382. Hosting Hotline: Do the Bedrooms in Your Airbnb Need to Include Dresser Storage?
Épisode 382
mardi 6 août 2024 • Durée 11:45
Welcome back to the Hosting Hotline! This is an Ask Me Anything where each week we’ll answer your questions on Airbnb, STRs, real estate, and everything in between.
Katie asks:
We're about to start our first short-term rental. My question right now is… How important is it to have drawers in the bedrooms? I currently don't have drawers. I don't really want to add them because I like the look and the space that not having them provides. There are big closets in both bedrooms where I have installed luggage racks and shelves. Do you think that having drawers is an absolute must?

302. Hosting Hotline: Tips To Create Two Seasonal Listings for One STR Property
Épisode 302
mardi 31 octobre 2023 • Durée 11:45
Welcome back to the Hosting Hotline! This is an Ask Me Anything where each week we’ll answer your questions on Airbnb, STRs, real estate, and everything in between.
John asks:
I run Seaside Shacks in Cape Breton, Nova Scotia, where it's beautiful weather and strong tourism from May through October. However, November rolls around and we get local winds called Les Suêtes, 60 to 120 mph at least once a week from November through April. I’d like to avoid mixing our sunny summer reviews with windy winter reviews. How do I set up two different profiles with the same listing without getting removed from platforms?

301. True or False? Short-Term Rental Hosting As Passive Income
Épisode 301
jeudi 26 octobre 2023 • Durée 43:45
Today’s expert guest is Joelle Pittman Elliott – super host, premier host, and our very good friend. She has invested in real estate in Memphis, Tennessee, excelling with short-term rentals for three years and counting.
We talk about how she was able to escape the golden handcuffs of her cushy corporate job to follow her dreams of managing short-term rentals – all with the mission to spend more time with her husband and kids. Her approach has allowed her to embrace the freedom of being self-employed, to create her own work schedule, enjoy her family at home, and reignite creativity in ways she hadn't experienced in years
We also talk about all the ways she has crushed a metro market like Memphis (hello, pet friendly), do some myth busting on passive income, and unpack some recent challenges she's been facing here in 2023 with her first co-hosting gig.

Systems Shakedown 002. Tips for Healthy Business Deals With Family (Success Unlocked S1)
Épisode 2
mercredi 25 octobre 2023 • Durée 54:19
Welcome back to Success Unlocked, where our hosting business master membership coaches discuss operations, social media, unique builds, co-hosting strategies, and much more. This week’s episode is Systems Shakedown, hosted by Wendy Doris.
Today’s episode is a family affair, as Wendy interviews her step-father, Jeff Metzger, on his vast experience in the private lending space – specifically as it relates to working with family. Although he’s at the helm of America’s biggest kids sports centers, he’s new to the STR space, giving us an enlightened outside perspective on an important financing lever available to us.
For these two, it started with a $16k renovation loan and has blossomed into a wide portfolio of projects and successes which we hear about today. It all starts with a well-built plan, setting and managing expectations on both sides, ultimate trust, and having patience to see it through.

298. Hosting Hotline: Taylor Swift Is Coming to Town! Strategizing Your STR for Marquee Events
Épisode 298
mardi 17 octobre 2023 • Durée 11:05
Welcome back to the Hosting Hotline! This is an Ask Me Anything where each week we’ll answer your questions on Airbnb, STRs, real estate, and everything in between.
Steph asks:
My question revolves around events like Taylor Swift coming to your city. She's coming to Indianapolis for three nights, November 1st, and tickets go on sale very soon. We are a five minute drive from where she will be performing. We're using PriceLabs for dynamic pricing and I don't feel like the pricing is accurate quite yet, as I am seeing similar homes listed for anywhere from $500 to $1,400 per night.
Do you open up your calendar this far in advance? How do you determine pricing? Should we have a booking minimum? Just curious to hear what you recommend or how to handle those situations in the future.
