| The Top 10 Must-Ask Questions Before Your Next Property Investment with Brett Warren | 05 Aug 2024 | 00:35:02 | |
On today’s episode, I chat with Brett Warren about asking the right questions before buying that next property because doing that can make all the difference between a profitable venture and a costly mistake. I’m sure you've heard me say before that property investment is a process, not an event, and the property that you're going to eventually buy should be the physical manifestation of a whole lot of decisions you make. So, in today's episode, we're going to explore the top 10 questions you've got to ask before making that next big purchase, and they're going to help you evaluate potential investments and understand market dynamics. We're going to try and make sure that you set yourself up for long-term success. So, by the end of this episode, you should have a comprehensive checklist to help you make informed and confident decisions in your property investment journey. Essential Questions to Ask Before Your Next Property Purchase ● Does this property fit into my long-term investment strategy? o Ensuring that the property aligns with your long-term financial goals and risk profile is essential for sustained success in property investment. ● Have I created a comprehensive investment strategy? o A documented and proven strategy helps you make informed and confident decisions, reducing the likelihood of costly mistakes. ● What is the true value of the property? o Understanding the property's value through recent comparable sales and intrinsic values helps set realistic market value thresholds and avoid overpaying. ● What are the current market trends in the area? o Knowledge of market trends ensures that you are investing in an area with strong growth potential and avoids the pitfalls of investing based on outdated or unreliable data. ● Have I secured pre-approval for finance? o Pre-approval provides clarity on your budget, strengthens your negotiating position, and ensures you can make a firm offer without finance contingencies. ● Do I understand the local area and its growth potential? o Local expertise is crucial for making informed decisions and understanding factors that can affect the property's value and rental demand. ● Is the property investment grade? o Not all properties are suitable for investment. Investment-grade properties offer strong capital appreciation, and steady cash flow, and are in high demand. ● What is the cash flow and repayment capacity for this property? o Understanding cash flow and having a financial buffer is essential to handle unexpected expenses and ensure you can manage the property sustainably. ● What ownership structure is best for this property? o Choosing the right ownership structure can optimize tax benefits and provide asset protection. ● Have I conducted thorough due diligence on the property? o Assessing body corporate fees, potential structural issues, and other hidden costs helps avoid surprises and ensures the property is a sound investment. ● Am I approaching this decision as an investor or am I emotionally involved? o Emotional decisions can lead to poor investments. Staying objective and focusing on the property's financial viability is crucial for long-term success. Hopefully, after listening to this episode you’ve learned insights and tools you can use to enhance your investment journey and ultimately reach your financial goals. By asking these questions, you can make well-informed decisions that align with your investment goals and mitigate risks in your property investment journey. | Governments passing the buck for the housing crisis, blaming property investors, with Nicola McDougall | 17 Jul 2024 | 00:47:38
For years, the dream of homeownership has seemed increasingly out of reach for many. But what of those who can't even afford to rent Social Housing? Waiting lists are overflowing and the number of available dwellings just needs to catch up. Today Nicola McDougall, chair of the Property Investment Professionals of Australia (PIPA) joins me and passionately advocates for a fair and more effective approach to social housing. You see, despite the government raking in billions of dollars from property taxes each year, our social housing stock has remained stagnant, and the number of people in desperate need of housing continues to rise. Now, I'm not talking about affordable housing. We’ll explain the differences, but unfortunately, private investors are often being blamed for this crisis. That's not the case. Nicola will help unpack the reasons behind the housing shortfall, discuss some of the impacts of government policies, and we're going to explore what needs to be done to provide adequate housing for all Australians. Understanding Social Housing and Private Investment in Australia In today’s conversation with Nicola McDougall, we dive into the intricacies of Australia's social housing crisis and its impact on private investors. We discuss statistics, government policies, and strategic investment opportunities in a challenging market. ● The differences between social housing (government-provided for the most vulnerable) and affordable housing (making renting and purchasing more accessible) ● 175,000 households on social housing waiting lists, stagnant social housing stock despite 33% population growth ● Decline in social housing stock in New South Wales, Victoria, Queensland, and Western Australia ● The role of private investors in providing rental housing ● Critique of government policies, including ineffective housing initiatives and the financial burdens placed on private investors o Anti-investor legislation, such as increased property taxes and rental reforms, and their exacerbating effects on the housing crisis ● Potential government incentives to encourage private investment in rental housing, including adjustments to capital gains tax ● Challenges faced by highly leveraged property investors in a high-interest-rate environment ● Opportunities in Melbourne's low vacancy rates and skyrocketing rents ● Importance of portfolio diversification across different states and working with wealth strategists to outperform the market ● Hidden taxes in the New South Wales budget, such as the shift of emergency service levies from insurance companies to property owners Whether you're a seasoned property investor or you’re just concerned about Australia's housing future, this episode offers valuable perspectives and actionable advice. And if they do offer discounted rents to essential workers, and I'm not against the idea, I'm just saying the numbers don't work – where's the profit going to come from?”-- Michael Yardney “But here's the problem. Oftentimes, exploiting your own innate abilities requires an enormous investment of your time before the investment begins to pay dividends. And because the investment doesn't produce immediate rewards for many people, it ends up being a problem.”-- Michael Yardney PLEASE LEAVE US A REVIEW Reviews are hugely important to me because they help new people discover this podcast. | Is the Property Party Over? The Future of Real Estate Values with Stuart Wemyss | 03 Jul 2024 | 00:31:39
The common rhetoric in the media is that property prices just can’t keep going up; they’re too expensive, and our children will never be able to afford to get into the housing market. Is this true? Is the property party over? I’m sure you’ve also heard it said that Baby Boomers like me had it much easier back in our day, since it was easier to get finance and affordability was better, meaning it was easier to get into the housing market. Well, I know that I didn’t have it easy, but I did have the advantage of several significant property booms over the five decades of investing, and in my early days of investing, rampant inflation pushed up the value of my properties. So back to the initial question - is the property party over? Can property values keep strong? These are the questions I will ask my guest today - independent financial adviser Stuart Wemyss, Director of Prosolution Private Clients, who has spent quite some time pondering these matters. | Taxed on Money You Never Made? Why This Super Change Should Scare Every Investor – With Ken Raiss | 18 Jun 2025 | 00:36:27
Today, I want to talk about something that’s really flying under the radar—but it shouldn’t be. Imagine being taxed on money you haven’t actually earned. Not on rent you’ve received, not on a capital gain you’ve banked, but just on the increase in value of an asset you still hold. Sounds crazy, right? Well, that’s exactly what the federal government’s proposed new tax on superannuation above $3 million aims to do—taxing unrealised capital gains. And while they say it’ll only affect a handful of wealthy Australians today, the truth is—because that $3 million cap isn’t indexed to inflation—it could very well affect many, many more of us tomorrow. Worse still, it sets a precedent. If the government can tax you on unrealised gains in your super, what’s to stop them doing the same outside of super? To your investment property? Your business? Your share portfolio? So today, I’ve chat with Ken Raiss, Director of Metropole Wealth Advisory and Australia’s leading property taxation strategist. We unpack exactly what this policy means, why it matters far more than most people think, and what smart investors should be doing now to prepare. Trust me—this episode isn’t just about super. It’s about the future of taxation in Australia. And whether you’re a seasoned investor or just planning your financial future, you need to understand what’s really going on. Takeaways · The proposed tax on superannuation targets unrealised profits. · This tax could affect more Australians than initially stated. · Investors need to be aware of the implications of taxing unrealised gains. · The new tax policy may create a complex valuation process for assets. · Property investors may face increased financial burdens as a result of this tax. · Seeking expert financial advice is crucial in navigating these changes. · The tax system's integrity is at stake with these new policies. · Long-term planning is essential for adapting to tax changes. · Investors should consider alternative investment strategies outside of superannuation. · The proposed tax could set a precedent for future taxation policies. | 7 money tips to supercharge your finances, with Brett Warren | 19 Jun 2024 | 00:34:27
Today’s episode will not be a property episode, but it will definitely relate to property and building your wealth over time. Becoming financially fluent would be the best gift you can give yourself. The challenge is who do you listen to? Who do you get advice from? That's why, in my daily Property Update we deliver property information from a range of leading experts and I discuss a lot about how to become financially fluent, and that's why we have these sorts of episodes on the podcast. I’ve found that getting sound, impartial financial advice along your journey to wealth is not a cost. It's an investment. Interestingly all the wealthy people I know have advisors and are happy to pay for them. At the same time, the average Australian gets financial advice from Instagram, Twitter, Facebook, and even podcasts like this. So, despite that disclaimer, today I want to share seven money tips to supercharge your finances. | Crisis or Opportunity? Navigating Australia's Apartment Drought with Richard Temlett | 27 May 2024 | 00:46:37
Over the past few years we've witnessed a whirlwind of changes, particularly in the mortgage market. Mortgage rates have skyrocketed, soaring from 2.9% in April 2022 to a staggering 6.4% today. And if that wasn't enough, the rental crisis has reached new heights, with vacancy rates plummeting to record lows nationwide, causing rents to skyrocket. In the face of these mounting pressures, purchasing an apartment has become a viable solution for some. However, this seemingly attractive option comes with its challenges with a severe shortage of apartments nationwide. It’s a topic at the forefront of discussions among investors, developers, and policymakers alike. To unpack this further, I'm joined by Richard Temlett, the National Executive Director of Research at property consultants and valuers Charter Keck Cramer. We'll explore the dynamics of the current apartment market, understand the factors driving the shortage, and dissect the trends in both the build-to-rent and build-to-sell sectors. | Property success principles that stand still when everything else moves | 13 May 2024 | 00:29:54
What will life be like in 10 years? Strategic property investors think in 10-year time frames, they don’t worry about what’s going to happen to interest rates or the economy in the next six weeks or the next six months. In my mind, 10 years is a short term and the successful investors I know ponder about what the housing markets will be like in 20 to 30 years. We are living through times of rapid change, but most of us don’t like change. It makes us feel uncomfortable. We like a level of certainty about our future, health, and jobs, as well as about the worlds of finance and property that most of us are interested in. But there are history lessons that can provide us with valuable insights. In today’s episode, I’d like to talk about some of the things that never change in a world that never stops changing. Successful investors and businesspeople need to be prepared for change but also understand the things that don’t change. Hopefully, by the end of today’s show, you’ll come out with some ideas about how to get some more certainty in these uncertain times. | Simon Kuestenmacher's Crystal Ball Demographic Forecasts and Real Estate | 15 Apr 2024 | 00:28:47
I’ve often said that demographic changes will be more important in shaping our property markets in the medium to long term than the ups and downs of interest rates or the vagaries of our economy, so I’m pleased to have leading demographer Simon Kuestenmacher back on the show. Simon is a co-founder of The Demographics Group and a master in interpreting data and trends to forecast how societies evolve, and his insights are pivotal for anyone interested in property, lifestyle changes, and investment strategies. Recently Simon wrote a series of articles in The New Daily outlining the changes he sees ahead for us in the next decade and what these shifts mean for our future. We shift our focus today to Australia's economic future, considering our ties with China and how the evolving global Chinese middle class will interact with our exports amidst demographic challenges. We then dissect the educational landscape, discussing the potential impact of an over-saturated university graduate market. As society changes, we also discuss shifts in media consumption habits and concerns over AI's influence on news quality. If you’re a property investor or a business owner, you’ll want to understand what these trends mean for you, and like all my regular chats with Simon, this conversation promises to be thought-provoking. | Unravelling Australia's Rental Crisis with Dr. Andrew Wilson: Insights & Endgames | 08 Apr 2024 | 00:48:20
If you're interested in property, you'll know that our rental markets are in crisis. Vacancy rates have dropped to all-time lows, rental stock remains extremely slim, and rental prices continue to skyrocket. So how did we get into this rental crisis? How long will it last, what does it mean for you and me as a property investor, and are there some ways the government or regulators can alleviate this crisis? In today's episode, I discussed this with Dr. Andrew Wilson, the Chief Economist of my Housing Market. Andrew is a bit controversial, but I think together we've come up with some ideas of how to solve or at least alleviate the crisis. However, let me make one prediction: the government won't do any of those because they're not politically suitable or favorable. Anyway, let's talk about the rental crisis and what it may mean to you as a property investor, as well as what's ahead for our housing markets. | 3.7% Unemployment: Has Australia Kissed Rate Cuts Goodbye? Dr. Andrew Wilson Weighs In | 03 Apr 2024 | 00:36:37
Sometimes good news is bad news. The good news about our unemployment figures and the number of new jobs created is, in some ways, bad news for those hoping for interest rates to drop. So what does the latest data mean for interest rates? How does the Reserve Bank even decide what to do with rates? What are the factors involved in their decision-making process? That's what Dr. Andrew Wilson, Chief Economist of My Housing Market, and I discussed today. We chat about what's ahead for interest rates and why he's concerned that the Reserve Bank may not drop interest rates anytime soon. | Is Australia growing too fast? Population Booms and Their Price with Ross Elliott | 25 Mar 2024 | 00:42:31
Is Australia growing too fast? That’s the question we’re going to ask today. Joining me today is Ross Elliott, a seasoned urban development commentator whose recent article has stirred the pot by highlighting the consequences of Australia's population surge, especially in hotspots like Southeast Queensland. His insights shed light on the pressing issues that come with the significant growth Australia is experiencing. Our conversation uncovers the historical layers of urban density policies and how these affect the development of sufficient infrastructure, such as schools and utilities. We also consider the social inequalities that may deepen because of this rapid growth and discuss the government's plan to construct 1.2 million new homes. Since you're most likely interested in the future of the Australian housing market, this is an important topic for you to learn about. | Our No-Nonsense Big Picture Podcast About the Economy and Property Markets, with Pete Wargent | 20 Mar 2024 | 00:36:23
I feel sorry for property investors trying to make headway in real estate. They face the hurdle of significant media misinformation, which is underwhelmingly and unnecessarily discouraging, and social media which is full of “pretend gurus” who are prepared to sell you their secrets to instant riches in property. In my mind, they’re selling you tickets to see unicorns. Despite the information available in the media and on the Internet, the number of investors who succeed in developing financial freedom through property has not increased over the years, so my recommendation is to tune out the white noise and be selective in who you listen to. I suggest you look for evidence-based analysis. That’s why I enjoy my monthly Big Picture podcasts with Pete Wargent, who brings decades of perspective to his views. Today, we will be discussing a raft of macro and micro economic factors that should give you some clues as to what’s ahead for our housing markets. In an age where financial transactions have largely moved online, the prevalence of financial scams has surged, catching many Australians off guard. The Australian Competition and Consumer Commission reports that Australians lost a record $3.1 billion to scams in 2022. This is an 80 per cent increase in total losses recorded in 2021. This staggering loss highlights not just the cunning of scammers but also their ability to adapt to changing technologies and exploit new vulnerabilities. So, in today’s podcast with independent financial advisor Stuart Wemyss, I want to ask him how to spot the signs of a scam. Our conversation today is an eye-opener, revealing common tactics scammers use to exploit the digital landscape and deceive individuals.
