• The front end work is intensive but we’ve been able to build leases that are 10-15 years long
• The local authority commissioner needs to support and sign off on the property, the money is coming from local authority housing benefit
• Our housing association is ultimately our tenant so we have to complete the property to their standards and they will give us a lease
• The tenants care package is completely separate and we are not involved in this
• The housing association partner will have a service level agreement with the care partner
• We have a funding panel in place that understand there is an institutional exit for these properties
