How to Hire a General Contractor: What Homeowners & Buyers Need to Know (Part 1)01 Feb 202600:26:41

Send a text

Hiring a general contractor can feel confusing and overwhelming—especially if you’ve never tackled a remodel, repair, or major home project before. In this episode, we break it all down so homeowners and home buyers know exactly what to expect before they sign a contract.

I’m joined by licensed general contractor Michael Fucci, owner of The Proud Crowd Inc., who walks us through what a general contractor actually does and how the hiring process works from start to finish. Michael explains how general contractors coordinate and manage all the skilled trades involved in a project—including framers, electricians, plumbers, drywallers, and more—and why that coordination is critical to keeping a job on schedule and within scope.

We also dive into the less-talked-about (but extremely important) topics such as contractor licensing and license limitations, liability insurance, and workers’ compensation—what they mean, why they matter, and how they protect homeowners from unnecessary risk. If you’ve ever wondered who is responsible when something goes wrong on a job site, this episode clears it up.

Whether you’re planning a remodel, dealing with repairs after a home inspection, or simply want to be a more informed homeowner, this conversation will give you the knowledge you need to hire a general contractor with confidence and avoid costly mistakes.

🎧 A must-listen for homeowners, first-time buyers, and anyone considering hiring a contractor for their home.

Doug Smaldino Says Stop Procrastinating, Buy That Home Now! 05 May 202400:38:32

Send a text

My guest Doug Smaldino is the owner of Hillhurst Mortgage located in Los Feliz California. I purchased my home with the help of Doug and and his awesome team at Hillhurst Mortgage back in October 2022.

Doug has a message for all first time home buyers!

Stop Procrastinating and buy a home now!

Don't worry about the rates so much just focus on getting your foot in the door of that house you have always wanted. Once your in you can always refinance to a lower rate when that time arrives as it always does. Call Doug and ask about the tax shelter you will get after you buy your home, after Doug helps you put this in perspective you will be happy you did.

Why You Probably Suck At Report Writing!14 Mar 202400:26:53

Send a text

In This episode Skip Walker and I talk about home inspection report writing and you probably suck at it! Yes this means you! The report is your product and thats what your selling to your client, so consider each and every report to be your masterpiece. Fine tune your reports or risk having a potential legal issue with your clients.

A well written canned response for a system defect written in 1980 is probably not going to cover most of todays homes so remember to proof read your canned responses before sending your final reports.

Code Check Series With Skip Walker Part 114 Dec 202300:32:21

Send a text

I am joined by home inspector Skip Walker who is also one of the co-authors of the Code Check series. Skip and I discuss report writing best practices as well as how to utilize the code check series of books.

Code Check Series books are the most widely used code reference series in the U.S.  Each Code Check book is a condensed guide to the most commonly used code sections.  They include many of the most common code violations encountered by building inspectors, contractors, do-it-yourselfers and homeowners. New editions of codes typically are issued every three years. Each edition of Code Check is based on specific sets of codes, and most books include summaries of code changes to link them to the prior edition of codes as well.

With over 1.3 million copies sold since 1995, Code Check is the leader in navigating and understanding the voluminous, complex and sometimes tedious world of the codes.

As we say, "Code Check - Your key to the codes."

CMU, Brick and River Rock Foundations And What You Need To Know!12 Apr 202500:19:17

Send a text

John Laforme and YC with SoCal Seismic Foundation discuss the pros and cons of CMU (concrete masonry unit), brick and River rock foundations. They note that many older CMU foundations are hollow and difficult to retrofit, while brick foundations are often unreinforced and non retrofit-able. They emphasize the importance of inspecting for anchor bolts and rebar, which indicate a foundation's structural integrity. They also discuss the high cost of foundation replacements, averaging $85,000, and the challenges of dealing with historical homes. The conversation highlights the need for proper training and education for inspectors and the importance of working with specialists for foundation repairs.

Send a text

Part 2 with Manny Hernandez from Solar Service Professionals.

Is home solar for everyone? Or is solar just snake oil? I have not been sold on solar because of past conversations with solar contractors and realtors as well as home owners. As of now no one has explained solar to me in a way i could understand it and how solar would benefit me. So does it really work? And is solar for all home owners or all homes?

Lets Ask Manny

I met the owner of Solar Service Professionals Manny Hernandez when he hired me to inspect his home from a referral courtesy of his realtor Larry Cook. I had no idea Manny was in the solar business, but when i found out i picked his brain and quickly asked him to be a guest on the podcast.

Manny has years of experience in all solar industry positions which makes him very knowledgeable about designing, installing, monitoring and inspecting solar systems for proper operation.

This multi part podcast will cover all things solar, so sit back and relax as Manny educates both you and me about the pros & cons of solar. Be sure to listen to all parts of this Solar podcast so you can make an informed decision if solar is right for you and your family.

Lets be Clear About Post & Pier Repair! 14 Mar 202500:10:41

Send a text

The posts and piers under your home support the foundation and floor structure of your house. They help distribute the weight of the home evenly to the ground, preventing sagging, shifting, or structural failure. Specifically, they support:

John Laforme and YC from SoCal seismic construction discuss the importance of posts, piers, and beams in home foundations. They explain that these interior elements support the floor joists and walls, and can face issues like spalling, deterioration, and misalignment, similar to foundation problems. They highlight common defects such as undermining due to plumbing work, settling due to moisture, and water intrusion causing rot. The average cost to replace a post and pier is around $400, depending on accessibility and other factors. They also discuss the pros and cons of different foundation types and the comprehensive inspections conducted during retrofitting.

  1. Step-by-Step Process:
    1. Assess the Damage
    • Inspect the post and pier for signs of rot, cracks, or shifting.
    • Check if only the post needs replacing or if the pier itself is damaged.
  2. 2. Provide Temporary Support
    • Place a hydraulic jack under the beam near the damaged post.
    • Slowly lift just enough to relieve pressure on the damaged post (do not over-lift to prevent structural damage).
    • Insert temporary support (jack stands or a temporary wood beam).
  3. 3. Remove the Damaged Post & Pier
    • If the post is wood, cut it out carefully with a saw.
    • If the pier is cracked or sinking, dig it out and remove any debris.
  4. 4. Install a New Pier (if needed)
    • Dig a hole below the old pier (usually 18-24 inches deep, depending on soil conditions).
    • Pour a concrete footing and let it cure for at least 24-48 hours.
    • Place a concrete pier block or pour a new pier using a sonotube.
    • Ensure the pier is level and aligned properly.
  5. 5. Install a New Post
    • Cut a new pressure-treated post to the correct height.
    • Secure the post to the new pier using a metal post base.
    • Attach the top of the post to the beam u

Ray invited his realtor Rick Albert to join us for his input about his home purchase and inspection process. This podcast episode is the Post Inspection Interview!

Ray had some great questions  in the Pre-Inspection interview which helped set some realistic expectations about what i might find in his flipped home built in 1966.

Well, I inspected the house the day after the pre inspection interview, It turns out i actually found a few system defects that i pre warned ray about which was good because i preset expectations before the inspection.

Ray does have the gift of gab so we went off topic a few times and discussed muscle cars Vs electric cars, NHRA drag racing etc. Compound bows and target practice as well as Rays morning hunting routine.

Below are links that Ray wanted to share with any veterans looking to purchase a home. Ray said the VA Loan process was a good experience overall and highly recommends looking into it.

How to Stay In Business While Inspecting In A Slowing Market 20 Oct 202200:32:19

Send a text

It’s no secret that the real estate market has slowed down. Rapidly rising interest rates, uncertainty in the economy, and the looming threat of a recession have taken their toll.

The latest data from the National Association of Realtors (NAR) shows that existing home sales in July declined by 20 percent. Existing home sales in August 2021 were 576,000. But in August 2022, only 451,000 homes were sold—a decline of 125,000 home sales.

With interest rates expected to continue rising into 2023, home inspectors (and all real estate related professions) will be watching home sales activity with a careful eye—and doing everything they can to drum up business. Make sure you stay informed with the latest news and information by subscribing to Working RE’s digital newsletter at:
https://www.workingre.com/

Isaac Peck is the editor of Working RE magazine and the Senior Broker and President of OREP.org, a leading provider of E&O insurance.

Isaac's timely cover story is about the slowing real estate market and how it can affect home inspection business's and others in the real estate profession.

In a changing market we all need to start thinking more creatively to come up with new and improved marketing to reach the new customer which may be the seller about to list their property.

Efflorescence Vs Spalling Vs Your Foundation07 Mar 202500:17:13

Send a text

John Laforme and YC of SoCal Seismic discuss foundation issues such as efflorescence and spalling. Efflorescence is white mineral deposits from moisture intrusion, while spalling is concrete crumbling. They emphasize the importance of proper foundation inspections and testing, such as the pen test, to assess the sturdiness of foundations. A foundation replacement can cost around $85,000. They also highlight the impact of expansive soil, which expands and shrinks with moisture, causing cracks. Proper ventilation and drainage are crucial to prevent moisture issues. They also discuss the use of structural-grade plywood for cripple wall bracing and the importance of understanding building fundamentals for home inspectors.

Army Veteran Ray Rodriguez Hires Me To Inspect His Flipped House! (Pre Inspection Interview)04 Sep 202200:56:41

Send a text

1st Time Home Buyer and Army Veteran  Sergeant First Class Ramiro Rodriguez (Aka Ray), United States Army Retired. Hires Me To Inspect His 1st House! This podcast episode is the Pre Inspection Interview!

I know Ray from the Jiu Jitsu academy https://www.subconsciousbjj.com/ in North Hollywood California. Check it out if you live in the area.

Ray has been commenting on my youtube videos for several months and hinting that he was looking for a house for him and his wife.

Well, he finally found a house he likes and he contacted me to inspect it. I soon learned it was a flipped home so i invited Ray to be a guest on the podcast to discuss his concerns before i perform the home inspection for him. Ray had some great questions which helped set some realistic expectations about what i might find in his flipped home built in 1966 (same year i was built) LOL.

This podcast is part one with Ray, he will be back soon to discuss his experience with me, the inspection, Inspection report and how he feels about my findings. Will my report and recommendations on this flipped home be bad or good? Will Ray run away from this flipped house? Stay Tuned!!

Below are links that Ray wanted to share with any veterans looking to purchase a home. Ray said the VA Loan process was a good experience overall and highly recommends looking into it.

Water Supply Plumbing Types and Correct Installation Tips With Robert Deyl Plumbing25 Jul 202201:17:28

Send a text

In this episode 27 I am joined by Robert Deyl to cover water supply plumbing types and correct Installation tips. You may remember Robert from episode 4 back in 2021. If not check it out here is the link for when you are done listening to this episode 27.

Podcast Episode 4 Link:
https://www.homeinspectionauthority.com/podcast/

What type of copper do you have in your home or in the home you are about to buy?
This question reminds me of the Matrix movie with actor Keanu Reeves, Should i choose Red (Type M) or Blue Pipe (Type L)?
If given a choice Robert and I would recommend the blue (Pill) Pipe (Type L) lol. Why you ask? well the blue (Type L) is a thicker pipe and most commonly used for that reason. However it is more expensive just like anything else in life that is worth buying.

(Type  M) The red pipe is not as popular as it is a much thinner pipe that is known to fail quicker if not installed correctly (As most of the time is not).

The importance of your water pressure regulator discussed in detail. Keep your water pressure setting below (75 PSI). You will thank us later.

Is your Lawn irrigation pipe regulated? Probably not! Have a plumber install a regulator to keep your pipes and components from leaking. No Regulator can also affect the sprinkler head water discharge.

Why Every Fireplace Needs A Level 2 Inspection With Rory Foley From Chimney Doctor07 Jun 202202:07:28

Send a text

Episode #24 with Rory Foley from https://chimneydoctor.net/  . Rory shares his chimney inspection experience with us regarding all things fireplace/chimney. We discuss the issues that only a chimney inspector can see with their specialized tools and training.

So what is the difference between Level 1-2-3 Chimney Inspections?

Level 1: A level 1 chimney inspection is the basic chimney inspection and consists of a visual inspection of all the readily accessible areas of your chimney. This includes your firebox, damper, smoke chamber, chimney cap, chimney crown, and the exterior of your chimney.

Level 2: Level 2 chimney inspections are generally done when changes are being made to the chimney or fireplace, before the sale of a home, and after a chimney fire or other event that may have damaged the integrity of the chimney structure. This inspection includes everything involved in a level 1 inspection with the addition of the use of a camera.

Level 3: Level 3 chimney inspections include everything done during the process of a level 1 and level 2 inspection. Additionally, several components may be removed to gain better access to otherwise unseen parts of the chimney. This is the most thorough inspection of your chimney and is usually only necessary when a level 1 or level 2 inspection discovers something that cannot be properly diagnosed without performing a level 3 inspection.

Without a proper inspection, chimneys can have underlying issues with their structural stability especially in Southern California that go unseen, posing the threat of collapse and severe damage to property as well as injury. They may also have naturally occurring flaws that pose a serious fire hazard. Our team conducts thorough and detailed inspections in order to assure that both of these problems will not arise and will make you aware of any possible problems so that you can get them fixed before a small problem becomes a very big one.

All Things Roofing with Chris Keil From A-1 All American Roofing03 May 202201:47:47

Send a text

Chris Keil  from A-1 All American Roofing Joins me for some straight talk about all things roofing. I have run into Chris on many roofs in the past and he has always taken the time to answer any questions i may have had about roofing materials, flashings, skylights etc. Chris shares his 30 years of roofing experience with us which makes him an encyclopedia of all things roofing.

Chris and I discuss:
: Using aerial drones for roof inspections.
: How to identify multiple roofing layers and the inherent issues that come with this condition.
: How to identify if a clay tile roof is actually fastened to the roof sheathing.
: Roof/Attic ventilation options and recommendations.
: How to identify TPO vs PVC roofing materials.
: How to identify missing or non standard flashing installations.
: Chimney/Roof Flashing (Who's Job Is It to install the correct flashings?).
: How to inspect skylights for proper flashing and fastening (make sure its screwed in place).
: Silicone Roof coatings are very effective if applied correctly.

InspectorPro Errors & Omissions And General Liability Insurance Program. What Home Inspectors Need To Know When Considering To be Insured Or Not To Be Insured.

I am joined by Marketing director Stephanie Jaynes of Citadel Insurance services the parent company of the InspectorPro insurance program. Stephanie simplifies complex insurance and legal concepts to help home inspectors protect their livelihood and avoid unnecessary risk.

Stephanie explains the difference between E&O and General Liability insurance. Stephanie also shares the most common Errors & Omissions claims against home inspectors as well as General Liability claims against home inspectors.

What to expect when a client files a claim (demand for Money)? Are you sure you want to deal with this on your own? Waisting hours of your time and potentially turning down inspections to deal with a past inspection client.

John Laforme shares his tips about how to avoid claims and how to deal with an unhappy inspection client. Remember your customer service does not end after the inspection is over as your clients may have multiple questions weeks or months after the inspection. So pay attention to your clients concerns (do not ignore their concerns).

InspectorPro Insurance is the leading home inspection insurance provider in the nation. With a reputation built on superior claims handling and quality customer service, we give clients peace of mind. Our risk management tools work to change the litigious culture plaguing home inspection businesses by helping inspectors educate their clients and avoid claims. GOT MOLD? DON'T PANIC! Just Put Some Bleach On It! LOL. Mold Inspector Bret Pfeifer Explains The MOLD Process.15 Mar 202201:47:37

Send a text

The scariest word in real estate is M-O-L-D aka the deal killer! Everyone panics when this is found on the property which is typically unnecessary. Mold can be removed however it can be an expensive and inconvenient process.

Bret Pfeifer of Golden State Mold Inspections joins John Laforme to explain the process when dealing with mold during a real estate transaction to help remove the buyers and realtors panic level when they find out there may be a mold problem.

Mold remediation (the removal of MOLD affected building materials) is a process that Must be performed by qualified professionals (Not Uncle Bob). In most cases the person paying for the mold remediation chooses the cheapest person for the job and when this happens the remediation is incomplete and typically will fail a final clearance test. When a clearance test fails the remediation process needs to be performed again.

This podcast will help you better understand the process when dealing with a possible mold problem. So follow the steps for proper removal of MOLD affected materials and have a safe and healthy home..

Seismic Retrofitting Your Homes Foundation ( Yes I Mean Bolting It Down! )28 Feb 202500:19:15

Send a text

Seismic retrofitting your foundation is crucial if you live in an earthquake-prone area. Here’s why it’s a smart investment:

1. Protect Your Home from Structural Damage

  • Many older homes were not built to modern seismic codes and can suffer severe damage or even collapse during an earthquake. Retrofitting strengthens your foundation and connections to prevent shifting or cracking.

2. Enhance Safety for You and Your Family

  • A stronger foundation means less risk of walls, roofs, or chimneys collapsing during a quake, reducing the chance of injury or entrapment.

3. Increase Property Value

  • A retrofitted home is more attractive to buyers and insurers. It can boost resale value and make your home more marketable.

4. Lower Insurance Costs

  • Some insurance companies offer discounts on earthquake insurance for retrofitted homes since they’re less likely to suffer severe damage.

5. Reduce Repair and Replacement Costs

  • The cost of repairing earthquake damage can be far higher than the cost of retrofitting. Strengthening your foundation now can save you thousands later.

6. Stay in Your Home After a Quake

  • If your home is severely damaged, you may be forced to relocate during repairs. A retrofitted home is more likely to remain livable after an earthquake.

HVAC Title 24 Energy Efficiency Compliance! What Home Buyers, Realtors and Home Inspectors Need To Know.28 Jan 202200:21:52

HVAC Title 24 Energy Efficiency Compliance! What Home Buyers, Realtors and Home Inspectors Need To Know.

What is Title 24?

The California Title 24 Building Energy Efficiency Standards are designed to ensure new and existing buildings achieve energy efficiency and preserve outdoor and indoor environmental quality. These measures (Title 24, Part 6) are listed in the California
Code of Regulations. The California Energy Commission is responsible for adopting, implementing and updating building energy efficiency. Local city and county enforcement agencies have the authority to verify compliance with applicable building codes, including energy efficiency.

 Why are energy standards important?

Since 1978, Energy Efficiency Standards make buildings more comfortable, lower energy costs and reduce greenhouse gas emissions. Standards ensure that builders use the most energy efficient technologies and construction.

Why do the standards need to be updated?

The Energy Commission is required by law to adopt standards every three years that are cost effective for homeowners over the 30-year lifespan of a building. The standards are updated to consider and incorporate new energy efficient technologies and construction methods. The standards save energy, increase electricity supply reliability, increase indoor comfort, avoid the need to construct new power plants and help preserve the environment.

 Who supports the standards?

The California Building Industry Association supports the adopted standards as does the Natural Resources Defense Council and other environmental groups, investor owned utilities such as Pacific Gas & Electric and Southern California Edison, and publicly owned utilities such as the Sacramento Municipal Utility District.

What buildings are covered by the standards?

All new construction of, and additions and alterations to residential and nonresidential buildings are covered with the exception of correctional centers, jails, and prisons.

Why do the standards vary by climate zone?

Measures that are cost effective in more extreme climates may not be cost effective in milder climates. Requiring measures by climate zone ensure that a building will have
