And finally, we’ll leave you with this: be prepared to walk away. If you are not happy with a deal, don't be afraid to turn it down. There will always be other deals. These moments are almost always blessings in disguise.

If you’re looking for a low-maintenance investment, HMOs may not be for you.
In this week’s podcast, I’ll argue that HMOs (Houses of Multiple Occupancy) can be a waste of time for landlords. I’ll explain how they require more work than the traditional buy-to-let and why they are often not as profitable as they seem. I’ll offer simple strategies to manage multiple tenants living under one roof.
I’ll also map out the course I recommend my clients take when aiming to invest in an HMO. It is important to do your research beforehand. I’ll encourage you to understand your local regulations, market demand, and the potential risks involved. And I’ll conclude by advising you to carefully consider the risks and rewards of investing in HMOs before making a decision.
Successful HMOs are all about your level of personal insight into your clientele. Client knowledge is power. Knowing who wants what–and how you can offer it to them–makes the difference between a strategy worth pursuing and a strategy that ultimately leads to stepping out of the game.

“Should I be investing now or should I wait till next year?” Uncertain if you’re ready to take the next step on your property journey? Last week, we established that now is always the right time to invest, because housing prices will always rise.
This week is all about a deep dive into understanding cash flow. I’ll define ROI, or return on investment. I’ll explain how property is a long term investment technique that relies on cash flow over capital gain. I’ll show you how to calculate whether a particular opportunity is a good use of your money and provide examples comparing different investment options. I’ll use the Crossrail project in London to illustrate the enduring importance of factoring in location when determining whether to invest–tying together the balance between time and place. Finally, I’ll leave you with this food for thought: now is the best time to buy and the only better time to have bought would have been last year.

When is the wrong time to invest in property? Is there a wrong time? I’ll answer these questions boldly in this week’s episode of A Wealthy Life.
While I cover the history of investing, I’ll illuminate some of the realities of the UK housing market. In investment terms, I’ll define scarcity for you and how it gets checked by affordability. I’ll detail the dynamics behind the housing shortage in the UK. I’ll tell you all about the “rise of the private landlord” that happened during the 90’s to early 2000’s and how it led to the buy-to-let market becoming a major player in property. I’ll tell you why prices are going to rise and why there will always be a strong rental market.
I’ll impress upon you that you need to understand your own affordability–How long can you afford to tie your money up in a property? Are you content with the revenue that property will generate? You’ll see that the timing of your property investment journey depends upon your own, individual circumstances. I’ll finish by reminding you that property is a long term investment.

There’s a lot more to it than you might imagine, even if you have experience with house ownership. So much more, in fact, that I most often recommend against investing in them. In this week’s episode, I’ll tell you why, in the battle of house vs. flat, less is more. I’ll explain what a freehold is, what a leasehold is, and how they compare to one another. I’ll detail the dynamics behind service charges for owning flats and why they complicate the prospect of flat ownership. I’ll explain what lease terms are and illustrate the difference between house-owning and flat-owning via side-by-side comparison. I’ll touch on how Covid-19 impacted the value of flats. And I’ll tell you why I especially avoid new-built flats. Then, I’ll end with a series of summary questions to get you thinking on a more strategic track if/when you are ever considering investing in a flat. Do you believe you can achieve anything you want? I do. Let me tell you why. I have experienced again and again the power of simply believing in myself and my ability. One of the most vivid examples I can recall is when, during a hypnosis workshop, I was able to suspend myself completely rigid between two chairs resting on the crown of my head and the back of my heels. Not being a gymnast, I was personally impressed.
After gaining my credential in hypnotherapy, I continued to use self-hypnosis to build my confidence when expanding my small business, making investment choices and even launching a podcast. It boils down to creating a positive mental space for yourself where your belief in your ability produces better results, which increases your belief in your ability – a virtuous cycle.

This week I am sitting down with Rachael Troughton to speak about property and the role of private landlords in solving housing crises. Rachael is a property owner, podcast host, business mentor, speaker, farm owner and wedding venue proprietor extraordinaire. On an island with limited space, providing enough housing can be challenging. Without private landlords, there simply wouldn’t be enough quality places to live.
While private landlords are often depicted as abusive and greedy in the British media, the truth is often the opposite. True private landlords (and not just people looking to make a pound off of letting their garden shed) are subject to dozens of regulations and inspections that prevent issues with mould or leaks and protect the rights and quality of life of tenants. We will be discussion recent legislation around renting, key characteristics of a good landlord, and the pressures and challenges faced by private landlords who are trying to provide safe, decent housing.

Episode 45: Everyone knows you’re faking it
Why? Because they’re faking it as well. I’m not talking about “faking it ‘til you make it.” That can often work and serve the purpose of giving you confidence until you achieve your goals. I’m talking about trying to delude yourself or others that you’re something that you’re not or that your life is different than it is.
To have a truly sustainable, wealthy life you must be in control of your thoughts and desires. If you spend your energy trying to chase others’ approval, you will never get it. Guaranteed. You have to chase what you want and do so from a point of authenticity. Who are you really? What do you really want? What works for you so you can achieve the goals you set for yourself?

Episode 44: Isn’t it time you decided for yourself
This episode is all about removing stress from your life! Step One: make sure you are the person calling the shots in your life. Celebrities, marketing and social pressure have no place in your decision making. Step Two: make sure you feel grateful and appreciated. Step Three: do what you want to do with the people you want to spend time with.
Around the holidays, there are several ways you can put these steps into practice. For example, do you even like Christmas pudding or would you prefer chocolate cake? Do your kids need (or even want) 10 new toys or is there one special thing they would love? Do you like holiday parties or would you rather go for a walk with friends? There are sets of rituals we are told we must follow during the holiday season, and I’m sure I’m not the first to tell you how stressful these can be.
I invite you to be discerning this holiday season about what really brings you joy and adds value to your life. In the new year, I invite you to extend this practice to other areas, such as your business, your health and your social life.

Episode 40: What Do You Want for Your Family?
It seems like a simple question, doesn’t it? But what you want for your family can encompass a multitude of things. It might refer to values you want your children to live by; it might suggest a career path or level of wealth and prestige; it might mean spirit and lifestyle – do you want to raise a world traveller or a poet?
What you want for you family should guide the decisions you make around finances, education, investing and much more. We all know a family that chooses a private school over a public school, parents who move to better neighbourhoods so their kids have more resources, and kids who have three tutors and a coach to guide them. There are those who emphasize emotional enrichment and experiential learning. The combinations are endless.
What I want to encourage you to do is to reflect on why you want the things you want for your kids, where these values come from, how to implement them as a parent or guardian, and whether they are a good fit for your child and your financial situation. Tune in today to hear my thoughts on how to do this successfully so you pass on the best of your values while allowing your children and grandchildren to shine.

Your belief system is an incredibly powerful influence on your behaviour, and by extension your life outcomes. When we believe we deserve and can have success, love, fun and wealth we tend to actually achieve these things.
This happens because our beliefs create our reality; they might cause us to make smarter or more focused decisions, to commit or persevere, to try rather than give up or accept defeat. It is up to you to make sure your beliefs around key goals and achievements are positive, open and conscious.
For example: two different people might both believe money is scarce and we need to be careful with it. Person A believes this means they have to scrimp and save and refrain from making any investments or taking any chances. Person B believes this means they have to do extra research and prepare before making big decisions, but that they should not miss every opportunity. Who do you think will see more success in the long run? Where did the success come from? Their beliefs and attitudes!
I invite you to take a moment to think about your own beliefs and attitudes about money this week, and evaluate where they come from, whether they are serving you, and how you can change them to succeed in the long run. Enjoy the episode, and don’t forget to leave a glowing review!
