New Construction Buyer Tips: Builder Rate Buy-Downs, Pre-Drywall Inspections & Recalls14 Oct 202600:14:02

Buying new construction with 7% mortgage rates: builder rate buy-downs, pre-drywall inspections, buyer's agents and this week's product recalls.

This week's Punch List is a quick one. I recorded from a hotel room in Rochester, MN, near the Mayo Clinic, because family comes first, so forgive the scratchy voice. Next week we're back with a fresh show.

The housing market is weird right now. Mortgage rates are over 7%, but prices are drifting down, so if you can handle the payment it may be a smart time to buy. Builders are getting creative to move houses. They're buying down points, cutting their realtor commissions and, in some cases, cutting corners on the build. I walk through how a builder buying down two points can steer you toward new construction, and why that sweet monthly payment can come with drywall surprises later. I also don't think we're going back to 3% rates. 5% is the new comfort zone.

If you're buying new, get a local new-construction inspector on a pre-construction contract to check the concrete, framing and pre-drywall. And don't cheap out on your agent. When the builder knocks commission down to 1%, you lose the person who's supposed to fight for you.

We also ran through the recalls, including propane fireplace lava rocks that can explode and trimmer mowers that can catch fire. And I had a few words for the internet folks upset that Tillamook is Halal-certified. It's about how the cheese is made. Do two seconds of research.

In this episode:

- Why falling prices and 7%+ rates make timing and math everything

- How builder point buy-downs work and how they steer buyers

- Hiring a new-construction inspector for concrete, framing and pre-drywall checks

- Why paying a market-rate buyer's agent protects you

- Where long-term mortgage rates are likely to settle

- Recalls: propane fireplace inserts and lava rocks, recalled trimmer mowers

- The Tillamook Halal-certification panic

Links: https://aroundthehouseonline.com

Takeaways:

  • I'm on the road in Rochester with a shot voice from a pre-90s hotel room, so forgive the rasp while I walk you through why high interest rates make buying tricky even as prices fall.
  • We think right now is a weird sweet spot: prices are dropping, but seven-percent mortgage pain makes timing and math everything, so buying only makes sense if you can stomach higher payments short-term for potential long-term gains.
  • Builders are aggressive—buying down points and skimping on workmanship—so I recommend locking in a local new-construction certified inspector for concrete, framing, and pre-drywall checks to catch shortcuts early.
  • Don't cut realtor corners: when builders slash commissions to one percent you lose an advocate; pay market rate for an agent who will actually fight for you and protect future costs.
  • Heads-up on recalls and safety: stop using certain propane fireplace inserts and recalled trimmer mowers, and check with manufacturers or REI for fixes—small products can create big fire or crash risks.
  • And for some delightful social-media nonsense—Tillamook being Halal-certified isn't a cultural takeover, it's better cheese production choices; I call out the dumb panic and remind you to do two seconds of research.

The Punch List: Prime Big Deal Days, Product Recalls & Builder Buyouts06 Oct 202600:11:58

This week on The Punch List, I break down my favorite Amazon Prime Big Deal Days picks for your home, from Roborock robot vacuums and Lutron Caséta dimmers to BORA sawhorses and a Chamberlain myQ video keypad. We also cover a big batch of product recalls and what Berkshire Hathaway's $8.5 billion Taylor Morrison deal means for housing. Amazon Prime Big Deal Days are happening right now — I’m talking hot steals like Roborock robot vacuums, Lutron Caséta dimmers, a bargain Rove dash cam and even Chamberlain MyQ garage video keypads, but heads up: these Prime-only prices end Wednesday at midnight PT, so move fast if you want the good stuff. We walk through the best picks I’m eyeballing (yes, I own a Roborock and yes, it’s glorious), call out the sleeper bargains like steel Bora sawhorses and wire for DIY projects, and remind you that some of these sale prices only pop up once or twice a year. On the safety front we got a nasty batch of recalls — everything from 4.4 million Walmart grill brushes (do not eat metal shavings, just don’t) to rechargeable hand warmers that can catch fire, sketchy lamps, and cargo e-bike seat-post bolts that can break — so we tell you what to toss, return or quarantine immediately. Big-picture housing news: Berkshire Hathaway just paid $8.5 billion for Taylor Morrison and merged it with Clayton, joining other deep-pocketed buyers scooping up builders, which might be a sign we’re nearing a market bottom but won’t magically fix affordability overnight. I mix a little reality check about interest rates and inventory with a reminder that fewer new builds and smarter owner incentives could help kick the market back into gear. Stick around for our game plan: quick shopping tips for Deal Days, what to do if you own one of the recalled items, and why these builder buyouts matter to anyone eyeing a house in the next year.

Takeaways:

  • We rushed this early midweek Punch List because Amazon Prime Big Deal Days are live — snag Roborock vacuums, Lutron Caseta dimmers, dash cams, and heavy-duty Bora sawhorses at sharp, time-limited prices if you act before midnight Pacific.
  • I called out the Rove R2 dash cam marketing — it upscales to “4K” so don’t expect true cinema-grade footage, but it’s still a solid budget option for front-and-rear coverage.
  • We went through a heavy batch of safety recalls — electric cargo bikes, multiple brands of rechargeable hand warmers, floor lamps, grill brushes, and camping immersion heaters all pose real fire, burn, or ingestion hazards, so stop using recalled items and get refunds or replacements.
  • I unpacked the Berkshire Hathaway buy of Taylor Morrison and their bigger stakes in other builders — investors (including Japanese firms) are scooping up discounted homebuilders, which could be a sign we’re approaching a housing-market bottom, but it’s no guarantee.
  • We flagged the broader housing reality: too many homes on the market versus buyers and stubbornly high interest rates mean demand needs to tighten and builders must slow construction before prices and activity normalize.
  • Pro tip from me — if you’re doing projects, Amazon’s Deal Days are a great time to buy wire, tools, power units, and smart-home gear, but always double-check specs, prime-only restrictions, and return policies before the impulse buy.

The Punch List: Buyer's Market, 7% Mortgage Rates & Product Recalls30 Sep 202600:12:20

This week on The Punch List, I break down why buyers finally have the upper hand, with mortgage rates back above 7% and Redfin reporting 57.9% more sellers than buyers in August. We run through the latest product recalls, and I recap emceeing Rock the Locks, where I proposed to Alisa backstage and she said yes. We kick this midweek Punch List off with that high-energy recap before diving into the real stuff. We dig into fresh housing data: mortgage rates have crept back above 7% (Freddie Mac ~7.03%, Bankrate ~7.33%), existing-home sales hit a 2026 low, and Redfin says there were about 57.9% more sellers than buyers in August — the most lopsided market on record. That imbalance means tons of price cuts (Denver hit 31.4% of listings with cuts; Portland about 30.5%), builders are even buying down interest rates by a couple points in some markets to compete, and remodeling activity is stalling as homeowners hold off on big projects. We also run a hard-hitting recalls roundup — from online mattresses failing flammability rules to smart glasses that can overheat, reclining-chair battery packs sold on Amazon, heated blankets, infrared saunas that can short and overheat, pool heaters risking carbon monoxide, and more — so if you’ve got any of that gear, please go check it. Bottom line: great music and good vibes at the festival, but the housing market’s getting messy and your stuff might be a recall away from drama — we walk you through what to watch and what to do next, plus I sneak in a teaser for our weekend show and the new YouTube reviews (generator and one-person grill tested at the fest).

Takeaways:

  • I emceed Rock the Locks last weekend, proposed to Alisa backstage, and honestly couldn't stop smiling — it was an epic, music-fueled highlight that reminded me why live events matter.
  • We're seeing mortgage rates around seven percent (and sometimes higher), which is squeezing buyers, cooling sales, and making now a real window for renters with savings to pounce.
  • I dug into Redfin's August data — about 57.9% more sellers than buyers nationally — and that lopsided inventory gives buyers real leverage in many markets.
  • We're watching builders buy down interest by as much as two points, so new construction with lower rates and big warranties is outcompeting comparable existing homes right now.
  • We ran the recall scoreboard on the show — everything from tens of thousands of flammable online mattresses to overheating smart glasses and saunas — so please check cpsc.gov and double-check what you bought.
  • I'm seeing remodeling stall and contractors reporting record cancellations, meaning homeowners are favoring repairs over big projects and planning more cautiously this cycle.

Mold Lawsuits Against Home Builders: D.R. Horton, Lennar and Why Mold Is the New Asbestos23 Sep 202600:14:17

Mold lawsuits against home builders D.R. Horton and Lennar: HVAC sizing, building science failures and what new-home buyers should do.

I think mold is quietly turning into the next lead paint or asbestos, and I'm waving a big flag about it. Volume builders like D.R. Horton and Lennar are getting hit with lawsuits over undersized HVAC, poor framing, poorly ventilated attics, wet lumber and homes built so tight they sweat themselves into mold. That's not "just maintenance." It's basic building science, and it's failing.

I walked through the Dixon v. D.R. Horton case in Louisiana, which stayed in state court and could grow into a class action going back years. There's also the Seminole Tribe litigation in Florida, where 450 homes and about a thousand tribal members are dealing with defective roofs and moldy walls. Follow the money: Horton has a $1.1 billion self-insurance reserve, Lennar raised its reserve 21% to $336.9 million, and jury verdicts over $10 million rose 52% between 2023 and 2024.

The human cost is real. One Texas house dropped from $318,700 to $117,000 once mold was disclosed. If you're buying new, get pre-drywall inspections, make sure the punch list is 100% done before closing, and get a proper air quality test from a pro before you panic or sign away any rights.

In this episode:

- Why mold may be the next asbestos for national home builders

- Undersized HVAC, tight houses, wet lumber and attic ventilation failures

- Dixon v. D.R. Horton and the Seminole Tribe mold case in Florida

- Builder self-insurance reserves and rising jury verdicts

- How a mold disclosure can tank a home's value

- New-construction buyer checklist: pre-drywall inspection, a finished punch list, professional air testing

Links: https://aroundthehouseonline.com

Takeaways:

  • We warned mold is becoming the new lead paint — builders are ignoring humidity, and that's a systemic failure.
  • I walked a Lennar job with wavy walls and undersized HVAC systems, proving sloppy framing and poor load calculations aren't isolated oopsies.
  • We talked legal fireworks: the Dixon vs. D.R. Horton fight stayed in Louisiana courts and may expand into a class action reaching back years.
  • I pointed out insurers and builders are quietly padding self-insurance reserves into the hundreds of millions, because construction litigation costs are rising fast.
  • If you're buying new, we insist the punch list is 100% done before closing; seriously, pay for pre-drywall inspections and someone to manage the build, don't take their BS.
  • Mold testing is a circus — spore counts and remediation estimates can vary wildly, resale values can plummet, so get proper air quality tests from pros like Caroline Blazowski before you panic or sign away rights.

AI in Construction and Remodeling: Instant Bids, Kitchen Scans, and What’s Hype17 Sep 202600:39:46

AI in construction and remodeling is moving fast — and a lot of the hype doesn’t hold up on a real jobsite. On this episode of Around the House, certified kitchen designer Eric G and co-host John Dudley cut through the noise on AI-powered design, estimating, and bidding, and what actually helps homeowners, contractors, and remodelers today.

They dig into the buzz around 3D-printed concrete houses — aesthetics, insulation, durability — and why practical building systems still win for most projects. Then they get into AI kitchen design and phone-based scanning that can turn a room into visuals, material lists, and bid numbers in minutes instead of weeks. John walks through InstaBid, a contractor bidding tool that automates estimates, subcontractor notifications, change orders, and follow-ups so accuracy and accountability don’t fall through the cracks. They also cover affordable thermal imaging for diagnosing home issues, and why today’s AI panic sounds a lot like old scares such as Y2K.

If you care about AI in construction, remodeling tech, faster kitchen estimates, or smarter contractor bidding, this one’s for you.

I renamed our midweek show The Punch List — here’s why the housing market isn’t 2008 (but sellers, brace yourselves)16 Sep 202600:12:32

Alright, here's the midweek chaos I called the Punch List — I'm Eric G., your loudspeaker for home stuff and occasional festival hype. I kick things off by bragging about being the MC for Rock the Locks in Umatilla (Sept 25–27) — three days, 25 bands, camping, and a ridiculous amount of classic rock goodness. If you’re wondering why a home-improvement nerd is moonlighting as a concert MC, it’s because we appreciate good build quality whether it’s a guitar rig or a soffit detail. I promise I’ll be handing out high-fives and remodeling tips between bands. Come say hi; I’ll trade a festival story for your best paint-splatter war scar. Then we roll into the real-deal housing talk — the market's shifted. Inventory is up (1.62 million existing homes), sales have cooled, and mortgage rates are doing their dramatic weekly impression (30-year hovering near the high 6s). Translation: it’s more of a buyer’s playground than a seller’s gold rush right now, but lending is stingy. We talk the nitty-gritty for buyers (opportunities if you can stomach the rates), sellers (you’ll need strategy), and investors (get creative with financing and beware fixes-and-flips — margins are thinner than a quarter-inch shim). I also hit a recall roundup — sketchy AC units, problematic hair-dryer brushes, dodgy fire spray cans, and dual-fuel ranges missing a safety cap — because living in a safe home is the hot trend I can absolutely get behind.

Takeaways:

  • I'm stoked — I'm MCing Rock the Locks festival Sept 25–27, a camping-friendly, three-day bash with 25 bands that I absolutely can’t wait to hang at.
  • We’re watching inventory climb to the highest levels since November 2019, which is quietly flipping leverage to buyers and making life harder for sellers who expected last-decade dynamics.
  • I keep saying borrowing costs are the wild card here: the 30-year average jumped to about 6.76%, and that squeeze on affordability is changing buyer behavior fast.
  • If you’re a real estate investor, get creative with financing now — fix-and-flip margins are getting crushed by recent price cuts and interest volatility, so play smart or sit this cycle out.
  • I can’t ignore the cold numbers: roughly 59.5% of homes sold below their original list price with a median fifty days on market, which is a pretty blunt signal sellers need to adjust strategies.
  • We went deep on safety recalls — from Amana through-wall ACs that risk fire to plug-in hair-dryer brushes risking electrocution and dual-fuel ranges missing gas caps; do me a favor and check cpsc.gov if you own any of these.

Stop recording crimes — we want people to show up: the simple missing link in home security10 Sep 202600:42:00

I got real about security with Brandon Smith from Aura — no fluff, just the gap homeowners keep tripping over. I tell the story about pulling up to my driveway and finding my garage gutted (sunny weekday, tools gone), calling 911 and waiting...and waiting. Brandon and I dug into why cameras and recorded footage aren’t the finish line: in a lot of cities the police won’t prioritize property-only calls or need more verification before they roll. Aura’s neat move is bringing a human deterrent back into the loop — on-demand guard vehicles that roll up, flash some lights, and make the bad actors think twice. It’s not fantasy law enforcement; it’s practical deterrence and documented response so you’ve actually got something to hand to your insurer or the PD if things escalate. We talked logistics — how Aura built an Uber-like dispatch network across guarding companies, why aggregation matters (don’t rely on a single provider), and how integrations with monitoring centers let the tech do the heavy lifting: machine-to-machine dispatch, turn-by-turn directions, gate codes, PPE notes, and full reporting. Brandon shares that average national response sits around 18 minutes and that verified dispatch can even get law enforcement moving when officers see an officer in distress on their end. I loved his honesty: we’re not promising vigilantes, we’re promising a documented, professional deterrent that fills the response gap when the public system can’t. If you’re the kind of homeowner who thinks cameras equal safety, listen up: we’re not saying cameras are useless, just incomplete. With Aura layered on top you get a living response, not just a cold file of footage. It’s earthy, pragmatic security — and yeah, it would have been nice back when my garage looked like a tornado hit a tool store.

Takeaways:

  • I realized cameras are great for evidence, but by themselves they usually won't get police to show up fast.
  • We learned the one thing homeowners are missing: an on-demand verified guard response layer that actually bridges alerts and arrival.
  • I can't stop saying it — Aura aggregates lots of local guarding companies like Uber for security, so someone nearby actually responds instead of one flaky provider.
  • We joked that ghosted security vehicles that 'look like cops' are brilliant deterrence; sometimes flashing lights and presence are all you need to scare folks off.
  • I found out monitoring centers handle most alarms first, sit on hold, and because around 98% are false positives cities deprioritize them — that's a systemic issue homeowners should know about.
  • We talked about useful extras: scheduled drive-bys, officers grabbing packages, and custom instructions/gate codes — little conveniences that make security feel human and actually usable.
  • I got nerdy about tech: AI verification helps cut down alerts, but video alone still gets triaged; future tools might include drones or more creative deterrents.
  • We finished with a simple call to action: figure out who monitors your alarm, ask your installer about verified dispatch, and demand real response — not just recordings.

The Science of Building: Insights from Emily Mottram10 Sep 202600:53:43

Eric here — I sat down with Emily Mottram and we basically went full nerd on how houses actually work (spoiler: physics wins). We nerded out on the four control layers — air, water, vapor and thermal — and why missing one of those is like forgetting the eggs in your cheesecake: the whole thing collapses. Emily walked us through real-life horror and hero stories (a gorgeous remodel that still fell to wildfire, and a Habitat-for-Humanity build that outperformed a multimillion-dollar mansion). We chatted flashing — yes, International Flashing Day is a thing now — and how sloppy tape-ups, flapping housewrap, or a single mis-sequenced step turns a future home into a moldy mess. I ranted a little about seeing $3M homes with no seam tape while the low‑budget builds were actually smarter — because people who care often out-teach money. Between the laughs and soapboxes we unpacked sequencing: who’s in charge on site, why a dedicated air‑sealing person is worth gold, and how retrofit projects demand surgical precision. Emily used great analogies (cheesecake, please) to make clear that code is a recipe, not a magic spell — read both books on the shelf or risk creating a leaky Frankenstein. We also dug into climate realities: wildfire resilience, snow vs. rain strategies, and why passive-house ideas sometimes survive disasters when typical construction fails. It’s practical, slightly indignant, and full of takeaways you can actually use when you’re staring at a wrapping-paper wall on a job site.

Takeaways:

  • I keep yelling about control layers — air, water, vapor and thermal — because if you mess up the recipe, the building will tell you (and probably leak).
  • We were honestly floored driving by new million‑dollar homes missing flashing and seam tape; I joked that Habitat projects sometimes outbuild the big names, and I meant it.
  • I reminded listeners that new exterior insulation and fancy materials are not one‑for‑one swaps — you must rethink attachments, window placement, transitions, and how the WRB works.
  • We champion sequencing and a single PM who cares: yes, you might save money now by cutting that role, but I promise you’ll pay in moisture, callbacks, or worse.
  • I worry about putting flammable refrigerants all over the house — we prefer factory‑packaged hydronic or water‑based systems where possible, so leaks stay theoretical, not catastrophic.
  • We pushed a practical philosophy with the Pretty Good House idea — do the important stuff well, avoid diminishing returns, and don’t fetishize extreme efficiency at all costs.
  • I kept nudging homeowners to do the small maintenance things — sweep porches, clear leaves, change ERV filters — and even suggested a QR code in mechanical rooms for easy upkeep reminders.
  • We warned builders: product shortages and unfamiliar systems are coming with exterior insulation mandates, so plan orders early, train crews properly, and don’t assume old details will work unchanged.

Catchin' Fish and Droppin' Prices: Eric G's Real Estate Rundown08 Sep 202600:12:53

Eric G just got back from a raucous little jaunt to northeast Oregon, and let me tell you, it's all about the vibes up there. Picture this: the stunning Wallowa Lake State Park, where the mountains give you serious postcard envy, and the fishing is... well, let's say it's more about the adventure than the catch. Eric reminisces about childhood trips where he fished with his dad, and despite the low water levels this time around, the nostalgia is thick in the air. We dive into the importance of taking breaks, soaking in nature, and how that recharge can bring clarity to life’s chaos, especially in the whirlwind that is the current real estate market. Spoiler alert: it’s wild out there, and Eric has the scoop on how to navigate these choppy waters. Now, let’s talk real estate, shall we? Eric spills the beans on the current buyer’s market, where prices are dropping faster than a hot potato at a game of musical chairs. Seriously, we’re talking serious cuts—like houses dropping 50k or more. It’s a dream come true for first-time buyers or those looking to snag a deal because, let’s face it, who doesn’t love a good bargain? Eric sheds light on how builders, like our friends at Lennar, are scrambling to sell homes by sweetening the pot with interest rate buy-downs. The blend of his vacation tales and real estate insights makes for a juicy episode that’s as informative as it is entertaining. And trust me, you don’t want to miss his advice for buyers and sellers navigating this shifting landscape. Wrapping it all up, Eric leaves us with some sage wisdom on maintaining peace of mind in the midst of real estate chaos. Whether you're looking to buy, sell, or just enjoy the scenery, there’s something for everyone in this episode. So buckle up, grab your favorite beverage, and get ready for a ride through the highs and lows of real estate and the joys of vacationing—Eric style!

Eric G takes us on a wild ride through the kitchen and bath design world, leveraging his 35 years of experience to dish out the best (and worst) practices for renovations. Ever wondered why custom cabinetry can sometimes be a nightmare? Grab a seat as Eric breaks down the biggest kitchen remodeling mistakes that can save you time, money, and a whole lot of frustration. He reveals that most people only remodel their kitchens about once or twice in a lifetime, which means they might not have the luxury of learning from past blunders. So, he’s here to share insider tips that will make your renovation smoother than a freshly painted cabinet. From the perils of choosing a custom shop to the nuances of finishes that can make or break your project, Eric emphasizes the importance of vetting your cabinet makers. He shares some spicy anecdotes from his years in the industry, including the horror stories he’s seen in online groups where clients are left high and dry. We dive into the nitty-gritty of finish quality and why it’s crucial to have samples that match your exact door style and wood species. Plus, Eric highlights the red flags to watch for when hiring contractors and designers, ensuring you're not left in the dust when things go sideways. As if that wasn’t enough, he takes a critical look at the kitchen triangle concept and how modern kitchens require a fresh approach. Think of your kitchen as a work zone, not just a triangle where you might trip over the dog while trying to grab a spatula. With Eric’s guidance, you’ll be prepared to tackle your renovation project like a pro, avoiding the pitfalls that could send you spiraling into a renovation nightmare. And let’s be real, who wants that? Tune in to discover how to navigate the wild world of kitchen design with confidence and flair!

Takeaways:

  • Eric G drops some serious knowledge from his 35 years in kitchen design, revealing the common pitfalls of renovations that can lead to wallet woes.
  • The custom cabinetry myth is debunked—just because it’s custom doesn’t mean it’s high-quality or expertly finished, so buyer beware!
  • When it comes to kitchen zones, think prep and clean-up; placing your dishwasher and trash can wisely can save you from a culinary disaster!
  • Avoid the 'free design trap'—getting multiple free designs can leave you more confused than ever; hiring a pro for a solid design is key!
  • Don't let unfinished cabinetry ruin your reno dreams; if it shows up raw and unsealed, you might be in for a world of warping and headaches.
  • Always get a signed contract with detailed design approvals before the cabinetry goes into production; it’s your safety net against costly mistakes.

Vacation Home Design Tips: How to Turn a Cabin Getaway Into a Functional Family Retreat (with Designer Wendy Glaister)20 Aug 202600:39:46

Owning a vacation home sounds like all s'mores and starry nights — until the maintenance bills and rental regulations show up. In this episode of Around the House, host Eric G sits down with designer Wendy Glaister to unpack what it really takes to design, furnish, and maintain a vacation home that works as both a family retreat and a smart investment.

From turning a run-down cabin into a cozy getaway to weighing the pros and cons of Airbnb-ing your property, this conversation covers the practical side of vacation home ownership: maintenance planning, short-term rental rules, smart home technology, and the design choices that make a house feel like a retreat instead of just another property to manage.

Whether your vacation home is in the mountains, at the beach, or somewhere in between, this episode is packed with vacation home design ideas, rental income strategies, and real-world advice from a designer who's helped clients navigate it all.

What You'll Learn in This Episode
  • The hidden costs of vacation home ownership — why a dream cabin can quietly turn into a never-ending maintenance project
  • How branded design boosts short-term rental income — the case for treating your vacation rental like a designed experience, not just a listing
  • Short-term rental rules and regulations — how to research local requirements before your vacation dream turns into a bureaucratic headache
  • Designing for fun and function — how to plan a layout that supports family gatherings without anyone stepping on each other's toes
  • Vacation homes as family legacy — why designing around your family's traditions matters as much as designing for resale
  • Smart home technology for vacation properties — using leak sensors and remote monitoring to catch problems like water leaks or power outages before they become disasters
  • The psychology of color palettes — how the right color choices create a cozy, mood-boosting retreat atmosphere

Meet the Designer: Wendy Glaister

Wendy Glaister shares her firsthand experience transforming a decrepit property into a warm, welcoming retreat, along with lessons learned from clients seeking their own "slice of heaven." Her approach blends practical function with the emotional side of vacation home design — creating spaces built around relaxation, routine, and the memories a family wants to make.

Key Takeaways
  • Vacation homes deliver a delightful escape, but come with a real maintenance checklist — budget for upkeep, not just upgrades.
  • If you're designing for short-term rentals, a cohesive, branded design aesthetic can meaningfully boost rental income.
  • Short-term rental regulations vary widely by location — research local rules before you list your property.
  • Great vacation home design balances fun and functionality, giving everyone room to gather without crowding.
  • A vacation home is a legacy investment — design it around your family's traditions, or it risks becoming just a rental property instead of a personal retreat.
  • Smart home technology (leak sensors, remote power monitoring) protects your investment and your peace of mind while you're away.

Carpets That Care: Mohawk's Game-Changer for Allergy Sufferers20 Aug 202600:39:46

Indoor air quality is a hot topic, and Eric G is diving deep into the common mistakes we all make in our homes that could be harming our health without us even realizing it. Picture this: you’ve just spent a fortune on air purifiers and fancy filters, yet you’re still cooking up a storm in your kitchen without turning on the exhaust fan. Eric points out the irony that many homeowners will invest in elaborate water filtration systems, but then neglect the fact that they breathe in far more air throughout the day than they drink water. The first mistake he highlights is the failure to properly ventilate while cooking, which can lead to fine particulate matter and nitrogen dioxide building up in the air. He urges listeners to keep those kitchen hoods running—not just when frying bacon but every time the stove is on. It’s not just about getting rid of smoke; even boiling water releases harmful particles. But wait, there’s more! Eric also tackles the common misconception that indoor plants can clean the air effectively. Spoiler alert: unless you’re living in a botanical garden, your houseplants might not be doing as much as you think. He emphasizes the importance of actually addressing the sources of indoor pollutants rather than relying on plants to magically purify the air. With wildfires and pollution on the rise, this advice feels more relevant than ever. Plus, he drops some knowledge on air quality monitors and the importance of understanding what you’re really breathing in. As the episode progresses, Eric chats with Joe Semann from Mohawk about their innovative allergen-friendly carpet that’s designed to help with indoor air quality. This new technology combines comfort with proactive allergen reduction. Joe explains how the carpet actively breaks down common household allergens instead of just trapping them. That’s right, folks, it’s not just a pretty surface to walk on, but a game changer for families dealing with allergies. This episode is packed with insights and practical tips that could make your home not just a place of comfort but a sanctuary of clean air—a must-listen for anyone looking to improve their indoor environment.

Takeaways:

  • Indoor air quality issues can often be more severe than outdoor pollution, so let’s pay attention!
  • Using your kitchen hood fan while cooking is essential to reducing harmful indoor pollutants.
  • Mistakes like turning off your bathroom fan too soon can lead to mold and allergens—keep it running!
  • Ripping out carpets isn't always the answer; new allergen-friendly carpeting can improve air quality.
  • The new Mohawk Smart Strand carpet features probiotic technology that actively reduces allergens in your home.
  • Investing in good ventilation and proper air filtration can drastically enhance your living environment.

Home electronics are getting a makeover, and trust me, it's a game-changer! Eric G dives into the latest updates that could revolutionize how we shop for devices like robot vacuums and routers. With the FCC shaking things up, foreign-made gadgets are suddenly on the chopping block, leaving many of us wondering what's safe to buy. But don't fret—old faithfuls are sticking around for now. Eric unpacks the nitty-gritty of the FCC's 'covered list'—a fancy term for the new list of products that pose a national security risk. Spoiler alert: if your router was made abroad, you might want to check its origins! Then he segues into the realm of recalls, highlighting some head-scratchers that have made their way into our homes. Building for Health: Your Home's Dirty Little Secrets Revealed!30 Jul 202600:52:48

Diving into the nitty-gritty of what makes a house a home, Eric and Andrew Pace embark on a lively discussion about the unseen aspects of our living spaces. Imagine opening your front door and not just stepping into a house, but into a labyrinth of potential allergens, toxins, and irritants! Andrew emphasizes that many modern homes, while energy-efficient, can ironically trap harmful substances that degrade indoor air quality. He breaks down the dichotomy between building for sustainability and ensuring a healthy living environment, making it clear that these two goals often collide in the construction process. With a witty banter that keeps the vibe light yet informative, the duo explores everything from the importance of proper ventilation to the often-overlooked details of window flashing that could spell disaster for your home's health. This episode is a treasure trove of tips for anyone looking to create a healthier living space, highlighting Andrew's belief that our homes should not only shelter us but also nurture our wellbeing. By the end, listeners will have a clearer picture of how to make their homes safer and more inviting, one renovation at a time.

Takeaways:

  • The conversation highlights how energy efficiency often overshadows indoor air quality, leading to homes that may be energy-efficient but also hazardous for health—definitely a head-scratcher!
  • Both speakers emphasize the need for better coordination among trades on job sites to prevent issues like moisture problems that can arise from poor construction practices.
  • The discussion touches on the irony of modern building materials that promise health benefits but may actually contribute to worse indoor air quality—it's like a bad plot twist in a horror movie!
  • Andrew passionately argues that every home deserves to be healthy, particularly for those who can’t afford custom builds, and this really drives home the point about housing equality.

Design Dilemmas: How Wendy Glaister Helps You Find Your Aesthetic!16 Jul 202600:42:36

Wendy Glaister joins Eric G for a lively chat about the art of interior design, where we dive into the nitty-gritty of how designers pinpoint your unique style and aesthetic. Picture this: you’ve just bought a new home, and the walls are blank canvases just waiting for your personal touch. But wait! You have no idea what your style actually is. That’s where the magic of a designer comes in. Wendy emphasizes that each person has their own design aesthetic, but often they struggle to articulate it. She shares her fascinating process, which includes sifting through inspiration photos with clients to discover hidden preferences that might not be immediately obvious. It’s like a treasure hunt, only instead of gold doubloons, you find out that you really love mid-century teak furniture paired with industrial chic lighting. Who knew?! As we giggle our way through the episode, Wendy reveals that the biggest challenge for designers is often to ensure that their personal style doesn’t overshadow the client’s vision. She recounts her own experiences with clients, where she plays detective, figuring out what they truly love. It’s a delicate balance of guiding without imposing, and Wendy’s insights are not just valuable for designers, but also for homeowners who might feel overwhelmed by decision fatigue. We touch on the importance of working with a designer to avoid costly mistakes—like painting a room three times before landing on the right shade. Trust me, no one wants to live through that drama! By the end of our chat, we’ve uncovered the beauty of collaboration in design. Wendy stresses that a good designer will always prioritize the client’s needs and aspirations, making the process enjoyable rather than stressful. So whether you're a first-time homeowner or someone looking to refresh your space, the takeaway is clear: don't hesitate to bring in a designer who values your vision. After all, your home should reflect you, not someone else's Pinterest board!

Takeaways:

  • Interior designers have a unique ability to uncover your personal aesthetic, even when you can't articulate it yourself.
  • The conversation emphasizes the joy of collaboration between homeowners and designers to create spaces that truly reflect individual styles.
  • Designers aim to make their clients' visions a priority, ensuring the final outcome is uniquely theirs, not a reflection of the designer's own tastes.
  • Finding a designer who understands your needs is essential; the right relationship can transform your home into a space you'll love for years to come.
  • Trends in design shift rapidly, and what’s 'in' today could be 'out' tomorrow, making timeless choices essential for long-term satisfaction.
  • Investing in quality design and furnishings pays off, as it not only enhances your space but also saves you money in the long run by avoiding costly mistakes.

Organizing Chaos: Shelby Cornett's Secrets to a Tidy Home09 Jul 202600:43:57

Diving into the world of home organization, we kick things off with Shelby, affectionately known as the Neat Freak. From a young age, Shelby was destined for this path, transforming her bedroom into a well-organized haven instead of indulging in typical childhood escapades. With a background that meandered through marketing and business, it wasn't until the pandemic hit that she decided to embrace her passion for organization full-time. Fast forward to today, Shelby has teamed up with the Container Store to help others declutter their lives in Northern California. Her journey is not just about neatness; it's about creating a customized organization system that fits each client's unique needs, especially those with ADHD, which she knows all too well. She emphasizes that organizing isn't about rigid rules but finding solutions that resonate with how each individual thinks and functions, making it a fun and tailored experience for her clients. As we continue, our conversation takes a deeper dive into the psychological aspects of clutter and organization. Shelby shares anecdotes about clients grappling with their belongings, revealing that often, it’s not just about the physical items but the emotional attachments tied to them. The discussion segues into the challenges faced by those who might feel overwhelmed by their spaces, drawing parallels to popular but controversial reality shows that rush the decluttering process. Shelby candidly critiques these shows for their often harsh approach, advocating instead for a more compassionate and supportive method in dealing with clients. After all, it’s not just about cleaning up; it’s about understanding the emotional journey that comes with it. We wrap things up with a look at how Shelby’s approach integrates seamlessly with interior design, highlighting the importance of collaboration for achieving functional spaces. She recounts how working alongside professionals like Wendy has exponentially improved the end results for clients, showing that when design and organization come together, the result is not just a tidy home, but a sanctuary that fosters well-being. As we bid farewell, listeners are left with practical tips and a renewed appreciation for the art of organization, reminding us that a little help can go a long way in transforming our spaces into true reflections of ourselves.

Takeaways:

  • Shelby Cornett emphasizes that organizing is about understanding individual needs, especially for those with ADHD, creating tailored solutions rather than one-size-fits-all approaches.
  • The emotional connection people have with their possessions can complicate organization efforts, requiring patience and empathy from organizers.
  • Kitchens and garages are the top spaces where folks feel overwhelmed and often seek organizational help, highlighting the need for effective systems in high-traffic areas.
  • Decluttering before organizing is crucial; no one wants to spend money on storing things they don't need, which is a lesson many clients learn the hard way.
  • The right organizational systems can transform a home, making it a source of joy rather than stress, as clients often feel overwhelmed by clutter.
  • Hiring a professional organizer can change the game, helping clients find relief and clarity in their spaces, leading to a more beautiful and functional home.

Don't Let Your Home Go Up in Flames: Fire Prevention Tips from Eric G17 Jun 202600:09:55

Fire safety isn't just a buzzword; it's a crucial subject, especially as we gear up for the summer months when wildfires can turn a backyard barbecue into a full-blown disaster quicker than you can say 'hot dog'. Eric G takes us on a deep dive into creating defensible spaces around our homes, which is basically a fancy way of saying, 'let's make our houses harder for fire to reach.' He breaks down the concept into zones, starting with the immediate area around your home—Zone Zero—where the goal is to eliminate any potential fuel sources. Think gravel instead of mulch, and a lot less clutter. Eric emphasizes that even if you live in a seemingly safe area, the winds can carry flames faster than a rumor in a small town. We chat about the sobering fact that a whopping 70% of wildfires are human-caused, which means we can do something about it! The episode is packed with practical advice like maintaining green grass and using metal fences to keep those fiery embers at bay. Plus, Eric stresses the importance of a solid emergency plan, just in case things go south. So, if you want to keep your home safe and sound (and maybe avoid becoming the neighborhood cautionary tale), tune in and take notes!

Takeaways:

  • Creating defensible space around your home is crucial for fire prevention, especially in drought conditions.
  • Zone zero, the area closest to your house, must be ember resistant and free of combustibles like mulch and dead vegetation.
  • Keeping your grass green and short can significantly reduce fire risk, as dry grass is a major fire hazard.
  • Regularly clearing roofs and gutters of debris like leaves and pine needles can prevent ignitions from embers during wildfires.

House Talk: What's Hot and What’s Not This Week!03 Jun 202600:11:57

Welcome to this midweek special where Eric G dives into all the latest buzz in the world of home improvement! It’s not just another day in the neighborhood; it’s a chance to catch up on the juicy tidbits that didn’t make it into last weekend’s show and to get a sneak peek at what’s brewing for the weekend ahead. We kick things off by celebrating Home Ownership Month, a nod to all the homeowners out there—yes, even you who are still trying to figure out where the light switches are. Eric chats about the wild market shifts, where some states are booming with new residents while others are feeling that slow-motion exit vibe. If you’re in the latter group, fear not! Eric’s got tips on how to keep your home’s value from taking a nosedive. From homeowners insurance premiums that are apparently on a climbing spree to the need for a good ol’ chat with your insurance agent about your prized possessions (seriously, don’t let the computer handle it—talk to a real human!), Eric lays it all out. As wildfire season ramps up and hurricane warnings start to flicker, he emphasizes the need to be prepared. We’re not just talking about having a stocked snack drawer; we’re getting into the nitty-gritty of having a proper go-bag and checking that your safe is indeed safe! Spoiler alert: not all safes are created equal, and some are more likely to turn your cherished memories into a smoky mess than keep them safe. And let’s not forget the lumber prices! Eric gives us the lowdown on current trends—yes, you can still build without selling a kidney, although it’s not quite back to pre-pandemic levels yet. He also drops some concerning news about product recalls, including a lounge chair that might just take your finger if you’re not careful. It’s a rollercoaster of info, and as always, Eric keeps it light and engaging, ensuring that while you’re learning, you’re also having a good time. So grab your toolkit and your sense of humor, because this episode is packed with everything you need to know to keep your home sweet home running smoothly!
