The posts and piers under your home support the foundation and floor structure of your house. They help distribute the weight of the home evenly to the ground, preventing sagging, shifting, or structural failure. Specifically, they support:
John Laforme and YC from SoCal seismic construction discuss the importance of posts, piers, and beams in home foundations. They explain that these interior elements support the floor joists and walls, and can face issues like spalling, deterioration, and misalignment, similar to foundation problems. They highlight common defects such as undermining due to plumbing work, settling due to moisture, and water intrusion causing rot. The average cost to replace a post and pier is around $400, depending on accessibility and other factors. They also discuss the pros and cons of different foundation types and the comprehensive inspections conducted during retrofitting.
Step-by-Step Process: 1. Assess the Damage
Inspect the post and pier for signs of rot, cracks, or shifting.
Check if only the post needs replacing or if the pier itself is damaged.
2. Provide Temporary Support
Place a hydraulic jack under the beam near the damaged post.
Slowly lift just enough to relieve pressure on the damaged post (do not over-lift to prevent structural damage).
Insert temporary support (jack stands or a temporary wood beam).
3. Remove the Damaged Post & Pier
If the post is wood, cut it out carefully with a saw.
If the pier is cracked or sinking, dig it out and remove any debris.
4. Install a New Pier (if needed)
Dig a hole below the old pier (usually 18-24 inches deep, depending on soil conditions).
Pour a concrete footing and let it cure for at least 24-48 hours.
Place a concrete pier block or pour a new pier using a sonotube.
Ensure the pier is level and aligned properly.
5. Install a New Post
Cut a new pressure-treated post to the correct height.
Secure the post to the new pier using a metal post base.

Fine tune your reports or risk having a potential legal issue with your clients.
A well written canned response for a system defect written in 1980 is probably not going to cover most of todays homes so remember to proof read your canned responses before sending your final reports.

Is home solar for everyone? Or is solar just snake oil? I have not been sold on solar because of past conversations with solar contractors and realtors as well as home owners. As of now no one has explained solar to me in a way i could understand it and how solar would benefit me. So does it really work? And is solar for all home owners?

Part 2: Flipped Home First Time Buyer Ray Rodriguez Post Inspection Interview with Rick Albert
I am joined again by 1st Time Flipped Home Buyer and Army Veteran Sergeant First Class Ramiro Rodriguez (Aka Ray), United States Army Retired. Hires Me To Inspect His 1st House! Ray invited his realtor Rick Albert to join us for his input about his home purchase and inspection process. This podcast episode is the Post Inspection Interview!
Ray had some great questions in the Pre-Inspection interview which helped set some realistic expectations about what i might find in his flipped home built in 1966.
Well, I inspected the house the day after the pre inspection interview, It turns out i actually found a few system defects that i pre warned ray about which was good because i preset expectations before the inspection.
Ray does have the gift of gab so we went off topic a few times and discussed muscle cars Vs electric cars, NHRA drag racing etc. Compound bows and target practice as well as Rays morning hunting routine.

How to Stay In Business While Inspecting In A Slowing Market
It’s no secret that the real estate market has slowed down. Rapidly rising interest rates, uncertainty in the economy, and the looming threat of a recession have taken their toll.
The latest data from the National Association of Realtors (NAR) shows that existing home sales in July declined by 20 percent. Existing home sales in August 2021 were 576,000. But in August 2022, only 451,000 homes were sold—a decline of 125,000 home sales.
With interest rates expected to continue rising into 2023, home inspectors (and all real estate related professions) will be watching home sales activity with a careful eye—and doing everything they can to drum up business. Water Supply Plumbing Types and Correct Installation Tips With Robert Deyl Plumbing
In this episode 27 I am joined by Robert Deyl to cover water supply plumbing types and correct Installation tips. You may remember Robert from episode 4 back in 2021. If not check it out here is the link for when you are done listening to this episode 27.
What type of copper do you have in your home or in the home you are about to buy? This question reminds me of the Matrix movie with actor Keanu Reeves, Should i choose Red (Type M) or Blue Pipe (Type L)? If given a choice Robert and I would recommend the blue (Pill) Pipe (Type L) lol. Why you ask? well the blue (Type L) is a thicker pipe and most commonly used for that reason. However it is more expensive just like anything else in life that is worth buying.
(Type M) The red pipe is not as popular as it is a much thinner pipe that is known to fail quicker if not installed correctly (As most of the time is not).
The importance of your water pressure regulator discussed in detail. Keep your water pressure setting below (75 PSI). You will thank us later.

Vertical Vs. Horizontal House Foundation Cracks Explained! What You Need To Know!
John Laforme and YC from SoCal Seismic Construction House Bolting discuss foundation issues, emphasizing the commonality of cracks in raised foundations. YC explains that vertical cracks are typically caused by improper drainage and can be repaired with epoxy injection and metal straps. Horizontal cracks, however, indicate foundation failure due to rebar issues. They highlight the importance of proper drainage and rain gutters to prevent foundation problems.
Small, hairline vertical cracks (less than 1/8 inch wide) are generally not a serious concern and are considered a normal part of a building's aging process.
Larger vertical cracks, or those that widen over time, may indicate settlement issues or excessive pressure from expanding soil or water.
When to Worry:
The crack widens or shows displacement.
Water leakage occurs through the crack.
The crack appears suddenly after extreme weather or seismic activity.
Horizontal Cracks
Common Causes:
Lateral pressure from soil outside the foundation, especially in areas with high clay content or frost heaving.
Hydrostatic pressure caused by excessive water accumulation around the foundation.
Poor drainage or waterproofing.
Are They a Problem?
Horizontal cracks are typically more concerning than vertical ones because they can indicate serious structural stress, such as bowing or bulging foundation walls.
Cracks wider than 1/4 inch or those accompanied by inward movement of the wall may signal a risk of collapse.

Why Every Fireplace Needs A Level 2 Inspection With Rory Foley From Chimney Doctor
Episode #24 with Rory Foley from https://chimneydoctor.net/ . Rory shares his chimney inspection experience with us regarding all things fireplace/chimney. We discuss the issues that only a chimney inspector can see with their specialized tools and training.
So what is the difference between Level 1-2-3 Chimney Inspections?
Level 1: A level 1 chimney inspection is the basic chimney inspection and consists of a visual inspection of all the readily accessible areas of your chimney. This includes your firebox, damper, smoke chamber, chimney cap, chimney crown, and the exterior of your chimney.
Level 2: Level 2 chimney inspections are generally done when changes are being made to the chimney or fireplace, before the sale of a home, and after a chimney fire or other event that may have damaged the integrity of the chimney structure. This inspection includes everything involved in a level 1 inspection with the addition of the use of a camera.
Level 3: Level 3 chimney inspections include everything done during the process of a level 1 and level 2 inspection. Additionally, several components may be removed to gain better access to otherwise unseen parts of the chimney. This is the most thorough inspection of your chimney and is usually only necessary when a level 1 or level 2 inspection discovers something that cannot be properly diagnosed without performing a level 3 inspection.
Without a proper inspection, chimneys can have underlying issues with their structural stability especially in Southern California that go unseen, posing the threat of collapse and severe damage to property as well as injury. They may also have naturally occurring flaws that pose a serious fire hazard. Our team conducts thorough and detailed inspections in order to assure that both of these problems will not arise and will make you aware of any possible problems so that you can get them fixed before a small problem becomes a very big one.

GOT MOLD? DON'T PANIC! Just Put Some Bleach On It! LOL. Mold Inspector Bret Pfeifer Explains The MOLD Process.
The scariest word in real estate is M-O-L-D aka the deal killer! Everyone panics when this is found on the property which is typically unnecessary. Mold can be removed however it can be an expensive and inconvenient process.
Bret Pfeifer of Golden State Mold Inspections joins John Laforme to explain the process when dealing with mold during a real estate transaction to help remove the buyers and realtors panic level when they find out there may be a mold problem.
Mold remediation (the removal of MOLD affected building materials) is a process that Must be performed by qualified professionals (Not Uncle Bob). In most cases the person paying for the mold remediation chooses the cheapest person for the job and when this happens the remediation is incomplete and typically will fail a final clearance test. When a clearance test fails the remediation process needs to be performed again.

James Walsh Explains what Beneficial Ownership Information (BOI) is and how important it is to file before the 12/31/24 deadline. If you own a business in the United States do not delay and file today with link below.
Filing your Beneficial Ownership Information (BOI) before December 31, 2024, is essential due to compliance requirements set by the Corporate Transparency Act (CTA), which is enforced by the Financial Crimes Enforcement Network (FinCEN). Here’s why you need to file before this deadline:
1. New Reporting Requirements under the Corporate Transparency Act (CTA)
The CTA was enacted to increase transparency in corporate ownership and prevent illicit activities like money laundering, tax evasion, and fraud. The act requires most U.S. corporations, LLCs, and similar entities to report their beneficial owners to FinCEN. A beneficial owner is any individual who directly or indirectly exercises substantial control over the company or owns at least 25% of its ownership interests.
2. Deadlines for Filing
Existing Entities (Formed before January 1, 2024): Must file their BOI report by December 31, 2024.
New Entities (Formed on or after January 1, 2024): Must file within 30 days of formation or registration.
This means if your business was established before 2024, you need to submit your BOI report by the end of 2024. For newer entities, the filing must occur within a month of their establishment.
3. Avoiding Penalties
Failure to file your BOI on time can result in severe penalties, including:
Fines: Up to $500 per day for non-compliance.
Criminal Penalties: In some cases, failure to report can lead to criminal charges, with fines up to $10,000 and even imprisonment.

What is Title 24?
The California Title 24 Building Energy Efficiency Standards are designed to ensure new and existing buildings achieve energy efficiency and preserve outdoor and indoor environmental quality. These measures (Title 24, Part 6) are listed in the California Code of Regulations. The California Energy Commission is responsible for adopting, implementing and updating building energy efficiency. Local city and county enforcement agencies have the authority to verify compliance with applicable building codes, including energy efficiency.
Why are energy standards important?
Since 1978, Energy Efficiency Standards make buildings more comfortable, lower energy costs and reduce greenhouse gas emissions. Standards ensure that builders use the most energy efficient technologies and construction.
Why do the standards need to be updated?
The Energy Commission is required by law to adopt standards every three years that are cost effective for homeowners over the 30-year lifespan of a building. The standards are updated to consider and incorporate new energy efficient technologies and construction methods. The standards save energy, increase electricity supply reliability, increase indoor comfort, avoid the need to construct new power plants and help preserve the environment.
Who supports the standards?
The California Building Industry Association supports the adopted standards as does the Natural Resources Defense Council and other environmental groups, investor owned utilities such as Pacific Gas & Electric and Southern California Edison, and publicly owned utilities such as the Sacramento Municipal Utility District.
What buildings are covered by the standards?
All new construction of, and additions and alterations to residential and nonresidential buildings are covered with the exception of correctional centers, jails, and prisons.
Why do the standards vary by climate zone?
Measures that are cost effective in more extreme climates may not be cost effective in milder climates. Requiring measures by climate zone ensure that a
