If you are just a starter in the real estate industry and you have been thinking a lot about the things you should consider, the things you should do, and the things you must avoid, then we are the right people that you should talk to! I've been through it. We've built 13 YouTube channels across the country and we are willing to share with you our experiences throughout the process. My partner, Jackson Wilkey, and I started our path in this business in 2019 and we have never looked back.
Any update on the book? May we know what camera you use on this channel for these lives? What is your thought on taking time to add channels to your videos? How many views is " normal" before people start reaching out? I am wondering if my videos are just crap because I've had 875 views in the past 28 days and no reach outs. People do love the negative videos. Those videos are getting the most views. As always you are right. Shiny new toy homie? I know some awesome closers from other brokerages. Do we necessarily have to be in the same brokerage? What lens sir? If seeing a significant drop-off at a point on an earlier video due to my crappy job, would you add a card at the point as TubeBuddy suggests or just leave it as-is? I would like to start a Facebook group for my YouTube clients. Any suggestions on getting this started? I've only had 2 YouTube closings so far. Should I do multiple channels for different categories or keep it all under one channel? Do you address negative comments on your video or let them lie there? It was disputing what I was saying about foreclosures (I was saying we are not seeing an uptick-they said the opposite) Are you adding any live videos to any of your channels? if yes, any different results using live over the edited videos? Example Would be a Living in "city" if I did more than one city. About 18 videos in, have seen steady improvements across all metrics apart from still no reach outs. Have strong calls to action. Anything I could be missing? Proud to be partnered with you guys by the way. Do dislikes hurt you? Do you suggest Google street views vs drive-throughs vs walk thoughts neighborhoods? I am considering making a Halloween special video talking about haunted houses in my area. Have you ever done holiday specials? If so what have your results been? Agree on the Walk and Talk 92. Seem like you had more passion for what you were talking about. Should I create a different channel for each town in my area? They are about a half-hour apart. Welcome to today's YouTube For Realtors WALK AND TALK #94- I have so many things going through my head every day about YouTube for Realtors that I just want to get it all out! I get asked so many questions everyday and coach so many agents it's time to answer all of those in depth, on my walk to the gym! In todays episode I do a deep dive into YouTube Algorithm Has CHANGED! Better Start Doing… For this episode we are going to deep dive not just about YouTube algorithm but, also click through rates and a little bit of real estate partnership. You know that I am always hard core when talking about them. I'll bring up some kind of real life examples and what you need to be looking at with those click through rates so that your your channel grows if you continue making these mistakes that I did at the beginning and that I see in other creators. Your channel is going to take a hit and and it's not going to grow, it's going to stay put. Let's talk about partnership first that Alex throws on us. Me and Jesse being partners, what is the origin of the partnership? How did we meet and how did we start working together? I actually shot some YouTube videos on how to create a partnership in real estate. I think it's probably one of the most underrated things that you can do (a partnership). It can be difficult? Yes, it can be. It can kill a business. But it can also really 10X you know, and so I do a whole YouTube video on it. And I am in the final edit process of the book. I know I said it's all done, but I'm just kind of doing some last touch ups and getting it uploaded to the platform to be released. And it's gonna be coming in just a few for I don't know from when this releases maybe a week or two. And with it we have another mega super surprise that we're gonna be adding to the channel junkies repertoire, a very inexpensive kind of subscription model that gives you your daily content needed. (Who's excited then?!) Next question from Alex, "Jackson whenever I launch a new video, I have a click through rates of nine, 1011, even 12% on browse and search. But my suggested clickthrough rate is always much lower, like half a percent. Yes, suggested is getting way more impressions up front, but. Even overtime, browse and search are remaining much higher clickthrough rates. Do you have any suggestions on fixing?" There is this huge difference we have to do is kind of breakdown. What you're gonna notice first, right out of the gate is that especially with the more established channel, if it's newer channel couple videos, this data could be all over the place. I have had 100% conflicting channels when it comes to two new launches, but once I get a really well established channel the one thing that I'm truly looking for is more of that average view duration. That is what I'm looking for in my channels once they get established because out of the gate when I launch a new channel. You know I've done a lot. I'm on 14 now, when it comes to real estate, when I do kind of my vlog of pros and cons, avoid moving here or map video, I've had 37% click through rate. But if you go over and look over it has like 14 views, right? That's pretty crazy to know that, basically thing went out there to 303,335 people and almost half of them clicked it. That is telling me a few things one. Yes, I've got a good thumbnail, but the other aspect of this that I think you know, again a lot of people know that I'm trying to state this obviously the digital marketers and people who've just not done it, been in, you know, again, why the book is going to be awesome because I go in depth of of how I did this wrong for so long and discovering all this stuff that I talked about, right? And it was all through just hundreds of videos and thousands of hours of analyzing data and split testing so many different things. Sometimes when our clickthrough rate is low. A lot of times it has to do with our title, right? And it's either no relevance, it's just a boring title or it's more about real estate Or it's like finding out, it is too long and we're trying to get too many keywords in there and we're keyword stuffing and it doesn't read YouTube algorithm. I'm starting to notice a lot of big time channels like they have a keyword in the title. And the rest of the title is 100% Clickbait or 100% curiosity and curiosity I think is what's winning right now, especially if you know you're launching a real estate YouTube channel and there's 510 other channels out there, which is nothing. Should I make a certain amount of videos before placing them on my channel or just post as I go? Thoughts on this video title? "Number of suburbs that qualify for 0 down loan in blank city metro?" What changes are your channels making to deal with the changing market shifts into favor buyers? How to hire an editor. If we don't know how to edit what's the best way to hire someone? I don't know what I don't know. Do you still think longer videos are better than shorts? Many people are still saying to mix a few shorts with your longer videos. What is your thought on that also? How's your non-real estate channel going? Are you the one in the video? or are they more like voiceover videos? Do you need a video about yourself as the first video on your channel so you look more professional to be hired? I have 12 videos up, but my views aren't great. The average is 45 views. I think it's my thumbnails but the click-through rate is low like under 1.5%. m I thinking too much about it or it needs more time? Should we remove our shorts or unlist them? Please give us 2 to 3 calls to action you use at the start of your videos. Please. Trying to share/export my video from IMovie and it keeps saying "Files are still being shared by the camera". I've imported the 2 video clips we are using and it still won't let us. Help!! Do you think I should change the titles around on my old videos? What's a good click-through? Do you think it matters if there are several channels with the same name? My partner, Jackson Wilkey, and I started our path in this business in 2019 and we have never looked back. How long is the webinar tomorrow? If I do during Vlog - is it possible to voice over it if I left something out while driving? My channel is getting between 100-150 views per day, around 200-250 when I premiere a new video; however, I went from getting 2-4 leads per week back in early 2021 to now maybe 1-2 per month. I'm asking people to reach out with a call to action, what gives? I can't blame this on the shift because this has been going on for a while now. TIA! Which works better a drive-through or a walk-through? I started sending videos rather than texts to my friends to get comfortable on camera. should I be doing that or should I just jump in head first? Would you suggest doing any paid ads on that channel? Can you give your thought on starting a channel without drone shots? but still a good amount of b rolls? About to order one but haven't yet. Our country's publication is projected to increase by 75k by 2050. Roughly 2500 per year. No videos on YouTube (that I've found) about moving to or living in Bowling Green. Ky. Video time! What can you tell someone that has a bunch of "um's" in their videos? Do we edit most of them out? My broker has offered me 1k for marketing, how should I use it? Is there any way to tell if a channel is paying for views? I've seen some channels with very few subs but a gazillion views on certain videos. I have 1 playlist attracting people moving to my city. But other playlists attract locals. Is this confusing the algorithm, or is the algorithm clever enough to handle multiple audiences? When you talk about mistakes made that caused your channel to get crushed, how long did it take to recover after you adjusted for the mistake? What is the most important thing to getting someone to watch your videos? Description? SEO? Would hate to shoot a video and no one watches it. Are keywords really worthwhile spending time on? or just focus on great thumbnails, catchy titles, and good content. I struggle with TubeBuddy trying to balance the score. Thanks! My first full-city vlog is about 40 minutes. I know you say to make them long but is it that getting close to too long? Thoughts on the length of the videos? Thanks a ton, man! What's the location of your next BootCamp? Did my first video and working on my second one. Concerning TubeBuddy, should I focus more on the optimization capability than the weighted and unweighted score? There was some news about shorts. Now they are part of the search maybe? No, for real, it's about to get dangerous. I am bearing a storm that's about to hit. For today we're going to cover when my books are coming out. To start with, I am talking about the things in real estate, video marketing, content marketing, YouTube for real estate. And I give it away to you 1000% free. I ain't like them Jack wagons out there. They take my course, steal it, and then sell it to you for more than I sell it. I saw that the other day and it is laughable (if there is such a word like this). I love giving it for free. You know stealing my course, that's fine with me. Then they teach it. But give it away for free, (I don't think so?) But dropping ads and then literally using dropping YouTube ads in front of my free YouTube videos to sell my course for $1200 more than I sell it? And then using the same name as our company to try and trick people. It just pisses me off and just like that, you got to be a worthless human being to do that. But second of all, I'm going to get this damn story out there so everybody knows exactly how I came up with this crazy ass thing. And I am brutally honest in a chapter to where I didn't get the idea of YouTube by myself. We need to get this book out. I wanna listen to it. We'll get those sign UPS and we'll release it. Click through, watch time, etc I'm having a hard time with the organization of all the files. I shot over 20 videos with 700+clips (b rolls) and now trying to organize and edit it's tough. Ant suggestions with the organization? Can you discuss map videos vs vlogs? I feel I'm gonna say the exact same things in each video maybe who cares? The top video suggestions for Living in Durango, CO and things like Durango hiking, train, mountain biking, hot springs Christmas - is it ok to shoot those more broad videos or how would you do it? Do I only post videos on Estate or do I sprinkle my life too? Jackson any advice regarding value-based offerings to help your audience, especially buyers and sellers? Sometimes like a lead magnet or e-book. Also, any tips for overcoming perfectionism? 10 videos so far. Had some setbacks and got back into it. Any advice on getting through the slow-growing pains of getting consistency back? It seems like " living in " and " moving to Jacksonville " seems to be overdone here, should I niche down to a bedroom community? Looking forward to the BootCamp next week. I received this question from Molly whom I met from Atlanta, "Hey Jackson, nice to meet you in person while you were here in Atlanta area, here's a question for your wagon talk. Lately I've heard some chatter amongst agents about posting a short teaser video in your social media and providing a link to your YouTube channel. Not a link to that direct video, but just the channel. From there, the person could search for that video of interest. I know you preach not to share videos on social. But what's your thoughts on sharing a link to your channel? My 6th sense is says not to do it. I would think people may go to the channel out of curiosity, click on a video for a few seconds and just see what it looks like. Then click off and kill the algorithm. In todays episode I do a deep dive into This Fact is WAY More Important Than Perfect Length YouTube Videos. Today's topic is from Amy Garner's question, "Jackson, I am loving your videos. I'm hoping or I'm so glad that I haven't started my channel yet. It would be so freaking boring. My question is how long do you think is the sweet spot for videos and I've just started working with some out of town cash clients and I'd like to attract more. I'm hoping YouTube will do the trick". When I was recording this episode, my business Partner Jesse Dau is in town. And we were talking about it at depth of my house while I was sipping on a brewski and he said, "What is it about people you know? We've been teaching this three-year. There's so many people who haven't even gotten started, yet they won't shoot." I'm off topic again but I know that this is also kind of information and it's more of the talk that people get interested. It helps me as I've gotten all these reviews and those emails that you are thanking me. I know that when I break into these kind of little off topic segments it will not just help you, but it will also answer Amy's question. Part of me is saying that we need to realize that we've been doing this now for three years (yes). We've shot thousands of videos, my camera is constantly on. It's just second nature and But when we first started. I remember, I loved watching myself on video and I have in mind that most people don't. The number one fear in the entire world over death over anything is public speaking. It's freaking hard and even though I love doing what I do, it's still hard to get up on stages. Though sometimes when you get the crowd going, get them laughing or something you'll feel amazing. After that it's exhilarating, but starting a new channel and saying, it would have been so boring. Well, that is fine, I mean everybody listening to this right now who started out their first videos are atrocious and I know you hear that all the time. And it's kind of getting old. And I don't like these people who talk, who aren't licensed and they've never gotten a deal from their marketing efforts. Then they're like, oh, get turn your phone on and shoot your video. Homies, that ain't gonna work. You have no idea how hard this is or even what to say. And that is why we think we're boring. And honestly, we are boring at the beginning because the number one thing that we try and rely on is our is our actual data because in our minds we just we have no idea what we should be saying so we lean heavily on research. I got this awesome question about should we be doing these walk and talk style videos for our YouTube channel. Well I've tested it and I've done it. We're gonna discussed the also the different styles of shooting videos, taking risks and stuff that can be easier on us too that is one of the things that everybody seems to struggle with is just getting videos done. If I go on walks or maybe I'll start going on a few walks and I could just turn the phone on and go, that would be easy. I started this walk and talk podcast with 78 episodes and it was just this crazy idea I had as I'm so tired of having to come up with a title, go to my computer, record and turn on my cameras. Recording all this stuff, get it to editor. Of course I always had all this information to give and I just I want to just get it off my chest like a therapy session that it's in my brain. This is all I think about. I get dozens of questions a day, and yet sometimes it's just too hard to get everything on camera. I want to build another you platform that they always don't have to be watching but they can listen to me and it just it came out of thin air. We get so wrapped up in done right in editing. We get that d**n thing done and I have a whole segment on this of helping real estate agents with their editing and uploading and it just got to a point that it was so brutal because editing process just bottlenecks everything. I'm sitting here stumbling on my words I'm trying to figure out what to say and yet my downloads are just keep doubling and tripling because you're getting my raw, honest opinion and I'm doing a ton of just research and thought on this kind of stuff of just to be more opinionated style content. Hey Jackson!! I think you've mentioned this before but what type of Go Pro is the best for shooting video - don't want to use my phone anymore. Do you think starting a separate channel about being a real estate agent would help attract agents? What would you consider a good average view duration and click-through rate? Can you go over again about the other points in the video that you do call to action and what you would say? I'm hitting the like button but not working for me. When does the boot camp link go live? Would I dump FB and go exclusively on YouTube? Best way to implement telling more stories? Any tips? Another " living in" agent in the market is doing home tours... will that mess with the algorithm? or is branching out a good idea (vlogs, updates, etc) Just passed 500 subscribers on my channel and I think I now have access to the community tab. Should I start engaging my audience with questions of what they want to see? What's a good hook to say at the beginning or at the end of the video to watch my other videos or what's your suggestion? No matter what I do I can't get people to comment, and I can't seem to break 300-400 views per video. Another channel in my market gets 10's thousands of views in nearly every video. What gives? Do you think YouTube eventually be saturated with these channels for each market? When does your new book become available? Should your channel picture be of your face, or is your logo good? Does it matter? I'm not talking about channel art, but the channel photo. Are you struggling with some of those videos that are titled the best areas to live or top five best areas to live one of them? The question for this episode is from DJ Parker. Out of the majority of the YouTube channels that I have they typically have kind of a major hub like driving city and it's easy to run these. If some of you are in those smaller markets, there are things like prehistoric places. Like what I did on my third YouTube channel which was living in North Idaho. Know that there is no major hub in North Idaho. That's why I used the name North Idaho, and after looking at research and analytics and my traffic sources, obviously Coeur d'Alene Idaho is the big driver to my channel, even though most people can't even spell it right but I probably could have just gotten away with a channel of living in Corda Lane, Idaho, but since it's a bunch of smaller cities there isn't really a hub, and so I went with living in North Idaho and it actually helped us out because it didn't encapsulates. When I was doing my top best list in those areas, you can't really type in top suburbs to live in core lane. There isn't like suburbs in Coeur d'Alene, it is only a little city. Welcome to today's YouTube For Realtors WALK AND TALK #76 - I have so many things going through my head every day about YouTube for Realtors that I just want to get it all out! In todays episode I do a deep dive into This B-Roll will 100X Your Videos! and How to Master Map Videos. Are you struggling with B roll too much not enough how to do it? A question from Laura, "Hi, my name is Laura. I'm newly starting a real estate YouTube journey. First off, love the podcast. Thanks for all the advice you give away so freely. I have two questions, so the first question is what are your thoughts on B roll? How much B roll do you recommend including in your videos? Is it necessary for audience engagement and channel growth? Slash reach outs?" In the past I was taught that we shouldn't have more than 8 to 10 seconds of ourselves on camera before something else needs to come up on screen. But that is too much B roll to find an edit. I'm not able to hide that part yet. A lot of the B roll was stats, numbers and titles. Then I started creating those vlogs that was back when I started figuring out how many times the cities were searched in YouTube. When Jesse and I started vlogging I got obsessed with editing YouTube video. So I went and watched all those YouTube videos on how to edit and they were drop it in B rolling second screens and all that kind of stuff and I just figured it out. Now I got better at it and what I ended up doing was shooting less of it. When we first started out, B roll can be one of our biggest headaches because like you mentioned, it's a lot of editing. And when we're out there, especially when you're like home grown in an area and you know all the spots, that's usually the worst people I got to try and coach because you are trying to get 500 clips in one video because you feel like you got to showcase everything. And so we leveraged my old B roll and it's going to kill this and that and people are starting to hate it and I would screenshot my analytics and I would say this video is actually performing number one out of the past ten the click through rate is 7.2%. Your thoughts on the thumbnails that's debunked and the average view durations up 10 minutes. We have to stop worrying about what we think in our perception, because yes, for a year and a half, two years sometimes for three years I've been using the same B roll. But these people come onto my channel. They watch one or all the videos. They get their value, then they bounce and then every day I'm getting hundreds if not thousands of brand new eyeballs of people who've never seen these videos a day in their life. For the map videos ,you are not just going to random do it or randomly stumbling by. I label all my map videos, I put everything you need to know. The titles have massive influence on clickthrough rates as well people love it and they typically rank. If they typically rank, then that means that they are being discovered in YouTube and also recommended. So don't try and recreate this wheel of perfect perfection. Just go to zoom. Click on zoom share screen do map video. I don't care how you do it like people don't care about how perfect it is. I use ecam for Mac, it's the best. There's stream yard, there's loom(it is really cool). I've seen some loom videos where you just a little circle down. I would just use loom, at this point it's just like search how to shoot screen videos with and then type in your computer just focus on major areas.Then just hit them with your calls to action. Welcome to today's YouTube For Realtors WALK AND TALK 75 - I have so many things going through my head every day about YouTube for Realtors that I just want to get it all out! I get asked so many questions everyday and coach so many agents it's time to answer all of those in depth, on my walk to the gym! In todays episode I do a deep dive into How The F Can I make Longer Videos (IS THERE TOO LONG?). Are you struggling to shoot long enough videos? How long should videos be? How the hell do I get these videos to go longer? What should I say to stay in these videos? We all been there when we are starting. We're going to kind of break into all the different styles of videos you can do and what you can do to increase the length. Sometimes having just a bunch of long videos it can hurt your channel if you're not getting the average view durations up, so there's a lot that goes into it. But I'm also going to simplify it as best as I can so that you can start making better, longer videos that get those longer average view durations that inevitably help you to rank your YouTube videos better, and then they get suggested more. Just like now, it took me so long to figure out that bit longer videos are better and you know when I was starting out, I couldn't get into a real estate room, facebook group anywhere in the world without them talking about shorter video. Nobody has attention spans. And that's because we were all doing awful, terrible videos that nobody cared about. Nobody could stand watching more than 60 seconds of that, so I had to break through that. A year ago, I started having this epiphany of thinking that if all my videos are 15-30 minutes long it's taking so much longer for my channel to take off. If you talk about longer average view durations and longer videos, then how would that slow your channel down especially starting out. I have a lot of just psychology behind it and starting so many channels I've just seen kind of what works, what doesn't and I think it's actually beneficial to have some shorter videos in that 8 to 12 minute range. There is something about when you go to YouTube and you type something in. Especially people, adults or people who can read. We are reading that title to make sure it fits too. We're checking the length of the videos even though we're on YouTube and they were there. It's weird when I'm searching how to do stuff on YouTube or even just work on the house like I typically try and find that thumbnails. It grabs our attention especially if we are trying to work on something, the arrow points exactly what we're looking at, but it's also the title, like the title is very, very important. An actual analytics and data a longer average view duration will help your YouTube channel and your videos. Now with other agents doing this, all over in the market we're trying to compete with them. In analytics, it shows how many new subs you got from a video. Do you give weight to a video that produces more subscribers and more videos like that? Is eXp sharing all the same methods internally? When you give your agents access to the phone # and email, how do you keep them accountable with leads? Do you have an app or spreadsheet and have them enter every reach out into it? Does sharing the link to your channel have the same negative effect as sharing a link to a specific video? Is there one common method you used to find partner agents to take leads? Or is it different in every situation? I need agents to take leads on my 2nd channel because it's blowing up and it's just me now. I've been getting a lot of reach outs for rentals. What do you typically do with those? I try to give them ideas of where to look but gently tell them that rentals aren't my jam. When you first started out what did you use to edit your videos? also which is your favorite camera phone mic? I send them to an agent in my market that does rentals and then stay in contact with them on a quarterly call. Is Tube Buddy still highly recommended? It was great to see how questions are throwing up to my email, and I would love to answer as much as I can. And it's a little bit of a difference, I wanna talk about this and it actually has two different answers depending on market conditions and a third answer which is the one I'm going to share with you. This is from Sean Van Horn, "Before I found you, I was seeing these Realtors building YouTube channels to attract listings. They do home tours basically, do you think there's an opportunity with building a separate channel to try and attract sellers? And foremost question to this is were they actually getting listings ? Are they getting business from it? Because there's way too many shiny objects out there. Can you get listings from YouTube videos? We're going to talk about this in depth about getting listings from YouTube channels because I've seen some agents do it. While the market has shifted. Listings are actually sitting again. A lot of people asked me "Jackson, why don't you get listing? and you do this". My response to them is I don't want listings that's not who I am. I built a business on my why I moved to Portland, OR a year before I was brand new. You had to have these awkward conversations with sellers about their houses and I am not into that but Jesse is. I haven't been in real estate that long, but I was, at least in it before the COVID hits. I always got to give credit of getting the idea from Karen. That is where I learned a lot of this stuff, but at the same time, her way of doing it was not attracting the buyers, it was not doing the video because then I started doing escrow videos, inspection videos, property tours like she was and it just didn't work. I hated doing it and the reason it didn't work is because I could not speak that language. So my story comes out through all that pain and agony of now. In todays episode I do a deep dive into Does Your Title Have to Match Your Content 100%? and Talk about BAD Comments. A big shout to Courtney for sending this question "I've used keywords suggested by two buddy Vidiq. Do I need to pick keywords by the words that I spoke in the video or just the topic? You know, example of spoken content here in Irmo area we have about X, you know things to do. Convenient place. Do I need to cater to the words used like convenient places in Irmo. Are we trying to use keywords of exactly what we talked about in the video? ". My answer is either Yes or no. This is one of the topics that gets completely just blown out of the water and can have people just not even shooting content because they're trying to live and die by these keywords. Now I remember early on going through this keywords and you know keyword research tools. I lived by them like I had to have these perfect rankings. We get so caught up in the keywords on exactly how to title these videos and then when we title our video and we want more information we try and cram all those words into our thumbnails thus our thumbnails have 87 words in them because we're like "yeah somebody's going to read all this and it's going to make them want to click". It's really the opposite. At the end of the day, to simplify this entire thing. Your keywords are your city and your suburb. I don't like doing videos of things to do in city that gets taught a lot. Sometimes they can get a lot of views, but honestly, it's just not something that buyers are searching. A lot of times we're focused on just growing this YouTube channel. All we want is these views and subscribers and we want the most views right out of the gate. You'll notice on a lot of my last videos, I'm really experimenting with different titles, different ways of saying the title and what I mean by that is I'm going to have like Houston TX in there. But I'm gonna write something else that just gets people to click. You're going to drive yourself absolutely nuts trying to figure out these perfect titles. Perfect two buddy scores. You got to just realize at the end of the day, yes, it's like living in. It's moving to those kind of keywords for your city that is going to attract buyers. That's who we're after. I have always been told for any social media like YouTube to never delete comments, always engage and when they are bad leave it be or you know if I don't have anything to provide in value. What about comments that are inappropriate in nature that don't bring any value? Who cares about the comments? Do what you want to do, but I have also realize where you guys are at, you're just starting a channel you've heard some of those things said and you want to make sure you do everything perfect. Well there ain't **** perfect about YouTube comments. In fact, as of lately, there's always been bots, like I can't post a video without 17 bots coming and blasting my video, does it hurt or help? I don't really know. At the end of the day, I'm really focused on my statistic, average view durations and average view time. (Watch, click and Rates) that kind of stuff. I've deleted comments. In todays episode I do a deep dive into How to Batch Shoot YouTube Videos to Grow Your Channel FASTER! What do you think batch shooting can help on your channel? There are lot of reasons why you have to a batch shoot of videos. The psychology behind batch shooting is that you don't go into a spiraling depression like I have so many times because I know I got videos. Yes, that's what happens. That's why our content starts getting really ****** is because we're just forcing stuff. We just got to get it out. And you have to understand if you're going to batch shoot number one, you got to cut that perfectionism. That is for Hollywood and I can say it easily now because I've done so many of it. But the other reason I know I can say it easily is because I understand through my data analytics my less edited videos are far better than the ones where I just really get to my opinions. Being more raw like that allows me to get more videos out, they are way less editing. We got to stop this editing. You know, being so hard on ourselves, that is what kills Real estate agents its just how hard we are on ourselves with the editing and I was too. I remember when I first started, I edited all my own videos. I would take out every arm and it literally was like I didn't take a breath because I just cut out every space and I thought that's what was being taught by the real estate professionals and the digital marketers out there, and that's what we saw we were trying to mirror an image of this perfection. If you get a minute, keep that good minute and then go from there. Or if you get 5 minutes and then you stop and you mess up, keep that five minutes. We have to understand too that we can edit out anything. And when I do my batch shooting sometimes the hardest part is just figuring out what to say and I'm there right now because I've just shot so many videos. In todays episode I do a deep dive into Is it Better to Have HIGH Production or LESS Production. Most of us had technical issues when we are starting. And I myself have had a lot of it before. I will answer a question from Greg Corbett, "What's up, Jackson had another random question for you. I think you've mentioned. That you just use your iPhone to record the walk and talks, not your GoPro. Is there a reason for that? I've noticed the GoPro will split clips up if you go longer than about 10 minutes, so wasn't sure if that is the reason or not. Or maybe they are easier to upload into the podcast hosting site from your phone. Just wondering." Actually it bring me into quite a bit of information for you today about shooting content with your phone or cameras, so we're going to talk about that so you can be the most effective with your content. To start with I am using my iPhone because I always got all this ideas in my head every day. And then I got to shoot a video, have the team edit it, and I'm so far ahead that video really doesn't come out for 5-6 weeks I really want to start like almost decompressing into something I talk and think and breathe this stuff all day every day. And at the beginning I used to strip my audio content and I think I'm just gonna go straight up to record. I'm so sick and tired of all this production and I mean I'm doing it as long and as often as me. I'm getting to the point where I'm just getting lazier in the fact of like all those edits and all this post production and intros, and it's just so much easier for me to get this information off my chest if I mess up words or anything. I don't give a *** anymore. When I started typing in google to ask the application in recording your voice or best application for podcasting in Google, there comes top five application and the first one is the Voice Recorder. I tried it for free and ended up paying $3 or $4 to get the Non ads. It's cool because I have the ability to talk into it and as soon as I'm done, I can kind of pre save the title, so every title soon as I hit done the stop button, it goes into this folder automatically and it says walk and talk. Then I put number and then from there I add the episode number and then I just come up with a title. I make these titles up, by the way, so every title you've seen in the Podcast is after I shoot it, then I know what I'm talking about cause you heard me I get off on some tangents. But it sits there and then. On the right side of it you can click a button and hit share and you can, text it or you can e-mail it whatever but what I did is I went into Google Drive because everything I have you know is hooked together. I went into Google Drive and I created a folder called Walk and talks, I hit share on my phone- Google Drive then it brings up my Google Drive and I just select walk and talk and it saves it in there automatically. Then my executive assistant, she will grab it, listens to it and transcribes it for the show notes and uploads it to my podcast for me. That's the process and it's simply recording, saving it on Google drive and uploading it to Transistor (my podcast Platform). You can also use anyone you want. Anyway I can't wait for you guys to hear this book that's coming out. I got it to the editors. They got to make it into an e-book. It is going to be worth it as everything is there raw and unedited. In todays episode I do a deep dive into What the HELL Do I Show in My Vlogs!!! Over Thinking? We always get frustrated on what we are showing to our Vlog. And I want to answer a question from James, "What would you typically highlight with your vlogs? Some of our spots we have really don't have amenities that make the neighborhoods pop. I've noticed gains since adopting your approach. Thank you. The only issue that I'm seeing is people highly focus on topics covering negatives on your area, the avoid. Moving here, unless video is taking off, but it's a super heat magnet. Perhaps give peeps a heads up on what to expect when covering those topics. Perhaps highlight some of the things to do in our area. I come from Wichita. One of the biggest complaints is there's nothing to do after doing a little research. It's quite the opposite." One thing I can do is I can relate with every single person here and their market because I've done big, small, tall or short whatever you wanna call markets. We'll talk about what do we highlight in vlogs? And also what do we do in areas where there's just not a lot going on? And the first thing that I have to say is we look at a vlog as it needs to be awesome. It should show everything, we need to show the coolest or nobody's gonna move here. And I've had that feeling too. Sometimes you drive around, it's just like blah, right? But you have to understand sometimes that sleepiness is what people want. I know the peaks and valleys of YouTube. This whole interest rate thing is going to scare the **** out of people. And in a couple of weeks or a month or two, it's going to normalize and I guarantee it's going to go. I've seen these peaks and valleys for three years now on YouTube. And I've understand seasonality and when they said that was right in like June, July. Everybody's getting summer breaks. It just happens every year. I've seen this summer breaks they start going on vacation and everything just kind of slows down your channel's not gonna get as many views. That kind of stuff, right? And we shot videos yesterday because we're doubling down, we're doing 2 a week now. But take this information I'm telling you and leverage it to Facebook. Hey guys, interest rates have gone up the first month, it was absolute chaos and and we saw a lot of people pull out. We're seeing price reductions. This market is shifting. In todays episode I do a deep dive into “Living in” Channels in My Market Already, What to Name My YouTube Channel? Another shoutout to Aaron who sent us this question. It comes as, "Hi Jackson question for your walk and talk, will it hurt my channel to change the name to one that is more searchable? I am getting a decent amount of reach out so I don't wanna mess up the algorithm that I've already established, but I could be getting a lot more so I'm thinking a more searchable term could help me. Would it mess up the established algorithm for my channel? Thanks." I always get this question every Wednesday when I am doing my live in YouTube. Sometimes I realize that what we say and the way that we do things turns into more like of a concrete idea that people feel like they must absolutely do or else their channel isn't working as well. You know the channel name is something that caught like wildfire. First of all I when we started this over three years ago Channel names weren't a thing, it was always just your name, your team name that was being taught. And through rigorous *** kicking that I learn. I had an idea one day that "hey, my name isn't really getting searched". But you know, living in Portland OR is so many times and as I was really debunking this whole YouTube for real estate thing that had been taught for so many years wrongly, I was understanding that maybe there was an opportunity with my entire channel name to change it at the time our channel name just started as Jackson Wilkey. My YouTube account that I made back when I was living in Idaho before I even had social media. So when people ask me, I've got this old channel, can I use it? Yeah, I've done it. This whole YouTube for real estate thing was started with my Jackson Wilkey YouTube channel. I didn't know how, or I wasn't uploading videos like you guys know. What I mean like I literally just had a YouTube channel or at least a YouTube account. And then I changed it as we started progressing to. The Real Agent Now group with Jackson Wilkey and Jesse Dau. And that's how we started. And figuring it out and and kind of was going in on this YouTube thing. But I do understand that by having "Living in", there's kind of a psychological impact that when people type something in YouTube to learn about living in your city. I like it is unfathomable, to think about how many people go to YouTube to search about moving to your city. I was thinking about this other day. I'm like what a ******* goldmine. That 100% of these people like basically searching about your city are moving there and need help now. Some are renters, vacationers or whatever but this is insanity. In an industry where we are sold every day an glitz and glam with followers and views. They are just poisoning the real estate industry and it drives me nuts going through all that stuff. Wait till my book is released, you are going to benefit in growing your YouTube channels. The whole real estate industry is always about staying in it for 50 years and never retiring. But how can you create these things that work for you? And that's what we've learned with branding is, you know, we need make sure that this YouTube channel is scalable to where we can allow other agents to close it. We don't even have to be answering the phone calls and inevitably over time we can even hand off the videos to these people. You know, we've done it a few times so. Using the city state and then maybe your team name or you can create kind of a general team name. That works, probably the best. And yes, having it in there does help with ranking. I get asked so many questions everyday and coach so many agents it's time to answer all of those in depth, on my walk to the gym! In todays episode I do a deep dive into Does This Analytic Say YouTube is EXPERIMENTING With My Video (WHY DID IT DO THAT). A big shoutout to Alex, one of my listener as he throw me this question, "Started my channel at the beginning of the year started. Starting to see some steady growth with some reach outs as well. Thank you or thanks to you as I'm making better longer videos. I am noticing my watch times are going up although I have noticed that on a couple of my videos my search watch time is longer than my suggested or browse. My theory is that YouTube is trying to figure the right audience for me and is experimenting with people. But they aren't quite ideal for me yet." Sometimes there's just no data or analysis to point towards exactly why some of these things happen. When you start a channel and the average iterations are increasing, they're getting better. That means you know we're shooting better longer videos. Now there's a combination, right? Because some people go with, Jackson, I started with long videos, I know. But when you very first start out, sometimes we are very rocky. Sometimes we are very scripted, awkward and your average viewer relations are not that good, right? It's just like these walking talks like I literally am walking to the gym and I can just rip all day and I'm getting 15 times the downloads that I did on anything that I ever produced via Podcast. Some episodes you guys didn't give a **** about it. But I've just learned overtime. It's this raw, unedited stuff content that people enjoy. When we start seeing average view durations going up and then we start looking at analytics, we see YouTube search. It's actually higher than browses suggested right now. What does that mean? Basically what happens is you're getting discovered on search, which is amazing. 90% of my videos on all of my top real estate YouTube channels. They're gonna be found in search. I'll get 234 videos that just carry the weight. They kind of go mini viral. They get thousands 10k, 50k or 100,000 views or just 2000 views And they carry the rest of my channel. Those are the ones that get to browse the suggested up when I say my numbers are usually browse suggested heavy a lot of times that's from one video or two videos. Not all of them. When we look at individual videos sometimes and we base those statistics off of that, it's not going to tell us the same story. And it may leave us frustrated. It's amazing that your video is being found in search. That means you've done your SEO correctly. That video may take 180 days and then all of a sudden it'll take off. It may roll on that same exact pattern just forever. And it ranks number one and people search it, but it's just not getting delivered out there as much you cannot. Figure out YouTube 100%. In todays episode I do a deep dive into Is Removing YouTube Videos Bad? And THOSE Videos DON’T Work With YouTube Algorithm. When we say bad video that doesn't mean it will affect your whole system. So we're going to talk about today about are you able to take videos down, edit them a little bit up re-upload them, and have success with that? Should you be doing it? We're looking at some average view durations suggested browse traffics calls from the videos. Shout out to Tom for throwing this question, I have a video I made before I learned from you about the call to action in the beginning, and this video only has a call to action at the end. It has 2670 views, 11 minute, 9 second average view duration. That's pretty gangster. Think about that. 11 minute average deuteration, and that's probably. This is how crazy I know my numbers. If you got an 11 minute average reiteration, I'm going to say your average visitation on that video's probably in the upper 30%, so that's probably a 30 something minute video just from all of my videos. Anytime you have an average federation of that, like 9/10/11. You're probably in the low 40%, especially when I start getting up a little bit higher. You know, in the average view durations sometimes you can look at like a 38% average duration, like d*mn it. That sucks, but if you see a 11 minute average federation, it's working for you. 48 percent is suggested that's great it only means you have a long video with those keywords. 24 browse great. So 75% of your traffic is coming from YouTube they're not having to search to find your videos. That's the beautiful thing about YouTube is good long videos. That's why I hate short form content and YouTube shorts. I am not suggesting that stuff you got 75% of your traffic coming from YouTube, suggesting it now only three calls and no sales is what you said. Now I don't know how you're tracking that. I've never, ever been able to track one video and the calls. But would it hurt my channel to edit in a clip with a call to action? That would mean deleting it and re uploading it as new. I would lose those numbers in my channel average. Yes, I am never in a million years going to take down a video to edit something and put it back up. It's got to completely regather steam when that video was launched. There could have been more people moving, relocating and searching and that's why it caught attraction early and it could be down right now and you're not going to get that same. You just never know. I never ever going to take down a video, especially when that's crushing like that with over 11 minute average view duration and not or edit it and put it back up. Here's the thing that video right there is gonna continue to drive traffic. There's nothing harder on planet Earth than growing a marketing YouTube channel, but I don't let it really screw me. I just go all in every single week with three videos. I don't have many of them to get suggested and recommended. It's a very niche market. But I do understand a few of my keywords that drive the majority of my traffic. It gets suggested and recommended more and that's how we grow our YouTube channels. Other than that, things that can be channel killers are short videos. I've seen a gal who she gets business and you're getting calls so at the end of the day, I talk about this so much like we sit there and we listen to other people in the Facebook groups or other Youtubers. And I've only gotten I only get a couple of calls. I've only had a couple of buyers, it's like do you realize 99% of these agents right now would die to get a phone call from somebody as they're out there prospecting and door knocking and cold calling and paying for leads and running this hamster wheel. Getting calls is the most amazing thing on planet Earth. So applaud yourself. I'll share it with you here, "Hey Jackson, I've got a question for your walk and talk podcast. You've been drumming on agents to provide relevant information about appraisal gaps, how to get your offer accepted, etcetera. I've been doing this, but on a separate YouTube channel. Per your guy's advice to keep the channel separate. I'm curious how you would recommend working these types of videos in the living and channel without damaging the channel since the content is in parentheses, different, does that make sense? Thanks man". Well thank you too. This throwing questions to me is what I really like the most. I'd love to answer all of you homies, so please spare me sometime to read all your emails. To answer Curtis question, what's going on in the world right now Is incredible information that we can put into our living and channels right? It is a real hot bed. You're not ruining a channel by doing it. And you know me, I'm not like a massive market update guy because typically the market is just normal. We don't know exactly what is going to happen but we are still having a lot of clients to buy homes. And here's exactly what we're seeing in today's market. There is no magic 8 ball, but if you are a buyer, you wanted to buy a house, there's no better time right now. You guys can fight us up and down about this but I just bought my own personal residence right now too. I had a 5.375% interest rate. It climbed 2 points in whatever the last few months. My pain is going up an extra probably 500 bucks a month, like a lot of our clients. I can afford that and to be honest I didn't even give two ***** about it because I wanted to move so bad and the interest rates started spiking. There's a lot more to content about these price increase. Every number was pointing that way. Interest rates rising and it did the opposite for two years, complete opposite. And this is the top economist in the country. Now, most of the time they're right and you can read data and charts, but I'm not here to predict that. But I also understand that I can start leveraging this to talk to clients about "Hey, this recession, this economy. This inflation isn't hurting you. In fact, you're making more money you've ever made and you hate paying taxes." You may pay a little bit more to get into that house. But if you're not flipping it if you're literally leveraging it to just payless in taxes, you don't really care about that ROI right away. All your big goal is I'm going to take $150,000 off of my income this year by buying that property. I just made 150 grand and that covers more than my down payment that infuses the economy. The government loves that. That's the whole goal of the tax laws. A lot of this information I get because I'm sitting there listening to these partners of mine. And we're strategizing for whatever happens, right? Surround yourself with people who are doing bigger things than you. I guarantee your business will grow no matter what happens. I invite you. It may not be a fit for you. But a partnership with us is not just getting my YouTube course and then you do that, it's surrounding yourself with people doing things way bigger than me, weekly meetings and monthly meetings. Welcome to today's YouTube For Realtors WALK AND TALK #64 - I have so many things going through my head every day about YouTube for Realtors that I just want to get it all out! I get asked so many questions everyday and coach so many agents it's time to answer all of those in depth, on my walk to the gym! In todays episode I do a deep dive into Avoid Losing all your Video Files using this. There are lots of reasons why you can lose video files in your system or device. While some of these problems are avoidable, others are inevitable. This topic is from Leslie. (Shoutout to you homies!) . Question #1, what do you use for storage for your videos and B roll footage? I am starting to do short videos for Facebook and I currently use Dropbox and Google Drive. I have just the basic level of storage on these platforms and it doesn't take much to Max them out and then I'm getting prompted to buy more space. Is this something I am just going to have to bite the bullet and do or is there a better way to store or organize my footage? I leverage Google Drive, it's way easier than Dropbox. Google Drive is the easiest because nobody has to like have it. It's just a link that you can download footage. But yes, your storage space goes very quickly, and that's going to do is either make you start deleting footage to keep that space or have to pay to get more. Now what happened was I started shooting all these videos. Getting all this stuff and what I noticed first and foremost was the more footage I had on my computer. And to answer Leslie, I highly recommend going I think Costco even has one and getting a 5TB or a 10TB external hard drive, they just plug right into your computer and you save every ounce of video to it. That is my number one recommendation. Yes, you can still leverage Google Drive to send files and videos off to editors or anybody that needs it. But then you can erase it and you never have to get that additional storage. Now I pay for the additional storage now. Well, I got three external hard drives. One of them crashed, which is brutal, so I've learned again story form to have at least two external hard drives. I have a mobile one that's five terabytes and I slit it, it's called partitioning. And it's super easy to Google. How to do it, but you go get your 5TB mobile external hard drive and there's like mobile style where you can actually just plug them in on the go they do not need a power source and the bigger ones will hook up to a power source so they got to be plugged into. So I have a 10 terabyte external hard drive that one stays hooked up to my computer. My laptop's always just in my office right there, It's always hooked up I can drag files into it whatever I have every ounce of footage completely labeled. Question #2 What kind of GoPro should I use to shoot video with? I currently use my cell phone. It's kind of old. I get this question all the time. and also "Have you seen the new GoPro ten?" Yeah, it's pretty cool. But I don't even own one. My recommendation just to answer the question is just go get anything that they have at Costco, right now it is like the GoPro Hero Black 8 and they have the nine and 10. I started the whole GoPro vlogging thing for real estate with a GoPro Hero 7 black. At the time they did not make vlogging equipment for the GoPro. So I made this Frankenstein asked thing because I wanted the wide angle lens of the GoPro and the built-in stabilization. And the GoPro had it. Then I found this cheapy cell phone tripod. A weird metal case for the GoPro that you would attach to your chest or a car or something. Got all these nuts and bolts and put a microphone on top of it. And now when you Google or go to Amazon and type in GoPro vlog kit. Question #3 I am interested in the YouTube course for real estate agents that you've built. Is there some time limit of when I have to complete the course or is it once I purchase it? I have access to as long as it takes me. What kind of support is there if I get stuck on something? I ask because I am currently chewing on my way through a pretty big real estate coaching program that somebody else runs the names in there, but I won't say it. And I know the course and yes, it's and a lot of it has to do with paying for ads and social media. And it's very expensive, which you know my take on that ****. If you gotta pay money to run ads to drive people to your social media, your ******* social media sucks. Homie, I'm sorry and that's what these agents have figured out is is traffic. A lot of times they're not showing close deals, and if they are, it's from converting leads. And if you like converting leads then I would recommend those, but if you hate working with a bunch of people who don't want to work with you and leads usually through social media are very cheap. That you're paying for. And I've done it. I did it, it sucked. That's a lot to go through. So anytime you need any additional help or resources, that's what it's all there for. Welcome to today's YouTube For Realtors WALK AND TALK #63 - I have so many things going through my head every day about YouTube for Realtors that I just want to get it all out! I get asked so many questions everyday and coach so many agents it's time to answer all of those in depth, on my walk to the gym! In todays episode I do a deep dive into Map Videos - How I got a 20 Minute Average View. I want to start doing these map videos like my area is going to be one of the biggest hotbeds for relocation. These map videos, I shoot them all the time. I think people underutilize the map video. And so I wanna talk about maybe why that video took off? How I came up with the map video and what you should be doing in these map videos to get these these average view duration? Because I started figuring out some really crazy cool things to do to get a lot longer average view durations. I started going to Google, typing in the place or city seeing where it was so that I knew where it is and that was when I started going screenshot this on MacBook. You hit shift command four and then it allows you to make the size of screenshot that you want, instead of screenshotting the whole screen. So I would just kind of guesstimate like a 1080 frame snap it, drag that as soon as it snapped. I would drag it right into my editor and right there I would have kind of this map. But I would also drag it into what I used at the time picmonkey or Canva, and have an arrow in a circle that pointed to that area. And so whenever he started talking about, you know all these different areas. Now I had all these circles and arrows pointing. We started incorporating those maps more and more in the video and that's one of my big leverage points today on any vlog that I do any any video in any of these cities I traveled to. And I shoot these videos to my editor where I explained the map so that whenever I'm talking about stuff in videos, he knows what I'm talking about and he can create the maps for me.
