Matching Communication Styles to Beat Price Wars with Jeff Borovitz28 Oct 202501:16:31

Send us a text

Price isn’t the villain—unclear communication is. We sit down with Jeff Borovitz of Sandler to explore how a psychology-led sales process helps construction companies stop chasing bad-fit bids, avoid unpaid change orders, and build trust that holds up once shovels hit dirt. Jeff breaks down the biggest trap he sees on both residential and commercial teams—premature presentation—and shows how to slow down, uncover three to five real pains, and turn conversations from “How cheap?” to “How do we make the outcome certain?”

We get tactical. You’ll hear how to spot and adapt to different communication styles so clients feel heard, not handled. We dig into handling discount pressure with questions that reframe value—like asking change order and final-versus-quoted price percentages—so you lead as the expert instead of defending your bid. Jeff also explains why revenue and profit are lagging indicators, and how strong leaders prioritize leading signals: pipeline quality, ICP fit, access to dialogue-based RFPs, and stage conversion rates that predictably move work forward.

The team also talks VUCA—volatility, uncertainty, complexity, ambiguity—and the strain it puts on crews, clients, and owners. Jeff’s take: remove fear, doubt, and worry by modeling courage, setting clear expectations, and simplifying operating rhythms. And yes, AI plays a healthy role here. Use it to automate dull admin, improve precon clarity, and even rehearse tough client calls with an AI sales coach so reps show up practiced and calm when it counts.

If you want to protect margin without cutting corners, build a pipeline you actually want to win, and give your field teams cleaner handoffs, this conversation delivers a practical blueprint. Subscribe, share with your team, and leave a review with the one question you want us to roleplay next.

Building Communities in Construction with Rick Wagner, President at Maxwell Floors25 Mar 202500:38:51

Send us a text

Rick Wagner, President of Maxwell Floors and a 43-year construction veteran, tackles the tough conversations our industry needs.

The cultural disconnect between developers' passion and field workers' daily grind manifests in concerning ways. Mental health claims sometimes mask a deeper lack of commitment, while the housing crisis creates a profound sense of disconnection when workers can't afford what they're building.

Decades ago, homeownership required roughly ten years of income; now, it demands closer to thirty. This shift challenges traditional expectations and forces a reevaluation of career and financial planning. The rise of instant gratification has also shortened career outlooks, reducing five-year plans to six-month horizons.

Yet solutions emerge through community-building efforts that bring trades together. Rick advocates for leadership with genuine altruism, earlier education about construction careers, and better management of expectations while showcasing the legitimate financial opportunities that exist for committed professionals.

This conversation explores how young workers might consider alternative paths—perhaps securing that recreational property first while renting—and why immigration brings motivated individuals who recognize the opportunities in trades. Rick reminds us that construction offers viable paths forward for those willing to believe in themselves, plan for the future, and commit to the work.

Roofing Contractor to ConTech Entrepreneur with Phillip Ogilby, Founder & CEO of STACK Construction Technologies | EP8102 May 202300:56:43

Send us a text

In this episode, James and Christian are joined by Phillip Ogilby, Founder & CEO of  STACK Construction Technologies.

The conversation begins with Phillip sharing his journey in the construction industry, starting with his first roofing business in Dayton, Ohio, which he built in the 1980s. Phillip then discusses his experience building a digital blueprints business during the dot-com boom of the late 1990s, which was one of the first of its kind. From some hard-learned lessons building his first software business, Phillip digs into the evolution of his second software company and  how he eventually went on to  create STACK Construction Technologies. He talks about their product offerings, including Cloud Takeoff and estimating software, and the challenges and even ease of building a technology business for the second time. Phillip believes multiple alternative solutions must exist for the existing end-to-end construction management juggernauts. The episode concludes with a rapid-fire round in which  Phil shares an incredible incident from the jobsite during his roofing days and wisdom about the importance of looking ahead in business to ensure that you are always building for the next stage.

Phillip Ogilby is the Founder & CEO of STACK Construction Technologies. Phillip started as a residential and commercial roofing contractor in 1984, witnessing firsthand the challenges of managing people, equipment, materials, and an ever-changing bid schedule. In 2001, working with his son, Justin Ogilby, Phil formed iSqFt (now known as ConstructConnect), a major force in moving construction from paper to digital. But Phil’s vision was even bigger, and in 2008 he began building STACK, formerly known as Cloud Takeoff.

STACK Construction Technologies is cloud-based software to help contractors run their businesses and maximize profits. Their preconstruction solutions enable fast and accurate takeoff and estimating and during their construction, solutions power real-time project collaboration.

Unpacking the Labor Gap with Daniel Loney, Principal at Excelsior Measuring | EP7928 Mar 202301:33:02

Send us a text

In this episode, James and Christian are joined by Daniel Loney, Principal at Excelsior Measuring, to discuss the labor gap, generational differences and current culture in the workplace.

Daniel Loney, a financial advisor by trade, shares his experience managing different age groups and working in construction and his family's foster care background, which led him to work with young adults. The conversation covers various topics, from construction and culture to family and financial planning. They discuss the importance of collaboration and finding one's strengths, as well as the cultural issues in the workplace, such as imposter syndrome and creating a positive work culture. They also discuss the issue of people being scared to work in construction due to its perceived "low" status and how those who commit to the trades early on often life, don't reap the benefits until later in life. They agreed that this is completely untrue. Daniel shares a story from his Financial Planning days of a client who had a goal of making $400,000 a year, which he thought was called a "stupid" goal, but in no way flippantly. Loney explains that such a goal is easily achievable for someone in a specific profession and that people are often misled into thinking that money is what they want. Instead, Loney suggests setting lifestyle goals, such as what a person wants their life to look like when they wake up and finding their "why."

Daniel Loney is the principal at Excelsior Measuring Inc., a family-owned and operated professional measuring business based in Langley, British Columbia. Established in 2014, Excelsior Measuring provides thorough 3D scanning services to create plan drafts/exact specs for clients' current or future projects. Their commitment to quality work and top-notch customer service is evident in their 100% Canadian-based business.

Building Better: Energy, Climate, and Construction with Christy Love, Energy and Climate Specialist at RDH Building Science21 Mar 202500:35:02

Send us a text

Christy Love takes us behind the scenes of deep energy retrofits that transform aging buildings while residents continue living their daily lives. As an energy and climate specialist at RDH Building Science, she brings both technical expertise and a human touch to complex sustainability projects.

What does it take to modernize a 1970s high-rise without displacing tenants? Christy reveals the painstaking process—from creating digital models of buildings with no existing plans to orchestrating window replacements that happen in a single day. The results are transformative: triple-glazed windows eliminate siren noise from nearby hospitals, heat recovery ventilators provide clean air during wildfire season, and some units barely need heating at all.

Christy's passion for measurement and verification shines through as she discusses monitoring projects tracking energy use across dozens of buildings. She's particularly excited about hybrid heat pump technologies that combine efficiency with reliability across temperature ranges.

From its origins fixing leaky condos to its current work on climate-responsive buildings, RDH exemplifies how construction expertise must adapt to changing environmental realities. Tune in now to learn more.

Wood Revolution: Building Taller, Smarter, Greener with Shawn Keyes, Executive Director at WoodWorks BC19 Mar 202500:30:44

Send us a text

The future of construction is growing taller, more sustainable, and increasingly made of wood. Shawn Keyes, Executive Director of WoodWorks BC, takes us deep into the rapidly evolving world of mass timber construction and why British Columbia has emerged as North America's innovation hub for this revolutionary building material.

The environmental benefits are striking. Mass timber buildings typically contain 30-70% less embodied carbon than concrete alternatives, making them increasingly attractive to organizations with strong sustainability mandates. This carbon advantage, combined with the natural biophilic elements wood brings to interior spaces, has positioned mass timber as the material of choice for forward-thinking developers and public sector projects.

Prefabrication naturally complements mass timber construction. This approach significantly reduces construction timelines while improving quality control—crucial advantages in addressing housing supply challenges.

As the industry evolves, Keyes and his team at WoodWorks BC continue breaking down barriers through education, technical support, and direct project assistance. Whether you're a developer considering mass timber for the first time or an architect looking to push the boundaries of wooden construction, their resources can help navigate this exciting frontier in sustainable building.

Ready to explore how wood can transform your next construction project? Tune in now.

In this episode, Chris Gardner from the ICBA (Independent Contractors and Businesses Association) joins James and Christian to discuss several key industry initiatives. They waste no time diving into the ICBA’s recently announced  $100,000.00 reward for an attack at the Coastal GasLink LNG worksite near Houston, BC, in February 2022. They then slow things down to dig into the current opioid epidemic, mental health in construction, and the ICBA’s Wellness initiative with Cory Hirsch, former NHL Goaltender and Olympic Silver medalist. It turns out Chris is an avid Dallas Cowboys fan and fan of football in general, be on the lookout for Terry Bradshaw and Joe Montana at this year's Annual ICBA Gala on April 26th, 2023.

Chris Gardner has led the Independent Contractors and Businesses Association (ICBA) since 2017. The ICBA is proud to represent more than 4,000 entrepreneurs, businesspeople, skilled construction professionals, independent contractors, sub-trades, and responsible resource development companies who together employ 150,000 Canadians. They are the open shop companies' independent contractors who treat their workers well, build incredible projects, seek fair bidding opportunities, and create our communities’ homes, schools, roads, services, and much more. They also offer services that have proven to help businesses grow, including human resources help, wellness programs, innovative professional development courses, wage and benefit surveys, job boards, and much more. Beyond Conventional Construction with Chris Hill, President at B Collective17 Mar 202500:34:14

Send us a text

Chris Hill takes us behind the scenes of B Collective, a pioneering company dedicated to transforming the construction industry through innovative off-site fabrication.

At the heart of our conversation is an in-depth look at the closed panel wall system concept. Unlike conventional construction, this approach integrates sheathing on the interior side, creating a seamless air and moisture barrier filled with dense-pack cellulose insulation. The result? Exceptional airtightness achieved with remarkable efficiency. Chris walks us through how these precision-manufactured components arrive on-site, ready for rapid assembly—enabling his team to complete an entire duplex in just five days, from foundation to finish.

Listen as Chris examines the building resilience crisis we face today. The everyday vulnerabilities of traditional construction—whether from bathroom flooding or drywall damage caused by children at play—highlight the need for a fundamental shift in how we design living spaces. From 3D printing and composite materials to innovative wood products, the future of construction promises buildings that are not only faster and more cost-effective to build but also more durable and environmentally sustainable.

Ready to explore how off-site construction could transform your next project? Tune in now.

Digital Transformation in Construction Permits with Corrie Okell, General Manager of Development, Buildings, and Licensing at City of Vancouver13 Mar 202500:33:07

Send us a text

The City of Vancouver is revolutionizing how construction permits are approved. At BUILDEX Vancouver 2025, we had the opportunity to chat with Corrie Okell, General Manager of Development, Buildings, and Licensing at the City of Vancouver, about how digital transformation is reducing permit wait times and reshaping the builder-city relationship.

Learn how the city has implemented technologies like ePlan, which allows for 24/7 drawing submissions. While the transition was initially challenging for paper-dependent professionals, this digital shift has created unprecedented flexibility for both industry and city staff.

What’s truly groundbreaking is Vancouver’s new approach to application quality. Poor submissions have historically caused endless back-and-forth delays. Now, innovative tools like the Project Requirements Exploration Tool (PRET) help property owners understand what can be built on their lot before submitting, while the new eComply system automatically identifies non-compliant elements in drawings in real time.

These technologies support Vancouver's ambitious 3-3-3-1 Permit Approval Framework:
✅ 3 days to approve home renovation permits (including those for mobility and accessibility-related upgrades).
✅ 3 weeks to approve single-family home and townhouse permits.
✅ 3 months to approve permits for professionally designed multi-family and mid-rise projects where zoning is already in place.
✅ 1 year to approve permits for high-rise or large-scale projects.

Want to know how these permitting innovations could impact your next project? Subscribe to The Site Visit for insights from construction industry leaders shaping the future of building.
