About Joey Mure and Russ Morgan

Russ Morgan is the co-founder and partner of Wealth Without Wall Street, known as “The Idea Guy.” Russ began his professional career as an investment advisor in 2004 after graduating from Auburn University — a slight foray from 10-year-old Russ’ dream of becoming a professional baseball pitcher. Russ started IBC in 2009 and eventually went on to found Wealth Without Wall Street in 2015.

Joey Mure is also a co-founder and partner at Wealth Without Wall Street, bringing impact, integrity, and generosity to the company every day. He hopes to be remembered as a lover of Jesus, a devoted husband, and a faithful father. Despite dreaming, around age 10, of becoming an orthopedic surgeon, Joey was in the mortgage business for 11 years before moving to finance in 2014. Joey’s strengths in building relationships, asking great questions, and influencing and empowering people with the Wealth Without Wall Street message make him invaluable to the company’s mission.

How We Invest With Purpose17 Feb 202100:38:47

How do you invest with purpose? How do you give back meaningfully? How do you help those around you using real estate investing? Many of you have asked us these questions, and today, we come to you with the answers!

We’ve been in the real estate business for quite some time now, and we’re always happy to share our knowledge and, most importantly, our mission, which is to give back to the world in a God-loving way.

And this is exactly why, with every deal we do here at Integrity Holdings Group, we give a percentage of our profits to an NGO that needs financial help.

Through this, we’ve been able to fund hospitals in West Africa, help sex trafficking victims in The Philippines, and send food and aid to the victims of the Beirut explosions in Lebanon.

Why do we do this? How do we do it? And where did our story start?

This week’s episode of Free From Wall Street is slightly different (and a bit more personal), but it will still answer all your questions!

So, tune in to our interview with the hosts of Lifeonaire, and learn everything you need to know to follow on our footsteps!

Retirement 2.003 Feb 202100:16:19

Do you ever think about retirement? Here at Free From Wall Street, we think about it all the time, and we’re actively planning for it, because there’s no time like the present!

Retirement is one of the main reasons we got into passive real estate investing. We didn’t want to leave something so important to pensions and 401Ks. Instead, we wanted to have full control over our savings.

However, not everyone is thinking about retirement or working towards it. Did you know that only 58% of Americans are actively saving for retirement? That means that more than a quarter of Americans have no financial plan for it.

Because of frightening statistics like this one, we started thinking about a new type of financial plan for later life that we like to call Retirement 2.0.

How does Retirement 2.0 work? Why should you choose this path for your future? And how can you save for it?

In this week’s episode of Free From Wall Street, we answer all these questions and more, so tune in to learn everything you need to know about Retirement 2.0, why you should be looking into it, and how you can leverage passive investing to get the retired life you want!

Key Points:

  • The importance of saving for retirement (00:00)
  • Some statistics to keep in mind (04:45)
  • Let’s talk about Retirement 1.0 and what it is (08:43)
  • What is Retirement 2.0? And how to save for it? (10:09)

Behind the Scenes: Summerwind Apartments Project Update 30 Oct 202000:14:18

We want to share updates on the deal we’re just about to close, the Summerwind Apartments. This is a 120 unit apartment complex just outside of Dallas. As in every deal, there’s been ups and downs, and the purpose of this episode is to share some valuable lessons for operators and investors alike!

We were supposed to close this deal at the beginning of October, but we’re still going back and forth with the bank. So what happened?

First of all, banks are now aware there might be tumultuous market times ahead. This is why we’ve all been going double and triple checks to make sure everyone’s capital is safe.

Another aspect of this deal is arranging rules around occupancy and making sure the new tenants are meeting our parameters. We’ve been going over some of these with our seller and lender, and we learned some important things in the process.

We also want to offer a glimpse into our relationship with new tenants, the way we run our buildings, and how our deals benefit different non-profits we support. As an investment company we are financially driven, but investing with purpose also means making a positive impact in our communities!

Key takeaways

  • Some issues we encountered at the last minute (00:55)

  • These are the things you need to pay attention to (05:56)

  • How we develop a relationship with the new tenants (11:10)

  • Here’s how you can get involved in one of our deals (12:26)

Behind the Scenes: A Post-Closing Deal Overview 21 Oct 202000:14:02

In this episode, we are going to pull the curtain on one of our recent deals, the National Road. We want to go through what went right, what went wrong, and what we can do better next time. Hopefully, this helps you avoid some pitfalls in your investments!

We closed this deal during the pandemic, so there were some special challenges involved. Were they avoidable? You can hedge yourself enough, but at the end of the day, you can’t predict everything.

With this deal, we knew we needed a bridge loan to do it and run the contract. But it was March and the COVID hit, so all credit facilities were shut down. What to do then?

In this episode, we will tell you how we worked through to close this deal successfully. It wasn’t all rainbows and butterflies, but there were some valuable lessons there.

Today we want to share what those obstacles and lessons were, so you can take note and maybe apply it in your investments. If you have some experiences of your own to share, please get in touch, screenshot the episode and tag us on our Instagram!

Key takeaways

  • How we entered into this deal and what we found there (00:56)

  • The problem we ran into with the seller and how we solved it (05:50)

  • The second issue and the valuable lesson we learned from that (08:32)

  • Why it’s so important to look back and review your deals (10:02)

Non-Profit Spotlight: Coming Together to Save and Love Life15 Oct 202000:22:44

In this episode, we want to highlight another one of the non-profits we partner with. My guest is Justin Reeder from Love Life, a ministerial organization that aims to create a culture where people run to local churches instead of abortion centers.

Justin will share some staggering data on the number of abortions performed nationally. For him, the mission started when he realized that he couldn’t just stand by and watch people die.

Beyond the pro-life or pro-choice talk, what’s important is that every parent knows that they have an option beyond abortion.

That’s exactly what Justin and Love Life provide: love, resources, and guidance to parents who need it. Today he will share inspiring stories of lives saved and he will tell us about the work they do across the country.

We are always honored to host one of our non-profit partners on the show. As you know, every deal we do generates passive income for one of these organizations we support, so when you partner with us, you get much more than just return on investment!

Key takeaways

  • The big issues that Justine and Love Life recognized (01:01)

  • How Love Life works to help families through God’s love (05:12)

How to Future-Proof Your Retirement Plans 02 Sep 202000:15:03

In this episode, we’re going to discuss different ways you can invest and plan for your retirement. Whether you’re doing 401k or IRAs, your wealth in retirement depends directly on where and how you invest your money.

A lot of us have money in the stock market but are you ready to roll the dice and see where the volatility leaves you? Diversification is good, but I want to shed some light on different retirement options that are much more stable than the stock market.

Stuffing money into your 401k and giving the reins to the Fidelity is not the smartest decision you can take. Also, in 401k plans, you essentially partner up with the government and trust them to lower the taxes in the future.

There are ways to eliminate hope and trust out of this equation. With a self-directed custodian, you can rely on techniques that will ensure and protect your retirement.

In this episode, you will learn how you can self-direct these investments and take charge of your future.

Sounds good? Make sure to tune in!

Key takeaways

  • How volatility affects your retirement funds (00:48)
  • Understanding the 401k and how to take control (04:42)
  • Making self-directed retirement investments (08:04)
  • The rules that govern 401k and IRA transactions (10:47)
  • How to be proactive about your retirement plans (13:10)

It’s Not What You Make, It’s What You Keep26 Aug 202000:15:57

Welcome back to Free From Wall Street! In this episode, I will break down five tax benefits of investing in real estate syndication. I’ll also touch upon the real estate professional designation, and what it can mean for your career.

Here at Integrity Holdings Group, we invest in real estate syndication. That means bringing different investors together to buy large commercial assets.

In this episode, I’ll explain why real estate is one of the most tax-advantaged asset classes there is. First, you need to understand that the Tax Code, the way taxes are written, that’s basically IRS giving you incentives on how to invest. And if you do it right, you get a lot of benefits, and you get to keep a lot of the profit.

The tax benefits depend on your position too. It’s different if you have a regular job, or if you’re a real estate professional. But there are ways to do both, and that’s what I’ll talk about today.

So if you want to learn more about the tax benefits you get as a real estate investor, make sure to tune in today!

Key takeaways

  • Depreciation as an incentive for real estate investing (02:44)
  • Refinancing and capital gains as major incentives (05:55)
  • The benefits of real estate professional designation (09:36)
  • How to go about becoming a real estate professional (11:26)
  • Tax benefits as can get you to retirement much faster (13:19)
