How Will A Recession Affect the Industrial Real Estate Market?11 Aug 202200:18:56

While it's impossible to accurately predict the future, I approached this question from a few different angles:


First, I asked the three smartest economists that exact question. Dr. Peter Linneman, KC Conway and Todd Hirsch all share some great insights into what they expect in the near future.


Second, I reviewed industrial lease rates and vacancy rates of Chicago's industrial market going all the way back to 1996 (most notably including the Great Recession in 2008/2009).


Last, I provide my own thoughts as both a broker and an investor. I've observed a lot over my 18+ year career and share how I feel about the current market and what I have planned going forward.


There's an infinite amount of scenarios that could unfold but despite my apocalyptic thumbnail, ultimately I don't think there's going to be significant downside coming to the market. There will be downward pressure related to increasing interest rates, but personally I believe it will be a temporary aberration over the long haul.

The History of Industrial Real Estate, featuring Dr. Joshua Freeman24 Apr 202200:47:49

The modern day warehouse is undeniably more advanced than early factories from the 18th century, but there are also many similarities (beyond both being 4 walls and a roof!).  Not just for the buildings themselves, but how towns and cities have been shaped as a result of industrialization. In fact, our societies have been shaped in large part due to the industrial revolution.


To understand how we got where we are today, I interviewed Dr. Joshua Freeman, a professor, former executive officer, and author who literally wrote the book on the topic. After reading his book, Behemoth: A History of the Factory and the Making of the Modern World (which I highly recommend!), I reached out to see if he would be willing to chat about it.


To my delight, he agreed and we had an amazing conversation about the first factory in 1721, to how Richard Arkwright pioneered the factory system in the 1760's.  From textiles, to iron, to more recent manufacturing systems and warehousing, industrialization has left an indelible mark on mankind.


And while I'm unwaveringly passionate about this industry - and attribute much of our high standards of living (at least historically speaking) to the industrial revolution -  I also recognize it has come at a cost. Dr. Freeman provided a detailed explanation of just how remarkably complex this topic is, with some sage wisdom on what we need to do going forward.

George Pino has been involved in the real estate for the past 31 years and oversaw the opening of offices in New York, Massachusetts, Texas, Chicago, and Pleasanton California. George has been personally responsible for the sale of and/or directly involved in the marketing and sale of over 6,000 assets, resulting in closed transactions totaling over a billion dollars throughout the United States.


In 2002, Mr. Pino started Learning Links Centers, LLC, a new type of Socially Responsible Real Estate Investment Company, geared toward investing in low to moderate income neighborhoods in larger metropolitan areas of the United States and highlighting educational opportunities for their residents. Their first acquisition was a 29 unit building located in the Los Angeles neighborhood of Baldwin Village, an area known for both its high density and high crime rate. To date, Learning Links Centers has acquired 7 buildings, for a total of 467 units, with a market value of over $10,000,000.


Concurrently with the establishment of Learning Links Centers, George Pino was recruited by, and joined, DBL Realtors to start their commercial division. After the acquisition of DBL by Sotheby's International Realty, Mr. Pino noticed a need for a boutique commercial company that had its Clients Best Interests in mind. Realizing this need, he started Commercial Broker’s International, a full service commercial brokerage, along with Joseph Killinger. 


Mr. Pino graduated from the University of Southern California in 1987 with a Bachelor of Science degree in Marketing.

Although retired from Wharton's faculty, Dr. Linneman continues his commitment to education through his SAM Elimu educational charity for orphans and children of extreme poverty in rural Kenya. He has been married for nearly 50 years and remains an exercise enthusiast.
