They will look at their past experience and use this to allow you and your business to move in the right direction.

      • Have an emergency fund. Jay advises that you save at least 10% of your business’ profit. The sooner you start, the better.
      • Have multiple streams of income. If you only did one market, you’re vulnerable. There’s a lot of ways you can earn income. Look into where you can branch your primary business, look into the skills that you can develop.

 

  • Keep some cash aside. When the market crashes, stocks become cheap, so buy stocks.

 

    • Have the right support network. The most important thing is you have the right mindset that can face the consequences that happen during a recession. If you’ve got the right mentor and the right community, you become firmer and more driven to overcome it.

They talk about Mark's childhood in Singapore, how he got into property and the rights and wrongs of politics and property in 2019. What are you doing at the moment? I’ve got three projects on the go at the moment. Our biggest project is just under 100 flats. I’ve got another project, with a commercial tenant on the ground floor with some residencies above. I’m doing lots of different things, with various different projects.

 

How was your childhood? I was born in Singapore and came back to England when I was around 12. I went to an international school in Jakarta in Indonesia. Jakarta is a crazy city, pollution, and people everywhere. I learnt the local dialect and played outside with the other kids in the area. I’ve found that to be a really useful experience in dealing with very different types of people.

 

Private schools give you a bigger network and a bigger outcome. The difference between the mindset of the private school, and the local college in the area is massive. The people I met at college are all doing more vocational things like dentists, doctors, and solicitors. Whereas the private school went more into business, and are earning lots of money. There is no right and wrong, but if you have the opportunity to invest in your children you can.

 

The academics are really useful. If my child wants to go to university, I’ll encourage them to but at the expense of life skills, I think that’s wrong. I think if you can have academic skills, and have business skills, rather than just what a textbook says then that’s even better.

 

In 1997/98 it was like the gold rush, and the market was ripe. My father had worked across the globe and met a lot of business people. He knew that business and property was a good route to go down. My friend had made over £70,000 on property and even without planning permission added an extension. I got really into property books, videos, learning loads. I met a local letting agent who'd figured out which properties were good to buy in Peterborough, which is where I started really.

 

I’d bought lots of properties abroad especially in Eastern Europe and Florida. So I thought that when they would enter into the EU there would be an increase in the middle class and the property values would go up. What I didn’t realise was that I didn’t know the local knowledge. It’s really exciting to have international property, but the yields are really low, and the maintenance will be very high. Everything that you’ve learnt in the UK is wrong abroad, and you have to learn it all again. There is lots of corruption in various different places around the world, and it’s really difficult to work out the local rules if you’re not from there.

 

Treat your property as a business, so systemise it. The one guarantee in business is that it will change. If your systemising your business, doing monthly management accounts, and getting your viewings and inspections sorted then you are going to find it easier to adapt to the change. You’ll find it easier to grow your business because you are able to find out what is working and what isn’t.

 

Do you think the middle class now are being hammered, so you need to grow all the time? You need to grow otherwise you are in decline. If you carry on doing what you’re doing and not grow, then you will fail. We’ve had various changes in the legislation, and it will all happen again. Make sure you get a really good accountant, who’ll be able to save loads of money for your tax bill.

 

Let’s talk about Jeremy Corbyn if he did get into power what would happen? People were concerned about the Labour party before but Tony Blair turned out to be quite a light touch. He says he will introduce rent control, but hasn’t given out any specifics on that. Dependant on how that is introduced could be positive or negative. He says he is going to nationalise, water, and rail. With big companies, he says he will give 10% of the shareholders to the staff, but I don’t know how that is going to work in practice because they are so divested. I don’t think he will be a sustainable model. The debacle that is the EU is costing the country millions in decisions not taken, and uncertainty.

 

Which property/business strategies will work in 2019, and why? In business and property it’s best to find what you love and what you’re good at. If you’re good at marketing then build a business that needs that skill. Build a team around you who are good at the things that you are not good at. It’s better to do what you love rather than what’s hot in the media at the minute.

 

What drives you? What keeps you going? I like driving income, and rent roll, I like having a bigger and bigger wall of money to hit the back account every month. I find that very exciting, more than the value of the properties. I get a lot of pleasure in learning from others in the training business we have. We are able to have choices, travel and buy the right house that I want.

 

Where would you start in property now? I would buy single lets, under £140,000, probably stuff that has been built in the 1970’s. West Midlands, and in the North are probably best rather than in the South. Cut your teeth, and make some mistakes before moving to HMO’s. You don’t have to move up, just do what you enjoy.

 

What mentors have helped you? There have been loads of different people over the years. I have a lot of friendships who’ve done lots of different things, often in their 50’s and 60’s who have been there and done it all. I had more informal type mentors.

I am going to launch my own YouTube video series and brand aimed with the celebrity cakes as I want to see how far I can go with this and I am still very involved in the day to day aspects of the cake shop

I started in corporate financial services within technology roles and then moved to consultancy work in software engineering. I initially began public speaking as a hobby but demand for my speaking work has increased and the majority of my time is now focused on sharing my story.

I have a condition known as Brittle Bone. This means my bones break very easily, during my childhood I experienced more than 100 breaks in my bones, this is the nature of the condition but as I have grown older it has stabilized.

I’ve always been open with people about my story and it inspired me to want to be a public speaker.

You have a very strong mindset, where does that come from?

I had physical challenges, but my parents brought me up to believe I was the same as anyone else. My sister and I have always been treated equally. So, at school, I expected to be the same as everyone else.

Overprotecting me would have hindered my progression, I was able to get out there fall over a few times and learn to pick myself up which is the reality for everyone.

I had my down days like everyone else, but I learnt to focus on my strengths. I’ve always found it easy to make connections, be present in the situation and so I concentrated on developing those and being happy.

What challenges did you have gaining employment?

In my mind, I thought getting a job would be very straightforward, but it took me 6 months to find my first graduate job. During this time, I looked at my mindset and I realised I needed more resilience as it's not just about having the talent but about keeping going even though I didn’t see results straight away.

Where did you find resilience?

Lots of my close friends got jobs within 1 or 2 months and I started to question how it was possible for them not me. I then realised I needed to look closely at myself and stop playing the victim, blaming it on being different. So, I decided to take ownership of it and instead of applying for 6 or 7 jobs a week I doubled my efforts over everything.

Have you had any mentors?

I’ve had several mentorship experiences and some that have been life changing. One of my mentors helped me to understand my mission and purpose – that my disability, is my gift, it is about a bigger picture and supporting others.

Mentors – it’s all about finding the right fit someone who has experience of where you want to be and someone who you have a rapport with.

How do you deal with the down days?

I’m a human being and being resilient is a spectrum. Like everybody else, there are days where I feel more or less resilient than on other days.

I surround myself with people who are honest with me, pull me up and aren’t afraid to tell me how it is and expect accountability from me.

What are you doing at the moment?

I still do some consultancy work but am hoping to move across to speaking full time and sharing my message as much as possible through courses and workshops.

The thing that has enabled me is that it is my passion, I just want to give value and help people. When you put value first and concentrate being the best at what you do everything else just falls into place.

  1. Investing in a mentor or mastermind - This is the key to success, it's very hard to build a sustainable business without the support and accountability of a mentor or mastermind group.

  6. Focus on sales and marketing - Put the whole emphasis of your business on sales and marketing. Use your sales and marketing teams to drive the business forward and bring in leads for your business. Always have a plan and never stop marketing or selling, or things will dry up.

  7. Take a genuine interest in your clients no matter how big or small - This can be little things such as sending your clients a birthday card. You don’t need to over-indulge you just need to focus on the little things, they do matter.

 

  1. Don’t be afraid to go after big clients - Ask yourself, why can’t you go for the big clients? You’ll never be ready, but as long as you focus on your sales and fulfilment you can secure the bigger deals. As smaller businesses, you can be more personal and more focused and as a result go above and beyond for the big clients.

 

  1. Systemise your business so it can run without you - Start small with your systemisation but make sure you start. Use a CRM or an automated lead capture form to reduce admin and divert your leads to a call centre. You can start systemising straight away and grow your business as a result.

  2. Reward yourself and have regular breaks - Thinking time is very important, you need to factor this into your businesses growth. You can also get clarity by investing in mentorship or mastermind groups.

Find the people that are further down the road than you and use and leverage them to drag you up to the next level. Yes, it can be expensive but you need to think about the opportunity cost of not doing it, not getting a mentor.
  • A mentor or a peer group in your industry and your niche has already assimilated all the information out there that you need to be successful. There’s not a lack of information out there, there’s a lack of resources in making that information relevant and implementing it in your business. That’s what a mentor can do for you.

Kavita: For me, if I’m doing something, I always have the self-motivation to go to the top. Kavita: I got married, whilst this was amazing his family were very traditional and that meant It wasn’t right for me to go out to work. Over-time I improved in my job, transferred locations and I was on top of my game, but after maternity leave, I was turned down for a promotion and it was then I decided to leave my job and start my own business. Seeing a gap in the market for clinical audit provision, I left Bayer to set up my first company in 2001 – Oberoi Consulting. I gained my first lucrative contract with global pharmaceutical giant Pfizer and we took on over 800 practices in the first 6-months, it was a £500,000 project.

Jay: Can you share some tips with the audience from your amazing career?

Kavita: You must be passionate about what you choose to do, you must be focused and determined in order to achieve the things you want to achieve and, success isn’t easy you need to work hard.

He said 'why?' and I said 'well there's no passing trade'. He got hold of me by the scruff of the neck, I was about 9 stone, he was about 30 stone, MASSIVE guy, and he dragged me out the shop and pointed me down the road and said 'look! This si the main street in Peterborough!' He swung me round and said 'look Neville, all the poeple coming down this street and they can't see you! It's a terraced house with a flat front and they can't see you because there are shop fronts, houses and offices. And I realsied in that moment that he was passionate about my business."

  • Regret is a big influencer. What’s the worst thing that could happen? If there’s a problem, you go forward. Just remember not to hold back when you do it. And if you go forward, look at what you did then to learn from them.
  • Timing. Make the right decision at the right time. Know when the margin gets smaller or market’s going to change.
  • It’s a different type of freedom in your workspace if you let everyone be in control. There are 120 people who worked in Kiddicare and Neville is sure that each one of them really wanted to stay work for the company. Not just forced to finance their necessities. They felt that they have the responsibility to freely do what they are passionate about inside the company. Aside from that, their positions and tasks are designed to cater to what they want to achieve from themselves and for the company.

Step 4: Go for a walk - I go outside to connect with nature, and be happy for what I've got
Step 5: Green juice - I have a nutrijuice a blend of kale, celery, apples and honey to give me energy
Step 6: Multi-vitamins - Take these to get set up with the day
Step 7: Plan my day - Complete a daily five, the five things you need to achieve that day with the most important
clearly visible at the top
Step 8: Smile - The first interaction with people should be smiling, create a happy place to be
