He is honest that even in an era where it is more accepted, he has never sat down and unpacked it properly. The conversation that follows is his first real attempt.He talks about turning 40 last year and what he chose to do differently. Rather than adding new habits like more gym sessions or a stricter routine, he did the opposite. He hit the reset button. He shut his high street office. He pulled away from the parts of his working life that were causing him stress. He restructured how he spent his time so he could actually be present as a father.We dig into the shift from high street model to self-employed model. Vikram is direct that the biggest change is not the money or the freedom. It is the removal of pressure. Under the high street model you have to be in at 9am and out at 5:30pm. Under his current model he does his least amount of work between 9am and midday, does his school run every day, and speaks to clients in the evenings when they are actually available.We get into phones and screen time. Vikram runs two work phones and has since he was 19, but has trained himself over the last two years to leave them to one side at key moments. Dinner. Bath time. Time with his daughters. His daughters are watching him. If he treats his phone like it is more important than they are, they will grow up believing that is normal.The conversation gets more useful when Chris asks him what advice he would give himself as his own coach. Vikram goes straight to business. He knows he should be prospecting more, and he knows the reason he does not is that his existing pipeline keeps him too busy. Chris pushes back, and Vikram accepts a challenge on the spot. 25 doors a day for 3 days straight.On the personal side, Vikram commits to leaving his phone charging downstairs. He is honest that scrolling before sleep never actually helps him rest, and removing the physical option is the only way he will change the habit.We close on sleep. Vikram went into atrial fibrillation in December 2024. His heart rate stopped resting properly and stayed elevated all day. That experience taught him about sleep discipline, consistent bedtimes, and the value of tracking his recovery. He now wears a Whoop and treats sleep as one of the highest leverage things he can protect. Chris agrees, calling sleep the most underused performance enhancer available to men in their 40s.The final take from Chris is worth listening to. Season 4 of Estate Agency Mastery continues with one of the most vulnerable and practical mental health conversations we have published. Chris sits down with Mark Stern to unpack exactly what he does day to day to protect his mindset while running a self-employed estate agency business.

This one gets into affirmations, morning routines, boundaries with your phone, protecting your relationship, and the quiet skill of letting go when a deal starts to wobble. Mark is refreshingly honest about what has worked, what he still gets wrong, and the specific practices his wife Anne (whose business is in spirituality) has taught him.

What we cover

Mark opens with the first rule he lives by. There is no point in feeling sorry for yourself. He talks about the feast or famine reality of estate agency and how even the wins can create anxiety. Within half an hour of a big payment landing in his account, he is already asking himself how long it will last.

We dig into his morning routine in detail. He gives himself half an hour of positivity every morning. No phone. Say good morning to his wife. Shower. Then a full ritual of prayer and affirmations that he reads directly from his phone. Chris shares his own version, including a Tony Robbins inspired affirmation practice he has been doing in a cold shower for over a decade.

Mark reads several of his affirmations on air, all rooted in gratitude and abundance. Everything is always working out for me in the best possible way. I am constantly amazed at the opportunities that come my way. Thank you for showing me that this issue is already so solved. I have certainty beyond reasonable logic.

We talk about the biggest doubt affirmations create, which is when they do not appear to work. Mark shares how he trained himself through certainty, and how consistency (even when you are just going through the motions) builds the muscle you rely on when things get hard.

We get into phones and boundaries. Mark shares the rule his wife Anne created. The bedroom is not a work room. Anything that comes in stays until you are up, dressed and downstairs in your office. Chris shares his own approach, including an Amazon phone safe that locks his phone away for the last hour of every day.
