One of the biggest surprises I've experienced this year was the gift of a mastermind. The surprise is that I've never leaned into them (the price tags repelled me) and never felt they were worth it.
Back in January I circled around to a podcast I used to listen to, The Powerhouse Women Podcast with host Lindsey Schwartz and heard her talk about the game changing effect of a good mastermind. So I clicked the button and registered.
Did I have a clue what I was getting myself into? Heck no. Did I know in my gut I needed to be there? You betcha.
So why was it a meltdown? Because my brain was so full of information, and my heart so full of joy when all was said and done that I literally melted into a puddle in my bedroom closet. Too bad mine actually started in the middle of a neighborhood casino night and ended in the puddle in the closet. But that's real life!

Recession proofing your business is a critical mindset to get into, especially when the economy is slowing down. I've said for years that a healthy and engaged list (or you may call it a database!) is the #1 thing you can do for yourself in order to create a sustainable business.
From the time I was running sorority recruitment and teaching the members how to keep and maintain a list of potential new members to call when they had available openings, to running a $56 million dollar Real Estate Team it all came down to our list of past and potential clients.
Show me your list, and I'll predict your revenue potential. It's that simple.
So simple it's hard in fact. I'll wager that 60% or more of my listening audience has a database, and never uses it for more than an address book. Your customer relationship management (CRM) software sits so lonely at times that it grows mold.
Now is the time to jump back in, re-engage your list and modernize your email campaigns. Doing so can-and will!-increase the know, like, and trust factor you have with your subscribers.
Before you jump in and hit send on that next newsletter (omg please don't send out a plain old newsletter. That's so OLD my friends) you need to lean in and take a hard look at how to avoid the dreaded spam folder.
In today's episode, I dive into 6 of the easiest ways you can take action on RIGHT NOW to not get yourself blacklisted in email land. This isn't an exhaustive list, but it'll get you off to the races quickly and efficiently.
1. Delete your unsubscribers (holy cow yes I know this is scary. The last student I told this to almost hyperventilated on me. But I promise I don't give you any action items to do that I don't do myself!) 2. Re-Engage subscribers who haven't opened or clicked an email from you in 6 months or more. (ahem. Assuming you've been sending out emails that is...) 3. Avoid common trigger words 4. Check your spelling and grammar for goodness sake 5. Create more clickable emails (my favorite!) 6. Give subscribers the easy button way out

EP 75: Gobble Up This Bite Of My Coaching Call To Learn The True Realtor's Sales Funnel

Today's coaching call I had with 2 of my student's was one that is so juicy, I had to slice off part of it to share with you.
We were discussing a Turkey Giveaway for Thanksgiving, and how to implement this strategy in a way that would build the agent's business.
The students thought I'd share with them a great social media post idea to generate traffic. Instead I challenged them to dive deeper into the strategy and how it fits into the overall Sales Funnel of their busines.
Sales funnel? What in the forking shirtballs is that? Can't we simply toss a post onto Facebook and use it as lead generation?
It was a valid question to be asked, but the hard answer is "NO". Not if you want to recession proof your business and build one that is sustainable. Learning the sales funnel and how to create content to move potential clients through it is as fundamental as knowing how to write up a contract. Only it's almost never taught. That's why it's going to be my keynote at the annual Focus Conference next February for The Real Boss Women.

Stacey Brown Randall is the award winning author of the book Generating Business Referrals without Asking, host of the podcast Roadmap To Grow Your Own Business, and group coaching expert for business owners looking to create a sustainable flow of referrals.
In This Episode Stacey and I are diving into the 18 strategies she uses to teach how to build a referrable business. It all starts with looking at where the gaps are, and identifying 1 of the 3 Foundational Strategies you need to start with.
Foundational Strategies Stacey encourages all entrepreneurs to take a deep dive into their existing and potential referral sources first. Those are the low hanging fruit and the building blocks you need to crush before moving on and layering more pieces into your strategies. She has proven scripts for these strategies to help her clients close the deals and curate higher rates of referrals. The 3rd foundational strategy is building a Referable Client Experience.
Situational Strategies Once you're cruising through the foundational strategies like a boss, Stacey teaches you to layer on Situational Strategies to enhance the overall process. She calls this 'strategy stacking' (a process where you focus on adding in ONE layer before the next in order to avoid overwhelm).
Next Level Strategies The final step in your mastering the referral process is to layer on next level strategies. These are things like referral relationship transfer (a FABULOUS technique for team owners to learn!).

We all have traumas in our lives. I call them big "T" traumas and little "T" traumas. But they are what make us who we are and shape everything about us.
From how we react to situations, to how we deal with our colleagues and friends. You carry your traumas with you at all times.
For me-a big "T" trauma occurred in my late 20's, when I was abducted from my Real Estate office by a potential buyer. It's that 1 in a million horrible thing that can happen to an agent....and it did.
Spoiler alert. No the abductor did not kill me. (Seriously you'd be shocked at how many people automatically think the very worst and duh. I'm the one telling the story so whew! I survived!)
Today I'm opening up and sharing a portion of the story. I'm keeping it short because most people need it in small doses. But stick around until the end because the best truth of all is right there waiting for you to hear.

I came out of college with high expectations of what the working world would look like. I'll admit it...I somewhat thought it would be all sparkly and filled with exciting work trips, amazing high heeled shoes and outfits to wear, and happy hours filled with co-workers and cosmopolitans. Until my manager at the consulting firm sincerely got upset with me over taking a day off work to attend a funeral for someone who wasn't an immediate family member.
I remember thinking "you've got to be kidding me here. I have personal days off but I'm not really expected to take them?
When I did finally quit that role, I remember being on the plane back to Atlanta from Denver Colorado (where my last consultant project was based) dreaming of being my own boss. In my head the working world was now more like Carrie's world from the original "Sex in the City" HBO series. Days filled with a few hours of work, even better shopping sprees because the clothes didn't need to be 'corporate professional' and my shoes no longer needed to be the closed toed grandma shoes that the corporate world required at the time.
I honestly went into Real Estate beacuse3 I had no clue what else to do, and knew that I did need to help pay the mortgage on the house that Jeff (my husband) and I had recently purchased. So the transition into entrepreneur world wasn't a hard one for me. I naturally have lots of drive and ambition.
I do admit though that there were a few things I wish I had known in advance about being your own boss. Since there's no onboarding manual for going into business for yourself, I'll let you consider this the girlfriends guide to starting a business. The real deal of it you could say.

Pivoting your career can feel like the scariest thing you can possibly do. I think that part of that comes from our own limiting belief that our work, or our kids, or our volunteer activities define us.
The truth is, we as women go through seasons of life as we mature and those seasons sometimes bring with them a different set of passions and interests.
Feeling Like A Quitter
Holiday, like many women didn't want to admit that as a Realtor she felt frazzled and like a failure as a mom. It's hard to work in a role where you need to be showing homes on the weekend, and also at your children's sports activities at the same time. These feelings really led to a spiral in her life because she knew she was miserable, but felt like the people around her would judge her if she quit Real Estate.
She was more afraid of what people would think, especially her own family, than of doing what felt right in her gut.
Holiday shifted her mindset to get out of failure mentality, and into the space where she could find her zone of genius and her joy. It's made all the difference in the world to her and her family and today she shares how she got here and what you need to do in order to take the step out of what you're not happy in and land joyfully in a place you are passionate about.

For years I had no idea what the DISC profile really meant, and how it could help me in my career. I poo-pooed the thought that these "personality test" could nail me to a T, and be accurate. Then one day I had a member of my team tell me I was rude and blunt.

Lizzy and I take a candid look inside just why she and Johnny decided to start a Podcast. She openly shares how they have a passion for helping new agents succeed and they wanted a way to grow that audience.
She and Johnny named their Ideal Client Avatar "Bob" and dialed into just what Bob would want. The answer? A mentor who was currently in production, doing exactly what they teach to do, and going through the ups and downs of the Real Estate Industry with them. They knew that Bob would need help, guidance, and a place to ask the questions he (or she!) was afraid to ask in an office setting.
Now, The Phillips team has multiple agents under them, they are sucessfully also growing and mentoring a revenue share team at eXp Realty for passive income, AND they have a thriving podcast audience that often joins their Facebook community as that place to ask the questions. I know I pop in there on the regular to offer guidance myself!
What does this engaged and growing audience also mean? If you guessed referrals from across the country then you guessed correctly. In short, their podcast is doing exactly what they wanted to achieve with this strategy, and doing it very well.

From police officer to Realtor, Nakia Brooks has had a long and distinguished career. As a Realtor for the past 18 years, he's personally closed over 1200 homes (700 of them being short sales which is how he ramped up his business). In the last 7 years he hasn't sold homes himself, instead investing in coaching and mentoring agents at the brokerage he opened in North Georgia.
In this episode, Nakia talks about being the upcoming President to NAMAR Board of Realtors, and how humbled he was to recently be awarded the Realtor of the Year award for the Georgia Association of Realtors. He's literally 1 of 52,000 nominees and holds the honor proudly. He shares several tips on how you as an agent should be using the board you're a member of (even if you're like me and often times forget to pay your dues!)
As a bonus to this interview, I had Nakia share his top lead generation system. One that has worked for him for 16 years and the system that he shares with tons of agents to help them go from less than $1 in the bank, to being financially stable.

But let's be honest here. We're not in business to NOT make money so there's no point in pretending otherwise. I bet not one of you can argue that while you'd love to be a millionaire, you really just have a desire to make a certain level of income to create a financial cushion for your family.
How women look at money is interesting to me. We tend to give it away faster than our male counterparts (in terms of lowering our commissions), and since a Realtor IS commission based there's often no set 'way' of knowing if you are actually in a healthy relationship with your bank account.
That's why I've brought in Kanani Briggs for this convo. Because this girlfriend is a certified money mindset coach, one of the facilitators for the Chic Clique Masterminds that we host here at the Real Boss Women, AND an empowerer of women.

Did you know that a typical Real Estate career lasts les than 3 years? I fully believe that's because of 2 things.
1. Agents don't realize when they start this business that it IS in fact, a game of sales
2. Agents don't set boundaries and burnout from the constant need to work
So let's talk about those boundaries, shall we? I've been an agent for 20 years and during the course of those years I've set lots of boundaries myself. Some of them I'm tempted to break often, and some of them will make you have an anxiety attack trying to imagine implementing. But for me-they really work.

For example, say your niche is teachers, maybe you organize a local fundraising event in May or June to collect school supplies for the next school year…just one possibility of many.
PLUS, on the topic of Lattes → I’m also sharing my personal secret sauce on today’s that helped me build a $56 million Real Estate business.
