| Ep194: Becoming a Trusted Partner with Chris McAllister | 29 Oct 2023 | 01:00:15 | |
Today, on the Listing Agent Lifestyle podcast, I want to share an episode I just recorded with my good friend Chris McAllister. This is a great conversation discussing the evolving role of real estate brokers. We explore how the rise of technology, particularly sites like Zillow, has transformed how clients access information and the value brokers provide. Chris traces the evolution of brokerage models from Remax to Keller Williams, and we debate the sustainability of the hundred percent commission shop model. So, whether you're an industry professional or interested in real estate trends, this discussion offers some really interesting insights.

| Ep091: Rene Nelson | 21 Sep 2019 | 01:05:34 | |
Today on the Listing Agent Lifestyle podcast we're talking with Rene Nelson from Eugene, Oregon and Renee is a commercial real estate broker who specializes in multi-family apartment complexes in Eugene. She's had a lot of success, especially around the University of Oregon campus where a lot of investors are eager to buy multi-family homes because of the rental nature of people coming to go to school. We had a wonderful conversation about the importance of really dominating that target market because there are so few people actually control that whole space. There are only 235 owners who own 500 buildings, which can tame all of the multi-family homes over four units in Eugene. We talked about a complete strategy to dominate not only the listing side of the market but the buyer side as well. The ideas are totally transferrable from everything we talk about on the residential side, and the same applies if you're trying to dominate lakefront homes or golf course homes or oceanfront condos... multi-family is no different. We need to speak to sellers in a language that's appealing to sellers, all the while speaking to and attracting buyers with a language that's attractive to them. Then we can put them together as a market maker. This was a really great conversation, it went very quickly, and there's a lot for you to get out of it. Links:

| Ep090: Tony Kalsi | 14 Sep 2019 | 01:04:44 | |
Today on the Listing Agent Lifestyle podcast we're joined once again by Tony Kalsi form Ontario in Canada. You may remember Tony from his appearance as the very first guest on the podcast. Well, this September marks the sixth year of his Getting Listings case study, and the numbers are pretty amazing. We're now at over a million dollars in commissions, with a 12.2 times ROI, and it's pretty exciting to see how it all has worked out so far. We're well down the path of multiplying the investment Tony's made in that first year, and we spent a lot of the call talking really about what happened in those 12 months. What was amazing is that we found that since mailing the first year postcards, he's got 165 people to raise their hand and ask for the report, and since that time he's done 22 transactions with people who responded in the first 12 months. So over the six years, he's got 22 listings from this group, and there were another 22 people who sold their house, but not with Tony. I know people often ask, 'Are the people responding to a free house price report really selling their house? Well, clearly they are, and Tony was able to get 50% of the people who requested the report and then went on to sell their house in the next six years. It's interesting because some of them chose Tony this year, even though they responded in 2013! This is a fascinating conversation and I want it to be an encouragement for you to get started and come on over to GoGoAgent.com. You get access to the entire program, every single thing that Tony's doing, including other interviews and videos that will give you you the opportunity to do exactly what Tony has done. You can get a free trial, no credit card required, take a look around and try it out for 30 days. While you're looking around, take a listen to this weeks episode.

| Ep089: Eelco de Boer | 08 Sep 2019 | 01:51:51 | |
Today on the Listing Agent Lifestyle podcast we have a great show for you because I'm speaking with my good friend Eelco de Boer. As you know, I was traveling over the summer, and while in Amsterdam for our 4th annual Breakthrough Blueprint event, we got to record our Periodic Podcast. It's a kind of 'year in marketing' review for both of us. We talked about a lot of the things that we've done over the last 12 months, compare notes, reflect on our successes, and talk about what we see for the future. It's perfect timing as we're moving into the 2020s to look at what are the things shaping not only the next 10 years on a macro level, but what are the technologies, the sentiments, and the tools that we can actually take advantage of right now. I also want to give you a heads up that October 19th and 20th in Toronto, we are doing a marketing and real estate event about the future of real estate marketing. The first day is in conjunction with the Archangel summit where there'll be a few thousand people with Seth Godin, Todd Herman, Elizabeth Gilbert and lots of other amazing speakers. Then on the second day, we'll have a day just for real estate agents, so it's more like a mastermind where we can talk about all the things that are going to be important in getting poised and ready for deploying the marketing, mindset, and tools for the 2020s So if you want to get ahead of the curve here, just send me an email to Dean@DeanJackson.com, and I'll get you all of the details.

| Ep088: Productively multiply your listings | 26 Aug 2019 | 00:38:26 | |
Today on the Listing Agent Lifestyle podcast we're wrapping up the final installment of our summer series on 10 Money Getting Ideas for your real estate business with number nine, Multiplying Your Listings, and number 10, Becoming a Productivity Ninja. There's going to be some really great ideas here. I really work a lot on this idea of Multiplying Your Listings. If you've got listings right now and you're the only one with that listing, then you've got an opportunity that's amazing right now. You've got not just the opportunity to get that listing sold, but you've got an opportunity to find the buyer for that house. You've got the opportunity to find a buyer who buys another house if they don't buy this one. You've got the opportunity to get the next listing in that neighborhood, and you've got the opportunity to get a referral from the seller before the end of the transaction. There is so, so much opportunity to leverage what you're doing. You're going to enjoy this episode.

| Ep087: Fall in love with your prospects | 18 Aug 2019 | 00:32:55 | |
Today on the Listing Agent Lifestyle podcast we're continuing our series on 10 Money Getting Ideas with one that's a little bit different - 'Fall in love with your prospects'. Now, you'll see what I mean by that because there's nothing more powerful than love as a motivator, and this idea, when you start thinking about it, 'what if you were really treating each prospect like they were the love of your life?' is kind of an interesting mindset. You'll see some of the thoughts that this leads to.

| Ep086: Be a Market Maker | 09 Aug 2019 | 00:29:33 | |
Today on the Listing Agent Lifestyle podcast we're going to talk about something that you can put into action right now... literally today, and preferably every week for the rest of your career. This is the one thing that can have the lowest cost, highest yield return in your business, and we call it being a market maker. There are many opportunities available to you here, but if I could instill one habit in you, it would be to get into the Market Maker Monday habit where every week on Monday, you take a moment and think to yourself, who am I working with right now? Who am I going to show homes to this week? Who am I going to see about selling their home this week?, and then think to yourself, who do I know, who are my clients, or who are the people in my sphere that live immediately near those places I'm already going to? You're able to, with this simple email strategy we're going to talk about, be able to turn that thought into a referral getting opportunity. You're really going to enjoy this episode.

Today the Listing Agent Lifestyle podcast, I'm calling in from Toronto, coming to the end of our summer adventure, and heading back to Florida on Sunday. I'm excited about this week's episode because it's a topic that's perfect timing for right now. As we come toward the end of the summer and into the fall, if you can get your ducks in a row for what we're going to talk about here, building your listing and creating oil wells to get listings that continue to pump out new listings for you, then you've got a great lead in to the New Year with a lot of potential listings as soon as they are ready to start putting their homes on the market. So I think you're going to enjoy this episode.

| Ep079: Ben Dau | 21 Jun 2019 | 01:04:04 | |
Today on the Listing Agent Lifestyle podcast we're talking with Ben Dau from Waverly, Iowa. A metropolis of 3,500 homes just outside of Waterloo. We had a great conversation about the uniqueness of working in a small market and what it means to dominate a market like that. We went through all of the elements of a Getting Listings campaign. He's just started with his first Getting Listings mailings, he's got his first leads, so we talked about how to parlay that momentum and continue to grow using some big opportunities by thinking outside of just the transactional real estate box. Instead, thinking about all the homeowners in Waverly. It's a really great conversation that went very fast. You're going to enjoy this episode.

| Ep078: Alex Loutchanski | 14 Jun 2019 | 01:07:08 | |
Today on the Listing Agent Lifestyle podcast we're talking with Alex Loutchanski from Toronto, where, coincidentally, I happen to be this week. We had a great conversation. Alex has focused on trying to establish a way to get listings and get repeat and referral business from his clients, and we spent the whole hour talking about those two things. We talked about what he's working on at the moment, and the most important outcome of engineering the conversation when we're communicating with both people who are going to sell their house in the next 12, 24 36 months, and the people who already know you, like you, and trust you, It's very important that we always start with the reason why we're doing anything in the first place. For example, the reason we're communicating with people who live in a particular neighborhood or a specific type of home, is to establish yourself as the only choice when it's time for them to sell, so we're looking to identify the people who are most likely to sell in the next year or so. With our top 150, the people who know you, like you, and trust you… the people you would recognize if you saw them at the grocery store… we're trying to continue to stay in contact with them. The number one reason people don't use the realtor that helped them get the house they just sold is because they've lost touch with them, so we're trying to stay in touch and be on their mind when they think of selling, or hear other people talking about buying, selling, moving, or investing. The hour with Alex went by quick, and you're going to enjoy this conversation.

| Ep077: Michelle Garcia | 07 Jun 2019 | 01:08:39 | |
Today we have a very special simulcast Episode of the Listing Agent Lifestyle, and More Cheese Less Whiskers Podcasts. Now, if you've been listening to to the shows for any time, you know my two favorite things in life are marketing and real estate, and I love it when those paths cross. Today is one of those days because we've got a special guest, Michelle Garcia, from Coeur d'Alene, Idaho, and Michelle is a realtor looking to build systems around cracking into the luxury market in Coeur d'Alene. She's had some success. She listened to the I Love Marketing podcast and learn some strategies that she started applying in her business. She put together a relocation guide and started finding all these buyers who are looking for homes in Coeur d'Alene. She realized the reason she's getting all these buyers was because that's who she was attracting with her guide, so start thinking about how to apply marketing to get what she really wants… listings… and maybe she could do the same thing. So that's where we started our conversation, and I think you're really going to enjoy where this leads.

| Ep076: 50-Minute Focus Finder | 19 May 2019 | 00:52:05 | |
Today on the Listing Agent Lifestyle podcast we're going to talk about one of the most important elements of the Listing Agent Lifestyle… The feeling of abundant time, and we want more than just the feeling of abundant time, we want the actuality of abundant time! The number one way you're going to get the business elements of the Listing Agent Lifestyle; Getting Listings, Multiplying your Listings, Getting Referrals, Converting Leads, and Finding Buyers, implemented is by wrangling your time. People often tell me, the thing that stands in their way is that they just don't have time. They're too busy. We want to help you get control of your time and use it in a proactive way, and the way to start is to eliminate all the reactive activators that are stopping you from implementing the things you want to implement. So we've got a really great strategy for you that I call it the 50 Minute Focus Finder, and what you're going to listen to right now, is a complete training, elegantly 50 minutes long, that’s going to give you a tool you can use for a lifetime to get anything you want to get done, done. | Ep075: Jeff Jones | 11 May 2019 | 01:06:20 | |
Today on the Listing Agent Lifestyle podcast we're talking with Jeff Jones from DeSoto county, Mississippi, just outside of Memphis. I first had a conversation with Jeff on one of our GoGoAgent coaching calls, and I love the kind of market that he is in. He’s outside of a city, the whole county is about 180,000 people and four communities, and the main one is an area called South Haven. It’s almost 60,000 people and that's where Jeff lives. We went through the Listing Agent Lifestyle elements and talked about Getting Listings, which he’s been doing now for a few months. He has all of the foundations laid, and he’s getting leads, with over a hundred people responding to both his postcards and Facebook ads. So he has a really great foundation, and we talked about now, taking the geography, taking the area he has, and looking at it, dissecting it into the specific target audiences that we can set up what I call market maker triangles, a system for finding people who are looking for 55 plus communities or lakefront communities or golf course communities. You're really going to enjoy the conversation as it unfolds.

| Ep074: The Self Milking Cow with Frank Kern | 04 May 2019 | 00:51:49 | |
Today on the Listing Agent Lifestyle podcast we have a bit of a different show. I'm down in South Beach this week, and one of the things I got to do was spend a little time with my friend Frank Kern, and it reminded me of being on his podcast, ‘Your Next Million’. We talked about ‘the self milking cow’. I shared the idea that the struggle or limitation, holding back a lot of entrepreneurs back is that they're trying to be ‘self milking’. They're trying to do it all; trying to make the milk, meaning come up with the ideas, the money and the strategies, and they're also trying to milk themselves, package it, take it to market, and do the billing and clean up around the shop and farm. The sooner you realize making the milk is the most important thing you can do, and it's the thing that only you can do, the more success you’ll have. Everything else can be done by farmers, and I'm saying that not in a demeaning way to farmers, because there are people who love to be in support roles or love to do things without having to come up with the milk. I think when you're the person who can make the milk, one of the creative leaders of an entrepreneurial venture, whether it's a real estate agent, or any kind of business, the problem is we kind of take it for granted. We think that everyone can do it and it almost feels like we shouldn't be able to just do that as it seems too easy. It seems like it’s not work. That's a limiting belief, and you’ll realize not everyone is you, and that some people, in fact most people, really just want to know exactly what to do and feel like they're making a contribution to a bigger picture. We had a great conversation and I'm going to let you listen in on that entire conversation this week, and then I’ll be back next week and we'll continue with our regularly scheduled programming. In the meantime, enjoy this one. I think you're really going to get a lot out of it.

| Ep073: Paul Kelly | 26 Apr 2019 | 01:01:20 | |
Today on the Listing Agent Lifestyle podcast and we've got a great episode. We're talking with Paul Anthony Kelly from East Los Angeles. Paul and his wife have been in real estate for almost 20 years now, and they have a very established business. It’s stable, similar volume year after year, with a very stable referral base that generates most of their business. So today we talked about all of the listing agent lifestyle elements and how they can use that stable business as a launching pad. I'm so excited because there's so many people in exactly this position. If we can layer on top of what you’re already doing, and really leveraged things that are easy to execute, we're going to see an amazing transformation over the next six months, 12 months, 24 months. You're really gonna enjoy this episode. There are lots of take aways.

| Ep072: Michael Weisman | 19 Apr 2019 | 01:05:02 | |
Today on the Listing Agent Lifestyle podcast we’re talking with Michael Weissman from Maine about getting started in real estate. He's been a realtor just since November, and he’s very excited to establish himself as a ocean front listing specialist in Maine after hearing about and listening to the episode with Kenny MacCarthy who did just that in Cape Ann. We have an established model for taking and applying our Getting Listings program specifically to ocean front homes, and that's what we spent a lot of our discussion on today. I'm excited for you to hear this, especially if there's an area, maybe not ocean front, but an area that would be a high end portion of your market that you'd like to take over. It’s a big philosophy around starting with the most desirable thing and building backwards from there. You're going to enjoy this episode. It will get you thinking in a different way.

Today on the Listing Agent Lifestyle podcast I'm coming to you today from Phoenix, Arizona. I'm just about to go into a meeting where we’ll be sharing some cool stuff and I wanted to record this intro for you because we just did a podcast with our good friend David Bach. David’s written several New York Times bestselling books. He's been on Oprah, he's the author of The Automatic Millionaire, and he has a new book coming out called The Latte Factor. We spend a lot of time on the Listing Agent Lifestyle podcast talking about the business element’s of Getting Listings, Multiplying Your Listings, Getting Referrals, Converting Leads, and Finding Buyers. Well, this is an important part of the lifestyle elements too… Abundant Time, Daily Joy and particularly, Financial Peace. I'm excited to bring this to you. We recorded it on our I Love Marketing podcast with Joe Polish, and as soon as we finished the interview, I thought, you know what? I need to bring this to our Listing Agent Lifestyle people.

| Ep070: Josh Schoenly | 29 Mar 2019 | 01:03:08 | |
Today on the Listing Agent Lifestyle podcast we're talking with Josh Schoenly from Mechanicsburg PA. Josh has been in the real estate community for more than a decade. He's been working with and training real estate agents and has built a nice community over the years. He's been kind of getting the itch to be on the front lines and apply all the things he knows work. He's been listening to the Listing Agent Lifestyle podcast and has been inspired by seeing what's been happening with Diane here as we implement all of the programs and start to get results, so he jumped on board to start implementing. He's really a disciplined executer with the ability to get things in action. He jumped right in with both feet in terms of starting a Getting Listings campaign, getting his Top 150 together, and getting his World's Most Interesting Postcard mailed out, so we had really great conversation about laying the foundation. If you're at that point, ready to get started, then you're going to enjoy this conversation.

| Ep069: Shep Gordon | 23 Mar 2019 | 01:23:48 | |
Today on the Listing Agent Lifestyle podcast I've got a special treat for you. I recently saw a Facebook memory of something that happened about two years ago. It was a trip to Maui when was invited to come to a dinner at Shep Gordon's house. Now Shep, for those who don't know, is the gentleman who's the subject of the movie 'Supermensch, the Legend of Shep Gordon' that was produced by Mike Myers. This guy has had an incredible career. If you know who he is, you're going to be delighted to hear this. If you've never heard of him, just know that he is one of the most fascinating people in the world, and he has such an amazing sense of relationship's. He's been Alice Cooper's manager for 45 years now, maybe closing in on 50 years, and they've been together on a handshake deal, and it reminded me that everything we do as real estate agents is about building relationships with people, with our clients. Going to his home on Maui, getting to spend time to get to know him was really one of the highlight in all the things I've been able to do, and this episode that we recorded for I Love Marketing was a chance to have a great conversation with him and talk about some of the marketing ideas behind the things he's been able to do. You're going to enjoy really this episode. I can't wait for you to hear it.

| Ep068: Cullen Wallace | 15 Mar 2019 | 00:58:13 | |
Today on the Listing Agent Lifestyle podcast we're talking with Cullen Wallace from Seattle, and this is a really interesting episode because Cullen had been listening in on the podcast for a while, kind of investigating and looking around, and he decided to jump in to the program after a recent episode, and hearing about the results Diane was having from implementing the Getting Listings and the World's Most Interesting Postcard campaigns from our office here. It's interesting because I know from talking with people that it’s very inspirational to hear the results others are getting… ‘I’ve been listening longer than Diane has been doing this and all of a sudden, here's Diane getting all these results. That could have been me…’ That's kind of where we're Cullen was at, so now he’s on board, we built out a really great plan for him to completely take over a very high-end area of Seattle. We laid it out step by step, exactly what to do, and I think that you're really going to enjoy this. If you've been listening in on the sidelines, and you're ready to get in the game, this could be a great inspiration.

| Ep067: Chris McAllister | 08 Mar 2019 | 01:02:05 | |
Today on the Listing Agent Lifestyle podcast we're talking with Chris McAllister from Roost Real Estate in Columbus, Ohio, and this show has a really different approach because Chris brings up a really interesting point. Most traditional real estate companies focus on only part of the picture, the people who are buying and selling. In reality, there's a good percentage of people who are renting homes, so Chris has shifted his focus to not only the transaction of real estate, but the bigger, broader picture of shelter. We had a great conversation because that opens up so many other opportunities in terms of investors, property management and all the revenue streams that are possible by representing 100% of the shelter business.

Today on the Listing Agent Lifestyle podcast we're talking with Eric Pruitt, one of my neighbors here in the sunshine state, a little further down on the waterfront areas between Jupiter and North Palm Beach in Florida. We had a really great conversation about the realtor business. Eric's been a very successful real estate agent for many years and I was fortunate enough to meet him when he came up and spent the weekend with us at our GoGoAgent academy last week. I love to see someone who is excited about new opportunities and excited about trying something different. We talked about some of the Listing Agent Lifestyle approaches that will be good for Eric to implement, especially around Getting Listings, Finding Buyers and Orchestrating Referrals.

People are making the most of the cost savings or lifestyle change and moving from Los Angeles county into the high desert. We talked a lot about that pattern and how he can position himself as THE realtor in that area using the Getting Listings program, and then finding buyers who are thinking about coming into the area Having people on both sides gives him the chance to become THE Market Maker! You have a similar opportunity in your area, so I think you're going to get a lot from this episode.

Today on the Listing Agent Lifestyle podcast, we're talking to Steve Clark from Seattle, Washington, where he has a unique approach to real estate. He focuses on properties that have been "up zoned" or rezoned to allow for more density and where there is an opportunity to transform them into multi-unit apartment buildings. So today, we talked about identifying the visible prospects, invisible prospects and sellers and starting to build a relationship with them, where ever they are in their buying or selling journey. This is a great conversation about getting people to know you, become aware of how you can help, and how that's a big win in establishing rapport before you ask them to take the next step.

The episode really went in a nice direction of realizing that picking a category like townhouses to dominate is going to be really valuable for him as he builds on some of the work he’s already done. It was nice to hear the light bulb come on as he realized the potential. It’s going to be really interesting to watch everything unfold for Loren.

| Ep055: Diane Lightsey | 15 Dec 2018 | 01:05:14 | |
Today on the Listing Agent Lifestyle podcast we're talking with Diane Lightsey and this is a fun call because Diane works with me on our GoGo Agent team. She’s also a realtor and we've had her activate her license so we have a living laboratory to experiment, test, and document all of the programs that we talk about in GoGoAgent.com. We been doing this for four months and this episode, where we’re picking it up, is right where we left off with the six months to six figures progress with LJ Lewis. We're at exactly the same point and Diane has just got her first few listings. Things are starting to gain momentum. We talked through some of the execution of the programs so far, and some of the plans for multiplying her listings and starting to find buyers. This episode is perfect timing for you, if you're getting your plans together for the New Year and starting to think about how are you going to take off in 2019.

| Ep054: Miguel Mendez | 10 Dec 2018 | 01:02:07 | |
Today on the Listing Agent Lifestyle podcast we're talking with Miguel Mendez from Colorado. You've heard me talking about choosing categories, target markets like lakefront homes, townhouses or ocean front condos, something you can use to find buyers without having to have any listings. It's a subtle change, but it's something that once you really grasp the magic of it, allows you to create a great way to enter a new market even if you don't have any listings yet. If you can start building a supply of potential buyers, a portfolio of people who are looking for lakefront homes or ocean front homes, you're a long way ahead of your competitors. When you go and talk to someone about selling their house, you've got an opportunity now to say "I started looking for the buyer for your house 180 days ago". You can show them the type of marketing you've been doing and the list of people you've already generated. People looking for a home just like theirs. So keep that in mind as you listen in to this conversation with Miguel.

He had a lot of questions about how to apply our approach team building, and whether anything would change, how they might do things differently, with a team in place. We also talked about marketing luxury homes, and the value of high end homes in their portfolio. It was a really great conversation. We covered all the elements of the Listing Agent Lifestyle and I think you're really going to enjoy this episode.

| Ep052: What works | 23 Nov 2018 | 01:09:45 | |
Today on the Listing Agent Lifestyle podcast it's black Friday, November 23rd, and that's a very important date because November 22nd, 30 years ago, 1988, I got my real estate license, my first listing in real estate, and my first sale. The intention of the six months to six figures episodes I've been sharing with you is my way of revisiting what would I do now, knowing what I know after 30 years being in real estate, and applying all the marketing knowledge I have. What still works, what's still relevant and what's being amplified because of technology, because of the Internet. There really are so many exciting things going on right now. This is the last episode in the current mini-series with LJ so I hope you really enjoy it as we wrap up, and we'll continue the journey with some new twists and new developments in future episodes. I'm excited to share it with you. Links:

Today on the Listing Agent Lifestyle podcast we're going to continue with our series of six months to six figures and laying the foundations of a Listing Agent Lifestyle. We'll check in with LJ to see how he's moving forward on ramping up his Top 100, putting together his golf course community guide, which of course, you should think of as an example for any community or category you want to dominate, and is a great way for us to start finding buyers for the areas that we're starting to get listings. That's the key to keeping sustainable growth without depending on just having listings or manual prospecting.

Today on the Listing Agent Lifestyle podcast we have another episode from our series six months to six figures. This is a series of conversations I had with LJ Lewis in Utah and we're going through a deeper exercise of laying out and mapping out a plan, knowing everything I know now from everything we've been able to do over the last 30 years of applying marketing to real estate, a plan of what would I do to fast track myself to a six figure pace in six months. This has been a really great exercise to get to get all these ideas out into one place with someone just starting out. I think you're going to enjoy this episode.
