Tash never planned to get into property. She was a PE teacher, living in Liverpool with her partner, when they won £50,000 on a game show.

Most people would’ve booked a holiday. They bought a house - and not just any house, but one in serious need of work, with no real clue what they were doing.

Fast forward a few years, and Propella Property (the business Tash now runs with Amy and their friend Sophie) is behind one of the best looking HMO projects I’ve seen this year. It’s a six-bed in Derby, fully let within three weeks, making £1,000 a month profit, and they didn’t even view it before buying!

In this episode, we break down exactly how they did it - from sourcing to finance to standout design - and what they’ve learned from four years of trial, error, and a few expensive mistakes.

Joe Davies, is one half of a powerhouse property duo who recently made a life-changing move - exiting their successful serviced accommodation management agency in Liverpool and relocating to sunny Spain. 

Now, while enjoying a slower pace of life, he and his wife Katy are still actively growing their UK property portfolio.

I first met Joe and Katy a couple of years ago and was instantly struck by their drive, business acumen, and passion for personal development - qualities that have helped them achieve remarkable success before even turning 30. 

While Katy isn't joining us in this episode (something we’ll hopefully fix in the future!), Joe shares his incredible journey from launching a small side hustle to building a thriving business and ultimately selling it for a lucrative exit.

Now, a quick heads-up: This conversation was originally recorded with the intention of launching a new podcast centered around Joe’s expertise in serviced accommodation. While that specific plan has been parked for now, he’s still working closely with me on other aspects of the IPI business, so expect to hear more from him in the future.

Today, I’m delighted to be joined by Rick Braithwaite, a successful developer running his own property development business alongside his nationwide EPC business. His focus is fairly mixed but typically now, he’s looking for commercial to residential conversions that will generate chunks of cash that he can then reinvest those profits into building his portfolio.

His properties have gradually spread across the UK, completing properties in Lancashire, Manchester, London and, most recently, Yorkshire. But, despite being happy to maintain and manage those properties that he’s acquired in the past, typically now he’s focusing on his new developments closer to home.

During the show, we have a great discussion about sourcing in today’s market, and some of his favourite deals. He also gives us lots of other great tips about growing a business in today’s climate. I’m sure you’re going to enjoy it as much as I did recording it!

Today, I’m delighted to sit down with two people in the industry that I really admire. Chris Shaw, an almost high-school dropout who shunned the family construction business to pursue a career in broadcast media, before coming back to this world during the 2008 recession and ultimately going onto build one of the largest construction companies in the north west. 

The second voice you’re going to hear is Alex Riddick. Alex is an electrician by trade who spotted the potential for student accommodation while working as a contractor on other people’s projects. He then went onto buy his first HMO in 2016 and, as most trades tend to do, he got very hands on with that first project. Since then, he has systemised his business and has built an enviable portfolio with some of the highest standard student properties in Liverpool. 

The real beauty of their story comes when the pair met, and by bringing their collective experience and complementary skills together, they are braced for huge growth in both sides of the business, the construction side and the investment portfolio side. It’s early days for them working together as a team and only time will tell how this story ends, but from my perspective, they’ve got a lot of value to share and I’m sure you will enjoy the discussion as well.

Today we thought we'd start the year off with a review of what was probably the most interest year we've operated through as full time property investors. 

I imagine by now you're thoroughly fed up of predictions about the future of the market or top tips on how to survive a pandemic with the benefit of hindsight. You know by now that's not really our style, so this is just a warts and all review of our last 12 months, sharing some of the major numbers we achieved and how these compared to the goals we set at the start of the year, some of the more specific details about what went on in our business each month, and some of the biggest lessons we learnt that have help us set our direction for the years ahead.

It's a pretty packed episode and I'm delighted to be joined as usual by my partner in crime, so whether you're interested in the property world or just hearing me take some mild verbal abuse from my darling wife, this episode has it all.
