unknown to him until we recorded this interview, Darren’s journal played a significant role in both my own property story and this podcast!

Listen to Darren’s inspirational story as we discuss the many benefits of keeping a property journal.

He has so far bought three buy to lets: one via Right Move, one via auction and one off market.
