520: The Rule Of 20-30% Asset Allocation To Alternative Investments Was Created By The Traditional Investment Industry11 Oct 202400:44:59

Wealth Management professionals typically recommend clients invest 70-80% of their portfolios in traditional vehicles such as stocks, bonds and commodities. Although traditional investments are great long-term wealth-building vehicles, alternatives assets also perform well and serve different purposes. They can generate consistent cash flow as high as 10%, with attractive tax advantages and achieve strong appreciation, all with less volatility than public equities. Jim Pfeifer, one of the founders of Left Field Investors, an alternative investment education platform, recently merged with Bigger Pockets. The merged companies relaunched as Passive Pockets.

519: Many Companies Have Operational Strength But Lack Sales And Marketing Expertise09 Oct 202400:42:57

There are no shortcuts to succeeding in business, there’s no way to avoid doing the hard work and putting the time in. The key is to persevere and stay in the game long enough to succeed. The longer you persist, the easier things become as you improve your skills and refine your focus, direction, and niche.  A.J. Lawrence, entrepreneur, investor, and founder of businesses, advises companies across industries on how to grow. A.J. is a digital marketing and sales expert with several seven figure exits on companies he founded.

518: Why It Makes Sense To Start A REIT07 Oct 202400:44:04

There are different strategies for scaling a Real Estate portfolio. You can raise money from friends and family, you can syndicate deals from accredited investors, or you can create funds with multiple assets. Instead of these options, Nate Reichard, Chairman, CEO, and Founder of Reichard Capital, is starting a private REIT. A REIT provides more efficient access to capital and therefore an enhanced ability to acquire more properties. Unlike funds, REIT operators don’t have mandates on when to dispose of assets, so they can benefit from longer-term execution of business plans and strategies.  Nate Reichard’s initial fund is in the multifamily space and will be seeded by his existing portfolio.

517: Warren Buffet Says Never Bet Against America04 Oct 202400:43:18

Industrial properties were at 80% occupancy and selling at 5 cap rates pre-pandemic. Now they’re over 90% occupancy and selling at 8.5% cap rates. With interest rates most likely coming down, this represents a great opportunity to invest in industrial. Warren Buffet says never bet against America, now is a great time to invest in industrial properties. Judd Dunning, President of DWG Capital Partners, is raising a fund to acquire single tenant Sale Lease Backs from profitable companies with strong balance sheets and excellent credit. Conservative asset level underwriting, plus the diversification of a fund make this a safe investment with long-term leases and predictable returns.

516: Investors Get Wealthy By Buying And Selling Property, They Get Rich By Holding02 Oct 202400:45:51

David Saxe is Co-founder and Managing Principal at Calvera Partners.  His company started out by buying small value-add multifamily properties in the San Francisco Bay Area and has grown to acquiring larger properties in Austin, Dallas-Fort Worth and Raleigh-Durham. Calvera invests in markets with strong health care and technology industries, often in places to which Californians are relocating. His company has recently launched an evergreen fund where they are creating a diversified multifamily portfolio focused on tax efficient cash at a highly opportune time, starting with their first acquisition in high-growth Dallas.

515: Newer Assets Often Outperform Older Assets30 Sep 202400:37:48

With so many multifamily syndicators having executed value-add business plans over the past several years, there are fewer of these properties available for acquisition.  Additionally, older properties have more deferred maintenance, and therefore are more difficult to underwrite. Most of the time, even with lower prices, the risk is not worth the reward with older properties, and newer properties appreciate more over time. Over the past year, more Class A properties have traded hands.  Neal Bertrand, Chief Investment Officer at 180 properties, has operated assets with different vintages, but is currently acquiring newer assets in Dallas and San Antonio.

514: Generate 13-15% Returns Investing In Debt27 Sep 202400:42:13

Over the past several years, it’s been difficult to generate cash flow investing in commercial Real Estate equity. There’s been too much investor demand driving the prices up and the returns down. Investing in debt, however, presents opportunities for strong cash flow with lower risk. As bank lending has gotten less accessible over the past couple years, borrowers have been forced to seek out other sources of capital, which has presented great opportunities for private lenders. Paul Shannon, co-founder of Investwise Collective, has recognized the opportunity of investing on the debt side, and has raised debt funds where investors are generating 13-16% returns.

513: Thinking Big With A New 330 Unit Multifamily Construction Project25 Sep 202400:37:19

Acquiring quality multifamily assets has gotten increasingly competitive over the last several years. This is one of the reasons it’s become more profitable to build communities from the ground up. Whereas the economics are enticing, however, there’s commensurate risk. There’s interest rate risk with floating construction loans, there’s construction cost risks with the move in material prices and labor costs, and there’s lease-up risk. Andrew Brewer, Founder of Iron Gall Investments, is building a 360-unit multifamily property between San Antonio and Austin.

512: Real Estate Is A Great Hedge In An Inflationary Environment If There’s Conservative Debt23 Sep 202400:43:41

The commercial real estate market has seen more activity over the past few months as a result of pent-up demand and optimism that interest rates will decline. Many institutions, Private Equity firms, and other investors have lots of dry powder and are eager to deploy capital. As large Retail and Office have fallen out of favor over the past five years, an insatiable demand for stable industrial and multifamily assets has exploded. Cliff Booth, Founder of Westmount Realty Capital, has been a large investor in value-add warehouses and multifamily for over 35 years and has over $300 million assets under management. Cliff is currently developing Cold Storage facilities to fill the booming demand for this asset class.

511: Invest In Stable And Boring Old Economy Businesses20 Sep 202400:39:43

Investing into smaller, consistently profitable, old economy businesses is a great way to generate cash flow and diversify risk. Business-to-business companies with reliable, steady client bases can generate consistent returns. Compared to most other asset classes, including commercial real estate, you can buy these companies at very low multiples of free cash flow with much higher debt service coverage ratios. Jason Ehrlich, managing partner of Fruition Capital, has raise a fund that invests in companies with between $1-3 million on EBITDA. Jason finds experienced individuals searching for companies to acquire, and provides equity for them to take the deals down.

510: You Can’t Time The Market, No One Knows The Bottom Until After The Fact18 Sep 202400:38:15

It’s impossible to time the market, so it makes sense to buy at the right price relative to current markets. If you don’t stay active, you can miss out on great opportunities. It also makes sense to hold for long periods of time, because five years or less is often not enough time to expect precise execution of a business plan given the vagaries that are entailed. Peter Linneman, Principal of Linneman Associates, is a prolific multi-decade investor and founder of Wharton's Real Estate Department and the Zell-Lurie Real Estate Center. Peter Is bullish on Multifamily, despite short term headwinds in many markets.

509: The Benefits Of Operating Flex Industrial16 Sep 202400:48:14

For steady, predictable cash flow, few assets perform as well as Flex Industrial. There’s a dearth of supply where tenants can operate their businesses, and the cost of relocating is often prohibitive. There’s also little day-to-day management because the spaces are mostly warehouses with a minor office component. Ian Horowitz, Managing Partner at Equity Warehouse, owns 15 properties in the Southeast that are a combination of Flex Industrial and Self-Storage. He’s gradually selling them off to relocate his portfolio closer to Philadelphia and Baltimore, where he’s located. Ian has grown to recognize that it’s easier to manage properties closer to home.

508: Boost Profits By Filling Vacancies Faster13 Sep 202400:45:31

Nothing negatively impacts apartment performance metrics like vacancies. That’s why it pays to take great care of tenants, and to have precise systems and processes to replace tenants when prior ones leave. Many apartment operators take up to 60 days to fill a vacancy. Jered Sturm, CEO of SNS Capitol Group, however, has a meticulously refined process that takes three days to fill vacancies from the day a tenant vacates. As a result, Jered has a 98.5% occupancy across his 1400-unit portfolio. Jered started out as a maintenance tech and has built a vertically integrated operation. The SNS portfolio is located in Cincinnati, where Jered lives and has resided his whole life.

507: There’s Huge Opportunity To Acquire Small To Mid-Market Companies11 Sep 202400:44:56

Over 90% of U.S. businesses generate less than $5 million profit per year, yet these businesses are the backbone of our economy and employ the majority of U.S. employees. Whereas the majority of Private Equity investments are in larger companies, many smaller companies are investable and need access to capital and additional expertise to grow. Mason Myers, Founder of Greybull Stewardship, invests in companies with $5 - $25,000,000 million in profit and has a strong track record helping these companies grow and increase their value. He currently has $300 million assets under management.

506: Opportunity In Midwest Tertiary Markets09 Sep 202400:43:31

Running multifamily properties in tertiary markets can have major challenges, especially finding qualified staff and drawing from a smaller tenant base. Despite these challenges, you can still acquire at a low enough basis where big gains can be made. Many of these properties are inefficiently managed by long-term local owners with little or no debt and rents hundreds of dollars per month below market. Seth Teagle, Principal of The Stream Group, vertically manages properties in tertiary markets, and has been able to create immense value through increasing revenue and net operating income.

505: Investing Is A Game Of Survival, Not Home Runs06 Sep 202400:51:19

As investors tire of stock market volatility, and market awareness for private investments increases, allocations are increasing for non-traditional assets. In the past decade, and even more recently, retail investors have increasingly invested more money into privately held Real Estate, Private Credit, and Private Equity. With the right investment strategies, there’s predictable cash flow and limited volatility. Successful investing is a game of survival that results in the accumulation of wealth over the long term. Brad Johnson, Founder and Managing Partner of Evergreen Capital, helps clients preserve and grow capital by investing in proven alternative investments.

503: Mobile Home Parks Are The Most Passive Real Estate Asset Class Is A Myth04 Sep 202400:38:26

The affordable housing issue persists in this country as homeownership becomes further out of reach for most people. One of the most viable solutions to this issue is manufactured homes, or Mobile Home Parks. They can be great cash flowing assets, but there’s a lot to know to be able to manage them effectively. Daniel Weisfield, co-founder of Three Pillar Communities, has built a portfolio of 70 communities across 14 states. Unlike a common misperception of old, poor-quality parks, many parks are great communities with modern amenities like nice pools, pickleball, kid’s play areas, and clubhouses. Three Pillar Communities is committed to providing a high standard of living for its tenants and intents to own communities for the long-term.

502: Higher Returns With Ground Up Construction30 Aug 202400:34:56

As the cost of acquiring existing multifamily assets has escalated over the past decade, it’s been more lucrative to construct these projects from the ground up. Although borrowing and material costs have gone up over the past couple years, ground up construction has historically rewarded investors with higher returns than acquiring existing assets. AJ Klenk, Managing Partner of Catalyst Capital Partners, started out as a multifamily broker before expanding into ground up development. He has 15 projects under construction and four completed. Andrew is also an owner and Managing Partner of Capstone Apartment Partners, the largest privately owned multifamily investment sales brokerage in the United States.

501: Being Able To Execute On Business Plans Is The Single Largest Factor To Reducing Risk28 Aug 202400:50:57

Many multifamily syndicators are facing major headwinds including interest rate increases, record new supply, escalating expenses, and vacancies. In order to thrive in this environment, you have to have an excellent organization that executes meticulously on business plans and maintains healthy working relationships with their lenders. Bikran Sandhu, Co-Founder of Rise 48, has never made a capital call or missed a debt payment. In the face of unprecedented rate increases starting in 2022, Bikran accelerated the pace of renovations and completed almost 2000 units in 2023. This enabled him to increase net operating income enough to continue making debt payments and distribute cash to investors on most of their properties.

500: Is This The Bottom?26 Aug 202400:36:13

Most people who bought multifamily properties back in 2008-2010 wish they had bought more. Since then, multifamily values have soared.  We never know when we’re at the bottom, but it’s possible we’re at a bottom now. Multifamily prices are down over 25% from the peak, and demand will ultimately again exceed supply as new construction projects get absorbed. Also, more people are renting as a lifestyle choice and as the cost of homeownership continues to increase. Brad Sumrok, the #1 nationally known educator and mentor for apartment investing, is currently trying to acquire more C and B class properties, mostly in Texas. In Brad’s mentoring business, he has helped his students purchase over $5B in apartment buildings (over 500 apartment complexes) and over 60,000 units.

499: There’s A Lot Of Money On The Sidelines To Buy Mobile Home Parks23 Aug 202400:56:06

Investing in large metro markets mitigates a lot of risk compared to smaller markets. In these markets, it’s easier to find tenants, banks, contractors, and other resources necessary to operate Mobile Home Parks. Ryan Narus, co-founder of Archimedes Group, owns 85 Mobile Home Parks in the Southeast. To learn the business, Ryan moved into the first park he bought, and managed the property himself. Since then, Ryan has learned all aspects of running Mobile Home Parks, and has adapted to the many challenges that present themselves including dealing with an often-challenging tenant base.

498: With Prices Having Come Down 25%, Now May Be An Opportune Time To Buy21 Aug 202400:38:31

Despite the negative press, there have been fewer than 1% of multifamily properties taken back by banks. Even with the tailwinds of late, including declining rents, higher interest rates and higher expenses, most borrowers are servicing their debt. In general, multifamily has proven to be a resilient asset class. With prices having come down 25%, now may be an opportune time to buy. The cost of single-family homeownership has gotten out of reach for most first-time homebuyers, and more millennials and Gen Zers prefer to rent. As a result, the rental pool is actually expanding. Oversupply is making occupancy numbers challenging, but new supply will be absorbed over the next few years. Neal Bawa, Founder of GroCapitus, is searching for multifamily projects to Invest in at the right price, and is also investing in Build-to-Rent communities.

497: Multifamily Is At An Inflection Point With Most Buyers Waiting For Better Deals19 Aug 202400:36:24

Transaction volume for multifamily is down 80% from its peak. Distressed owners are holding on as long as they can to prevent selling at a big loss while buyers are waiting for more seller capitulation, and the possibility of imminent rate cuts. In markets like Austin, new supply equals 15% of total inventory, so builders will eventually be forced to sell at steep discounts. For class C properties, where heavily leveraged bridge debt owners are unable to make payments, and they don’t have the money to rehab units, they will also be forced to further lower prices. Craig McGrouther, Director of Business Development for Lone Star Capital, is helping people invest in stable, cash flowing properties with in-house property management and conservative debt.

496: Mailbox Money With Single Tenant Triple Net Lease Properties16 Aug 202400:42:54

Investors seeking truly passive, mailbox money are gravitating towards Single Tenant Triple Net Lease properties. When you have a credit tenant, and a strong long-term lease, you have very little to worry about when it comes to getting paid. If you’re in a larger metro urban area with limited land, or a growing suburb with high average income, your property will likely appreciate well over time and your investment will far outpace inflation. Like most asset classes, NNN is highly competitive, but there are great deals in the $2 million to $5 million range that are too big for a lot of small investors, and too small for larger institutions. Joel Owens, Principal Broker and Investor at NNN Invest, helps investors acquire great single tenant NNN properties, and also syndicates properties that passive investors can participate in.

495: In Real Estate, You Make Money On The Buy14 Aug 202400:51:31

As multifamily and office properties are struggling, more money is flowing into other asset classes, like Single Tenant Net Lease. Over the past decade, STNL has become a specialized asset class as more investors, including 1031 buyers, have sought a safe, predictable refuge for their cash. It’s also an asset class where you can buy institutional quality properties for as little as $2 - $5 million. Laith Hermiz, CEO of Ironside Realty, has built a career on forming strong relationships with the brokerage community, which has resulted in great deals for him and his investors. In the past year, difficult financing options have made it challenging for investors to acquire properties, thereby reducing the competition.  As the buyer pool has thinned out, the pipeline for new deals has increased for Laith Hermiz and Ironside Realty.

494: Jim Rogers, Original George Soros Partner, Predicts Double Digit Interest Rates12 Aug 202400:48:27

We’re currently in the longest bull market in U.S. history as the government continues to print trillions of dollars. With this unprecedented situation, continued inflation and rising interest rates is unavoidable. Depending on what happens, it’s possible that rates can go as high as the high teens, like they did in the 80’s. This scenario will spur a declining stock market and depreciation on most assets. Jim Rogers, renown six-decade investor, author, and commentator, predicts choppy waters ahead and suggests that we take precaution. Jim was the co-founder of the Quantum Fund and Soros Fund Management with legendary investor George Soros.

493: Multifamily Sales Volume Is Down 80%09 Aug 202400:50:38

Since mid-2022, multifamily prices have plummeted over 30% and transaction volume is down 80%. Class C, in particular, has taken a beating. In the Class A space, sales volume is starting to pick up as owners are being forced to sell by lenders or institutional partners in advance of impending loan maturities. In most markets, rents have stopped their decline and beginning to stabilize. In addition, rates may be plateauing and ready to decline. As these factors come into play, and as new inventory gets absorbed, we may be near the bottom and on our way back up to a full recovery. Brian Burke, President and CEO of Praxis Capital, has been through several cycles, and believes multifamily will rebound in 2025 and 2026.

492: Negative Trends In Office Persist, But Offer Attractive Buying Opportunities08 Aug 202400:47:58

The woes of the office sector are pervasive and no secret. The work from home phenomenon, and the technology that enables it are clearly black swan drivers that have negatively impacted the sector. Apart from Class A+, trophy assets, the rest of the market is challenged, and even the market for trophy assets is nuanced. In some markets, where the culture is more supportive of in-person work, the office sector is actually doing well. Miami and Houston, for example. are performing quite well, National Director of office analytics for Costar, the country’s leading platform for CRE data analytics, shares his insights on the current state of the office sector.

491: There Are Ways You Can Get Started In Real Estate Without Capital05 Aug 202400:29:07

It may sound too good to be true, but it’s possible to become an investor in residential real with no money. If you have no savings but want to start a career in real estate investing, wholesaling houses is a great way to get started. With wholesaling, you can put properties under contract and assign them to fix and flip buyers at a higher price.  Jiries Dawaher, a real estate investor in Cincinnati, Ohio, has wholesaled over 1000 homes, mostly to house flippers. Since amassing a healthy net worth from this enterprise, Jiries has built a portfolio of 60 apartment rentals, plus investments in hotels.

490: Class B And C Apartment Sales Are At A Fifteen Year Low02 Aug 202400:43:30

Even though B Class apartment prices have come down 20%-30%, sales volume for these properties is still at a ten-year low. Prices are still not low enough in most cases, however, to make sense in today’s interest rate environment. In Class C apartments, this is even more the case. Prices still have a ways to go further contract before they make sense. Andrew Cushman, Founder and Principal of Vantage Point Acquisitions, owns B to A- class garden style properties in secondary and tertiary markets in Georgia and Florida panhandle. Despite headwinds that have plagued many other operators, Andrew’s portfolio continues to excel and perform according to proforma.

489: Private Credit Is Growing In Popularity For The Cash yield And Lower Risk31 Jul 202400:55:23

The Private Credit asset class is growing rapidly because investors love the cash yield and the lower risk profile than many equity investments. With first lien lending, you’re first in line to take over a borrower’s asset if they don’t perform. The $5 million to $10 million lower-middle market arena, in particular, is an underserved market because it’s too large for most ma and pa lenders and too small for larger lenders. Beau Hale, Founder and Managing Partner of Pine Peak Partners, lends to borrowers in the lower to middle market space as a GP and raises capital from investors. Beau generates returns for his investors in excess of 10%.

488: The Hotel Business Is Flourishing29 Jul 202400:37:41

As people are traveling at record levels, the hotel industry is flourishing with demand that is exceeding 2019. Leisure travel has grown significantly, and corporate travel has growth for several quarters. Since almost no new supply has been constructed in the last five years, there’s a current supply-demand imbalance that’s benefitting hotel operators. Greg Friedman, Managing Principal and Chief Executive Officer of Peachtree Group in Atlanta, owns 70 select service hotels, mostly in the Southeast, and is a lender to other operators. Greg currently has 130 first lien loans out to other operators. Peachtree is a vertically integrated firm that develops, acquires, manages, and finances hotels.

487: Invest In Specialized Asset Classes That Can Generate High, Consistent Returns26 Jul 202400:38:32

In order to generate great returns in an otherwise saturated market, identifying asset classes with a higher barrier to entry can be necessary. Affordable Housing, in particular, can be a challenge because of municipal regulatory hurdles and compliance issues that make acquisitions and operations complex. As a result, these properties can be lucrative, and few investors have what it takes to acquire and operate these properties. Denis Shapiro, Managing Partner of SIH Capital group, is expanding his portfolio of affordable multifamily properties. Denis is also building a portfolio of beach properties on the Jersey shore, close to where he lives.

486: We May Be At A Bottom For Multifamily Assets24 Jul 202400:36:32

As multifamily values continue to plummet, big institutions are jumping back into the game. Companies like Blackrock and KKR have announced plans to invest big in multifamily. In particular, many Class A properties are coming on the market at steep discounts to replacement cost and at prices up to 25% lower than the peak of the market. As the gap between what it costs to own a home and what it costs to rent far exceeds $1,000 per month, coupled with the long-term shortage of rentals over the next several years, the fundamentals for multifamily are strong for the foreseeable future. Travis Watts, Director of Investor Relations at Ashcroft Capital, helps passive investors generate cash flow and has separately invested in many dozens of syndications of his own.

485: Neighborhood Strip Centers Provide 10% In-Place Cash Flow 22 Jul 202400:47:30

Unlike many Real Estate asset classes that offer low initial cash flow, but promised upside, neighborhood strip centers provide 10% in-place cash flow in addition to healthy upside. By improving a shopping center’s visual appeal and bringing rents to market, great value can be achieved. Additional value can be created by selling off Quick Service Restaurant outparcels on the site, thereby returning significant amounts investor equity. Andy Thelan, Principal and Director of Capital Markets at The Criterion Fund, is acquiring strip centers in secondary markets in the $4 to $15 million dollar range and creating great value for investors.

484: Now Is The Best Time In Years To Invest In Multifamily19 Jul 202400:43:38

In the world of Alternative Investments, there are many ways to achieve cash flow. Bronson Hill, founder of Bronson Equity, has helped passive investors generate cash flow through different asset classes, including multifamily Real Estate. Many of these investments have done quite well, some have had challenges. Regardless of recent challenges, however, now is a great time to invest in multifamily properties as the market has corrected as much as 20%-30% on high quality assets. In addition to investing in equity, there are also opportunities to invest in debt with returns in the low teens, but with less risk.

483: Value-Add With Pennies-On-The-Dollar Office Acquisitions In Suburban Cleveland18 Jul 202400:39:24

There are still thousands of small businesses that require commercial office space to operate. Despite the negative press of office buildings in large downtown markets, many small suburban office buildings are completely occupied. Adam Craig, Founder and CEO of CLE Real Estate Group, shops buildings that have languished on the market, sometimes for up to 18 months, and makes lowball offers to acquire them at a low enough basis to make money. These buildings are typically non-financeable, so there are often no competitive offers. Once the properties are improved, and stand out above the competiton, Adam finds tenants with local Facebook ads.

482: Self-Storage A Great Business With High Operating Margins And Sticky Costumers15 Jul 202400:48:37

Self-Storage has more resilience across different economic cycles. Whether people are downsizing or upsizing, storing expensive toys, or making space for a home office, they need to rent storage space. Increasingly, small businesses are also utilizing self-storage. A third of all Americans utilize self-storage facilities for various needs. In the right markets and the right locations, self-storage has a steady, predictable revenue stream with low operating expenses that results in high operating margins and profitability. Jacob Vanderslice, Principal of VanWest Partners, owns 19,000 storage units across 38 facilities in smaller markets with less competition and strong market fundamentals. Jacob has generated great returns for his investors in self storage over the past ten years.

481: Section 8 Housing Can Be Lucrative, But It’s A High Barrier To Entry12 Jul 202400:44:19

There’s great money to be made in Section 8, affordable housing. Occupancy is generally very high, and tenancies can last for many years. It’s a recipe for steady, predictable income and high margins. On the management side, however, it can be hard figuring out how to manage lower income, working class tenants, working with local governments to get paid, and doing it at a profit. It takes a special focus and very tight systems. Mike Bonadies, Co-Owner and Managing Partner at TerraVestra properties in rural Southern New Jersey, owns his own portfolio and manages over 900 units for other landlords. The properties in Southern New Jersey are often 100 years old, so in-house maintenance and construction are keys to Mike’s success.

480: Great Investments Outside Of Real Estate Equity10 Jul 202400:46:45

Although there are great benefits to investing in Real Estate equity opportunities for the cash flow, appreciation, and tax advantages, investing in debt can be a great alternative for more immediate, conservative and consistent cash flow. These vehicles generate anywhere from 8% to 10%, or even higher. In addition to Real Estate debt or equity, there are still other ways to invest in lending vehicles with even higher returns, as high as 20%. Matt Owens, Founder of Owens Capital Group, has flipped over 1000 single family homes and helps passive investors maximize the returns they get across several different asset classes while minimizing risk.

479: It’s A Great Time To Buy Multifamily08 Jul 202400:42:22

Now may be the best time to buy multifamily in several years.  As long as you can buy properties far below replacement cost with stabilized cap rates less than the cost of financing, you will make a lot of money over time. As the cost to build and the cost of land continues to escalate, inflation will continue to push prices higher and higher. As the prices of homes continue to rise, more people will need to rent. Because of high interest rates over the last couple years, there’s been almost no new construction.  As a result, there will be a major supply/demand imbalance by 2026/27 and rents will rise. Daniel Kattan, one of the founders of PIA Residential in South Florida, is buying value-add apartments in secondary and tertiary markets in Florida and other growing Southeastern markets.

478: In-House Management Reaps Profits04 Jul 202400:43:42

To fully optimize the performance of a multifamily, you need in-house management. No one will fight as hard as you to be discilplined on expense management, tenant satisfaction, and upkeep of the property. It’s a commitment to build an in-house team, but the enhanced profitability makes it worth it. Brooks Mosier, Principal and co-founder of United Point Capital, is one of the largest buyers of single family homes in Kansas City, and has leveraged this experience into the acquisition of multifamily properties for his own portfolio. Brooks has syndicated the larger deals that require more equity and has brought in friends and family into his deals.

477: Don’t Buy Multifamily. BUILD It!30 Jun 202400:34:50

Older apartment buildings have perpetual upkeep and high expenses. Appliances, roofs, HVAC systems, plumbing etc. have limited lifespans, so there’s always unanticipated expenses. In new construction, you can control way more of the variables and therefore the costs and the profits. Roger Luri, CEO and President of LD2 Development in Chicago, and author of the book “Don’t Buy Multifamily! BUILD IT,” has been in construction since the late 80’s and has seen several challenges in operating older multifamily buildings across many market cycles. Roger has also built a range of new construction projects from apartments, luxury condos, new homes, to mixed use.

476: Unwavering Discipline On Operations And Fixed Debt Generates Consistent Returns27 Jun 202400:37:42

As deals have gotten harder to find over the past several years, you have to find solvable problems in order to make deals that pencil. Finding these deals and having relentless focus on operations is required in today’s marketplace.   This focus on the nuts and bolt of operations mitigates risk. Further risk is mitigated by in-house management to make sure no corners are cut, expenses are managed tightly, and tenant maintenance requests are responded to promptly. Dave Codrea, Partner at Greenleaf Management, has built a vertically integrated company with incredibly conservative discipline that owns and operates over 120 assets across Multifamily, Mobile Home Parks, Medical Office and Flex Industrial.

475: Mobile Home Parks In Small Markets Provide Lucrative Opportunities 25 Jun 202400:36:58

One asset class that still has great deals on sub-institutional properties is Mobile Home Parks. Although larger parks near major metros are being acquired by REITs, Private Equity, and other institutions, parks with fewer than 100 sites are still being acquired by smaller investors with less competition. Smaller parks, mostly in tertiary markets, can offer great buying opportunities with value-add components that result in tremendous value and cash flow. Ferd Niemann IV, Mobile Home Park lawyer and investor, has acquired over 20 parks in mostly small markets across five Midwestern states. Ferd is raising a $10,000,000 fund to acquire more parks and leverage the success he’s had with individual assets.
