Welcome back to the Multifamily Collective! Today, I want to dive into an experience that serves as a stark reminder of why it's critical to always "know before you drill." We've all seen the signs to call 811 before digging, but what about drilling into walls? Let me tell you about a time when a seemingly small mistake turned into a massive $150,000 disaster. A new technician at a property I managed drilled three perfect holes through a 3/8 inch copper water line, flooding 28 units in the process. The damage was extensive, and the lesson was clear: never assume you know what's behind the wall. This incident, alongside another involving a damaged gas line due to a contractor skipping the necessary safety checks, highlights why itâs essential to check before you drill. From avoiding electrical hazards and preventing water damage to ensuring structural integrity, knowing whatâs behind your walls is not just a best practiceâitâs a must. Always use tools like stud finders, educate your team on where shutoff valves are, and regularly review safety protocols.
