Right now, the UK government are enforcing a two-tier tax system for its citizens. On the one side, hardworking people are being forced to bleed their wages, are being heavily taxed on their property, and being punished for trying to invest. On the other side, the government are being outsmarted by another group who have learned, understood, and used strategies to keep more of their hard-earned cash to build wealth and financial freedom.
In this episode, I share five legal strategies investors use to make more and keep more. Why it is becoming increasingly dangerous to stay a normal saver, and the mistakes that investors make that cross the line from legal to illegal practices, and how you can avoid doing the same.
Before we get into the episode, please remember that this does not constitute financial advice - these are the principles I adopt as a professional investor, principles that save me 10s of £1000s every single year.

KEY TAKEAWAYS
Educating yourself, staying up to date and adapting is essential. Those that simply use the most popular strategies often end up seeing their once highly profitable businesses begin to fail.
Owning a rental personally or through a company can lead to different tax outcomes. Section 24 may restrict mortgage-interest relief for individual landlords, while companies have different tax implications.
Buying a property-owning company’s shares can mean a different stamp-duty bill from buying its properties, but you also take on the company’s history. Due diligence is essential.
Option agreements can secure the right to buy later, but each deal requires careful, professional legal drafting.
Remortgaging may release cash without selling, but it remains borrowing. Debt has to be serviced, and higher rates or falling rents can increase leverage risk.
BEST MOMENTS
"There's a good reason we teach it in a room rather than reading it out in YouTube. Done without the right checks, this strategy can cost you far more than it saves."
"The educated investor asked a different question: How do I use the growth of my property value without selling it?" “I did this very thing with one of my own properties recently and made over £70,000 pounds.”
if you want the full education, not just five strategies, but the whole deep dive taught properly, we are currently running a free webinar- MSOPI – Multiple Streams of Income:

How Educated Property Investors Are Turning the Expiring Fixed Rate Mortgages Time Bomb Into Profits
Épisode 490
mardi 25 août 2026 • Durée 09:56
Become a part of the Progressive Property refer-a-friend scheme and Earn up to £250 when someone attends one of our events – you can enrol here: https://www.progressiveproperty.co.uk/raf/
This year, about 1.8 million households, including a huge number of landlords, will get a letter from their bank. Inside is the date their cheap fixed-rate mortgage deal will expire - When that date arrives, their monthly mortgage payment jumps by about £400 on average, and it will often be much worse for landlord. Many with a fixed-rate mortgage on a rental property, will see their monthly payment triple, leaving them out of pocket every single month they carry on renting that property out.
By the end of this episode, you'll know why landlords are being hit three times harder than homeowners, how to buy discounted properties from landlords whose cheap fixed-rate deals are ending, how to do it safely so the deal actually makes you money and do it in a way which benefits everyone involved.
If you want to take the next step and put what you have learned from this podcast into action, you only need to click here - https://www.wealthbuilders.co.uk/progressive-podcast
KEY TAKEAWAYS
1.8 million ultra‑cheap fixed‑rate mortgages are ending, this year. So, many landlords are seeing their replacement monthly mortgage payment treble.
Profitable rental properties can easily become loss‑makers that landlords need to sell quickly so they can stop haemorrhaging money.
For educated investors the fixed term mortgage time bomb is a huge opportunity.
Writing to landlords directly who may need to sell fast, creates a win-win. The seller pays no agents fees and because they need a fast clean way out, they will often sell below market value.
Even at today´s interest rates, the new owner has the freedom to structure the deal differently and turn a property haemorrhaging money into one that makes a profit.
Those investors who learn how to find, price, and fund interest rate shock deals will add properties to their portfolio that have equity built in.
BEST MOMENTS
"1.8 million of those cheap fixed-rate mortgage deals expire during 2026 this year."
“They're often the best outcome the seller has: a fast, fair, certain sale, instead of missed payments, repossession, and a wrecked credit file."
"Because what they (landlords) need most is a quick, certain sale, they'll usually accept a price below what the property is really worth."

No More Private Landlordism - Turning Tax Attacks into Property Opportunities
Épisode 489
lundi 17 août 2026 • Durée 10:26
Become a part of the Progressive Property refer-a-friend scheme and Earn up to £250 when someone attends one of our events: https://www.progressiveproperty.co.uk/raf/
Right now, in Westminster, there are people deciding how much it should cost you to keep living in your own home. A bill you pay every year for having a roof over your head. And most of the people who'll end up paying it have no idea it's coming. They think this is a tax on rich people, on mansions, on someone else.
In this episode, I'm going to show you using the government's own numbers, how that someone else slowly turns into you. I walk you through exactly what they want to do, step by step. And right at the end, I'll show you the one group of people who actually come out of this better off and how to make sure you are among them.
If you want to take the next step and put what you have learned from this podcast into action, you only need to click here - https://www.wealthbuilders.co.uk/progressive-podcast
KEY TAKEAWAYS
Landlords could face a significant new squeeze as costs currently paid by tenants are transferred to them, while the tax bill when they eventually sell could also increase. That changes the numbers on every property in the portfolio.
For an unprepared landlord, the danger isn't simply paying more tax. The combination of higher costs and tighter restrictions can turn a property that once produced a healthy return into an asset that no longer makes financial sense to hold.
As smaller landlords decide to sell, the resulting reduction in rental supply creates problems for tenants but it is also an opportunity for those investors who are ready to act.
Those who understand how to structure their purchases and property portfolio correctly will find bargain deals, keep their tax bills down, grow and thrive for the long term.
BEST MOMENTS
“Every single time the government raises taxes, it creates an opportunity for educated people to make money, and that's what we teach here at Progressive Property.”
“The government has set that mansion tax line at £2 million and frozen it there. One by one ordinary homes rise in value until they cross that line.”
“Under this plan, that flips completely - overnight tenants save around £200 a month while the landlord is left to foot the bill.”
“Wes Streeting wants to tax the profit on your property the same way as they tax your wages. That pushes it from 24% today up to 40% or even 45% for higher earner.”

What They Hid From You About The Renters Rights Act
Épisode 488
mardi 28 juillet 2026 • Durée 11:46
Become a part of the Progressive Property refer-a-friend scheme and Earn up to £250 when someone attends one of our events – you can enrol here: https://www.progressiveproperty.co.uk/raf/
Here's the uncomfortable truth about the Renters Rights Act. They told renters this law would protect them, make renting fairer, safer, and cheaper. So, here's the question nobody in government wants to answer - Why the very people this law was built to help, are ending up with fewer homes, higher rents, and less choice than before it even existed.
I'm going to show you what actually happened to rents to the number of homes available and to the landlords themselves, both in the long run up to this law and in the few weeks since it's landed. By the end I think you'll see why so many people on both sides of the rental divide are quietly asking the same thing. Who exactly was this law for?
KEY TAKEAWAYS
· The Renters’ Rights Act was supposed to make it easier for tenants to find secure and affordable homes – in practice, the opposite has happened.
· Around 35% of landlords sold or tried to sell in the 12 months before the Act came into force, permanently shrinking the pool of rental properties.
· Many ex‑rental homes don’t become first‑time buyer bargains. They’re snapped up by larger, often corporate, landlords, concentrating power in fewer hands.
· In the year to mid‑2024, average private rents rose by 8.6% across England, and by 9.7% in London, then flattened near record highs.
· For informed investors and would‑be landlords, the chaos is an opportunity: with fewer rental homes, strong yields, and 20+ applicants per property, those who understand the new rules can step into the gap and build profitable, resilient portfolios.
BEST MOMENTS
"You'd naturally assume that a law that protects tenants would lead to more secure rental homes, but a rental home only exists if a landlord is willing to offer it."
"The flat doesn't become someone's first home; it just passes from a small local landlord to a faceless institution."
“The kindest thing you could possibly say is that the law poured a bucket of petrol directly onto a fire that was already lit, and the tenants are the ones standing closest to the flames.”
Market turbulence does not destroy opportunity, it transfers it.
It moves wealth and security away from people who react entirely to fear directly into the hands of the people who take the time to understand the new rules - That's exactly what we teach at Progressive Property – Join our free webinar here - https://progressiveproperty.co.uk/online-training/

The Headlines Say the UK Rental Boom Is Over - The Data Says It´s Not When You Know Where to Buy
Épisode 487
mardi 21 juillet 2026 • Durée 10:21
Become a part of the Progressive Property refer-a-friend scheme and Earn up to £250 when someone attends one of our events – you can enrol here: https://www.progressiveproperty.co.uk/raf/
Right now, in 2026, thousands of landlords are quietly dumping perfectly good properties because a journalist told them - “UK rents have cooled to 3%.” They’re reading a single national average as if it were a buy or sell signal. In the process, sleep‑walking past the best buying conditions they’ve seen in years.
In this episode, Mark shows why that headline is technically true but practically useless if you’re deploying capital. He walks through the real ONS and Rightmove data, explains how London has smashed into an affordability ceiling while the Northeast and Midlands still have headroom, and reveals why asking prices can rise even as real values soften. More importantly, he lays out how sophisticated investors are quietly stepping into those nearly 6% rent inflation regions, structuring around stamp duty, and using inflation to devalue their debt while amateur landlords run for the exits.
If you want to take the next step and put what you have learned from this podcast into action, you only need to click here - https://www.wealthbuilders.co.uk/progressive-podcast
KEY TAKEAWAYS
National averages are a terrible way for investors to assess whether it is time to buy or not.
London has hit an affordability ceiling, while the Midlands and Northeast still have wage headroom and rising rents.
Smart investors are ignoring the national mood and targeting specific streets in high‑yield regions.
Amateur landlords are panic‑selling in the very regions where tighter supply is likely to push rents higher. At a time when yields and inflation are quietly working in favour of buyers.
BEST MOMENTS
“The headline isn't wrong, it's just useless.”
“Because of that one headline, landlords across the country are panic selling perfectly good properties this month.”
“The market isn't dying. The heat is migrating.”
“Navigating this market based on headlines is a massive risk in the current economic climate.”
If you want a complete circuit breaker from the media noise, join Mark’s Multiple Streams of Property Income training that works regardless of market conditions.
Bring your deals, your doubts, and your spreadsheets, and walk out with a strategy built to work in today´s market, not the one in the headlines. Spots are limited, so grab yours here: https://progressiveproperty.co.uk/msopi/

Reform UK vs Green Party Housing Policies : The Differences and Being Ready For Them Both
Épisode 486
mardi 14 juillet 2026 • Durée 19:29
Become a part of the Progressive Property refer-a-friend scheme and Earn up to £250 when someone attends one of our events – you can enrol here: https://www.progressiveproperty.co.uk/raf/
Right now, there is a silent war being fought over the future of the UK housing market. Your home, your buy-to-let, or the property you’re trying to buy is sitting in the crossfire. On one side, the Green Party has voted to pursue the effective abolition of private landlords through rent caps, forced sales and a ban on future buy-to-let mortgages. On the other, Reform UK wants to rip up the Renters Rights Act, scrap Section 24, and put thousands of mortgage in interest relief back into landlords’ pockets.
I walk you through the biggest battle lines, where these two visions collide and reveal what each path would actually mean for your wealth, your risk and your long-term strategy as an investor, homeowner, or renter.
Then, show you how to use the fear of these policies to position yourself for the best buying opportunities we’ve seen in years.
KEY TAKEAWAYS
The Green Party’s plans point towards the effective abolition of private landlords through rent caps, forced sales and a ban on buy‑to‑let mortgages.
Reform UK is pushing for a freer market with lighter regulation and stronger tax reliefs.
When reform argues that rent control mathematically breaks the housing market, they aren't guessing, they're pointing directly to what happened in Scotland after rent reform. Rents soared instead of dropping.
Stamp duty, land value tax, capital gains tax, Section 24 and renters’ rights are the levers that decide whether a deal still stacks. If you don’t understand them now, making the right calls when they change will be very difficult.
Fear of future policy changes will cause panic-selling. Investors who understand the mechanics and focus on their bottom line will spot the best deals while everyone else is paralysed by uncertainty.
Be ready – educate yourself now.
BEST MOMENTS
" Artificial caps compress supply, uncompressed supply inevitably triggers a secondary price explosion."
" A single tax policy drove nearly half a million citizens to completely restructure their financial lives. That's how powerful government legislation really is."
“In every one of these shakeouts aren't the people who picked the wrong party, they're the people who didn't understand the game well enough to protect themselves.”

How to Ethically Navigate and Benefit From The 5 Hidden Forces Crushing the UK Rental Market
Épisode 485
mardi 7 juillet 2026 • Durée 14:46
Six people - as you listen to this podcast today in 2026 that is the exact number of desperate renters fighting over a single property the moment it hits a portal like Right Move, or Zoopla. Imagine standing in a freezing queue of strangers on a Tuesday afternoon outside a flat you haven't even seen inside yet, knowing that five of you will go home defeated tonight, but here's the truth that the mainstream media refuses to say out loud. It's about to get significantly harder for renters.
Not because of one single catastrophic event. But because five separate economic fault lines are quietly closing in on the UK housing market, at the exact same time. Number five is a hidden regulatory change nobody is talking about. I reveal what each change is and why it is likely to make the UK´s housing market worse for investors as well as tenants.
If you’re serious about turning this broken market into your advantage, join my free online masterclass. I’ll show you exactly how to understand the changes, find discounted deals, and build a resilient, ethical portfolio that actually works in 2026 and beyond. Join here: INSERT URL
KEY TAKEAWAYS
England completed about 119,000 homes in 2024–25, down from roughly 221,000 the year before and far below the 300,000-a-year target, so the supply gap is widening fast.
Higher interest rates hitting as fixed interest deals expire are doubling many landlords’ mortgage costs forcing many to sell up, while buyers are struggling to secure loans.
As small “mom-and-pop” landlords exit institutional investors are rapidly taking a growing share of the rental stock, which will cause problems for renters.
The 2030 EPC upgrade mandate (to band C) and steep fines will be the final straw for many independent landlords, shrinking rental supply further.
With many casual landlords selling, competition is falling, and motivated sellers are more open to negotiation.
Ethical, independent landlords who understand the changes, know how to stress test deals, and focus on real tenant comfort rather than just EPC box‑ticking can build portfolios that survive and actually benefit from this market squeeze.
BEST MOMENTS
“We aren't closing the gap. The gap is aggressively widening right in front of us.”
“The UK housing supply tap isn't just turned down; it's completely clogged at every single joint.”
“You quite literally cannot save your way to home ownership.”
“The people who take time to understand the board right now are the exact ones who will look back in 2026 as the moment everything changed for them.”

Starting from a council estate in Manchester, Mike Chadwick ended up working in the applied economics department at Cambridge University, taught and did research there. Mike was also part of the team that wrote the strategy for London for attracting global IT and headquarters companies and improved the steel works in South Wales. But after years of exchanging time for money, he wanted to be able to make more from his talent.
A free Progressive Property seminar set him on the path that transformed his finances and outlook. He explains how persistence, education, the right mentoring and networking helped him create multiple streams of income from property. Using win-win deals Mike has helped lots of people as well as himself.
If you want to take the next step and put what you have learned from this podcast into action, you only need to click here - https://www.wealthbuilders.co.uk/progressive-podcast
KEY TAKEAWAYS
· Mike didn´t get involved in property until his late 30s. It´s never too late to learn.
· Property success can be a numbers game. Initially, Mike looked at 60 properties, made offers on 58 of them and secured two. But holding out for the right deal meant he doubled his money on them.
· There are many ways to make money from property – Progressive teaches them all and how to choose the right ones for you.
· Progressive continually updates the methods they teach. Mike takes advantage of this to diversify e.g. he is currently giving Rent to HMO a go.
· Profession relationships are vital – they help you uncover deals others miss and make what others can´t do, possible for you. That is why Progressive provides so many networking opportunities.
BEST MOMENTS
"You get to the point where you think, well, is this it, am I going to be doing this sort of forever? selling my time for money."
"It's all about creating these win-win scenarios .…I personally don't go into any property deal if someone's going to lose."

Property is literally one of the only investment vehicles I can think of where you can start, grow, and scale a business using none of your own money. Today, we're going to meet Matt, who tried to build a property portfolio the wrong way. Then he came to Progressive and learned how to do it right. He now uses none of his own money, works with private investors, and in this latest deal, the owner of the property is lending him the money to do the deal.

KEY TAKEAWAYS
Be proactive, drive around look for opportunities and approach owners directly to see if they are interested in doing a deal.
Community and visibility are crucial: Progressive’s network provides brokers, architects, and investors.
With the right architect and planning strategy, a single barn can be split into multiple smaller homes and even have floor space effectively doubled using mezzanines and smart design.
Joint ventures, with landowners and private investor funding projects, allow you to scale without risking your own money.
Having multiple exit strategies is wise. It ensures the deal works almost regardless of how the market changes of what issues you face. Progressive teaches all of the exit strategies.
It was a LinkedIn post that led directly to Matt’s award‑winning joint venture deal. Put yourself out there and use Progressive´s techniques to leverage social media.
BEST MOMENTS
"Property is literally one of the only investment vehicles I can think of where you can start, grow, and scale a business using none of your own money."
"Under class Q, permitted development, you can take a rundown old barn and convert it into high-yielding residential property without needing full planning permission … This is a property equivalent of turning dust into diamonds."
"Wherever you are there´s always opportunities… I make a point when I'm driving around here, though I've lived there all my life, of going down different roads to get to different places."

Sean speaks to Matthew Jennings about his extensive journey in property, from early hands-on renovations to building a seven-figure portfolio. Yet, despite all of that success and decades of experience, joining Progressive Property was still transformative. Matthew shares how it completely shifted his mindset, is helping him identify missed opportunities, refining his strategies, and unlocking new ways to grow his business.
If you want to take the next step and put what you have learned from this podcast into action, you only need to click here - https://www.wealthbuilders.co.uk/progressive-podcast
KEY TAKEAWAYS
· Matthew scaled quickly using buy-to-let, refinancing and recycling deposits, growing a portfolio to over £1.25 million within five years.
· Leveraging other people’s money, starting with a loan from the bank of mum and dad, enabled him to build momentum without needing large capital upfront.
· Despite his success, Matthew realised through Progressive training that he still lacked key business skills. Particularly relating to marketing, branding, and strategic planning.
· Progressive helped him understand advanced strategies - for example, how to control property without owning it, the importance of multiple income streams and which ones are right for each person´s situation.
· Being part of the Progressive community opened Matthew´s eyes to collaboration, partnerships, and networking. Things he had previously overlooked.
BEST MOMENTS
"I had been managing family portfolios for years and successfully – Yet I knew next to nothing about key elements of what would make a successful business, in terms of goals and strategy."
"It was through buy to flips, but predominantly was through buy to let, adding value, refinancing, and then buying more."
"I had no money when I bought that property, and 20 months later I've sold a property. I've now got all of that equity. I'm able to buy my own home, and also another property, which we can let."
