Why Our Politicians Don't Want Housing to Be Affordable | Big Picture Podcast with Ken Raiss05 Nov 202500:36:15

Let's be honest — if our politicians really wanted housing to be affordable, it would be by now.

They've had decades to fix it. There have been inquiries, commissions, roundtables, and billions thrown at so-called "affordability schemes."

And yet, what do we have? Record house prices, record rents, and a generation of young Aussies wondering if they'll ever own a home.

Maybe — just maybe — that's not an accident.

In today's Big Picture episode, Ken Raiss and I unpack why the housing affordability crisis isn't a policy failure... it's the system working exactly as designed.

We'll explore why politicians can't afford for property prices to fall, how government policy quietly rewards property owners, and what that means for investors like you.

Takeaways

·         Housing affordability remains a critical issue in Australia.

·         Government policies often prioritize property value stability over affordability.

·         Cultural perceptions link home ownership to success in Australia.

·         A significant percentage of politicians own property, influencing housing policies.

·         Consumer confidence is low despite some economic improvements.

·         Investors should focus on strategic property purchases.

·         Wealth advisory services can help investors navigate complex markets.

·         Economic uncertainty can create opportunities for savvy investors.

·         Long-term planning is essential for property investment success.

·         Education and preparation are key for investors to capitalize on market changes.

Property Prices Accelerate Across Australia in October | Dr. Andrew Wilson03 Nov 202500:23:36

If you've been wondering whether Australia's housing boom still has legs, or if we've already hit the peak of this cycle, then today's episode will give you the clarity you've been looking for.

Because, according to Dr Andrew Wilson, home prices across our capital cities accelerated again in October — marking the strongest monthly growth in nearly four years.

Now, this kind of broad-based growth might surprise some commentators who've been predicting a slowdown.

But as Andrew points out in his latest House Price Report, the combination of lower interest rates, improved affordability, and chronic undersupply continues to fuel strong buyer demand — particularly in markets where stock remains scarce and confidence is returning fast.

Takeaways

·         Most Australians focus on short-term financial concerns.

·         Interest rates and media headlines distract average investors.

·         Property markets have performed more strongly than expected this year.

·         All capital cities reported higher property prices recently.

·         Brisbane's unit market has seen significant growth.

·         Fear of missing out is influencing buyer behavior.

·         The national house price has increased by 8.3% over the past year.

·         Strong fundamentals are supporting ongoing price increases.

·         The housing market is expected to remain active in the coming months.

The lower interest rates drove September home prices higher – with Dr. Andrew Wilson01 Oct 202500:23:01

Three rate cuts this year have clearly lit a fire under our property markets.

Affordability has improved, confidence is back, and the spring selling season is heating up.

It's not just houses making gains - unit prices have now risen for eight straight months. Brisbane and Adelaide are leading the charge, while Melbourne is quietly staging a comeback.

Today I'm joined by Dr Andrew Wilson, and we'll dig into the latest numbers.

And to help you get clarity amongst the many mixed messages in today's housing markets, we're going to discuss what's driving our housing markets, and will this continue now that the RBA is likely to put rate cuts on hold for a while.

Takeaways

·         Affordability in property markets has improved significantly.

·         Confidence is returning to the property market, leading to increased sales.

·         Investors should look for areas with strong fundamentals for future growth.

·         Successful property investment requires strategic advice and education.

·         The current market is characterized by a fear of missing out (FOMO) among buyers.

·         Interest rate cuts have contributed to market momentum.

·         Regional markets like Brisbane and Darwin are showing strong growth.

·         Economic factors such as low unemployment and retail sales are supporting the housing market.

·         The spring selling season is expected to drive further price increases.

·         It's not too late to invest in property, but timing and asset choice are crucial.

Forget Median Prices! Discover the Real Way to Gauge Housing Affordability with Simon Kuestenmacher28 Oct 202400:34:59

Today we're going to talk about why medium prices may not be the best gauge for housing costs.

Now, if you're like most property investors or people interested in property, apart from auction results, medium prices are probably the most quoted statistic, but maybe they're not the right way for you to judge how our housing market's going. Maybe it's not the best benchmark, and my discussion today with leading demographer Simon Kuestenmacher may challenge some of your perspectives.

What The Intelligent Investor Can Teach You About Thriving in Property Investment with Ken Raiss23 Oct 202400:46:14

Today, we're diving into some timeless wisdom that has guided investors for decades, but with a twist—how these principles apply to property investment.

Ken Raiss and I will explore Benjamin Graham's teachings from his seminal book, The Intelligent Investor, a classic in the world of investing, often revered as the ultimate guide to building wealth.

Now, you might wonder, "What does a book written in 1949 about stock market investing have to do with property?"

Well, Graham's principles transcend asset classes, offering powerful insights into the psychology of investing, that are just as relevant to property investors as to those in the stock market.

So, Ken Raiss and I will translate Graham's insights into actionable strategies for you for today's property market. We'll discuss how to apply these principles to build a resilient and prosperous property portfolio, one that can withstand market fluctuations and help you achieve long-term financial security.

Together with Tom Corley, the co-author of my best-selling book Rich Habits Poor Habits, we challenge some common misconceptions and dig deep into why financial stability can alleviate many of life's stresses.

Of course, money doesn't automatically equate to happiness; the rich have their problems and challenges as well.

Still, I'm sure you'll find my conversation with Tom enlightening as he explains how his study shows that money can alleviate 58% of all the problems we experience.

So, let's unpack these ideas and provide you with insights that can help you on your own journey to success and fulfillment.

Commercial Property Investment: A Wise Choice or a Gamble? With Brett Warren16 Oct 202400:39:27

Have you thought about investing in commercial property?

You're not alone — faced with the prospect of more moderate returns from their residential property investments, many investors consider this an alternative.

By this I mean offices, shops, or warehouses.

Some investors are looking for diversification in their investment portfolios; others are looking for positive cash flow. Some investors have noticed that most institutional property investors and many of the investors you read about in the Financial Review Rich 200 List own mainly commercial properties.

Today, we're tackling one of the most exhilarating—and sometimes nerve-wracking—aspects of the real estate market: auctions.

Around Australia, weekend property auctions have become almost a national pastime. People love to go along to have a sticky beak, to get an idea of the market, to fantasize about their dream homes or just to watch the street theatre unfolding before them.

It's a bit like watching buskers – you see an auction being conducted and you have to stop and gawk for a while.

For all the street theatre and entertainment value, auctions represent a lot of stress and tension for those involved so today and that's why I'm pleased to have a chat with Andy Reid today.

Andy is not just an award-winning auctioneer; he's a master of the auction floor, with a wealth of experience that gives him a unique perspective on what it takes to succeed and get that property you're after.

In this episode, we'll be discussing everything from the insider tips that can give you an edge, to the common mistakes that trip up even seasoned bidders.

The Shocking Truth About Housing Affordability: Do We Really Want Cheaper Homes?09 Oct 202400:37:21

Today, I want to give you my thoughts on a topic that's been dominating headlines and sparking debates across the country: housing affordability.

It's a subject that stirs up strong emotions, especially as the dream of home ownership seems to be slipping further out of reach for many Australians. But here's the question that I think you really need to ask: do we really want houses to be more affordable?

On the surface, it seems like an obvious yes. Who wouldn't want more people to have access to their housing market?

But when we dig deeper, we uncover a complex web of economic, social, and political factors that make the issue far more complicated than it appears.

So in today's episode, I want to explore these nuances with you. We'll look at the broader implications of making housing more affordable, discuss who really benefits from rising property prices, and consider what it would take to genuinely address the affordability crisis.

What if we stop immigration – will it really help our property markets? With Simon Kuestenmacher02 Oct 202400:31:05

Housing affordability, or the lack thereof, and the historically low vacancy rates, have often been blamed on a large number of overseas migrants coming to Australia, so what would happen if we stopped migration?

That's what I'm going to be discussing today with leading demographer Simon Kuestenmacher..

However, this is a special episode of a new second podcast that I'll be delivering to you each week with Simon.

Over the last four years, Simon has been one of the most popular regular guests on this podcast and because we both believe the demographics are going to be one of the main drivers of our property markets, business, and economy moving forward, we are publishing a separate podcast that we're calling Demographics Decoded where we're going to unravel the trends that will shape the future of your investment decisions business strategies and organizational planning.

While you're hearing the show today on the Michael Yardney podcast, Demographics Decoded has its own channel on all podcast Apps and YouTube.

I'm running the show here on the Michael Yardney podcast to give you a taste of what's ahead, but please stop for a moment and look for demographics decoded on whichever podcast App you're currently listening to this show on and subscribe to that show as well. Each option has its benefits and challenges and choosing the right one can significantly impact your investment returns.

Today I'm joined by Stuart Wemyss and I ask him what makes an apartment "investment-grade," the critical role of location in property investment, and how to balance capital growth with rental yield.

Finding Investment-Grade Locations: How to Make Your Property Outperform the Market with Brett Warren16 Sep 202400:37:53

Today we're going to tackle one of the most critical decisions every property investor faces: where to buy.

It's often said that the three most important factors in property investment are location, location, and location—but what does that really mean?

Not every suburb or street will deliver the kind of growth and returns you're hoping for.

To truly succeed, you need to be looking at investment-grade locations—those rare spots that consistently outperform the broader market.

I'm joined by Brett Warren, national director at Metropole Property Strategists and an expert who identifies these high-potential areas. Brett has spent years analysing data, spotting trends, and helping investors make smarter decisions.

Today, he shares his insights on what makes a location investment grade, why some areas rise while others stagnate, and how you can position yourself for maximum growth.

So, if you're tired of mediocre returns and want your investments to stand out, this episode is for you. We're going to dive deep into the strategies that will help you choose the right locations and set your property portfolio up for long-term success.

In our current fragmented property markets, with some locations performing and others languishing, many investors are looking to "manufacture" capital growth by participating in property development.

While the property development process can be very lucrative, it is not without some pain and considerable risk.

When all goes well, the results are fantastic, but if things go wrong, they really go wrong.

So today, I'd like to give you some insights into getting started on property development with Greg Hankinson, my business partner in Metropole Construction and director of the Metropole Project Development division.

Buyer Beware: Where real estate agents bend the truth, with Brett Warren04 Sep 202400:39:15

When it comes to real estate transactions, many buyers wonder, "Do real estate agents lie?"

The short answer is that most real estate agents are honest, hardworking individuals who aim to help their clients achieve their property goals.

However, the nature of negotiations in real estate often involves part-truths, half-truths, and little white lies.

Understanding the difference between an agent withholding information and outright lying is crucial to navigating the property market effectively.

So today, I'm going to help you understand how to deal with estate agents by having a chat with the National Director of Metropole, Brett Warren, about the type of lies you can expect when dealing with an estate agent and how to pick them so the agent doesn't get the upper hand on you.

Government Crackdown on Landlords: Are You Prepared for These New Property Laws with Leanne Jopson02 Sep 202400:47:05

Today's episode of the podcast is special because, if you're a property investor or planning to become one, we're going to uncover some shocking new rules that could cost you thousands, something all investors need to know, but we've found many don't know.

So I'm going to be chatting with the National Director of Metropole Property Management, Leanne Jopson, and we're going to talk about some of these new legislative changes.

Now, I'm sure you're aware the governments have implemented a series of legislative changes. State governments are seeming to change the rules over and over again.  While the intention is to protect tenants, they've placed a much greater burden on landlords and property managers alike.

We're going to talk about government interference and some of the legislative changes, some of the burden of compliance, and I bet you didn't know the fines that you could face if your property doesn't meet minimum standards. I'll talk a bit about the rental markets and we're going to explain what you need to look for in a property manager.

Kerry Packer's accountant shares the Tax Secrets of the Rich, with Alan Mason07 Aug 202400:38:41

It was the blunt but ingenious billionaire Kerry Packer who memorably explained to a stunned parliamentary committee exactly how the tax system works.

The late business tycoon said, "I'm not evading tax in any way, shape, or form. Now, of course, I'm minimising my tax, and if anybody in this country doesn't minimise their tax, they want their heads read, because, as a government, I can tell you you're not spending it that well that we should be donating any extra now."

This classic summary of how things really work on the ground is just as accurate today as it was 33 years ago, and it'll probably remain accurate for many decades to come.

So, have you ever wondered how the wealthy seem to pay less tax than the average person?

Well, my guest today is accountant Alan Mason, who was Kerry Packer's former accountant, and he's the author of the book The Tax Secrets of the Rich.

●        Kerry Packer's impact on business and cricket

●        Debunking common tax myths

o   The importance of pre-planning for tax liabilities

●        Adopting a millionaire mindset

Some of our favorite quotes from the show:

"Many people who have family trusts don't even understand the importance of the various people in the trust. So, you are mentioning the trustee can be changed, and this means it's important to become the appointor." – Michael Yardney

"So really what we're talking about is building up passive residual income that you don't have to work for anymore, and your money's working for you even when you're asleep or away on holidays." –Michael Yardney

"You see, the path to becoming wealthy is a long journey. The self-made millionaires in Tom's study understood how hard it was to accumulate their wealth, and because of this, because of their smart money mindset, I guess that got them there."  – Michael Yardney

The Top 10 Must-Ask Questions Before Your Next Property Investment with Brett Warren05 Aug 202400:35:02

On today's episode, I chat with Brett Warren about asking the right questions before buying that next property because doing that can make all the difference between a profitable venture and a costly mistake.

I'm sure you've heard me say before that property investment is a process, not an event, and the property that you're going to eventually buy should be the physical manifestation of a whole lot of decisions you make. So, in today's episode, we're going to explore the top 10 questions you've got to ask before making that next big purchase, and they're going to help you evaluate potential investments and understand market dynamics.

We're going to try and make sure that you set yourself up for long-term success.

So, by the end of this episode, you should have a comprehensive checklist to help you make informed and confident decisions in your property investment journey.

Essential Questions to Ask Before Your Next Property Purchase

●        Does this property fit into my long-term investment strategy?

o   Ensuring that the property aligns with your long-term financial goals and risk profile is essential for sustained success in property investment.

●        Have I created a comprehensive investment strategy?

o   A documented and proven strategy helps you make informed and confident decisions, reducing the likelihood of costly mistakes.

●        What is the true value of the property?

o   Understanding the property's value through recent comparable sales and intrinsic values helps set realistic market value thresholds and avoid overpaying.

●        What are the current market trends in the area?

o   Knowledge of market trends ensures that you are investing in an area with strong growth potential and avoids the pitfalls of investing based on outdated or unreliable data.

●        Have I secured pre-approval for finance?

o   Pre-approval provides clarity on your budget, strengthens your negotiating position, and ensures you can make a firm offer without finance contingencies.

●        Do I understand the local area and its growth potential?

o   Local expertise is crucial for making informed decisions and understanding factors that can affect the property's value and rental demand.

●        Is the property investment grade?

o   Not all properties are suitable for investment. Investment-grade properties offer strong capital appreciation, and steady cash flow, and are in high demand.

●        What is the cash flow and repayment capacity for this property?

o   Understanding cash flow and having a financial buffer is essential to handle unexpected expenses and ensure you can manage the property sustainably.

●        What ownership structure is best for this property?

o   Choosing the right ownership structure can optimize tax benefits and provide asset protection.

●        Have I conducted thorough due diligence on the property?

o   Assessing body corporate fees, potential structural issues, and other hidden costs helps avoid surprises and ensures the property is a sound investment.

●        Am I approaching this decision as an investor or am I emotionally involved?

o   Emotional decisions can lead to poor investments. Staying objective and focusing on the property's financial viability is crucial for long-term success.

Hopefully, after listening to this episode you've learned insights and tools you can use to enhance your investment journey and ultimately reach your financial goals. By asking these questions, you can make well-informed decisions that align with your investment goals and mitigate risks in your property investment journey.

What's Michael Yardney's Net Worth? The Answer Will Surprise You with Brett Warren22 Sep 202500:35:59

In today's podcast, we are going to do something a little different.

You see, one of the common questions I get asked is, "Michael, what's your net worth?" It's a question people are curious about—and I get why.

However, rather than simply providing you with a number, I want to take you behind the scenes and share the principles, strategies, and mindset that have helped me achieve the financial freedom I enjoy today.

We'll talk about the stages of wealth creation, the power of leverage, and the lessons I've learned—sometimes the hard way—over the last five decades in property. And joining me for this conversation is Brett Warren, Director at Metropole, who will turn the tables and ask me the questions many of you have been wondering about.

And the intention of today's show is not to gloat, boast or show off, but to inspire you to build your own net worth.

Takeaways

·         The pursuit of the easy often leads to more challenging tasks.

·         Wealth is not just about money; it includes health and relationships.

·         Net worth is a measure of financial health, not just income.

·         Investing is a long-term journey that requires patience and a strategic approach.

·         Leverage can be applied in various forms: time, relationships, mindset, and money.

·         Many investors focus too heavily on cash flow rather than asset growth.

·         A strategic plan is crucial for achieving success in property investment.

·         Mistakes in early investments can provide valuable lessons.

·         A positive mindset plays a crucial role in achieving financial success.

Governments passing the buck for the housing crisis, blaming property investors, with Nicola McDougall17 Jul 202400:47:38

For years, the dream of homeownership has seemed increasingly out of reach for many. But what of those who can't even afford to rent Social Housing? Waiting lists are overflowing and the number of available dwellings just needs to catch up.

Today Nicola McDougall, chair of the Property Investment Professionals of Australia (PIPA) joins me and passionately advocates for a fair and more effective approach to social housing. You see, despite the government raking in billions of dollars from property taxes each year, our social housing stock has remained stagnant, and the number of people in desperate need of housing continues to rise.

Now, I'm not talking about affordable housing. We'll explain the differences, but unfortunately, private investors are often being blamed for this crisis. That's not the case. Nicola will help unpack the reasons behind the housing shortfall, discuss some of the impacts of government policies, and we're going to explore what needs to be done to provide adequate housing for all Australians.

Understanding Social Housing and Private Investment in Australia

In today's conversation with Nicola McDougall, we dive into the intricacies of Australia's social housing crisis and its impact on private investors. We discuss statistics, government policies, and strategic investment opportunities in a challenging market.

●        The differences between social housing (government-provided for the most vulnerable) and affordable housing (making renting and purchasing more accessible)

●        175,000 households on social housing waiting lists, stagnant social housing stock despite 33% population growth

●        Decline in social housing stock in New South Wales, Victoria, Queensland, and Western Australia

●        The role of private investors in providing rental housing

●        Critique of government policies, including ineffective housing initiatives and the financial burdens placed on private investors

o   Anti-investor legislation, such as increased property taxes and rental reforms, and their exacerbating effects on the housing crisis

●        Potential government incentives to encourage private investment in rental housing, including adjustments to capital gains tax

●        Challenges faced by highly leveraged property investors in a high-interest-rate environment

●        Opportunities in Melbourne's low vacancy rates and skyrocketing rents

●        Importance of portfolio diversification across different states and working with wealth strategists to outperform the market

●        Hidden taxes in the New South Wales budget, such as the shift of emergency service levies from insurance companies to property owners

Whether you're a seasoned property investor or you're just concerned about Australia's housing future, this episode offers valuable perspectives and actionable advice.

Some of our favorite quotes from the show:

"Anyway, it's the government's job to help the disenfranchised people in Australia, and in general, it's not their fault, so this is not a judge of people." -- Michael Yardney

"Clearly, the government has no idea what it costs to construct high-rise dwellings. And if they do offer discounted rents to essential workers, and I'm not against the idea, I'm just saying the numbers don't work – where's the profit going to come from?"-- Michael Yardney

"But here's the problem. Oftentimes, exploiting your own innate abilities requires an enormous investment of your time before the investment begins to pay dividends. And because the investment doesn't produce immediate rewards for many people, it ends up being a problem."-- Michael Yardney

Property Investors are Fleeing the Melbourne Market, with Mike Mortlock15 Jul 202400:34:54

Today, I look into an issue that's causing ripples across the Victorian rental market and beyond. It's the exodus of landlords.

Joining me today is Mike Mortlock, Managing Director of MCG Quantity Surveyors, who recently wrote a detailed report about this. Not surprisingly, the problem isn't just confined to Victoria.

In general, many property investors are getting nervous and they're selling up. I also plan to ask him about another issue that could blow up and isn't just confined to Victoria. That's the fact that many are underinsured.

Only 4% of poor people become rich, why is it so hard? With Tom Corley08 Jul 202400:37:48

Today we're going to dive into the world of wealth creation and breaking the cycle of poverty.

Joining me is Tom Corley, who's dedicated his career to understanding the behaviours that separate the rich and the poor. According to Tom's research, only 4% of people born into poverty become rich.

What are those habits holding people back and, most importantly, what can be changed?

Tom's going to answer those questions, and we're going to discuss the habits and mindsets that contribute to poverty, the role of knowledge and mentorship, and how to overcome the limiting beliefs that keep people stuck.

No matter where you are on your wealth journey, I'm sure my chat with Tom will be of benefit to you.

Is the Property Party Over? The Future of Real Estate Values with Stuart Wemyss03 Jul 202400:31:39

The common rhetoric in the media is that property prices just can't keep going up; they're too expensive, and our children will never be able to afford to get into the housing market.

Is this true?

Is the property party over?

I'm sure you've also heard it said that Baby Boomers like me had it much easier back in our day, since it was easier to get finance and affordability was better, meaning it was easier to get into the housing market.

Well, I know that I didn't have it easy, but I did have the advantage of several significant property booms over the five decades of investing, and in my early days of investing, rampant inflation pushed up the value of my properties.

So back to the initial question - is the property party over? Can property values keep strong?

These are the questions I will ask my guest today - independent financial adviser Stuart Wemyss, Director of Prosolution Private Clients, who has spent quite some time pondering these matters.

Can Property Prices Really Keep Doubling every 10 years? Stuart Wemyss Explains17 Sep 202500:38:25

What if I told you that a $1 million property today could be worth $8 million in 30 years? Sounds unbelievable, right?

It's the kind of projection that makes people question whether Australia's property market can really keep growing the way it has for the past 45 years.

After all, with housing affordability constantly in the headlines and talk of "property bubbles," isn't 7% annual growth, meaning property value double every 10 years, a thing of the past?

Today I'm joined by Stuart Wemyss, a respected financial advisor and author who has written an excellent blog unpacking this very topic: "Can annual property growth persist at 7%?"

It's a question he's been getting from clients, and the answer isn't as simple as yes or no.

Today, we're going to explore what really drives property prices, whether growth at that rate is sustainable, and most importantly, what it means for you as a property investor in today's market.

Takeaways

·         Property values have historically grown at about 7% annually.

·         Inflation has a significant impact on real property growth rates.

·         Not all properties will experience the same growth rates.

·         Affordability is a growing concern for first home buyers.

·         Regional markets have demonstrated resilience and growth during the COVID-19 pandemic.

·         Interest rates play a crucial role in property market dynamics.

·         Wealth transfer from baby boomers will impact property values.

·         Government incentives can create short-term price increases.

·         Investors should focus on locations with strong income growth.

·         Understanding market fundamentals is key to successful property investment.

7 money tips to supercharge your finances, with Brett Warren19 Jun 202400:34:27

Today's episode will not be a property episode, but it will definitely relate to property and building your wealth over time.

Becoming financially fluent would be the best gift you can give yourself.

The challenge is who do you listen to? Who do you get advice from?

That's why, in my daily Property Update we deliver property information from a range of leading experts and I discuss a lot about how to become financially fluent, and that's why we have these sorts of episodes on the podcast.

I've found that getting sound, impartial financial advice along your journey to wealth is not a cost. It's an investment.

Interestingly all the wealthy people I know have advisors and are happy to pay for them. At the same time, the average Australian gets financial advice from Instagram, Twitter, Facebook, and even podcasts like this.

So, despite that disclaimer, today I want to share seven money tips to supercharge your finances.
