Today, I’m talking with a new friend, Eric Scharaga. Eric is the founder of Damen Capital Fund, a purchaser of residential and vacant land notes.

Before focusing full-time on notes and land, Eric worked for 23 years as a high school teacher. In 2001, he began investing in rental properties, purchasing and rehabbing single-family homes with the dream of becoming a full-time investor.

After 13 years of dealing with the constant stresses of landlording, he realized that he would never achieve his goal of financial freedom through rental properties.

In 2016, while still working full-time, Eric transitioned to the more stable and passive cash flow of notes. Since 2016, he has purchased over 500 notes, including residential performing, non-performing, active bankruptcy, and vacant land.

Eric is the author of the book Lienlord, an introduction to the power of note investing. He is passionate about personal finance and financial freedom and enjoys introducing land investors to the importance of seller financing.

How Peter Nukasani Flipped the Script On the Land Flipping Business

150: I first heard about Peter Nukasani earlier this year when he was interviewed by Jessey of Pebble, and he talked about how he got 1,300 land deals without sending ANY direct mail.

Peter is a land flipper with a unique approach to the business. Rather than sending mail and buying properties directly from private owners, he buys land from other land investors at a wholesale price. Then he sells those properties to other land investors at a price closer to retail.

With this approach, he can streamline his acquisition process and do a higher volume of land deals with lower margins without dealing with the ongoing direct mail costs we're all accustomed to.

Peter has a lot of other unique ideas he's implemented in his business, and I’m excited to learn what we can from this interview.

How Ray Zhang Went From Homeless to Millionaire With His Land Flipping Business

149: I recently got an email from a guy named Ray Zhang.

In the email, he told me he has been doing real estate for a couple of years, mainly focusing on infill land flips, and this year his net profit is about $1 million, with about 3-4 hours of work per day.

His niche is similar to most of the land investors in the REtipster Community; he focuses on buying land at around 40 cents on the dollar and selling it back to the market at around 90 cents on the dollar.

In this interview, we'll figure out how Ray is pulling this off and what steps need to be taken to replicate this kind of success.
