We have a lot of “did you know” moments in this episode. Like: Did you know using more than 30% of your credit card limit is bad for your credit score? That’s right– getting your credit utilization rate right will do more for your score than paying off some collection accounts. 

We also get into the weeds a little bit, for real estate professionals. We cover how the FHFA has started to allow lenders to use FICA 10T and VantageScore models to evaluate borrowers.

Minneapolis has long had one of the largest home ownership gaps in the country. In the last five years, though, that gap has started to shrink. Black home ownership is slowly on the rise. Tre Adams of the Signature Group Real Estate team is part of the reason why. He’s here today to tell us how he’s been successful in helping first-time Black homebuyers in the Minneapolis area.

Tre is an example of how powerful a real estate professional can be, not only in changing individual lives, but moving the needle on major social issues. He comes to the job equipped– he’s ready to talk about credit scores, down payment assistance programs, and anything else that can help somebody get closer to their goal of owning a home. He surrounds himself with a team of people as passionate about closing the home ownership gap as he is: Loan officers, title professionals, etc.

Just like the homeownership gap was intentionally created through racist laws and practices, we can do our part to intentionally close it. Our conversation with Tre will inspire and equip you to take on this challenge.

Our guest today is business leader and best-selling author, Ms. J. Rene Walker. Ms. Walker is currently the managing broker for Compass Texas, overseeing almost 4,000 real estate agents in the state of Texas. She's been past president of the Austin Black Real Estate Professionals and past president of Williamsburg County Association. She has also been named Realtor of the Year and Businesswoman of the Year. On top of all these successes, Ms. Walker has something that makes her leadership truly invaluable: She has the lived experience of being a black woman buying her first home.

We discuss Ms. Walker’s book, “Her First Place,” which she says is both a how-to book and love letter to black women. She lists the steps the reader needs to take to buy their first home, including all the questions to ask about mortgages, home history, etc. But she also makes sure to tell the human side– her book includes story after story of black women successfully buying their first home. Her bottom line message: You can do this, and you are not alone. In fact, based on the book, Ms. Walker started her own foundation to help black women cover the down payment to their first home.

From denying the right to land after the Civil War, to red lining, to predatory practices today, there has been multi-generational, intentional action to impoverish black people in America. Ms. J René Walker is an inspiring, powerful counteracting force. Tune in to hear her story, her vision, and her plan.

Today our conversation is with Bo Menkiti. We had to break it into two different episodes because it was so good!

In this episode we learn about Bo’s background–growing up on the “other side of the tracks” in an immigrant neighborhood–he talks about how this shaped his perspective on finding value where others may not have seen it and his educational experiences at Harvard University.

Then he takes us back to when he was COO of the nonprofit College Summitt and he had six weeks of mandatory vacation time on his hands. So he decided to buy and resale the six vacant houses next to him in Columbia Heights, DC. 

Fast forward and he now is CEO of the Menkiti Group, an integrated real estate services company focused on a double bottom line, measuring success in terms of positive social impact and financial returns. Bo is also the CEO and founding partner of Keller Williams Capital Properties, a residential real estate brokerage managed by the Menkiti Group.

The Menkiti Group and Keller Williams Capital Properties have been recognized by Inc. magazine as being among the fastest growing private companies in the nation. They have also been named as two of the fastest growing inner city businesses in America by Fortune magazine.

As his company grew more and more successful, it invested in eighteen different minority-owned development companies. With the investment from the Menkiti Group, these development companies were able to secure the financing they needed to make deals, catapulting them to success.
